Falling interest rates have the power to create both winners and losers among investors. The decision by the Reserve Bank to yet again cut interest rates at its October meeting has positive consequences for property owners and negative consequences for people with large cash savings in the bank. The winners are property owners with mortgages, as lower interest rates mean lower mortgage repayments and higher profits for those investing in positive property. In contrast, the financial losers are people with cash savings in the bank, as their interest returns decrease in-line with the downwards rates. Over recent years, a growing number of people in Australia have put their money into cash savings as part of their retirement strategy because interest rates have been relatively high. However, people with cash savings now
face the very real consequence of having the long term value of their savings eroded due to low interest rates. This trend has already occurred in countries such as the United Kingdom where very low interest rates have decimated the cash savings of retirees. As a result of historic low interest rates in Europe, a record number of pensioners in the United Kingdom are struggling with debt – the number surging by 111 per cent over the pasts six years. It is estimated that the level of pensioners in debt is rising faster than any other age group in the UK. Last year, government figures showed that nearly 6,000 pensioners in the UK resorted to filing for bankruptcy – an increase of 76 per cent compared to 2008. A sobering thought for our market following global trends, To maximize the benefits of lower interest rates, investors with large cash savings should now be investing their money in
positive geared property. Over the past six months, Crawford Realty has recorded a huge increase in the number of investors with self-managed super funds moving their money out of cash savings and shares and using it to buy positive cash flow property. Investors are turning towards this strategy to achieve rental returns in excess of 11 per cent, plus annual historical growth rates of over 15 per cent in the Pilbara compared to interest savings rates in the banks, currently around 5 per cent and falling. Astute investors are taking advantage of excellent lending and return capability in the current market and are using their money to purchase multiple properties, borrowing the difference with the security of accessing low cost loans with fixed interest rates below 6 per cent. Property Investing This week I thought I would discuss property investing as I have been asked many times throughout my career the how’s and wherefores of owning an investment property. These costs are added to your home loan. Rather than looking at how much the bank will allow you to borrow, it makes more sense to concentrate on how much you can comfortably afford.
By Sarah Freeman In Australia, property laws vary from state to state so it pays to do your homework on what the property laws are in your chosen state of purchase. Property investors enjoy total control over their outlay, unlike other forms of investment. This is one of the reasons property investment remains popular. But this also means that the investor is more responsible for the performance of their investment. If you are applying for a joint home loan with another person, including your spouse or partner, you must take into consideration their existing earnings and debts. Remember - both of you are legally liable for repaying the loan. Most lenders require recent evidence of three months of genuine savings before approving a loan. If the deposit is a gift then the lender will normally require it to be in the borrowers bank account for three months. Talk to your financial institution about this. Most prefer a deposit of around 10 per cent the purchase price, but this has become unrealistic. Deposits of 5 per cent are now more common. Banks are keen to lend, but following the GFC they are also more thorough about checking your capacity to service the loan and giving consideration to any other debts you may have. Normally, any existing debt is included in the total amount you can borrow. When calculating this, the maximum limit on your credit card will be deemed as debt even if you never reach that credit limit. Ask your lender to outline their policy in this regard and to detail all the fees that apply to the loan, including mortgage costs, mortgage insurance, stamp duty or anything else.
Ideally you should aim for your weekly mortgage costs to be no higher than about 30 per cent of your household income. Don’t be a slave to your mortgage, allow for some disposable income so you can enjoy the other things in life. Some lenders will not issue loans for more than 80 per cent of the purchase price. When the time pressure is on, it’s easy to forget to check important information such as title details, strata fees or the development potential of a property. You need to be able to decide reasonably quickly, so doing some research prior to a home open will help you act more decisively if the property is right for you. If you don’t have the time or inclination to do this extra research yourself, a buyers agent can do this for you. A buyers agent, hired by you, can help you find and research properties and will also help you with the negotiation process especially if you are buying out of state. This also gives you the edge over buyers who may not be as organised. Check with your lender or finance broker before you put in your offer. If you can show the seller that your finance position is secure then the seller and you can negotiate with more confidence from the start. The biggest mistake many property investors make is not keeping up with regular maintenance. In the long run this is counterproductive. Such properties will not increase in value as much as others, rental income will be lower and tenants are less likely to care for it. The best way that property investors can minimise expenditure is to purchase lower maintenance properties that are structurally sound. Of course, even the best properties need occasional maintenance, but many of these costs are tax deductible.
❚ How to make a start investing in property Owners dread the prospect of a tenant who damages the property, but one of the best ways to avoid this is to ensure the property is in top condition. Most tenants will keep a property in the condition they find it. It’s about mutual respect and happy tenants are more likely to stay longer; a desirable outcome for owners. I thoroughly recommend employing a property manager as an important way to protect your asset. Apart from finding tenants, collecting rent and administering your property, a property manager can access industry databases to learn if a prospective tenant has a history of rent defaults or damage. Around 60 per cent of all rentals are managed professionally, meaning that investors who use this service have an advantage over properties managed privately,

particularly in the selection of tenants and care of the dwelling. Property management fees are tax deductible which makes them attractive, particularly for those people who lead busy work and family lives and who would rather not have to deal with the day-to-day issues of advertising for tenants, interviewing applicants, arranging the lease, collecting the rent, home inspections, responding to all-hours maintenance and possible court appearances if a dispute arises. Following these basic guidelines and committing to property investment as a long term plan gives you the best chance for economic reward. Gap Ridge busines estate to offer recycled water for industrial use A water recycling initiative at LandCorp’s Gap Ridge Industrial Estate in the Pilbara is set to save the State Government more than $2 million and deliver substantial environmental benefits. The facility will provide up to 20 million litres of recyclable water every year. Lands Minister Brendon Grylls said the initiative would involve recycling waste water
from MCM Linen, the region’s first largescale commercial laundry service located in Karratha’s Gap Ridge Industrial Estate. “Waste water from the facility will be injected into LandCorp’s recycled water pipe infrastructure and used to irrigate verges, swales and other landscaping throughout the estate,” Mr Grylls said. “Up to 400,000 litres of recycled water is expected to be saved every week which means considerably less pressure on Karratha’s
water supply. “For an industry which traditionally has intensive water use, this facility will recycle an impressive 90 per cent of its water, making it one of the most efficient facilities for water use and reuse in Australia.” Gap Ridge Industrial Estate already has 32 companies set to establish their facilities during stage 1 with stage 2, 3 and 4 set for development during 2012-13. MCM Linen, due to open in November,
will produce 2.5 tonnes of clean laundry every hour and employ 20-40 local people. MCM’s multi-million dollar facility will also be equipped with the most water-efficient machines in the world, using just one-tenth of water used by domestic washing machines for an equivalent load. When completed, the 260 hectare Gap Ridge estate will support demand created by more than $143 billion of current and potential resource projects.
