How to manage water use around your yard

F

irst impressions are lasting impressions, and that’s why curb appeal is so important in real estate — when people first pull up to your property, you want them thinking good things. And the first thing they are likely to see is your landscaping — properties are judged by how green the grass is, by the care that has gone into the garden, by the pruned trees and shrubs and by the decorative elements that complete the landscaping job. Adding the right elements to your property is the first step; the key is maintaining them so they always look like something out of a homes and gardens

magazine. “Everybody knows you have to water your lawn and gardens for them to maintain a lush, healthy look,” says George Micevski, president of Zoeller Canada. “But we must also recognize that water is a precious resource, and our use of it must be measured and responsible.” Making responsible water use easier to manage is the infrastructure of a good landscaping project, which should include the use of more than one pump system. KEEP THE GRASS GREEN Water your lawn, and gardens for that matter, with an integrated sprinkler system. Powered by a lawn sprinkler

pump and the water use managed by a control panel, you can measure exactly how much water you use, and when, to keep your lawn and gardens healthy. MANAGE RAINWATER A great way to minimize your water use is to capture and reuse the rainwater that falls on your property. Water can be collected through downspouts, rain chains or water channels at the bottom of sloped hardscaping and funneled into a rain barrel or subterranean catch basin. A simple sump pump system can retrieve the water when it is needed for gardening purposes. BUILD A POND Backyard ponds are

not only decorative; they are good for wildlife in your area by creating a spot where animals can refresh and keep cool. It is important to ensure pond water circulates to preventitfromstagnating and becoming a breeding

ground for mosquitoes. A small submersible pump will do the trick, and will also help drain the pond at the end of the season. BE DECORATIVE If you have a larger property with a bigger pond, give it some

added pizzazz with a water fountain. Providing aeration as well as aesthetics, a pond fountain will become the focal point of your property. For more information, visit zoeller.com.

A guide to affordable home improvement

he holy grail of home improvement is a project that makes a big difference to the appearance or value of the home without breaking the bank. The key is to focus on low-cost, quality items that will give the most bang for your buck. Here are five to consider: • NEW BATHROOM COUNTERTOP Bathroom remodels still provide some of the best return on investment for home improvement projects, but can also be some of the most expensive. If you can’t afford a full bathroom overhaul, opt for one high-impact update. Replace that outdated laminate vanity countertop with a stone version to bring an immediate touch of class to the bathroom. This update can be completed quickly and, for homeowners with a little plumbing knowledge, could even be a DIY project. • REFINISH KITCHEN CABINETS According to Home Advisor, replacing kitchen cabinets in a typical 10-by-10 kitchen costs an average $4,000-$13,000. For homeowners not able to make that type of investment, refinishing existing cabinets can provide a dramatic upgrade at a fraction of the cost. Homeowners can start by removing all cabinet doors and hardware, keeping all hardware together in a bag in case it’s needed later. Cabinets with a glossy finish should be sanded, either with blocks or a chemical product, then either stained (consider an

espresso finish for a modern look) or painted. Adding new brushed metal fixtures completes the look. • AFFORDABLE ROOF UPDATE For the biggest ROI on an improvement, look outside. Remodeling Magazine’s 2019 Cost vs. Value Report revealed nine of the top 10 high-return remodeling projects were exterior replacement projects. Replacing a roof can sound overwhelming, but with some smart shopping can provide a major curb appeal boost on a budget. A common misconception is that expensive products equal better products. While that can certainly be true, there are lots of examples where the most expensive option is not the best choice for every consumer. This is certainly true in large home improvement projects, where the costs can run high and the consequences for purchasing subpar materials can be serious. But, homeowners can save money while protecting their investments by finding the lowcost leader in the product category: a product that provides the best quality for the price point. “In many product segments there is a low-cost leader – a product or brand comparable in quality to more expensive brands, but offered at a lower cost to provide the best value per dollar,” says Rick Taylor, a long-time roofing contractor now working as a trainer for TAMKO Building Products, manufacturer of the low-cost leader Her-

itage shingle. “Home improvement isn’t the place to cut corners, but, if you buy smart, you can save money even on big exterior projects.” • NEW DOOR AND PORCH DECOR A new entryway can add major curb appeal to any home, but can also come with a big price tag, especially if the front porch area is aesthetically weak and would require construction to build it out. To achieve a similar result at a fraction of the cost, replace the front door with a new, energy-efficient option with a strong design

element. You may even consider painting it a bold colour. Next, add a readymade pergola around the entryway, or large concrete or sandstone pillars on either side of the door, available at most garden stores. Adding large, decorative plants to the top of the pillars, or around the doorway, can help define a dramatic entryway without ever pulling out a hammer. • PAINT Adding a fresh coat of paint is one of the most affordable ways to update many portions of the home. While time-consuming, the transformative properties

of paint on a staircase, exterior shutters, interior walls or even a floor are legendary. Paint is another great opportunity to utilize the consumer trick of looking for the low-cost leader in the product category. Stay away from the cheapest paint as it may chip or require many coats to cover, and in the end, cost you even more money to fix. But, also avoid the highest-end paints, as you may be paying more for the brand name than the actual product. Look for the best quality option at the most affordable price point. (BPT)

Tech solutions to common household chores M

ost of us have chores we would do almost anything to avoid. The good news is, advanced technology and new products have focused attention on making housework easier – or taking it completely out of our hands. Did you know

you can leave many chores to technology, or use new products that make them easier? Here are some examples: • Floor cleaning Everyone’s seen robot vacuum cleaners, which help keep your floor free of dust and debris without you having to lift a finger.

The latest technology uses Wi-Fi to control your robot vacuum, making the job even easier. You can also find robotic mops to clean your non-carpeted floors without you. • Window cleaning If you “don’t do windows,” you’ll be happy to hear that the next step up from robot

The innovative Betello toilet by Kohler features advanced technology to help keep the toilet bowl clean. (Photo: BPT)

vacuums is of course robotic window cleaners. While some models currently on the market appear to be easier to use and more effective than others, this technology will likely be perfected in years to come. • Pet care The unpleasant task of cleaning up cat messes has inspired a few different types of self-cleaning litter boxes, some of which have a pretty high price point. It may be worth it, however, if you’re a cat owner and this is your least favourite chore. Automated pet feeders are also available, to make sure your cat or dog gets fed when you can’t be home at their regular feeding time. Some users have reported issues with pet food clogging these products, but that may depend on the type of pet food you’re using. • Cleaning the bathroom In a recent study by Kohler, 42 per cent of consumers admitted that toilet cleaning is one of their most disliked chores. Kohler comes to the rescue with the innovative Betello toilet. Kohler’s Revolution 360 flushing technology powered by AquaPiston cleans two times better than a conventional flush. Water flows out of the tank at

360 degrees, increasing the power and effectiveness of the flush to keep the toilet much cleaner. The bowl also uses CleanCoat surface technology, made from an ultra-thin protective layer that repels water and dirt, minimizes debris and prevents bacteria, mildew and hard water mineral deposits from forming. • Taking out the trash Dealing with trash and recycling just got easier with a Kohler dual-compartment step trash can that provides a single solution for refuse and recyclables. The can’s fingerprint-proof finish keeps the exterior clean longer, and the proprietary Quiet-Close lid reduces noise. Inside, two 5.5-gallon removable buckets help make taking out the trash easy and mess-free. • Yardwork If lawn care is your least favourite chore, robotic lawn mowers are available on the market that use smart technology to make your yardwork much quicker and easier. With all of the household chores that everyone needs to tackle daily, it’s good to know about the latest products and technology that take some of the stress and mess out of housework. (BPT)

Add beauty and value to your outdoor space W

hen it comes to home improvements, few projects add as much function and value as upgrading an outdoor space. While it’s hard to beat the beauty and durability of composite decking, wood has long been the go-to material for deck-building projects due to its low cost and availability. However, a new generation of entry-level composite decking is chipping away at wood’s appeal by offering the same benefits as premium composites at a price point that’s more in line with pressure-treated lumber. “If you think you can’t afford composite decking, it’s time to think again,” says Alison Victoria, professional designer and host of HGTV’s Windy City Rehab. “One of the most exciting new products for this outdoor living season is Trex Enhance,

the latest offering from the company that invented composite decking. It’s an ideal choice for any homeowner looking to spend more time relaxing in – rather than maintaining – their outdoor living space.” Trex Enhance deck boards are engineered with a scalloped underside, requiring less material per board than solid boards. This strategic design feature eliminates weight and cost from the boards, making them easier to handle and afford. “While wood may appear to be the least expensive option upfront, it requires a lot of upkeep and maintenance,” explains Victoria. “A wood deck needs to be stripped, sanded, stained and sealed about every other year to maintain its appearance and structural integrity. When you factor in

the cost of materials and labour over the life of a deck, the upfront cost of composite decking is easily recouped in just a handful of years.” Looking for other ways to add beauty and value to your outdoor space? Victoria suggests the following: • Sear and sizzle in style Most people don’t think of a grill as a design piece. To instantly elevate the look and luxury of an outdoor space, consider a built-in grill surrounded by coordinating cabinetry and convenient storage. • Go vertical Vertical gardens are all the rage this season and a great way to add natural beauty and privacy without the heavy work of traditional landscaping. • Make it modern Modern lines are a top interior design trend that is expanding into outdoor spac-

es, offering a seamless visual transition. For a fresh, clean look, avoid overly intricate or busy patterns. Instead, opt for neutral, geometric patterns on throw pillows and accessories and choose streamlined outdoor furnishings and minimalist aluminum railing to frame the space without detracting from the view. (BPT)

Bring home automation to your back yard S

mart-home technology doesn’t need to be contained by the four walls of your home. There are many ways to bring the conveniences you love indoors outside with just the touch of a button. Gardening expert Frankie Flowers and the Electrical Safety Authority share three tips to incorporate home automation beyond the front door to make your outdoor space smart and safe. Elevate your gardening experience. You can set your automated lighting with timers to call attention to your hydrangeas, and keep your

garden green with automated sprinkler systems. When upgrading your yard, it’s important to make sure any cables or wires used are rated for outdoor use and are sunlight resistant and marked “SR” to avoid sun damage. Keep your outdoor space safe and secure. You can add an extra level of security to your home by incorporating lighting and outdoor security cameras. It not only helps keep your home safe, but can also add value to your property. For power cord connected devices, a ground fault circuit interrupter (GFCI) outlet must be used

to avoid shock. A cover plate marked “Extra Duty” will protect outlets exposed to weather, keeping water and debris out and prevent electrical shocks. Power the outdoor trends. The latest trend for landscapes is to incorporate natural elements like fire. You can heat up the outdoors with a fireplace, but note that there may be electrical considerations if you choose an electric or gas one. A licensed electrical contractor will help you achieve the automated outdoor space you have been waiting for. Remember to ask for a cer-

tificate of inspection when any electrical work is complete for

insurance and resale purposes, not to mention peace of

mind. Find more tips at poweryourlife.ca. (News Canada)

Elevate your home’s exterior with black accents W hether your home has a contemporary, traditional or rustic aesthetic, black is a unique colour choice that can make a bold visual statement. To help achieve this look and feel, Sharon Grech, Benjamin Moore colour and design expert, shares her tips for using black as an outdoor accent colour. Embrace your home’s natural beauty. One of the best places to start when incorporating accent colours is its architectural features.“ Archways, framing and pillars are ideal places to incorporate black paint,” advises Grech. “These elements are the differentiating characteristics that make every home different, so don’t be afraid to enhance and embrace them.” Contrasting colour combos. Incorporating black can

intimidating, but the popular trend can often add contrasting details and elegance to a space. “The key to incorporating the bold hue is to ensure it is balanced. This way it can appear chic and even neutral,” explains Grech. Colour combos that pair well with black accents outdoors are neutral hues like grey, beige and white. Mixing subdued neutrals with bolder, contrasting colours like black adds an unexpected element of interest and surprise. “Both warm and cool neutrals like Simply White OC-117 or Metropolitan AF-690, a cool and crisp grey, offer tonal contrast that pair well with black.” Dashing doors. Your front, side and backyard doors are key focal points that can have big impact on the exte-

rior appearance of a home.“ Adding pops of black to entryways will add depth and dimension. When using

bold colours like black, it’s important to select premium quality products that re vivid and durable like Ben-

jamin Moore Aura Grand Entrance that will stand the test of time,” says Grech. (News Canada)

5 steps to prepare for natural disasters W

hether it’s hurricanes, tornadoes, wild fires, earthquakes or snowstorms, natural disasters can occur anywhere at any time. When they do, it’s often sudden, so being prepared ahead of time is key. However, only 39 per cent of Americans are prepared for an unexpected natural disaster, according to a study by the Federal Emergency Management Agency. “It’s important to always follow official evacuation orders. But if you are able to remain in the home, amplifying your safety now can help you and your family keep calm during an emergency,” said Tarsila Wey, director of marketing for First Alert. “Save yourself from potential stress by taking these steps to prepare for any natural disaster.” Plan for a natural disaster. Emergency disaster drills are often conducted in schools, but rarely in the home. Plan for potential emergencies with your family before they strike. To stay safe during a tornado, for example, have your family choose a windowless safe room in your home and designate a family member to open windows. For added protection get under something sturdy, such as a heavy table, or cover your body with a mattress. Create an emergency disaster kit. Keep a well-stocked emergency disaster kit ready at all times. Fill your kit with first aid items such as bandages, gauze, tweezers and cleansing wipes. Additionally, include a flashlight, transistor radio, a portable phone charger, extra batteries, a fire extinguisher and enough bottled water and perishable food items to last at least 72 hours. Help protect your home and family. Natural disasters can cause long-lasting power outages and lead to a spike in carbon monoxide (CO) poisoning incidents, often because of improper generator use. It is extremely important to never leave your generator inside your

home or the garage, as they are a source of CO. CO is an odourless and colorless gas, making it impossible to detect without an alarm. To protect your family from the threats of smoke, fire and CO, consider installing a First Alert Combination Smoke and CO Alarm with a 10-year sealed battery, which eliminates the need to replace batteries for the life of the alarm. Test your alarms monthly and be sure all smoke and CO alarms have a battery backup if hardwired. Install alarms on each level of the home and near every sleeping area. Know fire safety. Damaged powerlines, gas lines and other electrical systems pose a dangerous fire threat. If a powerline falls, don’t move or drive over it and immediately contact local authorities. Another potential danger is using candles during a power outage. Never leave any open flames unattended. In the event of a fire, a well-planned and practiced escape plan will be invaluable. To design a fire escape plan, identify multiple exits out of each room and choose a meeting spot for your family away from the home. Practice this plan at least twice a year. Store your valuables safely. Important documents such as insurance papers, birth certificates and passports are necessary when dealing with the aftermath of a disaster, so be sure they are safely stored. For maximum security, protect these documents as well as any family heirlooms or prized possessions by storing them in a waterproof and fire resistant safe. “Being prepared for extreme weather often isn’t on a homeowner’s mind until it’s too late,” said Wey. “Make safety a priority in your home by planning for any natural disaster so that your family and your property are as protected as possible.” For more information, visit www. firstalert.com. Tips for reducing energy bills this summer

W

ith the air conditioner running on full blast, summertime energy bills can quickly add up. Fortunately, there are many ways to save on those kilowatts – from simple life hacks to energy-efficient renovations and upgrades for your home. Here are a few you could benefit from: • Install a skylight. A skylight is a surprisingly affordable and beneficial addition to any room in your home. In the summer, you can open your Velux programmable venting skylight to allow hot air, odours and toxins to escape, reducing your need for air conditioning. Known as the stack effect, your skylight can work with your vertical windows to circulate the air within the space and create a healthier indoor environment. • Harness the sunshine. In

Canada, we spend much of the year in darkness, but when summertime comes around and there are long days of sunlight, you can take advantage and reap the benefits of solar power. This doesn’t mean you need to install some panels on your roof – you can use solar power in smaller ways that still make a difference to your energy bills. For example, you can try solar-powered security lights, decorative patio lights and outdoor path lights. • Get out your green thumb. Did you know that planting trees around the perimeter of your home can make the air around it noticeably cooler? The share from strategically placed trees can reduce your cooling costs by anywhere from 10 to 30 per cent. Deciduous trees are better

for saving on summer cooling costs – place them on the south and west sides of your home for best results. • Get smart(er). Today’s technologies can let you do a whole host of things around the house. Some can help you make your home more efficient and save on your energy bills. Try installing a programmable thermostat that automatically lowers at night when your home is coolest, or that you can switch off remotely when you’re away longer than expected. Even skylights have gotten smarter, with indoor climate sensors and the ability to be controlled remotely using your smartphone – allowing you to create a cool, comfortable oasis in your home. Slender, graceful forms are a hallmark of mid-century style, as seen in Brizio’s new Levoir Bath Collection. (Photo: BPT)

M

id-century style celebrates the aesthetic influences of the 20th century, bringing clean lines, slender forms and high function to the interior space. From modernist architectural structures to fur-

nishings that embrace rounded geometries and smooth contours, design elements from this period are rooted in a sense of history, yet seamlessly integrate into the present for a truly enduring, iconic look. Incorporate these elements

to create a space that distills the essence of timeless sophistication and captures the je ne sais quoi of mid-century influence. • Streamlined aesthetic Curate a distinguished, mid-century look by implementing a streamlined design,

eliminating unnecessary visual weight and avoiding overly ornate items. Use the space wisely, selecting furniture that boasts clean lines and modern characteristics, such as an etagere bookshelf or a stacked glass coffee table with brushed steel trim. Experiment with form while remaining mindful of function, and strategically place items such as a custom slatted bench or vintage leather cantilever chairs, which provide comfort, purpose and debonair style. • Stunning contours Incorporate intriguing curves throughout a space to complement a clean, broader aesthetic, embodying a key component of the mid-century period. Bring the era’s sleek style to life in the master bath with faucets from the Levoir Bath Collection by Brizo. Slender, graceful forms pay homage to classic British automobile de-

sign, creating simple yet elegant silhouettes for unparalleled luxury. Augment the subtle contours and smooth planes with a geometric flower vase, or use a hexite backsplash to add angular interest. • Material intrigue The unexpected use of familiar materials is a key component of the mid-century approach. Place a sculptural glass globe lamp atop a walnut tripod table to introduce a blend of shapes, or fill a brass bar cart with square decanters and aluminum tumblers as a nod to the classic cocktail culture of the 1960s. Keeping authenticity and craftsmanship in mind, look for decorative pieces such as a rich rosewood desk for the home office, or rounded Lucite

nested coffee tables in the living room. • Daring accents Set the stage for distinguished design with a canvas of muted neutrals, and add a layer of visual interest with bold accent pieces and statement colours inspired by mid-century palettes. Suspend a bright, citron tapestry for an unexpected pop in the foyer, or add a chartreuse high-back lounge chair in the master bedroom, finished in velvet to accentuate its contours. Perfect the aesthetic with quintessential midcentury statements, such as large-pane windows for abundant natural light, complemented by a circular sunburst clock to complete the space. (BPT)
