THE RELATIONSHIP OUR AGENTS HAVE WITH OUR BUYERS IS MORE IMPORTANT THAN THE COMMISSION. Don’t be surprised if a PorchLight agent advises you NOT to buy a house. Our agents know the market, and know what the house is worth. If the neighborhood, style, or size of the home doesn’t support the list price, our agents will advise you to wait or how to negotiate the deal. Many factors go into pricing a home, and our agents won’t let you overpay.

MARKET EDUCATION DAY From the neighborhood, to the type of house, to the floor plan, we expose you to a variety of styles and options. There are plenty of agents who will show you what looks good and push an offer through, but that’s not us. We don’t ever want you to wonder...what if? Naturally you’ll have some favorites, but we’ll recommend quite a few alternatives, too. Why? Because we know the market and, depending on your wish list, there may be some options you weren’t aware of. In the end, you will be confident you made the right choice because you did your due diligence.

FINDING YOUR HOME Because we listen to you, and we do our homework up front, we know exactly what you want and can preview potential homes on your behalf—sometimes before they’re even on the market. If it’s a contender, we get you in asap. If it’s not, we don’t waste your time. We knock on doors if we have to, even if that door doesn’t belong to a house that is currently listed for sale (everyone has a price!). Our technology and relationships give us access to homes before they hit the market. Some of our methods may be unconventional, but we work hard to get you in your perfect home. The process of buying a home is layered with important details, and sometimes complicated rules and regulations. We handle it all, and all in your best interest. MAKING AN OFFER Your agent will know when to act quickly to submit an offer, when there will be multiple offers, strategies to ensure your offer lands at the top of the consideration pile, and occasions when it may be worth offering a little more.

NEGOTIATION Porchlight agents take hundreds of hours of classes, many of which teach the art of negotiation. Negotiations happen at every stage of the deal. Ultimately the market determines the price of the home, but we use comparable listings and sold properties to offer a price that isn’t overpaying, without losing the home to another buyer. From there, we negotiate appraisal discrepancies, inspection items, and important dates and deadlines. It’s all up for negotiation and nobody is better at keeping the deal together than we are.

INSPECTION We will guide you through a thorough inspection of the property so you have a chance to really spend some time in your new home before signing on the dotted line. We want you to be assured the home is in good condition and is safe, and to be aware of items that may need repair. This is another opportunity for negotiation based on any findings.

APPRAISAL A licensed appraiser—chosen through your lender or on your own—will appraise the value of the home. This is required for the loan process and plays a role in how much a lender is able to lend you for financing. It also gives you confidence in your offer price and decision to buy the home.

CLOSING Through the contract process, there can be dozens of loose ends. We take care of any and all issues with skill and efficiency, and with clear communication to all parties, all the way through closing.
