and past pupils Rhys Webb and Josh Navidi have been continuing this tradition representing Wales in the autumn internationals. However, sport doesn’t just mean rugby; with hockey, football, athletics, tennis and cricket also being regularly played.

Creative arts Creative arts enjoy a huge part in Brynteg life and the school caters for every taste, from the flute choir to the ukulele orchestra. The full orchestra has enjoyed musical workshops with the Band of the Welsh Guards. Last year the drama department performed five sell out nights

of Annie at the Porthcawl Pavilion and rehearsals are already underway for the autumn production of High School Musical.

School Community The whole school community worked together to support the annual Santa Appeal and provided Christmas presents for over 160 less fortunate children in Bridgend.

Stamp duty cut drives up Highest approval first time buyer confidence levels since 2008 NEW research from Foresters Friendly Society has revealed that as many as 58% of millennials currently saving for a house deposit are more confident about achieving their goal following the Chancellor’s stamp duty changes. According to the survey,

around one in seven (17%) of this age group are “much more confident” following the announcement in November’s budget.

awareness of the Lifetime ISA, with three quarters (75%) having heard of it, take-up sits at just 11% of those eligible. Those that are saving for a house deposit are instead opting for savings accounts (43%), cash ISAs (27%), and current accounts (24%).

BARCLAYS Mortgages has announced that it will cut rates across a number of its firsttime buyer products as well as launching new purchase and remortgage rates from 1.28%.

Five-year fixed rates now start from 1.85% at 60% LTV and 2.18% at 85% LTV, all with a £999 fee.

House prices have risen by a modest 2.6 per cent in 2017 say Nationwide

Housing affordability across the regions “While regional house price growth rates have converged over the past year, there remain significant differences in affordability, reflecting disparities in house price levels. “To explore how this is impacting potential buyers, we used regional income data to calculate where in the income distribution a prospective purchaser would lie if they were purchasing the typical first time buyer property in each region, with a 20% deposit and borrowing four times their (single) income. “The picture that emerges is that this ‘typical buyer’ moves up the income spectrum as

COMMENTING on the figures, Robert Gardner, Nationwide’s Chief Economist, said: “Annual house price growth ended the year at 2.6%, within the 2-4% range that prevailed throughout 2017. This was in line with our expectations and broadly consistent with the 3-4% annual rate of increase we expect to prevail over the long term (which is also our estimate for earnings growth in the long run). “However, this marked a modest slowdown from the 4-6% rates of house price growth recorded in 2016. Low mortgage rates and healthy employment growth continued to support demand in 2017, while supply constraints provided support for house prices. However, this was offset by mounting pressure on household incomes, which exerted an increasing drag on consumer confidence as the year progressed. “The impact of previous policy changes (including additional stamp duty on second homes, changes to tax deductibility of landlord expenses and lending criteria) meant that demand from buy to let investors remained subdued in 2017. “The significant disparity in house prices across the UK has been a recurring theme in recent years. In this respect, 2017 saw the beginnings of a shift, as rates of house price growth in the south of England moderated towards those prevailing in the rest of the country. “London saw a particularly marked slowdown, with prices falling in annual terms for the first time in eight years, albeit by a modest 0.5%. London ended the year the weakest performing region for the first time since 2004.

Looking ahead to 2018 “How the housing market performs in 2018 will be determined in large part by developments in the wider economy. Brexit developments will remain important, though these remain hard to foresee. “We continue to expect the UK economy to grow at modest pace, with annual growth of 1% to 1.5% in 2018 and 2019. Subdued economic activity and the ongoing squeeze on household budgets is likely to exert a modest drag on housing market activity and house price growth. “Nevertheless, housing market activity is expected to slow only modestly, since unemployment and mortgage interest rates are expected to remain low by historic standards. Your Questions Answered Q. We have had a surveyor acting on our behalf in a party wall dispute. A well known residential property developer commenced works on the neighbouring house in October 2012. There was some damage to our property that needs repair and an issue regarding their loft extension. The house has been sold and now occupied for the last two Alun Rosser years with the party wall matter still outstanding. We are is a Partner at Howells Solicitors losing patience with our surveyor as it is now five years and this is still unresolved. Can you please advise what steps we can take to expedite matters?

A.

Presumably you had a party wall award in place under the Party Wall Act 1996 before the work started. That agreement should provide for the building owner to make good any damage caused by the works or to make a payment in lieu of making good, if you request it. The award is final and binding, unless rescinded or modified by a county court on appeal. Check the award to see if it has provided for a security payment to cover the costs of the works now required. A party wall surveyor can only order payment of compensation by the building owner named in the original notice and subsequent party wall award. Thus, the original developer will remain liable to repair damage and resolve the problems. You can’t rescind the appointment of your surveyor but many awards involve appointment of a third surveyor to resolve difficulties, and you could approach one to do this for you. Or, if it is a matter of poor service and your surveyor is a Royal Institution of Chartered Surveyor’s member, you could complain to that body.

Ticking all the right boxes! Jonnie Irwin is one of the most popular presenters on a variety of property shows. He is a presenter on Escape to the Country, A Place in the Sun – Home or Away, A Place in the Sun: Winter Sun and A Place in the Sun: Summer Sun which are on Channel 4 and More 4. He talks to Lynda Clark about his home and busy working life. JONNIE IRWIN is always on the move and his feet hardly ever touch the ground! But with Jonnie that is what makes him tick, as he isn’t the sort of person to sit back and watch the world go by. He has just got married and enjoying life in his newly refurbished split-level basement flat with a garden in Highgate. “It was a big job and I made lots of changes. I moved the kitchen, built an extension to create a new reception room and also built a utility room in the cellar with access to the garden. I did a lot of the work myself and used many of the skills I have learnt along the way. When I was filming Cowboy Builders I really learnt a lot especially what not to do and I’ve been lucky because some of my friends have helped out too. I realised that you should never rush a project but take a step back- it’s about finding the right balance between being a perfectionist whilst working to a budget. I worked on a series called Make My Home Bigger and it followed homeowners as they embarked on daring renovations to transform their neglected lofts and basements into really great, aspirational living spaces. It opened up my mind of how to make your home bigger with loft conversions and opening up the basement. It influenced me to buy the place I’m in now as I saw the potential. Converting space in a home is now very popular because moving can be so expensive, and most people really can’t afford it. What with stamp duty, solicitor’s fees and general moving expenses, it can really add up. So now the trend is to expand, if not outwards then either upwards or downwards or sometimes both. Lofts and basements can be real ‘dead’ areas and once renovated can create masses of extra room. It also means you can add a number of years’ living time in your home at a fraction of the price of moving. Many people only consider extending outwards, but even with permitted development there are still restrictions to what you can do. If you keep building outwards you will end up with no outside space and ultimately devalue your property as most people really value having a garden. But I am now looking for the next project as ideally we need more

“Nobody knows what the long-term effects of Brexit will be, but money is still very cheap and the interest rates are at an all-time low. I still think that anybody buying now should consider if they could still afford the mortgage repayments if interest rates rise. It can come as quite a shock when suddenly you have to pay a lot more. You get used to having more money in your pocket and then suddenly it all changes and generally people don’t want to change the lifestyle they have become accustomed to. It’s a different story if you are buying abroad though as the pound has really been knocked back against the Euro but I think prices will adjust accordingly. In Spain about four out of five buyers are British so I doubt the Spanish will want to upset things. Spain has always been very popular with British buyers and I think they will continue to go there. ” space but I will stay here for a while until the right property comes up.” Jonnie left university and worked as a commercial surveyor, which was very good grounding for his eventual work on TV property programmes. “I was working at a commercial business transfer agency and I got an email from a friend saying they had been approached by a production company who were looking for property experts for a new programme they were making. I thought it was a complete wind-up, but I decided to give them a call. I was told they had already looked at lots of people and they were down to the last 10, but I persisted and they agreed that if I got something to them after the Christmas break there still might be time for them to look at it. I went back to my parents for Christmas and borrowed my mum’s camcorder and went with a friend to the local shopping centre, and we filmed me interviewing some of the shoppers. I sent the tape in and was called for a screen test, and before long I was flying to South Africa to make a pilot for a series A Place in the Sun – Home or Away. It was pretty much a whirlwind and I ended up making a series of 24 programmes for them. My motto is ‘If the door is slightly ajar, kick it open.’” Since then Jonnie hasn’t looked back and is always working He thoroughly enjoyed The Renovation Game, which was a mix of a game show and

The show visited people who had been ripped off by dodgy builders and had got completely out of their depth. “There were some heartbreaking cases and it was very emotional because it had caused so much suffering for the people that they were at their wits end. We helped to put things right which was a great feeling.” Jonnie is also a regular presenter on Escape to the Country. “This series is one of the cornerstones of factual entertainment as so many people want to live a quieter life in more rural surroundings like Yorkshire for example where for £500,000 you get a lot of space for your money. With really good train links people are prepared to travel. I always tell first time buyers to consider moving out as you can get the same footprint as in London but at half the price. I really enjoy the variety of what

I do as two days are never the same.” With so many years in the property business Jonnie has some sound advice for first time buyers. “Before you start even looking it is very important to look at your savings and see how much real cash you actually have. When budgeting you need to then take some off for moving expenses, solicitor’s fees and stamp duty etc. It’s vital that you research the buying process so you know what costs are coming up. Only after you have done this should you speak to a mortgage broker and see how much they will lend you. It’s better to be honest and up-front rather than pretend you live like a church mouse and over commit. Many people are sick of renting and want to rush off and buy a home but they don’t plan it and think things through. You must get your ducks in a row before you start. I know it’s never easy for first time buyers but my advice is to slow down and not rush into anything and look at different areas. Drive around and do lots of research about the area before you start any viewings. If you find a place you like and it doesn’t work out then let it go as there are loads of properties on the market and there is bound to be another you really like. Apart from his passion for all things to do with property, Jonnie is also a keen sports enthusiast. He loves playing cricket, tennis and is a big snowboarding fan. He used to be a rugby player too but had to retire when he broke his back and was in hospital for months. Some time ago he was snowboarding in Japan and had another accident. “It

was amazing conditions and we decided to go off-piste and I fell off the side of a mountain landing so hard on my left side that my right leg popped out of the socket fracturing my pelvis and dislocating my hip. It was extremely painful but unfortunately I got turned away from the first hospital, as they were full so we had to go to another one for what seemed like hours. It’s ok now and pretty much back to normal but I had an epiphany moment up there and decided I had to calm down and stop showing off. I’ve broken so many bones maybe I will take up bowls.” Jonnie is always jetting off to film one of the TV shows he presents but he still finds time to work on other projects. Because he is an expert when it comes to buying abroad he warns that it can be a legal minefield. He is now working with Judicare to highlight the problems. Judicare specialise in conveyancing, will writing and inheritance planning for foreign investments, which are very important when buying abroad. Jonnie said, “I often get asked what the difference is to buying in the UK and I always say ‘everything’ and that is why independent legal advice is so important. If you use a lawyer chosen by the estate agent or developer, they are not going to be acting in your best interests.” Jonnie certainly packs a great deal into life but that is the way he likes it. With his new wife, his search for a new property project and a job he obviously loves I think you could say he is truly passionate about what he does and the wonderful world of property.

Leave outside lights on all night and when you’re out When there are bright lights around a home’s exterior, burglars are less likely to target it. Schedule lights to come on at set times if you are away or on holiday. Lock doors when you’re home alone It’s not unusual for a burglary to occur while there’s someone in the house. It’s just as important to keep your

The weather is usually miserable and the longer daylight hours of spring seem a long way off, but in reality spring is just around the corner. Preventing snow damage Snow can make your garden look like a winter wonderland, but did you know that it’s only the weight of the snow that damages plants and trees? Snow actually helps insulate plants against the cold, but even a moderate amount can permanently misshape plants and break off tree branches.

Using a broom, knock off snow from tree and shrub branches shortly after the snow has fallen, don’t wait for it to freeze again.

The thaw causes more problems, as the snow melts it releases a large amount of water. Look out for round patches of dying yellow grass on lawns that gradually expands and show signs of white fluffy mould. This is snow mould, that is common on lawns that have been covered in snow for prolonged periods, especially if the lawns has been regularly walked over. Treat this fungus disease with a lawn fungicide.

ABOVE: Avoid walking over frosted grass as this will crush and kill the frozen stems, leaving a trail of blackened footprints when the frost has thawed. Also avoid walking on wet grass. Make an extra effort in the winter to stick to paths.

Preparation Time: 15 minutes Cooking Time: 10 minutes 5 large British Lion eggs 450g/1lb mashed potato 225g/8oz cooked vegetables such as carrots, cabbage, leeks etc Salt and freshly ground black pepper 60g/4t bsp plain flour 90ml/6 tbsp vegetable oil for frying Place four of the eggs in a medium pan, cover with water and bring to the boil. Simmer for 7 mins. Drain the eggs, then rinse in cold water. Tap the shells all over and peel away. Roughly chop the eggs. Place the potato and vegetables in a large bowl with the chopped eggs and seasoning. Beat the remaining egg, add to the vegetables and mix well. Divide and shape the mixture into 8 small or 4 large cakes, dusting them lightly with flour as you go. Heat the oil in a large non-stick frying pan, add the cakes and cook for 8-10 mins turning over half way through so they are golden brown on both sides. Lift from the pan with a spatula, drain on kitchen paper then serve hot.
