Port Hedland’s property market needs to wean itself off the resource sector By Ben Leahy

Port Hedland rental prices have eased slightly after hitting record highs last quarter, according to Jan Ford, the Real Estate Institute of Western Australia’s Pilbara spokesperson.
“So that is why the number of rentals available is not that much higher but the average cost goes up – because we have lifted the standard of our rentals.
Last month, the Pilbara Development Commission released its latest land snapshot in which it found that the average rental price in Port Hedland hit $2,544 in the September quarter, up nearly 20 per cent on the June quarter.
However, Ms Ford expects prices will ease as more houses come back into the market, including 30 properties currently occupied by employees of a harbour dredging company soon to finish its project. She also added that the Hedland market annually slows over summer as the cyclone season halts a number of construction projects.
South Hedland rental prices at an average of $1,920 were up almost 10 per cent on the earlier quarter. But Ms Ford, who also owns her own real estate business in Port Hedland, said the town’s rental prices have since eased off by about 20 per cent for older properties and 10 per cent for modern homes.
But she also said that this is likely to just be a lull before the storm. She sees housing prices climbing strongly in the medium term to match increased iron ore output from Hedland’s port.
“That is why I think [investors] should buy right now,” Ms Ford said.
Since 2005, the amount of cargo passing through the port has grown from approximately 110 million tonnes to 250 million tonnes.
“We’ve now got a slowing down while we get ready to ramp up for the next onslaught.”

“If all that infrastructure is to be built, then, of course, prices will go up. But if the market looks good for medium-term investors, the picture is not as rosy in the longer term. While there is a steady line of resource sector projects in the pipeline, many future projects have been put on hold after the recent slide in commodity prices. And that has raised the question of what happens to Port Hedland’s property market when the mining construction boom finishes? Ms Ford said: “At the moment we only have one industry here in Port Hedland, and if no other industry takes up the demand [for housing], then developers will not build.” Developers need to see five-to-

Ms Ford said prices can only be controlled if there is an overarching plan to match housing, education and health needs to the number of major resource projects in the area. “We kept approving all this major industry expansion but we forgot to plan our towns at the same time,” Ms Ford said. “If you don’t plan your schools, your towns, your demographics, the services and all the support industries for the construction and mining projects then the outcome is high rent and unaffordable living standards. One of the side affects is that real estate agents are not always popular, according to Ms Ford.
“It is like running a shop and you get a carton of Coca-Cola, yet you’ve got 500 people wanting a cold can,” she said. “Then your gas goes in your fridge. “Now if I could have a whole truckload of Coca-Cola and gas piped to my fridge so that everyone could get a can, I would be a much happier person. “In other words, I would much rather sell a thousand houses at $200,000 each than 100 houses at $2 million each. “If houses were cheaper, we would all buy more. “Then we could have strong businesses and build our population. That might even attract East Coast residents and city dwellers, who ring Ms Ford regularly with hopes of moving to the Pilbara. “[Except] when they find out what the cost of a house is, they think we have added an extra zero to the price … and that changes their minds quite quickly.”
Over the same period, average rental prices in Port Hedland have increased five-fold.
Ms Ford said the record rental prices had been driven by an infl ux of workers employed at a number of new short-term construction projects. “We also had newer houses for rent,” Ms Ford said.
With Port Hedland hoping to process close to 500 million tonnes of cargo in the coming years, prices can only go up, according to Ms Ford.
