FTBs numbers Sara Hawkins named UK continue to grow Letting Agent of the year ACCORDING to the latest report from the Council of Mortgage Lenders, homebuyer numbers saw a marked increase on February figures as 61,700 loans were taken out during the month - a rise of 27% against February but down 12% on March 2016. First-time buyer and home mover activity came out of the winter seasonal dip this month with the highest monthly volumes of the year so far. While home movers decreased year-on-year compared to March 2016, more loans were advanced to first-time buyers this year than in any month of March period since 2007. On a quarterly basis, house purchase activity was at its weakest for two years since the first quarter of 2015. By contrast, the number of remortgage loans advanced to borrowers was at its highest since the first quarter of 2009. The proportion of household income used to service capital and interest rates continued to be near historic lows in March for both first-time buyers and home movers at 17.2% and 17.5% respectively. Affordability metrics for firsttime buyers saw the typical loan size increase slightly from £132,200 in February to £133,500 in March. The

average household income remained the same month-onmonth at £40,000. This meant the income multiple went from 3.54 to 3.53. The average amount borrowed by home movers in the UK decreased to £172,000 from £176,000 the previous month, while the average home mover household income decreased slightly month-onmonth from £55,000 to £54,100. The income multiple for the average home mover was unchanged at 3.34. Paul Smee, director general of the CML, had this to say: “Comparing this March to last year is misleading because of the peak in activity before the stamp duty changes last spring. Overall, lending trends have remained reasonably consistent. The relatively sluggish activity among homemovers stands in contrast to the growth in first-time buyer and remortgage activity, but in aggregate the market is showing broadly the levels of activity we expected. As we head into the summer, we expect a continuation of these trends, with both firsttime buyer and remortgage lending expected to maintain momentum in the light of the very attractive deals currently available.”

I recently received a letter from my landlord telling me that I needed their consent before renting out the flat. They have asked me to pay fees and have also told me that I must sign a licence. It all seems very odd. It is my apartment, after all, so surely I can do what I want with it?

A.

Whether your landlord can require you to enter into a licence to sublet and pay associated fees depends on the terms of your lease. It is not unusual in a long residential lease for there to be a clause stating that you cannot sublet without the landlord’s consent, though such consent is not to be unreasonably withheld. Check your lease carefully to see whether it contains any provision requiring consent to sublet, whether it allows your landlord to charge a fee for granting you consent, and also whether a licence to assign is actually needed. You may be able to dispute or query the fee being demanded by your landlord. If you have a mortgage, check the terms of your agreement as often the mortgagee’s consent is required for subletting. It does sound in this case as though your landlord is prepared to allow you to let out your flat. However, do check the lease because if, under its terms, your landlord’s consent is not required for subletting, then they cannot insist on a licence, or indeed demand any fees from you.

ACCORDING to the research, energy efficiency, security and good broadband top the homebuyers’ property ‘musthave’ list. Surprisingly, highly

Flat prices up over 50 percent since 2009 the East Midlands (35%), West Midlands (30%) and Wales (20%) and bungalows are the best performing property type in the South East (55%). Six in 10 home sales are either terraced or semidetached properties. Terraced homes (30%) and semi-detached (30%) continue to be the most popular property types, representing 60% combined of all home sales in 2016. There have been some minor changes to this composition in the past seven years with terraced homes falling (32% to 30%) and semidetached homes increasing slightly (29% to 30%). Whilst terraced properties remain the most popular property type with first time buyers, the proportion of sales has fallen over the past seven years from 42% to 37%. In contrast, semidetached properties have risen in popularity with first time buyers, accounting for 30% of purchases in 2016, up from 28% in 2009. THE latest research from Halifax has revealed that flat prices have grown by 53% in the last seven years compared with growth of 39% for all property types - typically rising an average of ÂŁ1,008 per month from ÂŁ159,292 in Q4 2009 to ÂŁ243,936 in Q4 2016.

According to the data, the 53% increase in the average price of a flat is significantly greater than the 39% rise for all property types over the same period. Terraced homes have recorded the next largest increase in average prices with a rise of 43% over the past

seven years, and detached homes the smallest rise (19%). If London performance is excluded, price growth is greatest for terraced homes (41%), followed by flats (35%). Semi-detached homes have increased the most in value in

Martin Ellis, Halifax housing economist, said: “Nationally, terraced and semi-detached homes are the most affordable and popular homes with buyers accounting for 60% of sales during 2016. However average price growth for flats, helped by the London market, have outperformed all other property types since 2009. There has been an increasing trend for first time buyers to choose semi-detached homes over the past seven years, whilst terraced homes have shown a decline in popularity. UK retirees cash out to bolster the Bank of Mum and Dad

AN increasing reliance on the bank of mum and dad is one of the reasons that retirees are releasing funds from their home. It’s a national trend that is very much evident throughout the country.

Soaring UK property prices increasing by 5.8% mean that parents, and even grandparents, are helping their family to get a foothold on the property ladder. New research commissioned

Tesco announce their lowest ever tracker rate TESCO Bank has announced today that it has introduced its lowest ever tracker rate mortgage and reduced the rates on a selection of its 2, 3 and 5 year fixed rate products. According to the lender, the new rates include ‘some of the most competitive mortgage products available’ - 0.98% for the 60% LTV 2 year tracker with £1,495 product fee; 1.92% for the 60% LTV fixed for 5 years with no product fee; and 2.12% for the 75% LTV fixed for 5 years with no product fee. Average house prices hit new record high THE latest data released by Rightmove has revealed that the average price of property coming to market has hit a record high of £313,655.

in locations where choice of suitable property is limited, hesitation could mean losing out to others who still decide to act.”

According to Rightmove, the rise of 1.1% over the month (£3,547) has pushed the national average to £313,655, exceeding the previous high of £310,471 set in June 2016. Launch of UK’s Act fast for final homes at cheapest deal Llanmoor’s Gerddi Pentref YORKSHIRE Building Society has announced that it has launched the lowest mortgage rate ever available in the UK at 0.89%. The two-year discounted SVR is available at 65% LTV with a £1,495 fee, with a £995 fee option at 1.05% also available. The 0.89% product matches the Yorkshire’s SVR at a discounted level of 3.85% for two years before reverting to the SVR itself, which is currently 4.74%. The new mortgage forms part of a refresh of its residential lending, which includes interest rate reductions of up to 0.16% on selected 65%, 75% and 85%

LTV mortgages. All remortgage only products now include a cashback option, in addition to a free standard property valuation and free legal service.
