PERKINS E AS TMAN HAS PL ANNED and designed

a wide range of office, retail, and commercial mixed-use developments for an international roster of clients across North America and in a growing number of countries around the world. These developments span urban to suburban, high rise to low rise, commercial office and multi-level retail to lifestyle center. What connects them all is their vibrant mix of uses; they contribute to a design dialogue that delights, provide an experience that excites, and create enhanced value for a client’s brand.

5

COLLABORATION is fundamental to our practice. Our diverse team of experienced and talented professionals acts as a strategic adviser in the conception, programming, and planning of a client’s commercial project. In each of the major commercial and mixed-use building types, we have specialists who bring the latest concepts to the design and implementation of each part in the development. Our working philosophy is one of inclusion and collaboration. From our initial consulting session through the development of the design, we rely on your input—you bring experience and critical perspective that balance and inform ours. We do not push any preconceived design agenda; each design is responsive to the specific project objectives, business performance goals, site, market, and other relevant factors. The final design reflects the client’s brand.

CREATING NEW LIVES FOR EXISTING STRUCTURES We help clients plan and implement new commercial lives for aging, existing structures. Some of these projects result in entirely new uses for landmarks

and other older buildings, while others reposition existing structures to compete in today’s marketplace. Before

NAVIGATING COMPLEX PUBLIC APPROVALS AND GUIDING LARGE, PHASED DEVELOPMENT PROGRAMS We act as adviser to our clients as they begin planning large commercial developments. With the support of our inhouse resources for planning, environmental, traffic, and other related resources, we map out and manage the increasingly

complex approvals process that impacts virtually all large-scale developments. Once all of the necessary approvals have been obtained, we work with our clients and builders to manage the equally complex and often phased construction period.

RETURNING DC TO ITS WATERFRONT We worked with our client to successfully navigate the redevelopment of Washington, DC’s Southwest Waterfront through a complex multi-year approvals process. First, we established a unique vision to transform a historically functioning commercial port gone dormant into a highly sought-after mixeduse destination, restoring the city’s connection to its waterfront. Then, we provided leadership and necessary documentation during multiple trips to the DC Zoning Commission, approval by the U.S. Commission of Fine Arts, four acts of Congress, and numerous DC Council votes. The process

undertaken was required not only for the overall master plan, but also for each individual parcel and open space element leading to construction. This $2 billion development comprised of 27 land acres and 50 water acres will be completed in three phases. The first phase, encompassing 1.5M sf of development, includes: office, retail, residential, hotel, cultural land uses, and most of the public waterfront. This phase is under construction and is scheduled to open in 2017.
