Haworth, a manufacturer of office furniture and interior components, made a strategic decision to place more emphasis on design, manifested through engaging external and internal design resources in product, architecture, design, and brand experience. A key element in this strategy was the renovation and transformation of the existing corporate headquarters in Holland, Michigan into a world-class facility that acts as a living showcase of integrated workspace strategies as well as sustainable design. Perkins+Will’s design features a 300,000sqft project that includes an addition designed in an “L” shape attached to the front of the existing office building. The L-shaped building is a continuous glass-walled volume, which transitions from three stories to one. An outdoor terrace is located in the bend of the “L”. The new addition offers sweeping views of the enhanced landscape and abundant daylight.

The sun-filled 15,000sqft atrium offers access to a first floor training center and a third floor welcome center. The atrium also provides access to daylight and views for over 750 workstations. The linear office floors are divided into alternating rectangular spaces. Some of these spaces are open with a variety of possible workstation layouts. The project also consists of new client engagement and mock–up spaces. The building’s L-shaped floor plan and long rectangular space promotes employee and client interaction. The fully renovated environment functions as a living laboratory of innovative organic workspace solutions.

ONE STATION SQUARE BROOKGATE LOCATION Cambridge, United Kingdom COMPLETED 2016 SIZE 216,000sqft (20,000sqm)

Part of CB1, the new city quarter in Cambridge, and directly opposite Cambridge Station, One Station Square is a 6-storey building providing 129,000sqft of Grade A office accommodation in large, open floorplates, with generous reception zones and top floor terraces. The entire breadth of the ground floor facing the square is retail space, with 12,000sqft of food, beverage and convenience shopping. The scheme is in a prominent position, located in the Cambridge Central Conservation Area and is the first building seen by visitors emerging from the station. The architecture therefore responds to the historic context of Station Square and the broader architectural influences of Cambridge’s built environment, giving a modern interpretation of the classic tripartite arrangement to create a high quality contemporary building that frames the western edge of Station Square. Energy efficiency has been a key driver for the project, which is expected to achieve BREEAM Excellent. The energy strategy is based on passive design measures – including high performance facades, maximising natural daylight and low energy lighting which all contribute towards an exemplary low energy building. Recycled materials are to be used wherever possible or materials have been selected for low maintenance and a long life span.

The retail arcade on the east side of the building faces the newly created Station Square. The glazed ‘boxes’ give an additional scale to this retail presence and are designed to allow cafes and restaurants to open out onto the square and enjoy the summer environment. The glazed boxes are designed to accommodate all the retail signage to prevent visual clutter and create a harmonious environment.

TURBINE ASSEMBLY FACILITY SIEMENS REAL ESTATE LOCATION Alexandra Dock, Hull, United Kingdom SIZE 563,000sqft (52,300sqm)

Siemens Real Estate approached Perkins+Will to design Europe’s largest turbine blade factory and associated facilities on Hull’s Alexandra Dock in the Humber Estuary. The 430,000sqft factory sits at the western side of Alexandra Dock for the manufacture of 75m turbine blades. There will be open and covered areas for the assembly, maintenance, storage and distribution of wind turbine components and a 133,000sqft building at the south east corner of the site will accommodate the ongoing service and maintenance of wind turbines and storage of parts and equipment required in pre-assembly phases. There will also be new office accommodation and welfare facilities, as well as service areas and ancillary facilities, infrastructure, parking, and landscaping. The design brief was to create an architectural yet efficient design that would accommodate and integrate the wide range of services and production requirements of the three facilities, taking into account budget, technical requirements, the size of the turbines and potential plans for future expansion. The Alexandra Dock site is 5,800,000sqft in total and is the equivalent of 78 football pitches. Development of the site will also include the partial infill of Alexandra Dock to provide additional storage areas, a new quay for loading of part-assemble turbines for shipping to offshore wind farms, roll-on and roll-off ramps for the unloading of wind turbine components. The site is owned by Associated British Ports (ABP) and is set to be one of its biggest single investments made in Britain. The facilities will create 1,000 jobs, with more during construction and in the supply chain, stimulating further investment and economic growth in the area. The investment will also make a key contribution to meeting Britain’s targets for renewable energy generation and to driving down the costs of wind power.

In accordance with the company’s growth needs, the goal of the project is to create a structure to host a total of 300 employees in a single building. This central office building is responsive to the recently established master plan and will embody the client’s reputation for performance, innovative design, and quality. The design objective is to establish a sense of place while providing a framework for phased growth expansion that will create a campus environment. The building approach orients the central office complex for maximum public visibility while allowing for a more tranquil and pedestrian-oriented experience within the natural woodland amenity. The program includes parking for 300 employees, 100 spaces for partner agencies, and visitor parking. A woodland area is planned to be preserved that will also include bioretention provisions for the impervious area introduced with each successive parking zone. Main pedestrian circulation routes will be within these woodland buffers, linking the parking areas to the promenade that connects to the Central Office building.

Responsibility is an integral part of the client’s corporate identity. Sustainability is firmly anchored in the company’s entire manufacturing process from clean production processes to green recycling practices. The office building is designed to incorporate sustainable design practices. Utilizing the natural general topography to support stormwater management through bioretention, favorable building solar orientation, and selection of environmentally friendly building materials and systems, certification to the LEED Gold level is the desired goal.

AMERICAN EXPRESS SUNRISE CORPORATE CENTER LOCATION Sunrise, Florida COMPLETION DATE Ongoing SIZE 460,000sqft (42,700sqm), 800,000sqft (74,300sqm) with parking

American Express is committed to being a positive presence in the communities they inhabit. As part of their latest study of workplace design and health, newly built projects must connect employees with their surroundings and provide an open, transparent, and intimate connection to the surrounding neighborhood and site. The project site has been conceived as a bridge, or series of layers, that transitions different types of zoning (from residential to the south to commercial at the north edge) and scales (small scale residential to large scale urban/suburban). The design merges the unique ecosystem of the site and climate with the ecosystem of American Express. The globally connected nature of the work performed in the office levels reaches out, metaphorically, and ‘pulls’ the landscape upwards from the earth. The concepts of biophilic and sustainable design continue to the interior of the building. The main level and office programs above are linked through four large atrium spaces which are enclosed at the top with a full story height of glazed roof monitors and linear skylight elements, allowing sunlight to flood the core of all occupied spaces.

From the soulful blues of Blind Lemon Jefferson to cutting-edge animation studios, the Deep Ellum neighborhood of Dallas has always been ahead of the curve. Not only steeped in music and arts history, Deep Ellum is readily identifiable architecturally with its rich texture of dense brick industrial buildings. Positioned within the overlap of Downtown Dallas and Deep Ellum, The Epic Deep Ellum defines a new gateway to this distinctive neighborhood and serves as a transition between the pedestrian scale urban fabric and the loftiness of downtown high-rises. The masterplan of the development proposes a series of layered forms; a vertical patchwork of the neighborhood. The office tower is composed of three offset volumes offering both shade from the summer sun and outdoor terraces with views in all directions.

The “Traveling Man� sculpture welcomes visitors to an art-lined street cutting through the site, drawing in the active street life so characteristic to the area. This thoroughfare invokes the former threshold to the neighborhood, the mural-covered Good-Latimer tunnel, once located adjacent to the development. Immediately to the north, a DART rail station places much of the Metroplex a short ride away.

1700 HUANGXING ROAD LOCATION Shanghai, China COMPLETION DATE 2013 SIZE 1,500,000sqft (145,000sqm)

Located in the Wujianchang area north of the Huang Pu River, the 145,000sqm development is part of the rapidly expanding office, retail, and commercial development within the city. The design of the plot focuses on creating a harmonic balance of building and open space as an oasis for this densely urban environment. The three-part program includes a 20-storey corporate headquarters for HuaiNan Mining Company plus two service office towers at 24 and 20 stories respectively. The complex of towers are surrounded by multi-level walk up, retail, and commercial. The towers and retail “ribbons� are organized on the site to create both highly active plazas and activity nodes as well as quieter resident respite areas. The green space and open areas are an amenity to the building occupants and the surrounding neighborhood. The organization of the towers creates a natural harmony that maximizes views beyond the site to the surrounding city. The urban block development and its complement of activities will become a landmark and destination for the Yungpu district of Shanghai.

CONFIDENTIAL FINANCIAL COMPANY CORPORATE HEADQUARTERS LOCATION Istanbul, Turkey COMPLETION DATE Ongoing SIZE 618,000sqft (57,429sqm)

This financial company is expanding its corporate headquarters at the heart of Istanbul’s emerging financial district. The design for the new campus is the physical manifestation of its collaboration with one of the largest banks in the world and reflects a corporate culture of openness, sustainability, collaboration, and innovation. The design team focused on creating physical intersections to build an inspiring space that facilitates meaningful interaction and a sense of community. This is most evident at of the monumental “hinge” of the building where two interlocking wings of the building come together. Playing off the terms of commerce, this vertical commons is named “the Exchange.” It combines the places where people meet, dine, socialize, and collaborate. This 21st-century workplace balances private meeting spaces within a modular open office framework, encouraging creative collisions at the spaces in between. Integrated greenspace and deep overhanging balconies provide attractive indoor/outdoor spaces to host a meeting, and also play a functional role by providing shade for the building’s façade. The result is a modern, green, inviting, and illuminated corporate tower with a stacked silhouette that creates a major presence from the highway.

FAKO TOWER METAL YAPI LOCATION Istanbul, Turkey COMPLETION DATE 2015

FAKO Tower features not only views of the Bosphorus Strait, but Istanbul’s entire historic city center. Located on the M2 Metro line, the Tower offers easy access to transit, as well as other nearby amenities the city’s center has to offer. FAKO Tower and base building will be built with many key features in mind. A courtyard and plaza creates public spaces for people to gather. Elevating the tower creates an inviting entryway, complete with wallto-ceiling windows and eye-catching fountain in the plaza. A rooftop terrace allows for sweeping views of the Bosphorus. Sustainable aspects include gardens built into the sides of the buildings and a solar veil, providing shade from the East and West. The Tower will include office space, retail areas, conference and meeting space, and a museum. Features mentioned make the FAKO Tower a popular place to live, work, and play.

THE STAGE SHOREDITCH GALLIARD HOMES LOCATION London, United Kingdom COMPLETION DATE 2018 SIZE 850,000sqft (79,000sqm)

The Stage Shoreditch is a mixed use scheme, at the edge of the City and at the heart of the emerging tech cluster in Shoreditch. The scheme comprises a 38-storey residential tower, two commercial office buildings, a startup office building, a refurbished viaduct building, 40,000sqft of retail accommodation and an exhibition space associated with the archaeological remains of the Curtain Theatre, the first Shakespearean theatre where Romeo and Juliet and Henry V premiered. The masterplan is set out as a perimeter block enclosing a new one acre plaza with the treasure laid in the centre the new archaeological exhibition space for Curtain Theatre. Six new routes in to the site separate each new building block and create glimpse views through the site, allowing for passerbys to have a chance to ‘discover’ the hidden gem within. Marking the skyline is the landmark residential tower, clad with embossed bronzed anodised aluminium skin that subtly changes with the movement of the sun. Divided into two towers and connected by “the canyon”, the dramatic lightwell that shapes the inclined form of the tower and brings in natural daylight, views and natural ventilation to the common circulation lobbies on each floor.

The two main office buildings bookends the three retained historic buildings and faces conservation areas on the opposite side of Curtain Road. The office buildings are inspired by the Shoreditch vernacular ‘warehouse grid’ expressed on the façade. The materials sensitively complement local materials and colours, with an expressed fair face concrete grid, metal frame and warm terracotta solar shading briesoleil. The public space carefully connects the surrounding area, the visitor attraction, public space and retail offering and act as a catalyst in the rejuvenation of this vibrant inner city area.

Contemporaine, a 15-storey condominium building located in the River North neighborhood of downtown Chicago, consists of a 4-storey retail and parking base and an 11-storey residential tower with 52 units. The project, designed by Ralph Johnson and Perkins+Will, is located in a vibrant section of the city and surrounded by mid-rise warehouses converted to residential use, low-rise retail, newer residential towers, and the elevated tracks of the city’s rapid transit system. The challenge of a dense, restrictive site just north of the Chicago River contributed to the dynamic sculptural qualities of Contemporaine. In response to the varying scales and uses of its neighbors, the design adopts a strategy of urban collage. The sculptural quality of the concrete tower and the articulation of its individual functional parts is a way of mediating the building to the varying scales of the neighborhood.

Winner of a 2005 National Honor Award from the American Institute of Architects, the building was praised by the AIA jury as “a wonderful precedent,” for condominium buildings, with an observation that expressing the building’s garage “is refreshing and honest.”

Topkapi is a visionary mixed-use redevelopment of an industrial site near historic Istanbul. With 4,000+ housing units, this project responds to the rising demand for integrated urban living at the heart of a growing metropolis. Inspired by the client’s signature “fold elements”-or strategicallysited public spaces-the master plan proposes a large-scale “fold community.” Across the entire site, shared outdoor spaces and public plazas enhance and connect the daily lives of residents, visitors, and workers in the community. The Master Plan interprets life as a path marked by universal stages, from childhood to retirement, and then folds this path into a physical design for the site. The unique interests and needs of each stage of life drive the design. More social, activated spaces are balanced by relaxing, contemplative scenes. As the city grows, forward-looking projects like Topkapi will play an important role in shaping the character of civic and community life. The Topkapi Fold Community will create spaces for people at every stage of life to interact and flourish.

ORIENTAL FISHERMAN’S WHARF SHANGHAI ORIENTAL FISHERMAN’S WHARF DEVELOPMENT COMPANY LOCATION Shanghai, China COMPLETION DATE 2014 SIZE 2,000,000sqft (186,000sqm)

The Oriental Fisherman’s Wharf project borders the HuangPu River in the Yangpu district of Shanghai and revitalizes an underutilized industrial riverfront. Perkins+Will converted the site into a multi-use urban plaza, park, and retail and commercial development hub. The project is designed to connect the people of Shanghai and the neighboring residential areas to the previously walled-off waterfront and rejuvenate the existing commercial streets. The retail and commercial buildings include a 35-storey hotel and high-end residential tower, a 7-storey maritime themed retail destination, a smaller, 4-storey retail market, as well as a renovation of an existing waterfront warehouse. Below-grade infrastructure development includes three levels of retail, promenade, and parking area. A large public park and urban plaza is placed atop the new 3-storey parking and retail plinth. Overall, the project is a catalyst for redevelopment of this formerly industrial district.

Envisioned as a new type of development specifically tailored to the increasingly dense New York City urban context, and our client’s unique branded amenities, the development rises as a slender tower draped in a unique and shimmering angled curtain creating an iconic presence on the Manhattan skyline. Comprised entirely of residential condominiums, and a unique configuration of amenity spaces, the tower stands over 60-stories and 700’ tall. Unlike conventional New York City developments where park & amenity spaces are clustered at either the bottom, the top, or midway through the building, we’ve equally spaced clusters throughout the development to create 5 unique, but interconnected social/ community blocks to foster a vertical urban community. As a unique response to New York City by integrating the elements of a diverse urban landscape and various mixtures of city life, all within essential elements of park/ green space like no other tower in the city, this major new project not only creates a modern example of a dynamic, iconic, and sustainable building, but also a beacon of ideal urban development.

TRUE NORTH SQUARE TRUE NORTH DEVELOPMENT LOCATION Winnipeg, Manitoba COMPLETION DATE 2018 SIZE 1,200,000sqft (111,500sqm)

True North Square is an unprecedented opportunity to create a unique neighbourhood around a civic space in the heart of the City of Winnipeg. A cohesive assemblage of mixed use buildings define a bold city landmark that will profoundly transform the character and lifestyle of the downtown sports and entertainment district. Capturing the spirit of Winnipeg, True North Square addresses its location with a climate-responsive design for a place that will be comfortable for all ages and active year-round. The ambitious approach to the public realm design will provide meaningful connections to its urban context on multiple levels and for all modes of transportation. Energy uses will be minimized by carefully considered building orientation and massing, responsible glazing ratios, triple-glazing, solar shading, and an ambient loop heat pump system. The innovative approach to district energy includes a ground source heat tank that will store harvested waste heat from surrounding buildings for yearround heating and cooling, resulting in carbon neutral operations.

THE SAILTOWER, JEDDAH HOTEL AND RESIDENCES SAILTOWER LOCATION Jeddah, Saudi Arabia COMPLETION DATE 2018 SIZE 646,000sqft (60,000sqm) AWARDS 2009, Tall Building Category, MIPIM Future Projects Award

Inspired by its prominent location directly on the Red Sea, this project explores the concept of the ‘architectural sail’ as a multifunctional architectonic element that responds to the essential influences of program, site, and climate to create a unique expression of texture and light. The project, situated along the Corniche in Jeddah, marks the transition between the desert landscape and the Red Sea and extends the growth of waterfront development advancing north from the old city center. The recent growth of Jeddah as a resort destination for both Saudis and foreigners has raised the importance of creating successful hospitality environments that address both climatic and cultural issues. The tower is composed of a mixture of luxury hotel functions, serviced apartments and condominiums, with below grade parking for 600 cars. The client requested that the tower be as tall as zoning permitted. The building is a simple, slender rectangle, oriented along the east west axis to optimize solar exposure, shade the entrance to the north, and maximise views to the water. Major program elements are organized as a continuous ribbon from below grade to penthouse, becoming more private as they rise.

HANGLUNG MIXED-USE TOWERS LOCATION Wuxi, China COMPLETION DATE Ongoing

This landmark residential development is influenced by both its urban environment and its proximity to the serenity of Generals Gate Garden, creating a distinctive address that harmonizes with the community and respects the cultural heritage of its neighbors. The project is located in the city of Wuxi in Jiangsu province. Center 66 Phase 2, two residential towers, are located in the Chongan district, which is the commercial and business center of Wuxi. Phases 1 and 2 parcels are unified by opposing heritage building plazas. Pedestrians can freely circulate between the two plazas that create a cultural urban hub. The development is comprised of a high rise tower, a mid rise tower, a local heritage building located within a public plaza, and a private residential garden. The high rise tower will be a distinctive landmark building and will complement the Center 66 Phase 1 office tower with its clean architectural lines. The mid rise tower is a more boutique address, providing a simple luxurious expression with a modern aesthetic. The design concept allows the development to engage at a scale that harmonizes with its varied surroundings, creating a significant addition to the urban context of Wuxi.

Perkins+Will was commissioned to design three buildings, Parcels 2.11, 4.01 & 4.10, within a confidential financial district development—a state-of-the-art and fully self-contained financial district on par with other major global financial centers. The development will feature more than 40 towers and is intended to serve as the epicenter of Saudi Arabia’s financial services industry as well as a “new city center for Riyadh.” Located on Riyadh’s King Fahd Road, the project covers 1.6 sqkm and has a total build-up area of around 5 million sqm.

Parcel 2.11 is an office / residential tower stacked above a retail podium. The faceted tower façade has horizontal sunshade louvers on the primary north and south elevations, which are designed to provide 100% solar shading to the glass curtain wall façades. Three floors of retail create a podium base, with four office floors, a technical office floor and five floors of residential above. The tower’s orientation both minimizes passive solar heat gain and maximizes views. The tower encompasses leading-edge green building strategies, including high-performance glazing, stormwater and wastewater management, and energy-efficient mechanical systems. A key design goal is to provide “green comfort,” combining efficient use of energy, materials and water to create a superior environment for those who work and live in the building.

Parcel 4.01 is a mixed-use building, and the program includes commercial office spaces, retail, and residential. The building is divided into two major parts—retail lowrise podium and a commercial/residential tower. The building consists of five underground floors dedicated for parking, and thirteen levels. Orientation and contextual relationships were informative for the design of parcel 4.01, since the urban wall along the main ring road and the position of this parcel within the larger master plan created a gateway site that connects the eastern development to the western “leaf� development. Integration of the primary external pedestrian circulation to the site became crucial, as well as the need to link various parts of the master plan through pedestrian circulation, provision of open, green space and unique building form.

EAU CLAIRE MARKETPLACE HARVARD DEVELOPMENT LOCATION Calgary, Alberta, Canada SIZE 2,100,000sqft (195,000sqm)

The New Eau Claire Marketplace is located in downtown Calgary near Prince’s Island Park, along the Bow River. It is designed to be a district of buildings that engage pedestrians through the organisation of complimentary mixed-use spaces, including retail, hotel, cultural, office, and residential. Well-defined street edges frame the public realm, and convey a senese of activitiy and liveliness. Transition zones between buildings and public right-of-ways invite visitors and residents to inhabit the space. The design of each tower responds to the environmental elements of daylight, circulation and access, and views to the Plaza and Bow River. With focus on reducing shadows across the Plaza from the towers, the new Eau Claire will achieve a reduction of 15.4% less shadowing than the existing building, Integration of sustainable design techniques promote Calgary as a green and healthy city.
