It may be hard to imagine, but 2023 is almost here. With less than two months separating us from the new year, experts are weighing in with their predictions for 2023’s top interior design trends. According to the pros, it’s going to be a beautiful year for interior design.

It’s a lot to get into, but it all starts with the question: What are some design trends that you think will be huge in 2023?

“In 2022 plaster and lime wash started to make their way into design again and I think 2023 is going to be the year it is infused deep into the design of everyone’s homes!”

Lindye Galloway, founder and chief creative officer at Lindye Galloway Design Studio, told A Design Partnership. “I also think there will be a lean towards warmer colors for moodier spaces that are emphasized through rich colors and textures.”

“We’ll continue to see a focus on health and wellness in 2023 as people are now valuing their homes more than ever,” he explained. “When it comes to space planning, clients are requesting intentional spaces for activities like meditation, yoga, exercise, and last but not least, home spas – hello Gwyneth Paltrow!

“Incorporating nature into our living spaces is becoming increasingly popular. Whether it bring the outdoors in – via mother nature’s air filtration system (aka house plants) – or bringing the indoors out –through the increased use of

outdoor kitchens and other multi-purpose exterior living spaces.”

As far as color schemes are concerned, expect more dramatic looks next year.

“Soft blush pinks and corals will be big in 2023 as designers move away from all white and gray decor,” Jerad Gardemal, principal designer and owner of JF Garemal Designs, said. “It is a great way to reintroduce color into a home that was more monochromatic. Faux finishes on powder room walls and mantels will also be on trend. Dark accent walls in large rooms will provide a dramatic accent in an open floor plan home.”

Post Thanksgiving quiz: How to know if you had a good celebration

Ah, Thanksgiving!

It’s that special time of year when we are filled with gratitude, and a huge amount of mashed potatoes, stuffing, smothered vegetables, turkey parts and pies. How do you know if your family and friends had a great Thanksgiving at your place? After the holiday, if you answer “yes” to several of these questions you’ve probably had a pretty good time:

The Food

Were all stove burners and every square inch of your oven put to use? Was there so much food that you could barely fit all the serving dishes on your counter tops?

Was your plate piled so incredibly high with food that any other time of year you would find it outrageous – and yet you still refilled your plate a few times to get everything you wanted to eat? Did you eat so much that you had to undo the top button of your pants yet you still continued to stuff more delicious food into your body?

When deciding between the types of desserts, was your choice “all of the above”? Forget the little wussy dessert plate: Did you need a big plate for

just your “pie course” which included whipped cream and/or vanilla ice cream?

Did you eat so much that you were incapable of movement; you simply had to recline like a beached walrus and slowly digest the thousands of calories you consumed?

Did you have two Thanksgiving meals: the original one, and then a “top off” one later in the day? Was that second meal somehow even better than the first?

The Adults

Did everybody basically get along without any major kerfuffles due to differing opinions about politics, the economy or the “House of the Dragon” series? Despite the state of the world, could folks actually acknowledge things for which they are grateful?

The Kids

Did the little kids - like the adorable, little maniacs they are - run around the house at least two thousand times while screaming at the tops of their lungs? Did they slide down the stairs and bonk their heads?

Did at least one of them end up crying convulsively while snot ran down their face? Did they smear the glass doors with some sticky substances? Did they sufficiently “love” (AKA terrorize) the poor dog so much that it ended up cowering in fear under your bed?

The Spirits

After a full day of celebrating, were there so many empty beer and wine bottles that you were somewhat taken aback? Do you secretly blame this amount of bottles on your loud, tipsy uncle even though several other guests and you “topped off” your wine

glasses throughout dinner?

The Clean Up

After the meal, was the kitchen blanketed with dirty pots, pans and piles of dishes? Was sticky gravy coating all the counters? Were mashed potatoes somehow flecked on the walls?

Did at least one dish or glass get chipped or broken? Were a few pieces of flatware accidentally thrown out (usually the spoons for some strange reason)?

Is your refrigerator precariously stuffed to the tipping point with all the leftovers that have completely exhausted your supply of storage containers – even after you sent your guests home with bags of goodies? Are you afraid to open the door and have things fall upon you?

The Finale

After everybody left, do you think, “Why did I eat so much?” while cutting yourself another piece of pie? And then did you think, “Well, calories don’t count today. It’s a holiday after all.”

The importance of staging your home

You want the home sale process to be as painless and profitable as possible. The less time a home spends on the market, the greater the chance it will sell for the asking price, or above. Even though we are still in a seller’s market, staging your home is a crucial step in the process and offers a greater guarantee of the best possible outcome. Here are some of the major reasons you should stage your home prior to listing it.

Staging your home makes for better photos

Prior to ever listing your home, your experienced realtor will bring in a professional photographer to take photos that show your home in its best light. People want to be able to picture their lives happening in a house they intend to buy. Your furniture, photos, travel memorabilia, etc. make it much

harder for someone to imagine themselves and their family creating memories in your space. Staging your home prior to taking photos can remove personal touches while still leaving a welcoming feel. According to the Real Estate Staging Association, sellers who staged before listing sold their homes 87% faster than those who waited until after listing. You’ll have the best possible marketing material to attract people to your open house, or even entice them to make an offer before touring. As the market shifts from a sellers’ market towards a balanced market or even a buyers’ market, staging a home can set you apart from the competition.

Staging makes your home look newer

Because staging companies will implement modern trends, use new furniture, and eye-catching fixtures, your home’s overall aesthetic is instantly elevated. A few cosmetic renovations and sophisticated touches paired with tastefully selected

furniture can make your house appear move-in ready. Buyers won’t be as inclined to make a laundry list of items they’ll feel compelled to redo, and be more likely to meet your asking price. According to NAR, 38% more buyers want to see a home that has been professionally staged than the alternative - even if they are unaware it’s been staged. Effective staging highlights your home’s positive attributes while minimizing less desirable qualities. Staging draws in elements of color theory by selecting discerning hues to curate a sense of tranquility and peace. Regardless of the buyers’ interior design preferences, the right kind of staging is tasteful and attractive to any and all personal aesthetics.

Staging gives the space context

It may seem that an empty room would appear larger than one filled with furniture, but often the opposite is the case. Without any furniture for visual scale in the main bedroom, it’s hard to tell how much space a king, queen, or full bed

would take up. Likewise for smaller rooms, creating a cozy, warm atmosphere with certain furniture can make the space feel comfortable.

If you want your home to sell quickly at or above the asking price, stage it before listing. According to the National Realtors Association, it is 83% easier for buyers to imagine the property as a future home if it is already staged. A HomeGain survey found that staging a home resulted in an average 196% return on the cost to stage. Financially savvy home sellers know that staging a home prior to listing it is a surefire way to generate interest, increase foot traffic, and quickly close with the maximized amount of profit.

As the holiday season approaches, it is time to think about gifts. Parents or family members of home buyers – especially rst-time home buyers – often contribute to the down payment funds in the form of a gift. In fact, 28% of buyers used gift funds from family or friends for a down payment in 2021, according to the National Association of Realtors.

That’s especially true today as the rise in real estate prices has only made the challenge of saving enough for a down payment even more dif cult. Down payment gifts are often given as wedding presents, college graduation or other milestone events. Some parents choose to add to their child’s down payment fund each year for birthdays or holidays.

While gifting for down payments is common, there are a number of rules to follow in order to avoid complications or tax liability. Here are highlights of the rules noted by SmartAsset.com and BankRate. com. We also recommend talking with your nancial advisor before making a gift.

Documentation – the gift letter

Lenders prefer that down payment gifts are from a family member, such as a parent, grandparent or sibling. When a down payment gift is being made, the lender will require detailed documentation.

Smartasset.com writes that the donor will need to write a letter that includes the name of the donor, the donor’s relationship to the gift recipient, the date and amount of the gift and a statement that the money is a gift and is not to be repaid. The donor and recipient both need to sign the letter.

The lender may also require documents such as a copy of the deposit slip when it is transferred into the recipient’s account. Or it the gift has not yet been made but will be at the time of purchase, the lender may require a copy of the donor’s bank statement to show proof of the availability of the funds.

Timing of down payment gifts

Down payment gifts can be made at any time prior to the purchase of the home. However, it’s better to make the gift sooner so that the money is already in the homebuyer’s account. Most lenders look at your bank statements from the past two to three months. Experts also advise against making large deposits or withdrawals from your bank account after you apply for your mortgage and before you purchase the home.

Rules on the amount of gift down payments

From the homebuyer’s perspective, the amount you can receive as a down payment gift depends on the type of mortgage. Standard conventional loans allow varying amounts depending on the percentage of your down payment. If you’re putting down 20% of the purchase price or more, all of the down payment can be gifted. If you putting down less than 20%, only a portion can be gifted. SmartAsset.com writes that the nal split depends on the loan type.

For example, if the loan is FHA or VA and your credit score is above the minimum threshold of 580, the entire down payment can be gifted. If the home buyer’s credit score

is below 580, the buyer must pay at least 3.5% of the down payment.

It’s important to note that gift down payments are only acceptable on primary or secondary home purchases, according to SmartAsset.com.

Gift tax rules

BankRate.com speci es that for tax year 2022, each parent can gift each of their children up to $16,000 for a down payment – a total of $32,000 collectively –without being subject to the gift tax. Other family members have a $16,000 lending limit before they also run into the gift tax.

REAL ESTATE 2022 Report by Lawrence Yun, National Association of Realtors chief economist

Each year, Realtors® attending the National Association of Realtors® (NAR) conference learn about up-to-theminute real estate trends and analysis to help serve their clients with a high level of knowledge and professionalism. A highlight at this year’s conference in Orlando, Florida was NAR Chief Economist and Senior VP of Research Dr. Lawrence Yun who presented his annual report and predictions for the year ahead. Below are a few salient points and graphs from his presentation this year.

Housing starts

The U.S. needs to build an average of 1.5 million new homes a year just to keep up with growth in the number of new households. 2005 was the last year that the threshold of 1.5 million new homes was constructed. Since that time, but especially during the recession, new home starts have fallen far below that 1.5 million mark. Now in 2019, the U.S. is down 5 to 6 million homes, which is the main reason for such a shortage of homes across the country. The graph below shows that the number of housing starts is nowhere close to the 1.5 million housing starts needed each year.

Existing home sales

In 2017 there were 5.5 million existing home sales nationwide, followed by 5.3 million in 2018. The decrease was likely due to lack of inventory available to purchase. Lawrence’s prediction for the sale numbers to be about 5.5 million in 2019 and 5.6 million in 2020.

Home Inventory

Inventory peaked at 4 million homes nationally during the beginning of the recession in 2007. Over the past year, inventory has dipped to an historic low of under 1 million and then come back up, but our housing inventory is still lower than two years ago.

Mortgage rates

Average mortgage interest rates were at 8% in 2000. There was a steady decline in rates to a historic low of 3.35% in 2012.

Mortgage rates started at 4.46% in January of 2019 and fell to 3.8% in November. Now in 2022 rates are in the 7% range. The pressure on rates is due to inflation and the yield on the 10-year Treasuries. The graph below shows the relationship between mortgage rate and the 10-year Treasury Bill.

Will prices fall?

The most common question Dr. Yun says he gets asked is “Will prices fall?” According to Dr. Yun, “Conditions today are very different than the last boom/bust cycle. In 2004 we had a huge oversupply of new homes. In 2022, we still have a huge undersupply of new homes which should continue to support the value of homes.” Below is Dr. Yun’s forecast.

An ode to decorating with plaid

From decorating with buffalo check to styling classic tartan, plaid is an incredibly versatile pattern with a rich history. While plaid is often associated with fall and winter, you know I believe this pattern looks great all year long.

I’ve previously written about my love for plaid, from Scottish tartans to the bold and beautiful check pattern. While we certainly don’t have the time for me to wax poetic about every type of plaid there is, I did want to take a moment to highlight the variety of ways you can decorate with your favorite plaid pattern this season and beyond.

Suffice it to say, this may be one of the Scottish’s greatest legacies in the fashion world thus far. While the history of tartan goes back to as early as 3000 BC, and though ancient pieces of cloth have been found in more areas of the world than just Scotland, the Scots have become known for their ties to the textile. Dating back to the 1600s, the tartan pattern has been a mark of a Scottish man. Different patterns and colors served as clan or family identifiers, and they wore kilts that proudly showed off their family’s grand plaid. Scottish families continue to carry on the tartan tradition, and in the textile world, the timeless patterns will never go out of style.

If you ask someone to close their eyes and imagine plaid, it is likely a tartan that immediately comes to mind. Tartan (or the Scottish plaid) is the plaid pattern best characterized by horizontal and vertical lines intersecting each other that together form different sizes of squares or checks all throughout the fabric. Among the most popular patterns are the Royal

Go bold if your love for plaid is insurmountable. Decorate with this pattern in larger pieces like a sofa, rug or floor-to-ceiling window treatments. If you aren’t fully on board with the plaid look, try using it as an accent in pillows or a throw blanket. Although it is used often around this time of year, plaid can be used year-round to add dimension to your design. I often think of plaid as a neutral in this way.

Decorating with gingham and buffalo plaid

Wander off-grid to a playful cottage aesthetic by decorating with gingham. While this pattern has been thrust into the spotlight with the emergence of cottagecore, its popularity as a pattern is not new.

While decorating with gingham may conjure quaint country cottage vibes, it is actually a very versatile pattern. With the simple use of scale and color, this pattern can transition from a French country table to a stately dining room wall. Larger-

scale prints work well on drapes, walls and bold vibrant colors. In a small-scale pattern or natural or toned-down colorway, the fabric boasts a beautiful aged finish – perfect for a period home. Pair your gingham with florals for a classic look that can work in any room.

Decorating with checkered plaid

The checkerboard motif has recently stepped into the spotlight as the check of the moment. The classic staggered arrangement of (traditionally) black and white squares, reminiscent of a chessboard, is once again popping up across flooring, textiles, wallpaper and more. When used lightly, these checks can add a bolt dash of print and eclecticism into a room. While black and white checks go through periods of peak popularity (like right now), they never completely go out of style and complement many other patterns and styles. Apply a checkered fabric to pop a traditional armchair; selecting a more neutral pattern (white on gray) gives it a modern feel, while a more distinctive pattern (blue and white) looks more traditional.

Windowpane

The windowpane, as the name implies, is a variation of the plaid pattern, which looks reminiscent of windowpanes. Consider this fabric the bigger brother of the graphic check that is somehow in a league of its own thanks to its popularity in men’s clothing.

In the living room, plaid pillows, blankets, window panels, rugs and upholstery add subtle visual interest without the busyness of a more complex pattern. In the kitchen and dining room, coasters, napkins, place mats, tea towels and tablecloths or runners bring in a dash of style.

And in the bedroom, crisp windowpane bedding elements are so much more exciting than solid alternatives.

Houndstooth

While often associated with men’s suiting fabric, chef’s pants and Sherlock Holmes’ hat, houndstooth has found firm footing in home decor. More dynamic than idle squares, houndstooth looks like it’s on the move. It’s a type of twill made by alternating bands of four dark and four light threads in both vertical and horizontal directions. One thread is advanced at each pass to give it its characteristic slant. Smallscale houndstooth is casually referred to as puppytooth. While there’s no dimension threshold separating the two, houndstooth at this more reserved scale is undeniably classic.

While houndstooth traditionally has a clubby, highbrow tone, used in the right way it can also feel fresh, bright and youthful. Windowpane plaid isn’t the only one capitalizing on its relationship to men’s clothing. To add a tailored, clean and classic look associated with men’s fashion, incorporate houndstooth in one of a variety of scales and colors. Although it’s considered a traditional pattern, large-scale houndstooth has a more contemporary aesthetic. But it is also important to consider the size of the houndstooth pattern in relationship to the components of your furniture piece. A larger pattern “falling off” the side of a thin swooping arm of a chair would lose its refinement. Elegance is in the details.
