Property Planning Checklist SELLING To help you get a head start with planning your next move, here is a checklist that will hopefully point you in the right direction! Make sure your lawns are mowed and the gardens are presented at their best. Buyers don’t want to look at your property thinking this needs a lot of work. Ensure the entrance way is inviting. A nicely painted door and a clean entry adds to the first impression you are trying to create.
Kind Regards, Neil Ross Sales Manager
Add a coat of paint where necessary. Clean or re-paint the walls, ceilings, skirtings and doors. A clean and freshly painted home invites people in! Clean the entire home. Start from the windows and work your way through. Create a gleaming presentation! Have the carpets professionally cleaned.

Clear away clutter. Buyers like the feeling that there is room to move and over packed rooms can appear cramped. Make sure your home is tidy. Ensure there are no dishes lying around to be washed, make the bed and make sure the bathroom looks its best. Fresh flowers and a couple of colourful magazines on the coffee table invite you to sit down and relax. Don’t go over the top with strong incense or perfume as some people may have an allergic reaction. Leave on bedside lamps to add warmth. In summer, leave the air conditioner on. In winter, turn on the heater or light the fire. Repeat visits require extra effort. Buyers who are interested in your home are always more critical on repeat visits, so make sure the place is just as well presented the second time around!
How to attract quality tenants & better returns
How does a property management team consistently achieve the best results for landlords, time after time? And is there a secret in attracting quality tenants and a maximum rental return for property owners? Agent Greg Brown shares how Dowling Medowie’s rental department achieve reliable success for landlords by doing things differently. “We’re the only local agency to use a price range. This attracts more tenants and better rent,” explains Greg. “A price range works for rentals!”
So while local market knowledge is key to success, thinking out-of-the-square, is what often separates highachieving property managers from the rest. A recent success story is shared by a happy landlord. “We have been landlords of Dowling Property Medowie for a couple of months now and have been very happy with the service to date. The team have a great knowledge of the rental market and achieved the best price for our investment using a price range,” explains the landlord. “The property was advertised in a price range to the rental market and at the first open house there were eight groups of potential tenants, with us achieving the high end of our price range for the property.” “From this came some great applications and we now have excellent tenants living in our investment property. We would recommend other landlords to use this strategy when next renting their property.” So the goals are clear when it comes to property management: a great rental return and quality tenants. And Dowling Medowie’s strategy of using a price range in marketing rental properties works because it attracts more tenants and ultimately better rent. The results have been overwhelmingly positive by using a price range strategy. Greg adds: “And professional photography also helps you find quality tenants by showcasing your home in the best light. We work hard for your investment.” With over 80 years of combined experience in residential and commercial property management, it’s no wonder that the team at Dowling Real Estate Medowie manage and lease more properties than any other local Medowie agent. What makes an
Should you aim for the top end of the market or stick to investing in a villa or similar?
Dowling Real Estate Medowie conduct a very successful property management service where we have owners giving us the management rights to their properties for many years. In this article, we discuss some basic concepts to help you with your decisions. It can be a good idea to have several properties to let rather than one large expensive property for rent. When times are good and people have got money to burn, an expensive property will give you a good return. But as soon as the economic belt tightens, people downsize to smaller rentals and your expensive rental property could be left sitting on the shelf. It is far better to have two out of three properties rented when times get tough than to be stuck with a property no one can afford to rent. Once the decision has been made to invest in property, you relax and ponder the prospect of receiving a good rental payment each month.
But how do you rent the property for the best price? How do you know whether you will get a good tenant? To ensure you make the most out of a rental property, give us a call today as we manage properties throughout the area. Many owners have been using our rental management services for years and are relieved that we can take the hassle out of managing property for them. We are happy to discuss the various areas, the demand and the types of rents that can be expected from various properties. What types of property are people currently renting now in the area? In considering a property, look for the type of accommodation that will be attractive to long term renters. You may not get the big weekly rental of an expensive property, but you will rest easy with the knowledge that your property will be rented continually for years to come.
If you aim for the high end of the market and find you can’t rent it out for a month or two you will have to foot the mortgage repayments. This can be a major nightmare if you were relying solely on a rental return each week without fail! There are some key areas you should look to for a good property investment for rental: • Good position; near public transport, shops, schools and amenities; • Excellent floor plan with open plan living areas. The more spacious the feel, the easier it is to rent. • Choose a property that doesn’t require ongoing expensive maintenance. Pools look nice, but will tenants look after them?
