Local area spotlight: Sutton Bridge listed buildings By Graham Law

There are a total 17 of listed buildings in Sutton Bridge. Not that many, but then Sutton Bridge has not long risen from the marshy waters of The Wash. The following information was gleaned from Heritage Lincolnshire website. Cross Keys Bridge built in 1887. It is the 3rd bridge across the River Nene at this point. It is a Grade 2 listed building. Until the early 1960’s the carriageway on the south side was for rail traffic. It is surprising to think that something designed in the 19th Century is still coping with 21st traffic, something the engineers never could have dreamt of. The Hydraulic House a tall green building adjacent to roundabout leading to Shire buildings. It was built at the same time as the Bridge and originally held the machinery that swung the bridge, which is now electrically operated. It is grade 2 listed. 27 The Park, almost to rear of the Co-Op, is grade 2 listed and built in the early in yellow. It was built in what was Sutton Bridge Park , the park has long since been swallowed up by the railway, now itself defunct , and subsequent industrial and road developments. It was where Guy’s Hospital Estate managed its Sutton Marsh holdings. The red telephone kiosk to the east of The Bridge is classic K6, designed in 1935 by Sir Giles Gilbert. Numbers 8 and 10 Bridge road are early 19th century red brick built 2 storey houses, built in what was that time the hub of the village. The New Inn (now called The Gathering) was built in the mid 18 th century and extended in the 19th century. It recently had new sash windows fitted in the old style which befits its listing. 64, 66 and 68 Bridge Road are an impressive 3 storey terrace showing many features of their early 19th century origins. They are located opposite the Co-Op. St Matthew’s church was designed and built in 1843 by Guy’s Hospital. Sutton Bridge now became an independent ecclesiastical parish, as opposed to being part of Long Sutton. The church is built of knapped flint, unusual for Lincolnshire. Nene Lodge Farm on the East Bank is elegant farmhouse built on the banks of the River Nene. It was built shortly after the Tycho Wing’s channel (now called The River Nene) of 1830.The channel was built to move water quickly through swampy marshlands to prevent flooding further inland and to improve access for shipping to Wisbech. Curlew Lodge is another fine farmhouse built of red brick in early 19 th century. Bridge House West is a richly decorated cottage on the West Bank of the river very close to The Bridge. The lighthouses built in 1830 at the mouth of Tycho Wing’s channel. (The splendidly named Tycho Wing was the land agent for The Duke of Bedford who played a part the building of the new cut) They never had lights, but were landmarks to guide shipping into deep water channel of the wide estuary. The smallest listed building is in fact a milestone at west end of the village on Bridge Road at its junction with Fields Farm Road. It is in very poor repair and in danger of being permanently lost. It is on Lincolnshire Highways Department list of jobs to do.

There are of course other interesting buildings in the parish and it could be argued they are of more historic interest, but these are the ones on the official list.

Under current tax rules, life insurance policies are usually free of personal liability, however in certain circumstances your payout may be subject to inheritance tax. We finally have a little bit of summer (for how long no-one knows) which got me thinking about various summer fetes, festivals, one off events which are held during August. So I thought I would given you some advice and guidance on this type of insurance if you have been asked to organise an event.

It is vital that anyone planning this type of event factors in the cost of public liability insurance as this will protect against legal claims, accidents and damage to property. Cover can also be included for cancellation due to adverse weather and even event equipment. Most of these events take place in public areas so the council will need to check the levels of cover (and that you have factored in insurance) before giving permission for the event to go ahead anyway, especially if a road closure order is required. Legal Advice: How does mediation work? By Jo Wheatley-Johnson, Fosters Law Most mediations involve a meeting between the parties, which is chaired/directed by the mediator. Before the mediation takes place the mediator will have agreed with the parties the terms of the mediation, the location, the planned time to set aside, who is going to attend, and will have sent all the parties a draft of the formal mediation agreement which will bind participants to the process. The mediation agreement covers matters such as confidentiality. Prior to the meeting the mediator will have asked all parties to provide material to allow the mediator to familiarise him/herself with the issues. Most mediators also ask for a short summary statement from each party. Parties can bring their advisors (such as solicitors) to the mediation meeting. There will usually be private and joint sessions at the mediation. Anything said in a private meeting will remain confidential. If there is settlement at the mediation, there will usually be a written agreement. Mediation isn’t a court. You will have a skilled mediator and may have your lawyer or other advisors present, but at the end of the day the decision to settle will be down to you and the other party or parties. This leaves you in control of the eventual outcome. It is important that all parties to the dispute send to the mediation meeting someone who knows and understands the issues and someone who has the authority to reach a settlement. Of course advisors such as solicitors or accountants or surveyors can also attend. But do not bring friends or colleagues just out of interest. As a generalisation, the smaller the team from each side, the higher the chance of success. On the day of mediation, the mediator will firstly have a short private meeting with each party to make sure that they are prepared for the day. Each party will also be asked to formally sign the mediation agreement. Then there will be a joint meeting at which all parties are present. Each party is asked to make a short presentation – say no more than five to ten minutes – where they can make their claims or defences; clarify points; make apologies; suggest solutions or make other points. This is the chance for each party to make sure that the other party or parties understand their point of view. It is better that this opening statement is not confined to just repeating legal arguments. It should be used for making commercial points or personal relationship points as well. Each party is asked to listen to the other’s presentation without interruption. Then the mediator will usually allow time for dialogue – to pick up on points that the other side have made. Once the mediator is sure that the issues are on the table and clearly understood, the joint session will probably break up and private sessions will begin. In private sessions whatever a party tells the mediator remains confidential unless the party agrees otherwise. This allows parties to be frank with the mediator. In early private sessions do not be surprised if the mediator does not rush to ask ‘what do you want to settle at?’ Early in the process the mediator is much more likely to want you to explain your views. The mediator will want to try and understand your wants and needs and priorities. Each private session might last anywhere between five minutes or an hour. A mediator might spend a long time with Party A but a short time with Party B. Don’t read anything into that. The mediator might ask to see the legal representatives alone, or might want to see the parties alone. The mediator might convene a joint meeting to focus specifically on one part of the problem. One of the skills of mediators is to structure the dialogue and process so that it moves matters along. The private sessions will move away from the past ‘How did we get into this mess?’ ‘Whose fault is it?’ and start to look forward ‘How can we get out of the situation we are in?’ Meetings will move towards solutions, perhaps looking at the shape of a deal to be done, or different models of what could be done before getting to actual figures. While they remain totally independent and neutral, mediators will test the reality of what they hear in private from each party. Do not be surprised if, in private, the mediator asks you to face up to what happens if no settlement can be achieved. A mediator might also help you frame an offer in a way that it becomes more palatable to the other side. Again, whilst remaining neutral, mediators can bring to the process their business and lifetime experience in helping see what might help in working towards settlement. Assuming a settlement is reached, the parties should then put this in writing. If the parties have solicitors, then their lawyers will usually work together to draft the settlement agreement. The mediator will also oversee this to check that all interests have been represented. In a time-limited mediation (say a two hour mediation) some of these stages have to be compressed, but they will be there. While the mediator will drive the process to ensure that all the parties are moving forward and avoiding entrenchment, the mediator does not decide the outcome. The offers and counter offers come from the parties. Thus each party remains in control of the outcome. If there is no settlement the mediator will probably have one last check with each party and then terminate the mediation. Sometimes a mediation can be suspended and the parties re-convene after time for reflection. Even if a mediation is ended without settlement, it is not usually time and money wasted. Parties will come away with a much better understanding of their own strengths and weaknesses and those of the other party/parties. Very often a dispute that did not settle within the mediation is settled within a short time frame (usually by lawyers continuing dialogue). How will mediation help me? Mediation has been designed to reduce much of the emotional and financial costs incurred during dispute resolution and can provide a number of benefits over using the traditional Court system to settle disputes. Primarily, as the client, you remain in control throughout the proceedings, only agreeing to move on and reach an agreement when you're entirely happy that the discussions and ultimate decisions are appropriate for all concerned. A friendly professionally trained mediator can help avoid much of the uncertainty and dissatisfaction that often arises when disputes are left to a dispassionate court to resolve. There is often less stress involved and there is no need to enter into the intimidating world of the courts. The mediator will make sure that each party has a fair chance to put their case, their position and their requirements to the other, with all options considered in a calm and confidential environment. Additionally by allowing both parties to reach a mutual agreement, the way is left open to a rebuild a relationship. Mediation is much quicker than a normal court procedure, where it can take anything from 12 months up to five years to complete, it therefore proves to be cheaper and less stressful. Even if the mediation is concluded without settlement, it is not usually time and money wasted. Parties will come away with a much better understanding of their own strengths and weaknesses and those of the other party/parties. Very often a dispute that did not settle within the mediation is settled within a short time frame (usually by lawyers continuing dialogue).
