Ensure all renovations and additions are carried out with appropriate permits and qualified trades people, especially where electricity and plumbing are concerned. Any illegal building may have to be demolished – costing you time and money.

2. Keep things to style Make sure any additions to the home are consistent in style and proportion to the existing building. Where they join, use materials, colours and designs that make the additions appear seamless.

When renovating a period home, make sure the additions and fittings are consistent with the period. Get professional advice in relation to any proposed structural changes or to the colour scheme.

4. Out of sight is not out of mind

Make sure the sub-structure under the floor is sound. If it’s not, new flooring, tiling, plumbing, etc. may have to be re-done.

5. Using your natural assets When adding new windows, make sure you consider improving your garden or other focal points that can be used to bring the colour and light of your garden or other outlook into your home.

6. First impressions count Make sure landscaping and entry points to the home are carefully planned to create a quality impression on entry.

Decreasing the value of your property 1. Overcapitalising Beware of undertaking a renovation that makes your house the best in the street. The streetscape and neighbours houses do influence real sale value and the “not-so-good houses” may drag down the value of your “best house” in the street.

2. Ugly duckling Don’t start extending without considering the form or visual impact of the exterior materials you’re using, so the renovation appears as an add-on rather than part of the house. Renovations should be sympathetic to the original building.

3. Over-indulging Consider carefully before choosing expensive fittings and fixtures like imported cook tops, taps, door handles and tiles. While you might believe they represent good design, potential buyers down the track may not like them. Mid-priced Australian-made products are often more serviceable and will bring the same price when you sell. Some renovators spend $15,000 to $20,000 more that they should.

4. Suburban desert Put away the chainsaw. Removing trees can cause more damage to a home than leaving them alone. In some areas, an attractive tree can add significant value to the property value.

5. Site planning Don’t forget to leave some space for a barbecue and somewhere to pay. Extensions that impinge on outdoor space or are overwhelmed by fences or retaining walls close to important rooms could devalue the property.

6. Illegal building Get local government permits organised before you start. If a purchaser determines that the extensions do not carry local government approval, then the contract of sale could be terminated.

Think long term with property investing The Western Australian property boom of 2004—2007 was fuelled by sudden population growth, attracting many keen investors eager to try their hand in the housing market. Many of the more novice investors then fled this market when property took a dive in 2008. The 12 per cent fall in median price that year was recovered in 2009 and Perth’s median house price actually peaked at $505,000 in the first three months of last year. Since then the median price has been gently sliding and is currently around $460,000. Now that affordability has

improved and median rents have increased, some property investors are returning to the market, mindful of holding a long-term outlook. Property investors enjoy total control over their outlay, unlike other forms of investment. This is one of the reasons property investment remains popular. But this also means that the investor is more responsible for the performance of their investment. The biggest mistake many property investors make is not keeping up with regular maintenance. The Pilbara house market, a sure bet! By Morgan Crawford

Figures recently produced by the Real Estate Institute of Western Australia reveal a divergence of attitude between properties owners in Port Hedland compared with those here in Karratha. There are currently 116 properties for sale in Port Hedland as compared to 95 in Karratha. The rental market here in Karratha reflects over 70 properties available for rent compared with 32 in Port Hedland. Hedland owners appear to be more inclined to sell their property and take profit as opposed to their counterparts in Karratha who appear to be more inclined to retain their investment property and to look for quality tenants to derive the benefit of the higher returns soon to appear.

The greater choice available to prospective tenants here in Karratha has enabled them to be more discerning and reveals a distinct preference for newer properties or properties that have been renovated. Older style un-renovated properties are struggling in the current market and would be more sought after if they were freshened up to enhance their appeal. Owners of older unrenovated homes would be wise, while they are vacant, to undertake any repairs needed and to conduct renovations. The money expended now will be repaid handsomely as a result of the increased rent that a tastefully renovated property will command. The sheer volume of work due to commence during the next year together with the ongoing work load associated with existing contracts will see a substantial increase in demand for all types of residential property early in the new year. Project managers and business proprietors who will

have a need for accommodation in the new year would be wise to secure a position now in the market rather than wait for the inevitable rise in demand of the higher rentals. All three tiers of government, as well as the major resource companies, have committed to spend billions of dollars on infrastructure upgrades and the construction of new facilities. This volume of work will see a huge influx of both construction and operational workers and this will in turn result in substantial rental increase and further rises in residential property prices. My advice to prospective tenants is to secure your position now while there is some choice available. My advice to prospective buyers is don`t be afraid to get into the market or, if you already have an investment property, to expand your exposure in the market. The prospects for substantial growth in property values are both imminent and assured.
