Mention “drought” to a Realtor and they may ask if you’re referring to the lack of rain or the lack of inventory. For the last several months the Pleasanton real estate market — like much of the TriValley — has been best characterized by a lack of homes for sale and increasing sales prices. “Compared to five years ago there are about 30% fewer homes on the market in Pleasanton,” said Jennifer Branchini, 2014 president of the Bay East Association of Realtors. She continued, “Owners realize that residential real estate David has recovered, but at Stark the same time they’re not necessarily rushing to put their homes on the market.” The lack of homes for sale coupled with the strong demand for home ownership has driven prices up. Data from the Multiple Listing Service indicates the median sales price for a single-family detached home in Pleasanton has been greater than $900,000 each month since April. “Pleasanton is now home to the milliondollar price tag,” Branchini said. “Since January there have been more than 170 homes that sold for $1 million or more.” Even with declining inventory and prices greater than the top of the market circa 2006, homes continue to sell in Pleasanton. Branchini said, “We’re on pace to equal or exceed the number of units sold in 2013.”

Asked if accelerating sales prices indicate another real estate “bubble,” Branchini said, “Real estate in Pleasanton right now is different in one big way compared to 2005. That difference is how buyers finance home ownership.” In order for home buyers to qualify for a mortgage today, they must have strong credit, stable income and a significant down payment — particularly in high-cost communities like Pleasanton. One option is for buyers to skip qualifying for a mortgage and pay cash. However, while this trend may be a hot topic for conversation, the reality is very different. Branchini explained, “We do see some allcash offers in Pleasanton but the majority of buyers, especially for the higher-priced homes, are still using conventional financing in conjunction with a down payment.” Some first-time buyers may be wary of their chances of competing in a high-cost market. Branchini advised, “Purchasing a home is a process and it typically doesn’t happen overnight. First-time buyers should start that process by making sure their financial house is in order, save their money and be patient.” She added, “Buyers should focus on making sure they’re ready because the right home may come along at any time.” Q David Stark, Public Affairs Director for the Bay East Association of Realtors, manages the association’s media relations, political activities and works with elected leaders and government staff in the development of housing policies. With today’s low interest rates, now is a great time to buy, sell or refinance. It’s important to remember that every client’s situation is unique. It’s important for prospective buyers and sellers to know what to questions to ask their consultants, whether it’s about financ- Debi Zentner ing your home or finding out more about the loan options available to you. Here are some key questions I have received from my clients: Is it better to rent or buy? In order to determine whether you should rent or buy, find two properties that are alike, one for rent and one for sale. Then divide the sale price of the property by the yearly rent of other one. If the ratio is less than 15, continue to rent; if the ratio is greater than 15 but less than 20, think about buying, and if the ratio is greater than 20, it is a no-brainer. Is it better to stay in our current home or move up?

The hardest issue in moving up in home price is generally not the mortgage, it is the property taxes. So I recommend the first thing to consider is analyzing your current lifestyle budget. How much do you currently save every month? If you purchase a new home, how much will you be able to save? Also, what are the potential tax advantages for moving up (such as higher property taxes and more interest deduction)? Where are interest rates going? What drives interest rates, and where are they going? Economic indicators (GDP, inflation and unemployment) and geopolitical events all can lead to uncertainty. When there is uncertainty, investors get nervous and they move their money from stocks to a safe haven, mortgage bonds. When mortgage bonds improve, home loans improve. So if there is uncertainty in the market place for the remainder of 2014, interest rates should continue to be great.
