Holland Park and Wimbledon branches. Whilst activity in the prime central London markets has traditionally been relatively quiet at the beginning of the year, all our offices have recorded a greater number of enquiries and viewings for properties in January and February when compared to the same period last year. Prices are continually being pushed upwards as purchasers compete for housing. Properties priced sensibly in a good location typically attract multiple offers. The markets go from strength to strength. The majority of our central London sales have been funded through cash or equity released from other property and the wealth from both domestic and overseas purchasers has been instrumental in driving the pace of price rises. The average price of a property in London has risen 18% in the last two years and 11% in the last year. The boroughs in which we operate have been leading this growth which we will explore in more detail over the coming pages. To heighten your experience of the property pages, simply download the Virtual View App and scan properties with your phone or tablet wherever you see these icons below, throughout the magazine. Georgian architecture the age of elegance

2014 marks the 300th anniversary of the accession of George I and the beginning of one of the most important periods in English architecture. The Georgian era lasted until 1830 and influenced the building of houses across the country. It was a golden age which lives on through the works of not only Sir John Soane, John Vanbrugh and John Nash but countless unknown craftsmen who built in the Georgian style. Jackson-Stops & Staff has been associated with the sale of great period houses for over a century and throughout that time Georgian houses have always been the most coveted. The firm has a website dedicated to the sale of historic houses and experts who specialise in the sale of period properties, provide formal valuations for lending purposes and advise on listed building legislation. Above all they appreciate and understand period buildings.

Fig 1 | Nazeing Park

The Georgian style emerged in many guises. Owners of houses in the 18th century were greatly influenced by their experiences on the Ground Tour. As a result a number of ancestral houses were remodelled to give an older building a Georgian appearance. Houses like Nazeing Park (Fig 1), currently for sale, was refronted and the interior (Fig 2) altered so as to create elegant light reception rooms with tall sash windows. Houses became a symbol of status. Typical is the Grade I Listed Officers’ Terrace within the Historic Dockyard at Chatham. The most prominent house was the residence of the Master Shipwright, responsible for the construction of the Royal Navy’s most famous warship, HMS Victory. The house (Fig 3) is currently on the market for £1,400,000. The interior (Fig 4) is probably the work of local craftsmen who were, for the first time, able to emulate the work of the most fashionable architects by reference to the various pattern books published by ‘Batty’ Langley in the 1750s and a little later by the Adam brothers.

The Holland Park market attracts a broad range of demand and hosts some of London’s most desirable housing stock. Due to its popularity a number of residents have chosen to extend their property rather than move out of the area. Record prices are being achieved, especially with the larger houses, even if the time taken to sell them is longer than usual as vendors test the market with bold

Pimlico attracts a variety of purchaser profiles, from the professional first timer or pied à terre purchaser seeking their first property, to rental or professional portfolio purchasers, through to those looking for a family house in the Pimlico ‘Grid’ or the Moreton and Westmoreland Triangles. The borough’s average property price has risen over 10% annually to date with prices on average doubling at some point in a 10 year cycle.

Georgina Clarke Director, Pimlico Lettings

JSS-issue2 48pg Text FINAL.indd 14

The area is popular with both British and foreign nationals, in part due to its excellent transport links; Victoria, Pimlico and Sloane Square stations which amongst other factors help to reinforce the continued projections of capital growth. Many are also attracted by the relative value in comparison with other parts of the borough such as Belgravia and St James’s, whilst still maintaining a superb central position in London. Our office is ideally located within the Pimlico ‘Grid’ and many of the neighbouring streets such as Warwick Square, Alderney and Cambridge Street have recorded the highest average prices in SW1V from sales last year. This is not only a location to watch but also one to be involved with.

Mayfair sales sales and lettings 020 7664 6644 jsslondon

Nicholas Austin Sales Manager

As one of the most recognised inter-city locations on the global stage, Mayfair continues to grow in prominence, with sharp price rises fuelled by a continued demand that shows no signs of easing. Mayfair continues to appeal to investment purchasers but 2013 saw large investment return from domestic buyers, replacing non-domicile investment that has been a major part of the Mayfair marketplace in recent years. Whilst overseas capital flows have given way to the large price rises the area has seen recently, a significant proportion of UK domiciled wealth still circulates, with a small majority of our office sales, 54%, being to domestic purchasers last year. With investment activity increasing in the Capital the rental market saw a substantial increase in property coming to the market in 2013. This increased stock did not match the reduced demand, partly due to corporate budgets being squeezed at the top end and the renewed confidence in the sales market. So far this year the new rental supply has started to ease slightly and with the improved economic outlook we expect overseas tenants to continue to form an increased proportion of tenant demand, which makes for a more balanced 2014.

Camilla Molyneux Lettings Manager

Jackson-Stops & Staff’s 90 year history in Mayfair makes us an obvious first port of call when looking for property in the area. Our well positioned office on Curzon Street has found the first three months of 2014 to be its busiest period in recorded history.

Our Chelsea office has seen a significant increase in the proportion of applicants looking to purchase a property in the locality. This has been counter-cyclical to the trend in the number of households looking to put their property on the market, being some 83% fewer than during the same period last year. Such statistics highlight the general market trend of more demand than supply, ultimately driving up prices and continuing the upward trend. Those who do not need to sell invariably do not, for they perceive continued capital growth. Whilst projections are for prices to continue rising, we are detecting that some local residents contemplating selling in the near future are choosing to do so now, taking advantage of the considerable surplus in present demand.

As a local resident, you are probably familiar with the iconic newsagent kiosk situated in Sloane Square. This much loved local landmark was designed by Thomas Heatherwick and is seen by most of the c.14.7 million people* who enter and exit Sloane Square Tube Station every year. We are delighted to be sponsoring such a unique, family run business for the next twelve months. Do look out for the kiosk’s new look next time you are passing. *TFL figure JSS-issue2 48pg Text FINAL.indd 37

Wimbledon sales sales 020 8879 0099 lettings 020 8947 7351 jsslondon

Wimbledon has witnessed a continued increase in prospective purchasers, with the majority of our sales taking place in and around Wimbledon Village. A significant proportion of buyers come from central London, having sold a property and choosing to relocate slightly further out, typically releasing equity but maintaining similar proportions in a more rural environment.

Roland Simpson Sales Manager Wimbledon attracts not only central London interest but panoramic demand, as one of London’s most sought after peripheral destinations.

Overseas Domicile

Despite overseas interest in the area, which is notable with our central London offices, only 3% of our sales last year were to foreign domiciles, demonstrating a vast amount of domestic wealth within Wimbledon.
