So our hub of activity continued again in May, Yippee! At the time of preparing this article we are only 1 sale off from having 25% of our property stock sstc – I’m sure in this climate not many agents can boast such an impressive sales ratio. A pattern does seem to be appearing that the more properties we have to offer, the busier we are with viewings & sales – the old chestnut of ‘you’ve got to be in it to win it’ springs to mind. We also have several properties with subject to sale offers or interest (where a buyer needs to agree a sale on their own property before being able to proceed) so it will be a case of first one proceedable with the right offer gets it. The irony is that it is often the customers who desperately need the sale or who are the most impatient that have the poorest performing properties and end up so sceptical of our efforts? It’s just as frustrating for us as it is for them when we try our hardest & it just doesn’t bring activity for them. Some properties stand out as performing better than others and there never seems to a pattern as to why – that’s sadly the luck of the market these days. Hard work and patience does normally pay off in the end though! So I bet you are now wondering, which available properties are our top performers? Here’s a run down of the current top 10:

At the end of May this is how the rightmove click through rate on our properties turned out, giving these 10 as our most clicked on properties online. But just because a property isn’t a top performer it doesn’t always mean there is something wrong, it can be as simple as what buyers are out there at that specific moment, it can always change. Whilst the click through rate indicates that these properties are getting the most clicks online it doesn’t always follow that they are the ones getting the most viewings, but it’s usually a good sign that the marketing is effective & that it shouldn’t be long before a buyer will come along. So if you are a buyer with your eye on one of these properties & you aren’t doing something about it – maybe it’s time to act, you never know, you might miss out… If you would like any further information on any of our properties, the housing market or even advice about your own property – please get in touch.


Legal Advice: Fittings & contents By Anna Hall, Ward Gethin Archer Solicitors The Law Society has recently reviewed its standard ‘Property Information Forms’ and ‘Fittings and Contents Form’. These are the forms usually completed by the Seller in most residential property transactions. The forms at first glance are simple but can seem lengthy when you start to fill them in. The new forms are an attempt to include important information for the buyer and to cut out some of the standard enquiries raised by the purchaser’s solicitor’s part way through the transaction. Sellers Property Information Form It is important that you complete this as accurately as you can, your buyer will be relying on the information provided, of course it is up to the buyer to check the information and to also rely on their own searches and survey. You should give thought to the fact that you will be relying on similar information on your own onward purchase. If you do not know the answer to a question, state that you don’t know, check with your solicitor whether you should complete any other boxes or if you should supply any other relevant information that you have. The form has been designed to take information that you “know” and does not ask you to speculate. There are also handy web links to help you find any information you might be missing. Fittings and Contents Form Whilst this form always seems simple it is surprising how often after completion there are issues arising from items that should have been left and have been removed or often buyers finding things still in the property that they thought would have been removed. The new form is designed to be clearer with a better definition of integrated or freestanding kitchen appliances and additional boxes to make clear which items are “included”, “excluded” or simply not at the property. A seller can offer an item for sale to the buyer by inserting a price in the appropriate box – it is then up to the buyer whether they accept the offer. However thought should be given as to what you stated to be included in the property when you marketed it, check what is stated on the Estate Agents particulars. Also give thought to what was discussed when your buyers viewed the property. Solicitors don’t normally get involved in negotiations over price of items offered separately for sale and you may need to check whether they are agreeable to do this for you. The same goes for your estate agent, who may be happy to assist but you should not assume that they can. If an agreement is reached about any items it is important that both parties make their solicitor aware so that they can adjust the contract accordingly and make sure that the relevant funds are available on completion. It is important to remember that if you remove any fixtures and fittings you should be reasonably careful to ensure that any damage caused is minimised and that you make good any damage caused. Where light fittings are removed it is always assumed that a ceiling rose flex and bulb will be left in working order. Unless you state specifically on the form you are, as a seller, responsible for ensuring that all rubbish is removed from the property. This includes from the loft, garden and outbuildings including any sheds and garages. You should ensure that the property is left in a reasonably clean and tidy condition. Again it is worth giving thought to the condition you would want to find your new home in. Over the past month or so we have supported various events including the St George's Day Celebrations in Long Sutton, St Marys Church Flower Festival, Long Sutton and more recently our Vice Chairman has been heavily involved with the Sutton Bridge Past & Present exhibition which took place at the Curlew Centre, Sutton Bridge over the Spring Bank Holiday weekend. We are also heavily involved with Dr Paul Richards an historian from Kings Lynn who is writing a book on Kings Lynn Then & Now. Members have travelled to Kings Lynn on numerous occasions taking specific pictures at Paul's request. The book is due to be launched in September. June is a busy for the Photography Group on 2nd June we travel to Cambridge for a days photography. Our next group meeting takes place on Monday 10th June at 7.30pm at the Market House, Long Sutton. There will be a varied programme of activities. On the 15th June we are hosting a textures workshop at St Marys Church, Long Sutton with professional photographer Tracey Robinson from Kings Lynn. 10am to 12 noon. Cost £10 per person. We are very much looking forward to our Annual Exhibition which takes place over the weekend of the 14th & 15th September from 10am to 4pm as part of the Heritage Weekend at the Market House, Market Street, Long Sutton. There will be a variety of exhibits to see and a chance to have your photograph taken with a bird of prey. Free admission. Refreshments available. Do come along and support this annual event. With Spring being late this year, SBiB have been keeping things ticking over, before the summer planting can take place. So three of the ‘garden areas’ in Sutton bridge have been kept in trim: Pat’s Bed at Falklands Road, the Jubilee Bed at the Curlew Centre and Billy’s Bed near the village green.

Also don’t forget The Sutton Bridge in Bloom team, together with Long Sutton in Bloom, have been chosen by the Lincolnshire Co-operative Ltd to benefit from their new Community Champions scheme for three months from March to June 2013. Every time a member from Sutton Bridge uses their dividend card when shopping in either the Sutton Bridge or Long Sutton Stores, a donation will go to Sutton Bridge in Bloom. The Team is always happy to receive help with some of the many tasks involved in keeping Sutton Bridge looking good. Local News: The Curlew Centre Two Popular Events Return to The Curlew Centre Following the success of the Christmas Gift & Craft Fair, The Curlew Centre is hosting a Summer Craft Fair on Saturday 1st June 2013. The previous fair was packed to the rafters with over 50 stallholders so any craftspeople and artists interested in participating this time, need to book early to avoid disappointment. Doors open to the public at 12:30 although sellers can set-up from 10:30am. There is plenty of parking, full disabled access and the 505 bus (Kings Lynn to Spalding) stops directly outside the centre.
