The markets go from strength to strength. The average price of a property in London has risen 18% in the last two years and 11% in the last year. Georgian architecture the age of elegance
2014 marks the 300th anniversary of the accession of George I and the beginning of one of the most important periods in English architecture. The Georgian era lasted until 1830 and influenced the building of houses across the country. It was a golden age which lives on through the works of not only Sir John Soane, John Vanbrugh and John Nash but countless unknown craftsmen who built in the Georgian style. Jackson-Stops & Staff has been associated with the sale of great period houses for over a century and throughout that time Georgian houses have always been the most coveted. The firm has a website dedicated to the sale of historic houses and experts who specialise in the sale of period properties, provide formal valuations for lending purposes and advise on listed building legislation. The Georgian style emerged in many guises. Owners of houses in the 18th century were greatly influenced by their experiences on the Ground Tour. As a result a number of ancestral houses were remodelled to give an older building a Georgian appearance. Houses like Nazeing Park (Fig 1), currently for sale, was refronted and the interior (Fig 2) altered so as to create elegant light reception rooms with tall sash windows. Houses became a symbol of status. Typical is the Grade I Listed Officers’ Terrace within the Historic Dockyard at Chatham. The most prominent house was the residence of the Master Shipwright, responsible for the construction of the Royal Navy’s most famous warship, HMS Victory. The house (Fig 3) is currently on the market for £1,400,000. The interior (Fig 4) is probably the work of local craftsmen who were, for the first time, able to emulate the work of the most fashionable architects by reference to the various pattern books published by ‘Batty’ Langley in the 1750s and a little later by the Adam brothers.

As one of the most recognised inter-city locations on the global stage, Mayfair continues to grow in prominence, with sharp price rises fuelled by a continued demand that shows no signs of easing. Mayfair continues to appeal to investment purchasers but 2013 saw large investment return from domestic buyers, replacing non-domicile investment that has been a major part of the Mayfair marketplace in recent years. Whilst overseas capital flows have given way to the large price rises the area has seen recently, a significant proportion of UK domiciled wealth still circulates, with a small majority of our office sales, 54%, being to domestic purchasers last year. With investment activity increasing in the Capital the rental market saw a substantial increase in property coming to the market in 2013. This increased stock did not match the reduced demand, partly due to corporate budgets being squeezed at the top end and the renewed confidence in the sales market. So far this year the new rental supply has started to ease slightly and with the improved economic outlook we expect overseas tenants to continue to form an increased proportion of tenant demand, which makes for a more balanced 2014.

Our Chelsea office has seen a significant increase in the proportion of applicants looking to purchase a property in the locality. This has been counter-cyclical to the trend in the number of households looking to put their property on the market, being some 83% fewer than during the same period last year. Such statistics highlight the general market trend of more demand than supply, ultimately driving up prices and continuing the upward trend. Those who do not need to sell invariably do not, for they perceive continued capital growth. Whilst projections are for prices to continue rising, we are detecting that some local residents contemplating selling in the near future are choosing to do so now, taking advantage of the considerable surplus in present demand.
