This is the most applicable phrase that relates to selling your home in today’s market. In the current age of access to information via the internet and other devices, buyers are generally well aware of where the true value in properties is, to the point of by the time they make contact with the selling agent they have already formed an opinion as to the accuracy of the advertised price. Gone are the days when inexperienced reps would simply take a stab in the dark to price a property, add a few dollars to make the sellers list with them, and then purely by the fact we were in ‘boom times’, managed to achieve full price for it. The Global Financial Crisis hit the rest of the property market in late 2007 and after a period of uncertainty and reluctance, property owners have finally become aware of the need to price their properties correctly to achieve a sale. The economy of the Pilbara has created a ‘cocoon’ for property owners and for some time we were immune to such global influences. However, times have changed, the market here has softened and prices have pulled back somewhat. This is directly influenced by a number of factors; most significant is the amount of rental income being received. Several years ago when the growth of Karratha and surrounding districts was at its peak, there were absurd prices being asked, and ultimately achieved, for rent. Several properties were signed up on long leases achieving phenomenal returns. These leases are up for renewal and the prices have softened, they are now being reassessed at up to 30 - 40% less. This will be reflected in the price of the property at point of sale. “So what will I do about selling in this market?” Seek appropriate advice from a trustworthy source.

Establish a relationship with a sales representative who you feel comfortable with, someone who has experience in sales and knows the area, and who is able to support their pricing with evidence of sales history and buyer activity. You need to be able to trust them, and their company. Ensure they have a structured marketing plan and access to large databases of clients, preferably databases that extend beyond the boundaries of the local district because a lot of buying activity at present is from clients from the South West and interstate. “I want top dollar for my property” Of course you do and I’m sure your rep will be doing their utmost to achieve a positive result for you.
Again, you need to trust and listen to your sales representative and when they advise you of their reasons for pricing your home at a particular price and support it with recent factual data. “I’m a cashed up buyer – find me a bargain” What is a bargain and in whose eyes? Real estate agents are bound by a code of ethics and if something is sold at a ridiculously low price, there are rules and practices in place that if breached can make the selling agent accountable to an external board controlled by The State Administrative Tribunal. Occasionally a sales rep will receive instructions from a highly motivated seller to release his property at a price below where the current market suggests it should be at. If you have a relationship with an agent and have instructed them to keep an eye out for something for you, I’m sure you will be their first point of contact. “How do I choose an agency, or sales rep?” Again you need to feel confident with the person you are about to entrust with your prized asset. Use the internet to view the profile of the respective agents and agencies. Attend in person, or telephone them and discuss their selling methods. Find out whether their company has access to databases external to just the district. Do they have offices outside of the district? Can they offer support and attract buyers from outside the district? Words are cheap, and to make an opinion based on a simple ad you read in the paper or hear on the radio would be very unwise. Do your research, talk to friends or colleagues who have had recent experiences and learn from them. You need to work together with your sales rep to achieve a result; you need to feel comfortable with them and their decision on the value of your property.
