BRISBANE ANALYTICS Brisbane is positioned as a leading destination for business and investment, major events and international education, all underpinned by strong economic fundamentals. Historically, Brisbane has recorded consistent economic growth and future projections indicate that this growth will likely continue. Current and future development within Brisbane is driven by population and employment growth, paired with significant infrastructure spending. These factors provide a strong CAPITAL CITY COMPARISON – SEPT 2015 foundation for the future of Brisbane Melbourne Sydney Brisbane’s real estate market. The Brisbane apartment market offers relative affordability over other major capital cities in Australia. For the September quarter 2015, Brisbane recorded a median unit sale price of $439,000 being $71,000 and $271,050 more affordable than Melbourne and Sydney respectively. The Brisbane LGA also demonstrated a greater return on investment than both Melbourne and Sydney with an indicative gross rental yield of 4.7 per cent, compared to 4.1 and 4.0 per cent respectively. As growth and rental yields remain strong, this value proposition is expected to increase interest from both interstate and international investors in the Brisbane apartment market.

BRISBANE OFF-THE-PLAN APARTMENT MARKET The Urbis Brisbane Apartment Insights is a quarterly publication providing independent research into the offthe-plan apartment market within Inner Brisbane. Urbis surveys active Brisbane developers to collect the number of unconditional sales each quarter. The following results are produced from the Brisbane Apartment Insights September quarter 2015 report. In September quarter 2015, 1,899 apartment sales were recorded. This was a 35.5 per cent increase from the 12 months prior, driven by domestic and international investment demand, due to Brisbane’s relative affordability and superior rental yields compared to Sydney and Melbourne.

As new apartment demand increases, so have apartment prices. The weighted average sale price for off-the-plan apartments in Inner Brisbane for the September quarter 2015 was $601,488. This was an increase of $33,481 from the previous quarter. Looking forward, as confidence in the Australian property market and substantial infrastructure investment continues, it is expected that Brisbane will record significant off-the-plan apartment sales as both investors and owneroccupiers compete to purchase apartments in inner city locations.

Over the past three years Inner Brisbane has recorded a strong growth trajectory with a 392 per cent increase in off-the-plan apartment sales for the September quarter 2015 compared to the three years prior.
