Our experienced and licensed agents personally handle all of the showings when presenting your property to prospective tenants. Our agents are diligent, with timely follow-through, and are experts at â€œsellingâ€? your property to prospective tenants.
Every prospective renter must go through a thorough tenant screening process to ensure that they will be a qualified tenant for your property. This background screening includes credit and criminal checks as well as recent landlord references. LEASE AND MOVE-IN PAPERWORK
Once the perfect tenant has been decided upon, we meet with them to review and execute the lease agreement. In addition, we go over all necessary move-in information and paperwork and provide current documents required by city, state and federal regulations. KEY AND MONIES EXCHANGE
Once all necessary paperwork has been executed we arrange to meet with your tenant and collect the security deposit and appropriate funds. When this is complete, we provide your renter with keys to the property and provide you with a package that includes your funds and a copy of all necessary documentation.

Our Property Watch service offers you peace of mind throughout the term of your lease. We are the first point of contact for your tenant, fielding any emails or phone calls. If maintenance issues arise, we coordinate with local contractors to handle any repairs. In addition, we facilitate the setup of an online rental payment system so that your tenant can easily and quickly pay their rent to you. These rental payments are monitored by our team, so any delinquencies can be handled promptly and with the proper legal recourse. Property Watch also includes Turnover Coordination (detailed below). TURNOVER COORDINATION
When an occupying tenant is scheduled to move out of your property, Seattle Rental Group can handle the move-out coordination, inspection and prepping of the property to get it ready for the next tenant. With this service, we walk through your property, helping to determine what needs to be done and whether any security deposit funds need to be withheld. We then coordinate with vendors to facilitate repairs and cleaning, and to prep the property for your next tenant. This service is ideal for owners who are short on time or who need help determining appropriate deposit deductions. LEASE RENEWAL WRITE-UP

If the lease with your current tenant is expiring, we can coordinate and execute a lease renewal. We consult with you regarding current rental market conditions and, upon understanding your needs, contact the renter and negotiate the new lease terms. We then execute a new lease on your behalf and ensure that the tenant is supplied with all necessary paperwork.
