Preparing your home for photos and videos is the most important thing a vendor can do when wanting to sell their home. Time to get things in order. PREPARE YOUR PROPERTY FOR ONLINE It’s fair to say that the majority of home buyers start searching for their dream home online nowadays - especially now as footfall on the high street continues to fall thanks to Covid-19. It’s time to make those first impressions REALLY count and prepare your home for those online property photos and videos. Follow our tips to get sold FAST! GET THE BASICS RIGHT Giving your property a quick clean and tidy goes a long way. As well as decluttering each room to make your whole property seem bigger, don’t forget to make sure your rooms are well lit too - not being able to turn on lights on a gloomy day will instantly make the property seem uncared for and dull. REMOVE PERSONAL THINGS Just like you would hopefully do when there are photos being taken, if you’re preparing for a video tour of your property then try and spend some time thinking ‘what is the potential buyer thinking’. Remove any distracting photos or ornaments and, if you have them, remove any pet accessories and feeding bowls. You want your potential buyer to see the property, not your personal possessions and lifestyle.


COVID-19 HAS CHANGED THINGS Outside areas, bigger kitchens and work from home spaces are now high priority for many potential buyers because of Covid-19. Making your spare room up as an office goes a long way nowadays. The aim of great marketing photos and videos is to encourage potential buyers to come and visit your property in person - this will also cut down on people just visiting your property because they’re ‘in the area‘, which saves you time and effort in the long run. • Thoroughly clean whole house • Replace all burned out or missing light bulbs • Turn all ceiling fans OFF for photos but ON for videos • Turn all TVs OFF • Turn all computer screens OFF • Remove distracting photos or ornaments • Make all beds • Place all shoes/jackets in closets

• Close garage doors • Remove cars from driveway and front of property • Clean up landscaping • Remove empty planters • Use broom to remove cobwebs from eaves and door frames • Remove visible water hoses • Remove kids play toys • Tidy up outdoor tables/chairs • Hide bins

SECURING YOUR HOME

Follow our tips to secure your home on a budget.


Securing your home doesn’t have to break the bank. State-of-the-art home security systems aren’t your only options - there are plenty of inexpensive ways to secure your home. Follow our no-cost tips to secure your home. LOCK THOSE DOORS AND WINDOWS Coming as no surprise, our first tip is to keep your doors and windows locked. You’d be surprised at how many people leave their windows unlocked. Make this your new habit as soon as possible. Statistically home break-ins happen during daylight hours (between 10:00am - 3:00pm) and many burglars are looking for an easy target. 34% of burglars enter the front door and 23% enter through a first-floor window. BUY NEW LOCKS It’s time to check if you have missing our damaged locks and replace them. Make sure you don’t forget your exterior doors too - your back gates and your garden shed should be given the same security as your interior doors. TIME TO REINFORCE If your locks are rock solid but your doors, windows or hardware are weak and fragile, then it’s time to consider replace them. You can also add more support with a door barricade or security bar. Head down to your nearest DIY store and see what the store has to offer.


USE MOTION-SENSOR LIGHTS Burglars who work at night don’t like the light, so deter possible burglars both inside and out by turning regular lights into motionsensor lights. Swap your normal light bulbs to motion-sensor ones by simply screwing a motion detector adapter in between a regular bulb and the socket. DO NOT HIDE THAT KEY A lot of people still hide a house key in a predictable place - hiding your house key under a mat or flowerpot makes life easy for a burglar. Instead of hiding it, give your house key to a trusted neighbour, or better yet, pick up a combination lock-box from a DIY store and install it in a concealed place. KEEP YOUR VALUABLES AWAY FROM PRYING EYES To keep those burglars from window shopping, make sure your expensive items are away from the windows. Outside, keep your tools, bikes and easy-to-grab items locked up in a safe place in the shed or garage when you’re not using them. Inside, put up curtains or blinds and keep them closed/shut when you’re not at home. Bottom line, don’t leave your expensive electronics, jewellery, cash or important personal belongings in plain sight. IF YOU HAVE THE CASH The best way to keep an eye on your home when you’re away is by installing security cameras or motion-sensor cameras that activity when there is a movement in shot - expect to see lots of cats and foxes if you plan on going this route. Alternatively, you can buy fake security cameras to deter unwanted visitors.
