LOCAL AREA INFORMATION: Gedney Drove End & Gedney Dawsmere By Tonia Humberstone, Phoenix Estate Agents

GEDNEY DROVE END The Walker Memorial Park in Gedney Drove End is owned by the Parish Council, in the park stands the Gedney Drove End and Dawsmere Village Hall. There are two public houses – The Rising Sun and the Wildfowler on the Wash. There is a School for primary pupils. From Gedney Drove End one can access the views over the Wash. Gedney Drove End Park is the start of a circular Lincolnshire Walk. There is also a wildfowl nature reserve area.

GEDNEY DAWSMERE One of the smallest villages within the parish, comprising only 54 residents. Christchurch Dawsmere is a quaint small church situated in the village, the Cemetery opposite is owned and maintained by the Parish Council. The Old Vicarage, next door to the Church is now a rest home for the elderly. A very sketchy story of Gedney Dawsmere starts with the bank, supposedly built by the Romans, that separated the Fens of Lincolnshire from the tide-washed marshes. The alluvial soil on the landward side of the Roman Bank was generally about one metre below the high tide mark though there were islands of higher ground made of boulder clay. The Saxon word for these was 'ey' or 'ea' and so the island close to the bank on which the Geden tribe settled was known as Gedney. On the seaward side was tide swept salt marsh used for grazing cattle and sheep, which were driven along numerous 'droves', and also for fishing and wildfowling. In 1660 a group of 'adventurers' (as they were then called) including a Sir Dawes, an 'Undertaker of Reclamation', began the reclamation of the marshes by building a long bank that stretched from Boatmere Creek to the River Welland. When the work was finally completed in 1795 the Sixteen Mile Bank enclosed an area of 17,000 acres divided between the parishes of Gedney, Holbeach and Moulton. The Gedney Marsh was bounded by Boatmere Creek and Fleet Haven and flowing through it was a small creek which became known as Dawsmere Creek. Apart from isolated farmhouses the only centre of population on the Marsh was at Drove End. According to White's Directory this was a huddle of small dwellings housing tradesmen, innkeepers, coastguards, small farmers and "sundry dubious characters of no fixed occupation". In 1850 Edward Cardwell, a politician in Gladstone's government, and his brother Charles purchased 3000 acres of farmland, mostly on the Gedney Marsh, and they decided to build a new settlement to house their farm workers. This was to be built about one mile from Drove End and alongside the straightened and channelled creek. Thus Dawsmere was born - a new village with 'plain, neat and well-built cottages in pairs', a smithy, wheelwright and joiner's shop, a general shop, a school and a site earmarked for a church and vicarage. According to Healey's ecclesiastical history the Church of England School for Drove End and Dawsmere opened its doors in 1857 to pupils who were to receive instruction in the three 'Rs' and the Scriptures. For the first recorded schoolmaster, a Mr. Charles Riggott, it was clearly a difficult task to begin with as the school was described as 'unsatisfactory' at the inspector's first visit in 1861. After a great deal of argument over costs and whether the church should be in Drove End or Dawsmere - it was finally built on Cardwell's site in 1869, costing £1100, and consecrated as Christ Church in 1870. The new vicarage came a year later and, interestingly, at a greater cost of £1600.

Sutton Bridge In Bloom Plans for 2012 By The Big Bloomers

As we go into 2012 the Sutton Bridge in Bloom team have many plans and ideas to further enhance the planting areas around the town. With the Queens Golden Jubilee and the London Olympics taking place this year, you can expect to see some reference to both these events in our new planting schemes, and we are looking forward to planting and improving a couple of new areas using ideas from both of these great events. Looking back at 2011, we have had some highs and lows to deal with. The hanging baskets caused us a lot of problems last year but we are working at sorting out those problems to enable us to have a great show this year. The sponsorship and use of a Watering Bowser by one of the local businesses was a major high for us. All In Bloom groups have one priority when planting, and that is the watering. The use of the Bowser enabled us to keep all of our areas going over the dry summer months and we are grateful that local businesses are willing to help us in such a generous way. Another high for us was winning three awards at the East Midland in Bloom Competition. We hope to improve on our success last year and perhaps, with luck and more hard work, this year we will win a Silver! Yet another high being awarded a grant from the Lottery Fund. The money from this great award has been used to purchase and erect a Poly Tunnel, which will give us the opportunity to grow and nurture our own plants, both for use around the Town and for selling to raise funds. We had a successful fund raiser in the Summer which was well attended by local residents and we hope to have a couple more this year, so do keep a look out for notices as we would love to see you there. We have planted up our containers with winter displays and our Volunteers have been working hard weeding and clearing to keep our displays looking good all through the colder months. We would love to do more, but a lack of Volunteers is a real issue for us and we cannot take on more unless we get more Volunteers on board. We are lucky to have a good group of people we can call on when needed, but if you feel you could spare a couple of hours here and there to help us we would love to hear from you. We can be contacted by telephone on 07717 460382, or email: We would like to take this opportunity to thank all of the businesses and residents who supported us last year, and to wish everyone a happy, healthy and blooming 2012!

Getting the right advice: Preparing your will By Jo Wheatley-Johnson, Fosters Law

It is feared that thousands of people are putting themselves at risk of being cheated by unscrupulous salesmen who offer to write their wills but who are not adequately qualified, trained or insured. A recent survey showed that 67% of consumers wrongly believe that all Will writers are solicitors and 82% of the 1,000 people polled thoughts that training and qualifications are required before someone can become a Will writer. Furthermore, in 2011, the UK‟s Legal Ombudsman highlighted dangers of using Will writing companies to Make Wills and the BBC‟s The One Show also called for Will writing to be regulated to protect the public. Despite all this publicity, at present, anyone can write a Will for payment. Jo Wheatley Johnson, Manager at Fosters Law, said, “Will writers need no training and they aren‟t regulated so if you choose a Will writing company to do your Will you are taking a huge risk. I have heard horror stories of clients who have used Will writers and then paid the price.” “It can be very costly to sort out after you have gone, leaving your family to pick up the pieces as problems generally only come to light when you have died. Many people make Wills when they enter their senior years and are targeted by Will-writing companies who often apply high-pressure selling techniques, offering wills for a low or discounted fee, then recommend themselves to be appointed as executors, selling other services without full advice, such as transferring the home into a trust in an attempt to avoid care fees. Terms and conditions can be poorly worded and difficult to understand. Will writers often claim they are significantly cheaper than solicitors but recent research carried out by Which? Magazine found on average the price of a Will from a Solicitor is £130 and from a Will writer is £107. Professionals, such as solicitors and legal executives are regulated, have relevant qualifications, undergo continual training, must be insured and provide redress if things were to go wrong. Given the protection you get by making a Will with a regulated professional the small difference in price is well worth it. Jo went on to say, “We need new regulations to help protect the consumer, particularly older or more vulnerable people. Personally, I recommend using a solicitor and who has a thorough understanding of not only the complex legal requirements of will writing but the financial and emotional implications for the client and their family as well.”

What’s happening? 2011-2012 sales market update By Jaimie Rice, Manager, Phoenix Estate Agents 2011 proved to be a lot more successful than 2010, with a much better flow of activity all round. 2012 looks to offer the prospect of being even busier still, but will still require a lot of hard work as it is likely to still be a challenging market. Based on what we have experienced over the last year, the most common obstacles have been: Stock levels: There are not enough new properties coming on the market for sale, leading to a shortage of stock. To a buyer this means they are watching the same properties moving in price & changing marketing agents, but not enough new properties coming on the market to tempt them. Without the choice some buyers could back away and wait for the „one‟ to come along. Agents are desperately working to get as much new stock on their books in order to get the buyer activity flowing better. The more we have to offer potential buyers the more successful we will be in encouraging them to be more active in their viewing and buying activity. Mortgages: Many people are still struggling to raise necessary deposits to get approved for a mortgage or their financial margins are so tight they end up property searching with a tick list for what they want their new home to have which is probably realistically a bit out of their budget. Buyers are sometimes reluctant to look outside of their full tick list, and could miss the right property this way. Often hovering on agents mailing lists looking over property details & not actually viewing inside properties. Even with the best property details & photos you can‟t get the full perspective on a property until you see it for yourself. So get out & look – the right property could have been right under your nose all along. Many potential sellers have been waiting out the market, either hoping for an upturn in prices or activity before putting their property for sale or just getting the Christmas period out of the way first. So i am hopeful that the new year should bring an influx of fresh stock to the market. If you are a seller who can afford to price your property realistically competitive for the market conditions, you should find success in getting a sale – with the only question being how long will it take for that buyer to come along. As an agent we usually work with a property stock level somewhere between 75 -85 properties on the books, at the time of preparing this editorial we were handling in the mid 50s. This is largely related to 2 things: one being that we have had huge sales success over the most recent months and so have completed on quite a number of sales recently – losing stock for the right reason! The second being that with hardly any new properties coming on the market, we haven‟t replaced the stock at the usual rate. Many people would be surprised to know that we have sstc people registered on our mailing list & no properties matching their requirements available to offer them. So when we say we need more properties it is 100% genuine. To all of you reading this with a property to sell or looking to buy, I hope that 2012 proves successful for you. If you would like any further advice or information especially about the property market, your property, other advice you have been given please don‟t hesitate to get in touch – we will be happy to help. Telephone: 01406 359131 or email: Here‟s to a successful & prosperous New Year for all!
