SALES Total Sales of residential single family homes for January 2013 totalled 136 units, a 15.5% decline from an abnormally busy January 2012, but equal with the January 2011 numbers. The average price of homes sold in January was $280,597, up slightly from the 12-month average price of $279,908. LISTINGS 527 new residential listings were added to the Kingston and Area Real Estate Association’s MLS® system in January 2013. As of January 31, 2013, there were 1,957 Active Listings in the Kingston area, of which 1,147 were Residential properties. PRESIDENTS COMMENTS January weather seems to have a lot to do with how our housing market starts the New Year. In 2012, mild temperatures and the absence of snow on the ground sparked an abnormally busy January market. As we return to traditional winter weather in 2013, we also return to our more traditional January sales levels, which is evidenced by the MLS® statistics. The total number single family residential homes sold in the Board was 136 units, down just over 15% from 2012 figures, but in line with 2011 and 2010 numbers. Our average sales price in January was $280,597, up slightly from the 12-month average price of $279,908. At this point in the year, it is too early to predict any trends, but the market appears to be stable as we head into our traditional Spring market.
