Scope of Project: • Evaluate 2 proposed sites for potential opportunity to grow ambulatory footprint • Identified market for each property by 10-minute drive time catchment area • Need to understand both direct and downstream impact that each site could bring • What services should be offered based on local demand and gaps in access? • What staffing needs are there based on the volume of demand? – Full time staff or part-time coverage from other locations? • What are the special needs given the demand for care? – Could they reasonably utilize the full asset that’s being evaluated? • What is the existing infrastructure at each site and what would the capital requirements be to fully execute a decision to move forward?

Analytics Included: • Compared site demographic data such as current and projected population growth as well as market payer mix • Analyzed current market encounters by service line to determine current and projected service needs in each market – Utilizing catchment area allows for true demand figures – Claims data provides actual local utilization of care, not national rates layered onto local demographics • Determined current and potential FTE needs based on market net demand – Provider claims allow for FTE splits to determine how much time physicians are spending in-market – Allows for a true net demand of care not being delivered in market, identifying gaps in access to both physical locations and physicians • Square footage utilization benchmarks for the physical space needed to satisfy the net demand • Financial benchmarks to drive ROI model and a decision framework
