At AJ Homes we believe that it is worth the prospective vendor putting in a little extra research into which sales and lettings agency to choose when putting your property on the market to sell or rent. The biggest mistake anyone can make when selecting an agent is to assume that all agents offer broadly the same - they most definitely do not! But, what do you look for? And what do you ask?

Here are some ideas: 1. Take a look at the reviews the agent has received from clients. It’s worth having a look at ‘all agents’ (www.allagents.co.uk), as they are the UK’s largest customer review website for the property industry. Generally speaking, the higher the number of reviews received the more reliable and trustworthy the contents of the reviews are. 2. Be wary of any agent that values your property at such a high price point that it genuinely surprises you. Every agent should be able to justify its valuations by showing evidence of other comparable properties which have been marketed or sold in the same locality at similar price levels. If no such property comparables exist it may be that the agent is over valuing your property hoping to curry favour to “win” your business. This kind of underhand tactic does the vendor no favours. It may leave you initially with a warm glow thinking your property is worth more than you anticipated, but it will significantly extend the period the property is on the market. You may also find that you will need to reduce the selling price, sometimes on several occasions, to get the market interest level back in viewing your property. As if to add insult to injury, very often, vendors caught out by such tactics find themselves having to eventually sell at a level well below the initial price expectations of every agent that initially appraised the property. 3. The most common criticism levelled at the estate agent industry by vendors is that there is a lack of communication, particularly when there have

been no request(s) for viewings as well as a lack of prompt feedback following viewings. Every agent will tell you that they are different and that they communicate regularly, but how do you know if that’s an accurate reflection of what you would experience as a client? Well, to be honest, it must be very difficult for prospective vendors to be certain but here are a couple of points to look out for. Some national/on-line agents may boast to have in excess of 200 properties for sale but that’s no good if the houses for sale are not in the area where you want to live (and that’s a lot of people to contact each week!). How many members of staff have they got to communicate with the vendors of each property for sale? It’s for you, as a prospective vendor, to make an assessment of whether an agent has the resources to deliver regular communication.
