Reconnect with Nature As technology continues to evolve taking over evert facet of our lives our lives, our desire to reconnect with nature and return to a simpler way of life will be reflected in our interior design styles. Organic materials and traditional handcrafts will continue to gain momentum. The use of reclaimed wood will become a focal trend this season, with its versatility, reclaimed wood can be used not just as structural but as an interior elements like panelling, flooring, shelving, furniture, the list goes on. Reclaimed wood also varies in colours and finishes, from weathered smooth grey boards, to naturally hued rough sawn, to whitewashed, to colourful barn woods – you’re guaranteed to find what you’re looking for.

KISS, Keep It Simple, Stupid! Simplicity in lines and shapes. Geometric, clean and elegant designs with slightly curved angles (think Zaha Hadid, the queen of the curve). Minimalist, Scandinavian, and hightech styles, as well as an influence of retromodern designs, are stylish options for interior design in 2018. Metal furniture juxtaposed against wood creates a beautiful look, adding shiny luxury and durability to fashionable home furnishing.

Shiny Metal Finishes

regencydistribution.com.au

This is a trend that never goes out of fashion. Gold and silver, but also bronze and copper, are metals that evoke everlasting luxury and wellness. In decoration we often find them combined with other materials, such as wood or stone, or to neutral colours, as black and white. Thanks to metals and their effects, chairs, tables and kitchens become more precious, lights more brilliant, radiators and stoves become sculptures and coverings give a glamorous touch to each ambience.

Wabu Sabi

One of my top trend tips for 2018 is to look out for products that relate to Wabi Sabi – the ancient Japanese philosophy of finding beauty in imperfection. It honours the passage of time and the beauty of natural materials. Unlike shabby-chic, new pieces are not intentionally roughed up to look used. Instead, it honours the honesty of imperfect woodgrains, irregular hand-crafted pieces, and items that acknowledge the passage of time. This creates an environment that is organic, harmonious, uncomplicated, and unassuming. Think arts and craft accessories, throws, loose fitting pillow covers, style in odd numbers -avoiding symmetry, layers and texture above all avoid fussiness or excess.

Not only leather furniture, but home accents, like shelf holders, handmade leather flowers, and wall artworks are stylish elements of modern interior design 2018. Marble, granite, and pebbles stay the most popular stones for interior design. Geometric prints and carved designs are top ideas for sophisticated and original decorating with natural stone.

70’s Revival

For the last 5 years interior design has been awash with Mid Century Modern but in keeping with the other trends this season 70’s interiors are back. Chairs and sofas have curved edges, sphere pendulum lighting add a statement piece to any room, wicker chairs and wall hangings add a touch of nature and shag pile carpets or rugs create warmth. So, pull out your flared pants, fire up the record player and dust of your macramé patterns, 70s vibes are back.

When Italian cult brand Seletti collaborated with Belgium-based Studio Job you know you are in for a treat and the result is something rather bananas! Originally produced as a series of limitededition bronze sculptures at ‘The Banana Show’ in 2015, the new Banana Lamps provide a practical and creative lighting design solution for modern homes while providing a great alternative to those who can’t buy the original artworks. Made of resin and glass, Huey, Dewey, and Louie, as they are affectionately called reference both pop art and popular culture with their symbolism – “the most popular fruit in the world” – and their cartoon-inspired names. All of them use the peel sections as support, with one light also featuring a standing position. Perfect for giving a playful vibe to a contemporary interior, the Banana Lamps help to create memorable living spaces thanks to their one-of-a-kind design. A grAnd VictoriAn fAmily home

in the heart of Brook Green

PERFECT HOMES INTERNATIONAL MAGAZINE

53

Located in the heart of sought after Brook Green and less than 100m from the border of Kensington & Chelsea, this impressive Victorian townhouse offers proportions rarely seen in the area, a wealth of original period features, seven bedrooms and a stunning walled garden. The property is for sale with leading West London agent Finlay Brewer for £3.65m. Located on a quiet residential street, Addison Gardens, this elegant red brick home spans five floors totalling 3,141 sq.ft. apx. The raised ground floor houses a spectacular double drawing room. During the 1800’s, this would have traditionally been arranged as a “front parlour”, for special occasions and receiving guests (mainly the domain of females); and a “back parlour” or dining room, the preserve of the men. Now opened out into one room, this lateral space extends over 30ft and features the two original fireplaces, bay windows to the front and views of the walled garden to the rear.

With the division of classes in the Victorian era, kitchens were placed on the lower ground floors along with a scullery and staff quarters. This space has been transformed into a spacious open plan kitchen/dining room with direct access to the beautifully presented garden. Walled on all sides and secluded, the south-west facing garden is a tranquil haven in the heart of West London. The first floor is home to a spacious master bedroom with Juliet balcony, bathroom and an intimate alcove featuring original stainedglass windows. Mosaic stained glass became very popular during the Victoria era, partly due to Augustus Pugin’s regular use of the style; including his design of numerous stained-glass windows at Westminster Abbey. The two upper floors of this house offer further comprise six bedrooms and two bathrooms. Paul Cosgrove, Director at Finlay Brewer, comments; “This part of Brook Green remains highly sought after. Its proximity to Kensington and Chelsea and the village atmosphere of the green itself, combined with the beautiful Victorian properties architecture, continue to attract buyers from far and wide. We expect this property will be of interest to families, who can take advantage of the large number of bedrooms and convert some to playrooms, dressing rooms etc. as necessary.” 54

THE WORLDWIDE PROPERTY BIBLE

“The width of this house is also a huge advantage. Most homes in the area have narrower proportions, meaning that properties of the same square footage often feel considerably smaller. With this property, even the lower ground and top floors have brilliant ceiling heights and plenty of light”. Addison Gardens is part of the original Holland Estate, which spread over 200 acres surrounding nearby Holland House from the 1700’s. This popular residential street is situated close to independent shops, restaurants, gastro pubs, farmers’ markets and retail offerings of Westfield London. Local tube stations include Hammersmith Broadway, Shepherd’s Bush and Kensington Olympia.

The property is on the market at £3,650,000 with viewings strictly by appointment only. For further information, contact Finlay Brewer’s Brook Green office on 020 7371 4171 or 020 8749 7719 for Shepherd’s Bush or visit: www.finlaybrewer.co.uk PERFECT HOMES INTERNATIONAL MAGAZINE

growth of 5% in the year to August. The average value per household in the UK now stands at £256,912, up from £187,310 in 2007, representing an increase of close to £70,000 or 37%. This increase has been driven by a 45% rise in the average house price and the stock of privately owned homes expanding by 1.9 million from 21.5 million to 23.4 million. In London, the average value per household is almost half a million at £498,000, some three and a half times higher than in Northern Ireland with the lowest value of £141,681

OBR forecasts house prices will rise by 3.1% next year House prices in the UK will rise by 3.1% in 2018, slow slightly to 3% in 2019 and then 2.9% in 2020, with the higher rate next year down to stamp duty change, according to new guidance. The figures were published by the Office for Budget Responsibility (OBR), an advisory non-departmental public body established by the UK Government to provide independent economic forecasts and independent analysis of the public finances ahead of the Budget. They often get buried among all the other 56

THE WORLDWIDE PROPERTY BIBLE

Budget news but along with an advisory note from HMRC also published to accompany the Budget announcements, the data indicates that prices are going to rise due to the abolition of stamp duty for first time buyers. The OBR also says that house prices are expected to rise by 15% between the second quarter of 2017 and the first quarter of 2022, less than its last forecast of 22% in March. The OBR cites a fall in expected growth in real incomes as a reason for the longer term slowdown.

The research also shows that in 2017 some 68% or £3.8 trillion of private property wealth is concentrated in the southern regions, up from 62% in 2007. While private property wealth in the South continues to grow, the share of wealth in northern areas has fallen from 44% to 38%. Overall the value of housing in southern England has increased over two and half times faster than the north, 65% compared to 25%, over the past decade. Some 55% of the £1.94 trillion rise in the last decade is accounted for by London and the South East. Since 2007, the average house price in the capital has increased by £349,629 or 71% to £579,761, while the stock of private dwellings has grown by a quarter of a million or 10%. Northern Ireland is the only region to have seen housing wealth fall, down by 24%, during this period, mostly due to house prices being 34% lower than in 2007. ‘The value of housing stock has grown by close £2 trillion in the past decade and with the equity rich regions of London and the South East largely responsible, it highlights a considerable regional imbalance in the distribution of housing wealth,’ said Russell Galley, managing director of the Halifax. ‘Within the capital there is also a mix of fortunes. While more than a fifth of total property wealth is in London, lower levels of owner occupation reflect a major barrier to the property ladder with a far greater number of people renting where house prices are at their highest,’ he added.

Directly adjacent to the Royal Albert Hall and the Royal College of Music, sits the prestigious Grade II listed building, Albert Court. One of London’s first purpose-built mansion blocks, this remarkable Victorian building boasts an array of distinguished residents including the world-famous British Archaeologist, Howard Carter. Set on the first and second floors of Albert Court lies a magnificent five-bedroom apartment spanning over 4,340 sq.ft. Originally two separate apartments, this imposing duplex boasts grand proportions, a south facing aspect and access to the building’s discrete concierge service. The property is on the market with leading prime London estate agents Russell Simpson for £9.75m.

1907, Carter was hired by English aristocrat Lord Carnarvon to lead an excavation of Egyptian nobles’ tombs. In 1914, he received the license to dig at the Valley of the Kings, which they believed to be the location of King Tutankhamun’s tomb. Howard Carter, Albert Court’s most illustrious resident, was born and raised in Kensington before heading to Egypt at the tender age of 17. Carter found work as an artist for an archaeologist who needed someone to document his findings, and in 1891 he began working on the Egypt Exploration Fund’s excavation of the tombs at Beni Hassan. In 62

In November 1922, Carter and his team uncovered a flight of steps leading down to a sealed door and a secret chamber. Three months later, Carter and Lord Carnarvon entered the innermost chamber and found the sarcophagus of King Tutankhamun, which up until then, lay undisturbed for over 3,000 years. “King Tut’s” burial chamber was filled with over 5,000 artefacts for his journey to the afterlife; oils, perfumes, previous jewel-

lery and statues of gold and ebony. Described as the “archaeological triumph of the 20th century”, Carter’s incredible discovery enthralled the world; a craze of “Tut-mania” taking over the west. The clearance of King Tutankhamun’s took nearly 10 years. Many of the recovered artefacts went on tour to museums around the world, including The British Museum in 1972. This exhibition remains the most popular in the museum’s history. Upon his return from Egypt, Carter retired from archaeology, acting as an agent for many museums and private collectors around the globe. He lived in his flat, No.49 Albert Court until his death in 1939.

Leo Russell, Head of Flat Sales at Russell Simpson, comments; “Albert Court is one of London’s finest residential buildings. The building is absolutely brimming with history; not only has it housed many famous residents over the years, but it has also been used as a film set and as an RAF base during WWII. The apartment itself is one of the

finest on the market. The ceiling heights, grand proportions and exquisite interiors are reminiscent of a time gone by and we expect it to attract a lot of attention”.

became visible where the construction continued, with the lowest four levels boasting higher ceilings, more expensive detailing and larger floor plates than those above.

The construction of Albert Court started in 1890, but in 1892 with only built four floors, the project ground to a halt. Construction resumed in 1984, but a “bankruptcy line”

Set within this lower section lies a duplex apartment, offering ideal family accommodation, stunning entertaining space and elegant interiors.

The apartment’s upper floor comprises a magnificent south-facing, double reception room, sleek adjoining kitchen and balcony overlooking the beautiful Royal College of Music. This unique entertaining space boasts 4-metre high ceilings, excellent natural light, intricate cornicing, fireplace and delicate chandeliers. From the balcony, residents can often enjoy the musical offerings of the Royal College of Music. Off the entrance hall lies a classic booklined study, guest bedroom with en-suite, office/5th bedroom, bathroom and guest WC. The lower floor is home to a spacious master bedroom suite and two further guest bedrooms. Albert Court residents also benefit from lift access and a first-class concierge and security service located in the breathtaking entrance lobby. Albert Court is located next to the world famous Royal Albert Hall and moments away from the entrance to Kensington Gardens and the greenery of Hyde Park, as well as an abundance of shops, restaurants and art galleries.

The spectacular property is available at £9,750,000. For further information, contact Russell Simpson on 020 7225 0277 or visit www.russellsimpson.co.uk PERFECT HOMES INTERNATIONAL MAGAZINE

Cecilie Manz With every new edi-on, MAISON&OBJET PARIS elects a Designer of the Year to honour one of the most outstanding names in industrial and interior design worldwide. In January 2018, MAISON&OBJET PARIS has chosen to celebrate the talent of Danish designer Cecilie Manz. A Scandinavian Woman

As a child, Cecilie Manz remembers she would always slip away to the studio her ceramicist parents kept in their house to sink her hands into the clay...

Not unlike other Danish designers, the balance she maintains between civilisation and nature is vital to her creative process. Much in the same way that her lifestyle and relationships with family members contribute to fuelling her inspiration.

Now in her 40s, the elegant Dane readily admits that the ceremony for the Crown Prince Couple’s Culture Award she won in 2014, presented to her by the Prince and Princess of Denmark themselves, was certainly one of the highpoints of her career. A career that spans twenty years as she patiently honed her skills to emerge today as one of the major figures of Scandinavian design.

“The balance she maintains between civilisation and nature is vital to her creative process.”

After earning a diploma in object and furniture design from the Royal Danish Academy of Fine Arts in 1997, Cecilie Manz moved to Finland to further her education at the University of Art and Design in Helsinki. The very next year, she founded her own studio in the heart of Copenhagen. Even though she needs the vibrant feel of the city to feed her creativity, she is still happy to commute back to her suburban home and garden every evening to reconnect with the elements.

A Versatile Designer

Her first project, entitled The Ladder – a ladder that doubles as a chair –, was quickly picked up for production by Nils Holger Moormann, after the German designer spotted the prototype in an interior design magazine. The other project that jumpstarted her career was the Caravaggio lamp (2005, with Lightyears). Not only a bestseller but also a longseller! Heeding the call to experiment, Cecilie Manz has worked on such diverse projects as sofa throws, a minibar for a Wallpaper* show, a series of wooden armchairs, a collection of dining tables and chairs for Fritz Hansen, glass vases, and several models of portable speakers for B&O Play – the more affordable brand recently launched by fellow Danes Bang & Olufsen, she has been collaborating with since 2014. Despite her taste for experimenting with new materials and exploring original functions, whenever she sits down at her drawing table the process is invariable. Every new design starts with countless sketches and models and a close dialogue and collaboration with the manufacturer. A visit to the production line may refine the result and match the techniques used in each particular factory. This autumn, Cecilie often flew out to Japan, firstly to collaborate with a Japanese company called Actus on a project named Moku and also to be the cocurator of the exhibition “Everyday Life - Signs Of Awareness” at the 21st Century Museum of Contemporary Art Kanazawa on the occasion of the 150th anniversary of the relationship between Japan and Danemark. An Advocate of Warm Minimalisme!

More than a style, the Scandinavian approach she defends, which is too often distorted in her opinion, “should reflect the actual lifestyle of these countries”. In her work, this is often achieved through subtle play on shades of grey associated with brighter colours. Colour is a fundamental element in her creative process and she always develops a specific palette in the earliest stages of each project, because it is a way to assert the product’s identity. Her Scandinavian heritage is also selfevident in her effort to strip her creations of any superfluous element, focusing on the essential, oblivious to the fact that her ceaseless pursuit of uncluttered lines presents a new challenge every time.

This autumn, Cecilie Manz will be undertaking new projects as well as coming back to old ones. She is constantly experimenting in her studio and she will present the latest results of her work at MAISON&OBJET in January 2018. The exhibition will feature existing products and new designs, displayed in a warm and homey atmosphere – the underlying theme that defines every single one of her creations.

Rising Talent Awards Italy Six influential figures from the design industry nominated six Italian rising talents MAISON&OBJET is once again turning the spotlight on the Rising Talents, one of the most anticipated events for talent scouts and trend hunters all over the world. MAISON&OBJET’s dedication to promoting design in all its diversity is best illustrated by the Rising Talent Awards: every edition young designers from a different country are invited to present their work to the international community of industry professionals. This time (from 19 to 23 January 2018), the Rising Talents will all be from Italy, a country where a new generation is finding its voice in design. A new generation of determined and committed designers are once again asserting their identity, proving their capacity to connect with local artisans and their unparalleled level of excellence, and bringing new momentum to SMEs and historic brands through innovative ideas. A small revolution that is restoring Italy’s status as a major design reference worldwide. This is best demonstrated by the fact that many young Italian designers, who choose to move abroad for their studies or first jobs, eventually find their way back to their home country. And those who haven’t yet never

missed a chance to underscore how much of an impact Italy has had on their careers. Six mentors – six influential figures from the design industry – were called upon to name one Rising Talent each. Andrea Branzi, Piero Lissoni, Luca Nichetto, Art Director Giulio Cappellini, gallerist and contemporary design icon Rossana Orlandi and acclaimed fashion designer Rosita Missoni have picked today’s most promising talents. Though personal kinships and past collaborations certainly were a factor in their decision, the Jury was truly determined to celebrate the work of anonymous young designers, who received the news with great surprise and jubilation. Federica Biasi, Antonio Facco, Marco Lavit Nicora, Kensaku Oshiro, Federico Peri and Guglielmo Poletti are the six Italian designers (though some now live abroad) who have been chosen for the Rising Talent Awards Italy. A wonderful opportunity for them to show the entire design community their immense potential and the direction Italian design is headed.

“A wonderful opportunity for them to show their immense potential”.

Federica Biasi nominated by Andrea Branzi

A 2011 graduate of the Istituto Europeo di Design, Federica Biasi (b. 1989) worked with various design firms in Milan until 2014, when she decided to move to Amsterdam to hone her style and complete her projects, largely inspired by the simple lines of Northern European design. Since her return to Italy, she has worked as Art Director for Mingardo, while collaborating as a Creative Consultant with various brands, including Fratelli Guzzini. In addition to her consulting work for specific brands, focusing mainly on colour palettes, materials and finishes, she also creates ceramic pieces, decorative items and textile products as a way to celebrate the excellence of Italian artisanshiptheme that defines every single one of her creations. “I chose Federica Biasi for her quintessential design and poetic ideas, which deliver subtle, yet very particular messages,” commented Andre Branzi, her mentor for the Rising Talent Awards Italy. For MAISON&OBJET, Federica Biasi has chosen to tell the story of her own creative background, with a selection of iconic products from the past, revisited using unexpected materials, as well as a series of exclusive objects designed specially for the occasion. Among those: a faience tableware collection, with motifs hand-painted by Christian Pegoraro (Bottega Nove) and a rug designed in collaboration with CCTAPIS, inspired by a night she spent in the desert, which associates earthly tones with North-African fabric patterns. Her exhibition will be entirely framed by a metal structure crafted by Mingardo.

MAISON&OBJET: What is your relationship with Andrea Branzi, your mentor? FEDERICA BIASI: He’s the master and I’m the student. Even though we don’t actually know each other personally, I’ve studied his work, I’ve seen his exhibitions, I’ve followed classes he gave. The fact that he picked me makes me feel very proud. I have immense respect for his work. I have even noticed some similarities in the way each of us approaches a project. I remember he once referenced Oscar Wilde in an interview: “We live in a time when the only necessity we have is for the superfluous.” Or when he said: “All great human societies have developed by investing the greater part of their energy into seemingly superfluous fields such as art, music, poetry, beauty.” My approach to design is much more emotional than functional. In the world we live in, where there is never time for anything and we are growing increasingly jaded and unfeeling, I am attempting to reconnect with our human nature. I feel 70

this is really what Andrea Branzi and I have in common. MAISON&OBJET: What are your expectations for this edition of MAISON&OBJET? FEDERICA BIASI: I am hoping I’ll discover something that will leave me completely dumbstruck, something that has never been posted to Pinterest or Instagram. I need to see fresh new concepts. But most importantly, I truly wish all the big design brands, the leaders on the market, would start supporting younger designers, the same way that the MAISON&OBJET Rising Talent Awards are giving us a chance to express ourselves. We should all feel grateful for this opportunity, which I hope heralds major shifts in the industry. MAISON&OBJET: Three words that define your work? FEDERICA BIASI: Emotion, research, elegance.

Antonio Facco nominated by Giulio Cappellini

Antonio Facco (1991) always pours the same energy into whatever project he undertakes, whether in product design, furniture design, interior design, graphic design or photography. To him, the creative process is first and foremost a matter of multidisciplinary investigation.

Mondo

In 2013, during his final presentation of his graduation project at Milan’s Istituto Europeo di Design, he caught Giulio Cappellini’s attention as he was sitting on the jury. The encounter marked the beginning of a productive collaboration (exhibitions, shops, communication campaigns), which culminated in the release of a whole collection in 2017. Luce is a series of glass tables with uncluttered geometric lines and different coloured sides, that create a surprising chromatic effect as users move around the object. But Antonio Facco not only designs products for Cappellini. He has also collaborated with other major international architects, brands and designers, such as Antonlini, Bolon, AgustaWestland and Mohm . The reason why Giulio Cappellini, Art Director of the eponymous Italian brand, picked him as his Rising Talent is plain and simple: “Despite his young age, Antonio Facco is very attentive to changes in contemporary design and to communication. His projects are largely inspired by his observations of the younger generations, of their expectations and their behaviours. He has also developed a keen interest in materials and production methods, whether industrial or artisanal. His projects are always surprising, because they are the perfect synthesis of his thought process and sensitive nature. I believe Antonio Facco is truly one of the most promising representatives of the new design trends in Italy.” For MAISON&OBJET, his research will focus on the importance of time and our relation to it in today’s society. He will present a multidisciplinary and participative exhibition – featuring product designs, as well as interior projects –, to engage visitors in his singular metaphysical world.

MAISON&OBJET: If you had to choose one defining moment in your career, what would it be? ANTONIO FACCO: During my first year at university, I was working on my first project late one night. Everything was completely silent and still around me and I felt the same way I used to as a child, when I would spend my days sitting on the floor of my old house, playing with blocks or drawing or inventing stories. That is when I realised I had instinctively stumbled into a career I enjoy. MAISON&OBJET: What would you love to design one day? AF : I would love to design “The rulebook to contradiction” or maybe a Ferrari. Or the stage for a really great concert. M&O: Three words to define your work? ANTONIO FACCO: Cross-disciplinary, unrestrained, contemporary.

Marco Lavit Nicora nominated by Rosita Missoni

After studying architecture at the École Spéciale d’Architecture in Paris and the Royal Melbourne Institute of Technology, Marco Lavit Nicora (1986) collaborated with Riccardo Blumer, whose influence has contributed to his remarkable affinity with object design, and with Parisbased studio LAN Architecture. In 2014, he founded Atelier Lavit in Paris, where he now resides, a project that spans Italy and France, mostly focused on design and architecture. Marco Lavi Nicora’s work is entirely based on the proximity and dialogue he has with artisans, especially Italian artisans as he has always favoured the excellence of Italian craftsmanship. The same year, he revealed a new version of one of his best-known pieces: the Venezia lounge chair – a metal structure clad in leather – designed specially for the Venice Design Biennial and displayed at the Centre Pompidou in Pairs during the retrospective exhibition on Le Corbusier. For Marco Lavit Nicora, a lounge chair is “the most complex piece imaginable to design: because no other type of furniture interacts with the body quite as much, almost like an article of clothing.” In 2017, he also designed a treehouse for the park of the Château de Raray, as well as several floating cabins for a hotel in Châteauneufdu- Pape. For fashion designer Rosita Missoni, “Marco Lavit Nicora is a young talent, heir to a long line of Italian designers who have placed function at the core of their practice and who have learnt to use only the best materials and artisans our country has to offer to achieve that vision. I was especially moved by how light his pieces look, despite the fact that they are deeply anchored in classical design.” At MAISON&OBJET, Marco Lavit Nicora will be presenting his Venezia collection, the Reconvexo table and Atem, a modular sofa, all produced exclusively by Milan-based Nilufar Gallery, as well as another project still in development: a chest of drawers incorporating a table and stool. Venezia

Reconvexo

MAISON&OBJET: How did you react when you learnt that you had been selected for the Rising Talent Awards? MARCO LAVIT NICORA: I remembered the energy I poured into my earlier projects, which were all self-produced. It was an opportunity to reflect on how far I’ve come and to realise that none of it has gone unnoticed. I intend to use M&O as a research tool to confront ideas, rather than a place to show finished works; a bit like the material library that was featured in the last edition. To have access to samples of the world’s most innovative materials is a dream come true for any designer, and it’s also the best way to get the non-professionals to connect with our creations. MAISON&OBJET: What would you love to design one day? MARCO LAVIT NICORA: A sailboat, simple and basic. Probably a small dinghy. But I would also love to direct a film. I even started writing a screenplay a few years ago. MAISON&OBJET: Three words to define your work? MARCO LAVIT NICORA: Rational, material-oriented, timeless.

Kensaku Oshiro nominated by Piero Lissoni

Originally from Okinawa, Japan, Kensaku Oshiro (1977) graduated from the Scuola Politecnica di Milano in 1999 with a Master’s degree in industrial design. He then went on to collaborate with various design studios, including Lissoni Associati in Milan (2004-2012) and Barber & Osgerby in London (2012-2015). After returning to Milan, he opened his own studio and started working with such brands as Boffi, De Padova, Gan, Glas Italia, Kristalia, Ligne Roset, Poltrona Frau, Viccarbe and Zanotta. For architect and designer Piero Lissoni, who has worked with him for eight years, Kensaku Oshiro’s work bridges “the gap between the Japanese and Western perspectives on simplicity/complexity.” For MAISON&OBJET, Kensaku Oshiro will be presenting some of his most meaningful pieces, inspired by notions he has repeatedly investigated. To him, this exhibition is a wonderful opportunity to make new contacts with people from all over the world.

MAISON&OBJET: Tell us about your career as a designer. KENSAKU OSHIRO: It is difficult to pinpoint when my career really started, because it slowly grew and developed over time. I certainly chose this career as a result of the relationship I had with one of my childhood friends’ father, who was an architect. His office was located very close to where my family lived, so I would spend whole days chatting with him. Somehow, he passed his curiosity and passion for architecture on to me. In time, of course other mentors have had a constructive influence on me, and each of them has taught me to apply myself to my work and has made me grow as a human being. MAISON&OBJET: What are your ties with France? KENSAKU OSHIRO: I have many French friends, designers that I met at the beginning of my career in Milan, with whom I found I had a lot in common. I have also worked with Ligne Roset since 2010. MAISON&OBJET: Three words to define your work? KENSAKU OSHIRO: Instinctual, essential, harmonious. Charcoal PERFECT HOMES INTERNATIONAL MAGAZINE

Federico Peri nominated by Luca Nichetto

He had just graduated from the Interior Design Department of Milan’s Istituto Europeo di Design when Federico Peri (1983) received a grant to study in Paris. From this very intense time of his life, he remembers the passion he felt for the great masters, his encounter with designers like Matali Crasset and Ronan & Erwan Bouroullec, and his fascination for the conflict and synergy between historical and contemporary design styles. When he returned to Milan, he worked with Vudafieri Saverino Partners until 2011, then founded his own studio, specialising in interior architecture and interior design. He has collaborated with companies like FontanaArte, and has his limited-edition pieces displayed at the Milan-based Nilufar Gallery – including Shapes, a collection of lamps nominated for a German Design Award in 2016.

makes Federico particularly interesting on the Italian scene. But it’s also what gives him immense potential abroad. I am especially curious to see how his approach will evolve as he shifts towards more industrial processes. The result will most likely be very moving.”

“I’ve noticed in his work a natural inclination to design products as a way to create an experience through materials or the environment produced by the objects themselves,” Italian designer Luca Nichetto commented. “It is this type of completely instinctual process that

For MAISON&OBJET, Federico Peri will be presenting his limited-edition products, as well as series- produced pieces. All of them exemplifying his research on multifunctionality and lighting, both of particular interest for Italian designers.

FEDERICO PERI: As a child, I would often play in my grandparents’ factory with metal offcuts I found everywhere. I would spend whole afternoons running around the place, completely oblivious to the passage of time. During my studies, I realised that it was a passion, that blossomed over these last few years. And now that I think of my life, facing new challenges every day, I think to myself that it was exactly what I expected from this job.

FEDERICO PERI: I was ecstatic! MAISON&OBJET is a major industry event and I was absolutely thrilled to be nominated by a great figure like Luca Nichetto, whom I don’t know personally, but for whom I have tremendous respect and admiration. In my opinion, he is nothing short of a model for the new generations of designers, a future ‘great master’.

Guglielmo Poletti nominated by Rossana Orlandi

After finishing his studies in Milan, Guglielmo Poletti (1987) did a Master in Contextual Design at the Design Academy of Eindhoven, where he currently lives. “Like many other designers who graduated from this school, his work is strongly influenced by an experimental approach, ” explained uber-famous contemporary design icon Rossana Orlandi. “But what moved me most in his work is the extreme simplicity he has developed, to a point where the simplicity itself becomes an integral part, a fundamental quality in everything he does.” But that is not all. “I’m also happy to have chosen Guglielmo because I see in him a proactive and dynamic mind, someone who thrives in fluid situations, who is constantly living in anticipation of the next projects to come. And I believe these qualities are crucial to find a path that allows you to keep growing with a very personal vision.” Since the very beginning, Poletti has developed a clear, yet truly personal language, deeply rooted in his research on materials and their limitations (especially considerations relating to balance and fragility). His simple structures and elementary constructions stand as metaphors of defeated complexity, especially through the use of unconventional details. His approach is based on a ‘thinking by doing’ philosophy, which he combines with a good deal of intuition, to produce extremely coherent results. The Design Museum Gent has

recently acquired a prototype for his Equilibrium stool as part of their permanent collection. For MAISON&OBJET, he will be showing different pieces from his Equilibrium series, which was originally his graduation project at the Design Academy Eindhoven. It was in fact during his graduation show that Guglielmo Poletti and Rossana Orlandi met. Several new elements, including a chair and a lamp, have been added to the original series, which consisted of a console table, a bench, a coffee table and a stool.

Equilibrium Bench

Equilibrium Table detail

MAISON&OBJET: When did you first tell yourself “I’m a designer”? GUGLIELMO POLETTI: In the summer of 2013, during a festival in France, I met Israeli designer Ron Gilad. This chance encounter was somehow a new beginning for me, it allowed me to consider design from a new, freer and less dogmatic perspective. He made me realise that it was really up to me to choose my own path as a designer and our conversation led me to make choices that, it turns out, have been defining. MAISON&OBJET: What is your relation with Rossana Orlandi?

Equilibrium Stool

GUGLIELMO POLETTI: I’ve always considered her a big reference in conceptual and experimental design. It is her intuition that has allowed her to reach the immensely influential status she enjoys today. She believed in me right away and her support really meant a lot to me, because it came when I was at a turning point in my career. Not to mention the fact that we are both natives of Milan and we even share the same special relationship with Eindhoven and the Netherlands. MAISON&OBJET: Three words to define your work? Located on the former site of Sir Thomas More’s 16th Century estate, this unique family home is on the market with joint agents Russell Simpson and Knight Frank, for £6,500,000. Constructed in the 1930s, Chelsea Park Gardens is development of Arts and Crafts style houses, inspired by the Garden Suburb movement. With a strong emphasis on trees and greenery, communal areas and cottagestyle gardens with informal borders, Chelsea Park Gardens was formerly part of Chelsea Park; itself once part of the estate owned by Sir Thomas More in the 16th Century. Located on the western terrace of Chelsea Park Gardens, No.74 is protected from the street by a leafy communal front garden and has been extensively refurbished by the current owners for modern family living.

Through the front door, the house opens out into an incredible ground floor living space. This lateral open plan area has been carefully divided into a charming country-style kitchen/ dining room and a separate, more intimate reception space. Designed with real family living in mind, the space has been finished with smooth wooden flooring, cool neutral colours and traditional-style wood panelled walls, creating a sense of warmth and comfort. The ground floor opens onto the lush west-facing garden, ideal for lazy weekend afternoons and bathing in the early evening sun. There are four good sized bedrooms, all with en suite bathrooms and build-in wardrobes. The master suite and second bedroom are located on the first floor, and the two further rooms are situated on the second floor, including a brightly decorated children’s room. It’s located on a lovely quiet spot of Chelsea Park Gardens and yet less than a minute from all the action of the King’s Road. The ground floor of the house boasts an incredible lateral living space and the rear private garden has a real the “wow” factor rarely seen in the area.” “The neighbourhood has a leafy, village atmosphere whilst the fantastic community spirit and magnificent nearby amenities suit families young and old. City Villa is a truly unique, modern home that boasts spectacular views of the nearby city PERFECT HOMES INTERNATIONAL MAGAZINE

99

Crested on a steep site, ARRCC urban architect’s latest design is a house that materialises art, singularity, luxury and good taste. Designed as an iconic family home, with modern natural design direction, the villa is an interplay of rectangular forms, perpendicularly opposed with cantilevered concrete elements to create a powerful and sculptural composition. The organically shaped pool forms a sharp contrast against these rigid shapes, and shows off the magnificent views. A white, geometrically shaped screen installed on the exterior of the upper level, adds patterned textures to the exterior. Concrete and glass are the key materials and with inspiration from architects such as Tadao Ando, the use of geometric forms to sculpt natural light, is seen throughout the house. As you enter the driveway, you are instantly struck by the horizontal elements that pierce the landscape. Softening these forms is a stone cladded wall which provides a screen to the sunken fire pit on the entertainment level, concealing them from the street level. “The building sits comfortably as a pure manmade object in its context, enveloped by dramatic city views, and incorporates signature ARRCC design elements to create a modern and sophisticated presence while still ensuring that the personality of the home owner is reflected,” says Michele Rhoda. Mark Reilly, director of ARRCC.

The entrance cube is enclosed by a custom-designed, fragmented brass front door which floats framelessly between glass panels on either side. The lobby inside is masked by off-shutter concrete walls, set against a double-volume matt black steel and bronze screen which surrounds the staircase leading up to the main living level. Out the front, the large sliding doors open onto lush landscaping, creating a Zen garden feel which surrounds an infinity pool and Jacuzzi. Next to the pool is the sunken entertainment area. Above this, a floating concrete box provides a neat overhang for shade protection, while incorporating a sky light to sculpt the natural light. All of the bedrooms boast unrivalled views of the city and the mountain with the three double rooms featuring en-suite bathrooms enclosed within a glass box, providing privacy while not obstructing the views.

As expected from ARRCC, the interior is out of this world, one of the very highlights of this modern house apart from the fine concrete finish and the beautiful glass touches, is the dramatic city views seen from almost anywhere in the build-

As Olatz González, commercial director of the Territorial Center of INBISA Inmobiliaria explains, “marketing is being positive, having reached 60% of sales in just six months of commercialization. This high sales pace, coupled with the confidence shown by Banco Santander, which will finance Residencial INBISA Aravaca, allows us to begin the construction of this exclusive promotion. “ Residencial INBISA Aravaca will offer its future owners a wide range of personalization possibilities in homes. “From INBISA we offer our clients different personalization options for the different rooms of their homes, adapting them to their needs and preferences,” says Olatz González.

THE DEVELOPMENT The residential development is made up of 22 unique houses with large garden and large terraces. The houses range between two and five bedrooms (plus bedroom service), garages, storage rooms, multiple services for private use for residents (private pools, large and well-landscaped spaces, children’s play areas ...), security system , closed circuit video surveillance, pre-installation for recharging electric vehicles . The use of high quality materials and finishes both in the building and houses have been used to meet the current market needs, and has as a maximum exponent to ensure comfort, well-being and quality both inside and outside. The building, in addition to ensuring great brightness thanks to its south orientation, will have the energy rating A, which represents a great saving in energy consumption for the future buyer of the apartment and the overall energy demand of the building. Another differential feature is the HVAC system that will be implemented by INBISA for Residencial INBISA Aravaca, since it is a double flow with heat recovery, the most advanced in the market. All this makes Residencial INBISA Aravaca “the best option among the current alternatives for free housing in Aravaca”, they say from INBISA.

Property sales and prices in Spain are forecast to rise in 2018 as long as there are no sudden economic surprises or changes to the mortgage market. Anticipa, one of Spain’s biggest real estate providers, expects sales to rise 9.3% next year to 526,000 units, up from 481,000 this year and 21% more than in 2016. It is also forecasting that prices will have risen by 6.9% by the end of 2017 and looking ahead to 2018 are set to rise by slightly less at 6.1%. Even with this rise they will still be 27% below the peak of the market in 2007. Prices for resales and new builds are expected to continue to increase by 5.8% over the fourth quarter of this year, the firm says in its latest real estate market report, but this was compiled before Catalonia declared independence and the national Articles provided courtesy of propertywire.com 116

Government took over the running of the region. Mark Stucklin of Spanish Property Insight, pointed out that the company’s forecast for 2018 is 85% higher than the nadir of 2013 when just 285,000 homes were sold in Spain. But as the report shows the market is still 42% below its peak of over 900,000 sales in 2006.

Forecasts could be affected by what happens in Catalonia regarding the region’s bid for independent from Spain. The region is regarded as the wealthiest in Spain and its capital Barcelona has seen some of the highest property price rises this year.

Building completions on new homes in Spain will also be well below their peak reached in the boom years. The report expects a total of 63,400 in 2019, compared to 62,900 in 2017.

With the Madrid Government having now taken over control of the regional government ahead of elections in December there is now a state of wait and see. Spain’s third largest bank Caixa Bank has already moved its registered office out of Catalonia and is likely to wait until after the regional election to announce what the future holds.

Stucklin explained that although these figures do show a significant increase of over 48% in relation to the low of 2016 when 42,700 completed properties, volume still lies 90% below its peak.

In Spain large property companies with a lot of exposure in Catalonia have seen their share prices slump. Merlin Properties and Colonial fell by 5.3% and 6.4% respectively at the height of the independence crisis.

A SNAPSHOT OF SECOND-HOME “LIFESTYLE MARKETS”

Many affluent individuals choose to purchase second homes - and in some cases primary homes - in prized small luxury enclaves that reflect their personal passions and lifestyle interests. To better understand the motivations and trends shaping the global HNW population, we snapshot the performance of some of the most popular ‘lifestyle’ markets from vineyards to beach resort markets in 2016 and early 2017.

VINEYARD MARKETS Despite global production of wine dropping to its lowest levels in 20 years in 2016 as a result of several climatic events, interest from affluent buyers in viticultural estates has never been stronger. 37 Discerning Chinese wine aficionados fuelled some of the interest across several wine producing regions, but this is expected to slow towards the end of 2017 and into 2018 as new currency exchange restrictions hinder capital outflows for Chinese investors. Retiring affluent baby boomer buyers are likely to replace any slowing in Chinese buyers, with almost 70 percent of our studied vineyard markets reporting an increase from affluent boomer buyers. Globally, the average starting price for a luxury vineyard property is $3.2 million worldwide, significantly higher than the $2.1 million for luxury homes across all market types. Luxury property sales prices across vineyard markets vary dramatically across our surveyed markets and depend on a range of factors including geographical location, size, soil, climate, grape variety and yield, age of vines, winemaking facilities, and other amenities.

LUXURY VINEYARD MARKETS WORLDWIDE Average Starting Price for Luxury Vineyard Properties $3.2 million Highest Residential Sale in 2016 $15.5 million for a winery estate in Bordeaux, France Highest Average Luxury Property Prices $400,000+ per acre in prime sections of Napa Valley. Luxury Vineyard Property Sales Prices Prices are up in South Africa’s Stellenbosch Valley, and start at $3 million for a luxury wine-producing estate. Prices are down four percent in Napa Valley since year-end 2015. Prices are steady in Bordeaux, but appreciating at the higher end of the market (€5 million+). International Buyers Tuscany saw the biggest annual change in international buyers, with a substantial increase in Chinese buyers. Chinese buyers also purchased three of the five highest priced châteaux sold in Bordeaux in 2016. Notable Trend Income-producing properties are keenly soughtafter by investors who are attracted by the combination of lifestyle offerings, quality of life, and potential for yield. The Next Vineyard Market Hot Spots? Oregon’s Van Duzer Corridor, the newest designated American Viticultural Area (AVA), which borders the western side of the Willamette Valley and benefits from the direct flow of Pacific Ocean air, moderating summer heat. Kent in South East England, where changing climatic conditions have attracted up-and-coming sparkling wine producers in recent years as the area is expected to someday boast the same climate as the Champagne region does today.

New luxury developments and refurbished or new ski lifts across many prime ski markets are set to bolster growth and buyer interest in 2017 and beyond. Technology is shifting the makeup of traditional ski home buyers. Several markets reported that as buyers can now so easily work remotely in their jobs and businesses thanks to advances in digital communications, they have seen an increase in affluent buyers relocating their families to these ski destinations to enjoy a more relaxed lifestyle centred on the outdoors.

Despite a decline in the number of skiers visiting ski resorts worldwide over the past three years, luxury property markets in prized ski destinations across the globe have seen a steady stream of interest from affluent clientele looking to secure a dream lifestyle property. Though prime property sales volumes were down on average across our studied markets for 2016, much of the slowdown can be attributed to overall HNW uncertainty, which has already begun to subside somewhat in 2017.

New legislation targeted at foreign buyers and owners— both proposed laws and new laws already in place—have had a dampening impact on several tropical resort areas. In Fiji for example, a new law requiring foreign homeowners to build a $120,000-plus residence on any owned block of land by the end of 2016 caused some owners to sell at dramatically reduced prices, which had a flow-on effect on the remainder of the property market.

Though some markets saw a steady stream of lifestyle oriented buyers, overall luxury home sales in tropical beach resort markets saw a decline in sales as a result of prevailing global uncertainty in 2016. Tropical beach resort markets that rely on significant capital inflows from cities impacted by uncertainty (such as Barbados with the UK) or political or economic upheaval (Punta del Este with Brazil and Venezuela) are seeing a pause in the market, offering significant value propositions for savvy buyers.

Adjacent cottages converted into one spectacular home in historic coastal village

For those who like to be beside the seaside, the perfect family home has become available in the heart of the village of Old Bosham, West Sussex. On the market with high-end estate agents Finlay Brewer at ÂŁ1.895 million, the four-bedroom property is the conversion of two terraced cottages into a 2,330 sq. ft. family home. Dating back to the Roman period, Old Bosham sits within the Chichester Harbour Area of Natural Beauty site and is a short drive to the popular West Wittering Beach. Completely refurbished, the home has been designed in a contemporary style, with notes of blue and marine to create a coastal ambience. The home is entered through a welcoming entrance hall, leading to a sitting room with bay window to one side, while a spacious full width open-plan family room with living and dining area includes neolith worktops, specialist lighting and polished concrete flooring. A wide sliding door allows natural light to flood into the room, making for the perfect family gathering space. The ground floor also includes a boot room, guest cloakroom and utility room, whilst retaining the symmetry of the formerly independent properties. An elegant stone cantilever staircase leads to the first floor, where the four spacious double bedrooms are distinct by their different designs, while the neutrally styled master bathroom includes his and hers basins and a large shower and bathtub. With calm blue hues appearing in much of the decorating, the home makes for the perfect tranquil retreat. With manicured front and rear gardens, the latter measuring 96 ft. in length, and a double garage plus off- street parking.

Teresa Brewer, Founding Director at Finlay Brewer, commented: “This home is perfect for a family or professional couple wanting to enjoy village life, moments from the coast, whilst still being within easy reach of London. The Direct connection to Victoria Station from Bosham Station will be a huge drawer for those willing to take on a longer commute in return for some fresh sea air and plenty of beauty spots. “The conversion has rejuvenated both properties, allowing for an abundance of living space. In an area known for its long heritage, the period features of the property have been preserved to the front facades, while the modern interior makes life easier for the resident. The high quality of the fittings used in the refurbishment make this a dream property for a family looking to escape to the country.”

Small and picturesque, seaside Bosham has a thriving sailing scene and access to huge sections of coastline to enjoy. The village has a strong community spirit with a wide range of sporting activities and clubs available for residents to join. Bosham Walk in the village centre offers a variety of artisan and crafting shops to be explored. A short distance by train from Chichester, Portsmouth or Brighton. Famed for its Roman origins, Bosham was reportedly a busy port town during the time of Emperor Trajan (98 to 117 AD). The village was believed to be one of the residences of the Emperor, which was all but confirmed when a statue of the ruler’s head was discovered in the village’s harbour in 1800. The statues identity wasn’t confirmed until 2013 when Dr Miles Russell and Harry Manley used 3d scanners to identify facial features and a distinctive hairstyle, which led them to conclude it was Emperor Trajan. Rooted in history, Bosham is also believed to be the site of the legend of King Canute and the tide, where the Anglo-Saxon king demonstrated that his command could not hold back the incoming tide, demonstrating to his courtiers that he was mortal, and not a deity. The tale influential allegory has been replicated in many artworks. Perhaps most notably, Bosham was immortalised in the Bayeux Tapestry, referring to King Harold II’s starting place, as he departed in 1064 to negotiate with William of Normandy, a journey which led to William the Conqueror to return and claim the crown in the infamous Battle of Hastings in 1066. Twenty years later, the Domesday Book listed Bosham as one of the wealthiest manors in England.

A rare opportunity has become available to purchase a home on one of Chelsea’s most significant streets, where the stainless steel razor blade was first developed and manufactured by Wilkinson Sword at their factory on Sydney Street. For similarly pioneering buyers, a bespoke-designed Grade II listed family home has come onto the market on Sydney Street. The newly-refurbished five-bedroom home comes complete with a wine cellar and media room. It is on the market with Russell Simpson for £5.5 million. Steeped in history, Sydney Street was once famed for being the location of the Wilkinson Sword factory, where the first stainless steel razor blade was invented in 1956. Replacing carbon steel blades, which rusted so quickly that most people threw them away after one use, this invention dramatically changed the shaving industry for good, and shaped the company into the global brand it is today. The Wilkinson Sword factory first opened on Sydney Street in the 1870s, and prior to becoming a household name in razor manufacturing, the company was responsible for producing bayonets, swords and some of the earliest motorcycles seen in the UK. The famous Flak jackets used by the US army in WWII were also created on Sydney Street.

Other Chelsea landmarks on the street include the Royal Brompton Hospital, the UK’s largest specialist heart and lungs centre, where patients were frequently visited by Diana, Princess of Wales. The hospital was patronised by Queen Victoria when it opened in 1847. Grade I listed St Luke’s Church is also a prominent building, as one of the earliest Gothic Revival churches, where novelist Charles Dickens was married. The perfect home for those with a taste for heritage luxury, the property is a beautifully designed and newly refurbished Grade II listed Victorian townhouse. Renovated by architects and interior designers Mackenzie & Temple, the house retains its original period features, while providing everything required for contemporary style living. Covering five floors, the 2,782-sq. ft. home comprises five double bedrooms, two reception rooms, dining room, kitchen, media room, wine cellar and three bathrooms.

The ensuite bathroom has been restored to include all the original detailing, and the pièce de résistance is the hand-finished La Rochelle cast iron bateau bath, which is complemented by the double Carrara marble washstand and his and hers handmade cupboards. There is also an expansive dressing room with copious storage space. The pairs of bedrooms on the second and third floors are individually designed and feature handmade bespoke joinery and wardrobes, while the two family bathrooms feature luxurious sanitary ware with high-specification finishes, underfloor heating and heated towel rails. On the lower ground floor, the bespoke kitchen includes Miele appliances with Carrara marble countertops and a breakfast bar with an oak surface. The skylight allows the room to be flooded with natural light. A large doorway leads into the formal dining room, while stairs lead up to the manicured garden with bespoke seating area, which can also be accessed from the ground floor. A comfortable media room with surround sound and a temperature-controlled wine cellar provide all the necessities for relaxing and unwinding. Jake Russell, Director at Russell Simpson, comments, “Chelsea has always been one of the most historically diverse parts of London, and the purchaser of this home will be right at the beating heart of some of the area’s best Victorian landmarks. With every detail thoroughly considered, this home is unlike anything else on the market. Impeccably refurbished with all the technology and amenities required for the modern family, this home will also suit those with a taste for beautiful period properties, much of which has been carefully restored and preserved.” As one of London’s most sought-after residential areas, Chelsea offers unrivalled shopping, dining and recreation, with eateries such as the Ivy Chelsea Garden within a brief walk of the property. The home is only a five-minute walk from King’s Road, and two minutes from Fulham Road, which both offer a wide array of boutique retailers. A wide range of good schools are in close proximity to the property, and South Kensington (District, Circle and Piccadilly Lines) is a six-minute walk from the property.

MEL GIBSON’S JUNGLE PARADISE! With its year-round tropical weather, democratic government since the 1940s and proximity to the U.S., Costa Rica was one of the first getaway outposts for semi-expat Americans when having an off-shore home - a practical alternative to Florida and California. Consistently rated by the Happy Planet Index as the happiest country in the world with safe streets, cheap cost of living, beautiful parks, dozens of sandy beaches, excellent medical care, a thriving economy and only a 2.5 hour flight to the United States, about 70,000 Americans have moved to Costa Rica and thousands more have purchased vacation homes, including Mel Gibson. Gibson, whose paternal grandparents were an Australian opera star and American tobacco millionaire, was born in Peekskill, New York in 1956. His family moved to Australia when Gibson was age 12 where he studied acting. After he became an international movie star in the 1980s, Gibson began buying a string of luxury homes in California, Montana, Connecticut, Australia and Fiji. While scouting locations for his 2006 film Apocalypto, Gibson went a bit further than most Americans who tend to buy Costa Rican beach condos and bought an entire 403-acre beachfront jungle on Costa Rica’s Nicoya Peninsula.

Gibson’s Costa Rican estate includes three homes which are separated from each other by an extensive canopy of trees stretching across the entire property. Each of the two smaller single-story homes have two bedrooms, vaulted ceilings, kitchens, verandas and their own swimming pools, BBQ area and are fully air conditioned. Of the two, Casa Barrigona has its own poolside cottage and Casa Dorada has a loft, giving each additional sleeping space. The main two-story hacienda-style residence, Casa Guanacaste, overlooks the long, wide beach and has seven bedrooms, eight bathrooms, a large courtyard and pool and multiple terraces affording both ocean and jungle views. All three villas have been constructed of Costa Rican wood with Spanish and Italian tiles with red-barrel tile roofs that create a tropical ambiance. Located on Costa Rica’s northern Pacific Coast, beach lovers will find white-sand beaches along with nearby steep cliffs. Animal lovers will enjoy the howler monkeys, get an occasional glimpse of an ocelot and watch sea turtles lay eggs on Mel’s private beach.

SNOW WHITE’S COTTAGE FOR SALE! The Brothers Grimm published it in 1812 and Walt Disney made it a film in 1937. One family loved the story so much they decided they wanted to live there - and they did! It’s unlikely that Jacob and Wilhelm Grimm or Walt Disney would have imagined the enchanted cottage of the Seven Dwarfs would be replicated as a family home outside of Olalla, Washington and each would have been mesmerized by the results. The details in each turn of the home’s wood, the intricate forged ironwork and each pane of stained glass showcases the exacting craftsmanship, imagination and labor of love that went into its creation. The Brothers Grimm published their first collection of folklore stories in 1812 under the title of Grimms’ Fairy Tales. It was to become the standard reading material for children’s bedtime stories around the world. Snow White appeared in their first edition and the brothers made their final revision of the story in 1854. It wasn’t until recently that grown children who grew up with the Grimms’ Fairy Tales stories admitted that they were actually quite frightening and probably contributed to many nightmares. For that reason they have lost favour with modern parents. Snow White herself was plagued with a wicked stepmother and her jealous attempts to murder the beautiful girl by cutting off her air supply and poisoning her, but as the happier fairy tales go, Snow White was able to over-

148

come all that; saved by her friends the Seven Dwarfs and finally rescued by a Prince whom she married and lived happily ever after. But the enchanted cottage of the Seven Dwarfs transcended the story and its charm and appearance has never lost its appeal. It was also the environment where Snow White felt safe and secure and was her happy place. Walt Disney also saw the merits of the fairy tale and turned it into an animated film in 1937 that was so popular - and still is - that

it played a large part in the huge Disney success through generations. One imaginative family was so in love with the Seven Dwarfs’ home that they reproduced it as a family home where they lived until 2005. The person who bought it continued the theme and continued to enhance the interior. After twelve years of living in one of the world’s most magical environments, she is offering her Snow White cottage for sale to the next family who will find as much joy there.

Located on five wooded acres on a dead-end street behind a gated entry, the magic begins. The sprawling main house of 2,800 square feet with its extreme high pitched and deeply sloped roofs looks exactly like it jumped off the pages of the children’s book. Blended into its wooded background, with twisted wooden bridge and quirky but charming tree house, it’s hard to imagine there are four bedrooms and five baths inside with every modern convenience and high speed Internet - even if one must walk through the opening of a massive indoor tree trunk to see it. The tree trunk ascends to a second floor open loft with bath via impressive stairs. The interior is unforgettable with stone, stuccoed walls, huge hand-carved beams and the most captivating rounded hand-built wooden doors of various sizes with intricate iron hinges. Fireplaces and a wood stove, which begs a pot of simmering soup, promise that comforting deep warmth that only wood can provide and the raised, rounded kitchen fireplace is perfect for cooking or crafting. With no square walls to be had, the interior of the house wraps around you like a big hug. For modern folk, there is a hot tub/spa, patio for outdoor living, RV parking and a creek on the property with garden area and fruit trees. The tower “tree house” in the garden comes complete with a small room with its own fireplace - a perfect spot to sit and reread the story of Snow White. Now for only the second time since the early 1970s, Snow White’s cottage is for sale, priced at $775,000. Sadly, the Queen’s magic mirror does not convey. CHRISTIES LUXURY DEFINED REPORT 2017

Markets to watch While they may not be among the most “luxurious” or the “hottest” prime property markets in the world quite yet, these diverse yet similarly active luxury housing markets are on the upswing. Here are our top five picks of luxury property markets on the rise

MILLION-DOLLAR-PLUS HOME SALES IN 2016

Moving the Needle: Millennials and Boomers

Historically, and perhaps surprisingly, the change of executive power in the D.C. metro—including the U.S. Capital, and areas of Virginia, Maryland, and West Virginia— doesn’t have a discernible impact on its local real estate market. While a handful of high-profile new residents make headlines, a steady and strong job market offering professional and well-paying jobs—many in law, consulting, government contracting, public policy, and public affairs— sustain the greater D.C. area between elections.

Insights from Our Local Expert “Arlington, Virginia, right across the Potomac from the District, is particularly attractive to affluent millennial buyers. I’ve seen reports where Arlington ranks No. 1 in the United States in this demographic, edging out wellknown tech hubs. Our agents report that these new high-end buyers are educated, dual income couples earning good salaries at a young age. Like much of the D.C. area, Arlington is attractive because of the strong job market, convenient public transportation options, walkability, lively dining, award-winning schools, and open spaces.” — Jeffrey S. INCREASE IN MEDIAN HOME SALES PRICES IN 2016

Moving the Needle: Tourism, Tech, and Tesla In 2016, skier visits to the region skyrocketed by 110 percent over the previous winter and 2017 has kept pace.3 With 80 percent of luxury property purchasers from the tech hub of San Francisco’s Bay Area, it is no surprise that telecommuting buyers, both millennials and boomers, are on the uptick in Lake Tahoe. In the area, 55 percent of purchases are second homes and 40 percent are third homes. A short distance away in Reno, Tesla CEO Elon Musk is building a 5.5-million-squarefoot plant to manufacture battery packs for the innovative electric-car brand’s lowercost Model 3 car due out at the end of the decade. Other major corporations, including Apple and Switch, are building a sizable presence in this gambling mecca.

Insights from Our Local Expert “There’s been a real renaissance in tourism and a recent tech surge that directly affects the housing market. The number of homes sold for more than $1 million increased 28 percent around the lake. The East Shore saw the biggest movement, with a 65 percent increase in homes sold for over a million.” — Michael Oliver, CEO, Oliver Luxury Real Estate

Moving the Needle: The New Africa

Just this January, Morocco was readmitted to the African Union after a 30-year hiatus. This is good for Africa and good for Morocco’s economy. Due to its continued relative political stability, the city of Marrakech is increasingly seen as a safe haven for real estate investors in the Arab region. Luxury property sales are beginning to recover, yet still remain 50 percent below their 2007 peak. This appealing pricing, positive economic outlook, and recent increase in requests from UKbased Indian and Pakistani citizens are likely to spur Marrakech’s luxury property market to a new growth phase.

Insights from Our Local Expert “We remain positive with Morocco taking a leadership position on the African continent, promoting the country as an affordable, safe, glamorous, and innovative alternative to other parts of the world for remote workers. We have had inquiries from Americans, Belgians, Indians, French, Middle Easterners, Scandinavians, and Moroccans and it’s likely the Chinese will soon look, too, now that there are no visa restrictions.” — Alex Peto, Partner, Kensington Luxury Properties Marrakech

Moving the Needle: Star Power

Moving the Needle: Non-Taxing Living

In October of 2016, after extensive public hearings, Oscar-winning actor Leonardo DiCaprio received a green light from the Belize government for his eco-resort, Blackadore Caye. With this all-important nod, DiCaprio can finally begin construction on the property that he purchased a decade ago. The resort, with a mission to environmental responsibility and ultimate comfort, could open as soon as 2019. The DiCaprio Seal of Green Approval is a definite plus for the Belize real estate market as a showcase of the country’s pristine ecodiversity and beauty for a potential new audience of International luxury buyers.

Insights from Our Local Expert “We look forward to continuing to promote DiCaprio’s vision for Belize as a paradigm of relaxation, green hospitality, and ecological stewardship. As more people come to Belize, we expect the luxury property market to prosper.” — Gil Castillo, President, SanCas Realty

In addition to some of the world’s most beautiful beaches, the Bahamas offer added advantages: no restrictions for expats purchasing real estate, and reduced tax burdens.6 As the world becomes more chaotic, island living, far from the madding crowd, becomes even more attractive. While 80 percent of buyers still consider this their second home, more are pulling up stakes, working remotely, and moving their families because of the educational opportunities. Seventy percent of buyers are international, with millennials on the rise. Although Hurricane Matthew, which landed in Nassau and the northern part of the country in October, caused significant destruction, the cleanup was swift and the disaster did not deter luxury home buyers.

Insights from Our Local Expert “A welcome upsurge in the sale of island properties in the Bahamas closed out 2016. With world stock markets hovering at record levels, in my experience this inspires investors to look for ways to consolidate their assets and fulfil their dreams at the same time. A Bahamian second home ticks both of those boxes.” — John Christie, CEO, HG Christie

The future arrives in the Gulf as the Future Cities Show season kicks off

The region is expected to see the launch of new, futuristic technologies at the Future Cities Show, to be held from April 9-11, 2018, that will change the way people live and work in urban environment The second edition of the Future Cities Show, that will take place in Dubai, UAE, from April 9-11, 2018, will set the tone for smart cities through the three pillars – sustainability, innovation, happiness and showcase the future of urban life. With a theme of achieving sustainability through innovations, the show will showcase the cities of the future by highlighting the latest and the most innovative technologies that will change the future. As the worldwide smart cities movement gains momentum, Future Cities Show reflects and also presents the transformation of urban societies, infrastructure and environment that currently hosts more than 54 per cent of the 7.5 billion people and uses 75 per cent of the power generated. A recent white paper, Evolution of Smart Cities and Connected Communities, cosponsored by the Consumer Technology Association and the United Parcel Service (UPS), says, market value of smart cities is expected to jump from $14.85 billion in 2015 to $34.35 billion by 2020, representing a compound annual growth rate of over 18 per cent. The white paper found that a key driver of smart cities growth is the ongoing trend of global urbanisation. “With 70 per cent of the World’s population forecast to live in cities by 2050, the need for sustainable, liveable world cities is essential for a prosperous future,” said the report. More than 250 smart city projects are currently underway across 178 cities around the world, according to a new report from market research company Navigant Research, while hundred other cities are preparing to join the smart city movement. Future Cities Show focuses on education, wellbeing, knowledge sharing, collaboration among government-private-universities-society, user-driven innovation, livability discussions, sustainable energy solutions, sustainable economic development and 162

sustainable societal development to drive the wellbeing of all nations. The three-day event, takes place within six months of the UAE’s announcement of the launch of a new cabinet portfolio – the Ministry of Artificial Intelligence and Saudi Arabia’s granting of ‘citizenship’ to Sofiya – a robot – the first country to make this move. Earlier, Dubai set up the World’s first functional 3-D printed office in front of the Emirates Towers Hotel – marking the beginning of Dubai city’s journey towards becoming a smart city. The emirate will host the Museum of the Future by 2019 that will offer a glimpse of future technologies and products. On top of these milestones, the introduction of electric vehicles, testing of driverless cars and the testing of the first flying taxi in Dubai marks the beginning of a new journey towards reinforcing & strengthening Dubai’s status as the smartest city in the world. Soon, Dubai might become the first city in the Middle East to allow flying taxis to carry passengers from one point to the other – that could influence architects and engineers design buildings with multiple landing balconies or landing pads for flying taxis and transport regulators to design safe air routes for flying taxis to avoid head-on collisions. Future Cities Show will be full of activities that include an exhibition that showcases innovative technologies and sustainable solutions as well as a conference that will discuss future technologies and how cities will be retrofitted with new sensors, energy saving systems, processes and change management. Dawood Shezawi, Chairman of the Organising Committee of the Future Cities Show – says, “The testing and introduction of robots, drones and flying cars indicate one thing – the future has arrived. We will see unprecedented changes, disruptions and challenges as well as innovative solutions emerging that will create a completely new urban environment where technologies will

dictate our life, work and activities. “Future Cities Show will display, test, demonstrate and discuss future technology, Internet of Things and how they change the urban environment, systems and processes

and help all stakeholders including – urban planners, architects, master-planners, engineers, scientists as well as consumers – see the future unfolding in front of their eyes. “As we witness the unfolding of the Fourth Industrial Revolution (Industries 4.0) in front of our eyes that is fast disrupting traditional industries, systems and processes and paving way for internet, artificial intelligence, virtual reality, augmented reality and cloudbased solutions, it is important to understand how the future cities will shape up and more importantly, how lives will evolve in the smart or future cities. Future Cities Show activities are based on the 17 Sustainable Development Goals (SDGs) set by the United Nations and adopted by 193 countries in September 2015. The show also incorporates the 10X Dubai directives which were set by His Highness Sheikh Mohammed bin Rashid Al Maktoum, UAE Vice President, Prime Minister and Ruler of Dubai. This is a radical programme that seeks to establish “X Labs” in every government entity and position Dubai 10 years ahead of the rest of the World.

Ski-in Ski-out

Occupying arguably one of the most exclusive addresses in Les Gets, the new apartments CHALET 1839 is a brand new ski-in skiout project located in the town centre, and right on the front de neige, the first new property to be built in such a location in decades. Only metres away from 3 main ski lifts, owners of these apartments will be able to ski in and out of the building’s ski room immediately onto the slopes. The development also has the luxury of being right in the heart of the resort, meaning all local amenities including shops, restaurants and bars are just a few steps away, and the town hall is just down the road. The town’s ice rink is also directly opposite, ideal for families with younger children. The 18 apartments with interiors of 45.5-160.41 sqm ranging from studios to 5 bedrooms all offer beautiful views up the mountains 176

or across the resort. The spacious units have been designed with comfortable living in mind and come with fully equipped kitchens. One parking space is also included with each apartment, although extra spaces are available to buy if needed. A concierge service is on hand for all owners needs including airport transfers, ski packages, housecleaning and even a private chef. Owners also have the option of using the management service to rent out their property when they are away. A traditional resort, its alpine spirit is upheld with its beautiful Savoyard architecture and design which help to retain the village’s irresistible charm. Luxury properties of this standard are rare in the village, with only a few being built in the last few years.

With such an excellent location and the high standard of finishes in all these apartments, this development is certain to be very popular with holidaymakers looking to rent properties during their stay, resulting in high rental yields. Only 80 minutes from Geneva International Airport, the village of Les Gets, one of Portes du Soleil’s most popular, is easily accessible from other European cities, attracting families and avid skiers. The year-round resort is part of the world’s second largest ski domain, with access to over 600km of piste for all levels. The summer months are just as important in this region, with an impressive number of activities available including mountain biking, canyoning, horse riding and paragliding. Set at an altitude of 1,172m in the region of Les Portes du Soleil, Les Gets is often compared to its famous contemporaries like Megève however, it is often considered more charming and less pretentious. A popular ski resort and an authentic Savoyan farming village, Les Gets has easy access to Geneva Airport (under an hour’s drive), making it an attractive choice for weekend ski visitors. The village is laid out on a valley floor and is consequently quite flat surfaced. It is very popular with families with smaller children as the chalet-style restaurants are delicious but unpretentious. It is on the smaller side for Les Portes du Soleil, but offers fantastic ski pistes, as the lift pass is combined with Morzine’s and provides access to both. If skiing isn’t what draws you to Les Gets, it is most likely the snowshoeing, hiking or paragliding. Despite the small size, Les Gets has some upmarket appeal, with beautiful hotels lining the streets and some premium restaurants offering some fantastic local, and international flavours. The residents are proud of their village and it is felt throughout their offerings. The Territoire du Grand Cry, a cross-country ski village filled with teepees, and is a fine example of local pride and fun for the whole family.

REPORT INTERNATIONAL

Ski resorts with all year round facilities set to be more popular with buyers

180

Ski resorts that are investing heavily in their facilities to establish themselves as a dual season destination are likely to get more demand from buyers and visitors, new research suggests.

The report says that buyers increasingly fall into two camps; those seeking a dual season resort to maximise year round rentals and those targeting high altitude resorts offering reliable winter snowfall.

It is not all about ski facilities with non-skiers now making up 25% of Alpine visitors and sellers and developers need to adapt to new trends, according to the latest analysis of the ski property market by international real estate firm Knight Frank.

Chamonix has overtaken Val d’Isère and Gstaad this year to take the top spot in the annual price growth rankings. The resort, which is widely-regarded as the most well equipped year round resort in the Alps, has now seen prime prices increase by almost 5% for two consecutive years.

Those that are offering a range of year round activities such as Chamonix, Gstadd and Courchevel 1650 are outperforming the wider Alps market, the report shows. Water parks, spas and mountain bike trails are helping to broaden their appeal.

Overall, the index, which tracks prices across 16 ski resorts, declined by 1.8% in 2017 year on year. However, French resorts saw prices rise by 1% on average, whilst their Swiss neighbours recorded a 5% dip over the 12 month period.

Almost half of people in Europe believe they will never own their own home Most people in Europe dream of owning their own home as they consider it a symbol of success and that it makes better financial sense than renting but 48% believe that it will never happen.

60% of those who rent in Europe say they would like to own their home which rises to 70% for 18 to 34 year old, but 48% don’t believe they will be able to do so.

A new international survey that covers 13 European countries and the United States and Australia, found that overall the vast majority who own a home are happy with their housing situation, 78% in Europe and 69% in the US and 71% in Australia.

Some 65% of people in Europe said they want to own a home because they consider it a symbol of success and the report says that this reinforces the notion that buying a house is not just a financial decision but guided by social and cultural principles.

The research from ING also found that

A breakdown of the figures show that 72% believe that home ownership is a status symbol in Poland, 70% in Turkey and Romania and 65% in the UK while 68% of European think buying a home makes financial sense, including 83% in Luxembourg and 71% in the UK. Fewer people in countries with a bigger rental market such as Spain, Germany and France see it as a good financial move. Just 47% though it was financially better to buy a home than rent in Spain. Some 66% of European thought that everyone would buy a home if they could afford to with higher shares agreeing on this point in most countries, including those with a strong renting culture such as Germany. Some 80% of people in Poland thought so, 79% in Turkey and 78% in Romania. Overall 48% of people in Europe said they will probably never be able to afford to buy a home. A breakdown of the figures show this sentiment is higher in Australia at 62% while 56% say so in the UK and Germany. When it comes to the rental market there is some sentiment that is has positives with 49% of people in Germany, 47% in Spain, 46% in the US saying that renting offers more flexibility. The survey also found that 31% of people in the US and 31% in Turkey believe life is much easier when renting. People in Luxembourg, Belgium and Romania are least likely to agree that renting is easier. However, more than a third, across all countries, select ‘neither agree nor disagree’ when asked and the report suggests that while many people favour owning a home over renting, they also understand the full picture can be a complex one. There can be advantages and disadvantages, whether you rent or buy. ‘Most people want to buy a house. Their reasons for doing this extend well beyond money, such as security and the freedom to decorate it how they like. Yet many now accept that they are unlikely to buy,’ said Ian Bright, senior economist and managing director of Group Research at ING. ‘If you combine this with our findings that a higher proportion of home owners are happy with their housing situation, compared with renters, then it seems that more people will feel incredibly frustrated with their housing choices in the future. It is hardly surprising that many people in many countries think housing is on the wrong track,’ he added.

6 easy ways to make your home feel like a

cozy, winter ski chalet

As the weather begins to cool down, the lighter weight linen and cottons blankets make their way to our storage closets, and the air conditioners start to get less use in our homes, there’s no better time than the beginning of the holiday season to refresh your home, giving it a warm, cozy feel. You don’t need a full re-design of your interiors to get them ready for winter – just a few touches can make your space feel like a luxurious, far away ski chalet. The design duo behind the acclaimed luxury travel interior design firm, Krause Sawyer (www.KrauseSawyer.com) - Tracey Sawyer and Kajsa Krause, who have become the go-to designers of choice for creating chic, functional and comfortable interiors for some of the biggest hotel brands in the world including the W Hotels, Westin,

Canopy by Hilton, Andaz, and more, know just what it takes to transform a space with just a few simple touches. Below, you can find their top pro tips for transforming your home from a stylish summer dwelling to a cozy winter retreat.

a sheepskin to a 1 Add cold wooden chair

Toss your brighter, crisp lightweight cotton blankets into the storage closet, and invest in a new fur throw to bring a cold wooden chair to life. Doubling as an area rug, a dark, robust hue and furry texture will add richness to an otherwise sterile seating option, and leave you feeling as if you’re in your very own secluded mountainside abode.

House shoes and slippers represent the change from a day spent outside of the comfortable confines of your home. Whether running errands, shoveling snow, or hard at work in the office, that simple activity signals the end of a certain discomfort and an embrace of warmth, coziness, and calm. When your toes are feeling the bite of winter’s chill, what better way to warm them up than the healing softness of felt or shearling sheepskin slippers.

a portable heater or fireplace 4 Add to your space

No ski chalet worth it’s hot stew is complete without a rippling, wood-fueled fire. And if you’re lucky enough to have hard surface floors in your home, you can expect the occasional drafty chill to drift atop the floorboards. Bring a taste of Alpine life into your space by adding a portable (and storeable) fireplace to warm up the room in the dead of winter, and add an invaluable touch of charm. Shorter days mean more time spent around the dinner table, enjoying hearty, homemade food. What better way to make that moment truly special than with impressive candelabra. An elegant, vintage shape lends a fabulous feel to the tabletop, while a wooden version adds an extra touch of warmth and hominess while retaining a versatile and modern profile.

RocksuRe issues final call to pRospective investoRs: last chance to part-own a collection of stunning european apartments Set to close to new investors in Q1 2018, Rocksure’s Capital Portfolio, a collection of six stunning central European apartments, could be the perfect opportunity for those perturbed by Brexit in their pursuit of a dream overseas home. Discussing the unique offering of Rocksure’s Capital Portfolio, CEO David Rogers, explains: “Undoubtedly Brexit has had a severe impact on European property investment from the UK. Regardless of the outcome of the negotiations, Brits will always want to have a slice of their own home in Europe in which to use for vacations, business trips or

simply take a few days to relax and unwind. The difference with our part-ownership offering and the typical means of purchasing overseas homes through an agent is the handsfree service we provide. “Purchasing properties overseas on your own can be daunting at the best of times, but also incredibly draining, with owners needing to

constantly deal with management and upkeep. Ever-changing taxes and legislations, which will only become murkier post-Brexit, can also challenge one’s patience. That’s why we feel our offering with the Capital Portfolio is the best option for those wanting the enjoyment of their own home overseas, without any of the hassle. We handle all of the property management and ensure all related taxes and charges for each apartment are covered, completely freeing up purchaser’s precious free time.” Recently launching a spectacular apartment in the Dorsoduro district of Venice, the Capital Portfolio provides centrally-located two-bedroom apartments in Europe’s finest cities, including Paris, Barcelona, Prague and Vienna, with a Rome offering soon to be released. The main benefit of Rocksure’s offering is the ability to co-own a share of the bricks and mortar of each luxurious apartment, whilst being able to use them at times of their choosing for a generous period each year. Shareholders in the Portfolio enjoy annual usage entitlements ranging from an average of seven nights for a Half Unit investment to an average of 14 nights for a Full Unit, with those requiring more usage able to buy additional units in quarter increments.

194

THE WORLDWIDE PROPERTY BIBLE

PRAGUE

Providing extra incentive, investors in the Capital Portfolio can also access stunning properties in New York, San Francisco, Florence and London with their usage entitlement. The usage rights are also user friendly, with shareholders able to carry forward unused days into the next year or gift them to friends and family.

PARIS

David added: “We offer more than just the chance to part-own a collection of fabulous apartments across Europe, this is a lifestyle choice. We give our investors the ability to use our cache of properties across the world, meaning if one day they wake up and have the urge to go wine-tasting in Tuscany or a last-minute meeting in New York they know they have access to something far superior to the standard hotel room or Airbnb at the touch of a button.” The Capital Portfolio has a ten-year lifespan, at the end of which, all of the properties are sold and the proceeds, together with any capital gain, distributed amongst shareholders. This gives purchasers a tangible exit strategy and low risk investment strategy, with capital spread across six different markets. While there is an obvious opportunity for capital gain over the ten-year enjoyment period, there is a huge immediate benefit in the ultra-low shareholders’ rates for staying in the apartments, which averages a little over €200 per night for the whole two-bedroom apartment. In comparison, a similar sized suite in a super-lux 5* hotel would average over £1,000 per night. From a usage perspective, Rocksure has constructed sophisticated booking software which guarantees fair allocation of nights and ensures that during busy periods there are no clashes or monopolisation of properties and dates. To date the Capital Portfolio has attracted over 100 individual investors from across the UK, US and the rest of the world, raising over £9 million. Currently, less than 15 Full Unit shares remain available to purchase, with time running out to take advantage of a well-structured European property investment ahead of an uncertain time out of the EU.

Thanks to an extensive lift network, the village is connected with over 300 kilometres of piste and the neighbouring mountain town of Tignes. While Tignes has a robust reputation as a destination for serious skiers, its Val d’Isère, with its cobbled streets, chalet architecture and vibrant après ski culture, that’s regarded as one of the chicest spots in the Alps. Located at 1,850m in altitude and just 5 km from the border with Italy, Val d’Isère is easily accessible, connected via road and train network to Geneva, Lyon and St Etienne airport. A regular host of world-class ski championships, including Olympic events, Val d’Isère combines challenging runs with a fantastic range of gentle slopes suited to both beginners and intermediate skiers. Its versatility makes it an all–round favourite; come high-season, its legendary après-ski spots, like La Folie Douce, draw a glamorous international crowd, while top restaurants require booking weeks in advance. Yet while in recent years, the array of boutique hotels, five-star restaurants, trendy bars and designer shops has been on the rise, it hasn’t tainted the magic of this intimate alpine town. It’s not hard to see why Val d’Isère’s legion of loyal devotees continues to grow. PERFECT HOMES INTERNATIONAL MAGAZINE

It offers a real estate investment route to gaining residency and potential citizenship in the country and hence European citizenship. It was launched by the Portuguese government in 2012 to stimulate investment into Portugal and has since encouraged several billion Euros in real estate investment and over 2,000 family applications each year.

Investment An investment of €500,000 is required in real estate in Portugal. The property, either residential or commercial, can be rented for income. Any number of properties can combine to make up the €500,000 minimum investment. Joint buyers can pool investments into one property. The property can be mortgaged for any investment exceeding the minimum. A lower investment amount of €350,000 is possible for properties to be renovated however investors should be aware of the practicalities of such an investment.
