The old residential sales centre for Peregian Springs has been sold with the new owner keen to clear the block and build a childcare centre for 93 children.

A Material Change of Use application was lodged with Council on May 5 by NorthGroup Consulting which outlines plans for the 2553sqm corner block adjacent to the roundabout.

childcare centre to be operated

by Habitat Early Learning from 6.30am to 6.30pm.

It will have 27 car parking spaces and a maximum occupancy of 93 children each day aged from six weeks to school age.

As the property is in a Local Centre Zone, Council will decide whether or not it goes ahead, without the need for public consultation.

A Sunshine Coast Council spokesman said: “the application is code assessable and a childcare centre is a consistent use on the site”.

There’s a Childcare Centre proposed for the old Golf Course land sales centre, a Tavern and multi-unit dwellings next to Arcare Aged Care and a reduced density mixed-use commercial and multi-unit dwelling project on the lower block at Koel Circuit near Coles.

With public comment set to open on some developments but not others because of zoning and planning definitions, a review of Planning laws currently underway by Sunshine Coast Council and due to finish in a couple of years might come too late for our local area.

But keep an eye out to have your say on whether you’d like to see a Tavern next to Arcare Aged Care at the gateway to our suburb

or some other community use element (the zoning definition of “community use” is wide and could permit many facilities ranging from Community Centre, Library, Child Care, Service Station to a Tavern). We’ll be following this issue closely.

COVID has smashed hospitality staffing numbers but there’s a great story with a local Peregian Breeze family-run café thinking outside the square to solve an industry-wide staff shortage.

Goldie and the Greengrocer has a plan to fully train local kids just starting out in their first school job to make the world of work a positive experience with a whole new group of friends (see p8). Kabi Kabi Elder Uncle Tais performed a Welcome to Country on the day.

The project was undertaken during Reconciliation Week.

Nikita said the mural captured elements Aboriginal and Torres Strait Islander children wanted to see on their wall, including community, a meeting place and home,

heritage, an emu, surrounding areas, bunya trees, travel tracks and plants native to Australia.

TAVERN POSSIBLE AT KOEL CCT EXACTLY WHAT THE TWO LARGE VACANT LOTS ADJACENT TO PEREGIAN SPRINGS SHOPPING CENTRE AT KOEL CIRCUIT WILL LOOK LIKE IN A FEW YEARS’ TIME IS SLOWLY GETTING CLEARER.

On the Motorway (low) side of Koel Circuit the public notification period for the application for a material change of use to allow the building of 38 residential units over multiple levels, 4 SOHO (Small Office Home Office) commercial units and a Food and Drink Outlet finished on July 6.

The SOHO commercial units are planned to be on the lower level with street access, providing for limited uses such as medical specialist, small hairdresser or arts and craft gallery.

There at 92 car parks proposed as part of the

plan. The 38 units are split between 30 threebedroom units and eight two-bedroom units.

The latest incarnation of the development application is a significant reduction from the previously proposed development of the site which featured 74 residential units and 9 SOHO commercial units.

The public responses received will now be considered by Council officers as part of the next step in the application assessment process.

On the high-side on the block bound by Arcare block, Ridgeview Drive, Pavillion Drive and Koel Circuit, development plans were lodged on June 4 for a three-storey tavern and 58 multiple dwelling units.

The plans for the Tavern show an undercover parking area on the ground floor, and a bistro, gaming room, bottle shop, kitchen and

outdoor dining area facing Ridgeview Drive. A large function area, lobby, kitchen and deck will take up the upper level.

The residential units are to be built in three separate blocks around a central open space and a communal swimming pool.

The plan provides for 41 two-bedroom units, 16 three-bedroom units and 1 four-bedroom unit.

A Council spokesman said while the tavern application had been lodged it was not yet ready for consideration by Council.

“The application is impact assessable under the current planning provisions and triggers public notification where the community will have an opportunity to lodge a formal submission for council’s consideration,” the spokesman said.

“The application is currently not properly made, with further information required about land ownership and access to the site.

“If properly made, as with all development

applications, this application will be thoroughly assessed on its individual merits.”

Peregian Family & Friends has sought feedback from its members on the proposed tavern development, noting on its Facebook page that approval by Council is expected to take “quite some time” based on issues such as the number of car parks proposed and the size of the residential building blocks.

“Local residents may also be concerned about the presence of a gaming room (poker machines) and also by the absence of any short-term motel room facilities, which are desirable for people visiting aged relatives in Arcare and Aveo,” PFAF said on their Facebook post on the topic.

The progress of both developments can be followed at Council’s development website www.developmenti.sunshinecoast.qld.gov. au by searching on application numbers MCU21/0174 (Tavern) and MCU21/0080 (38 units).

MIXED VIEWS ON CHILDCARE PLAN Continued from page 1

“As with all development applications, this application will be thoroughly assessed on its individual merits”.

Council’s website notes that while residents are able to submit a written comment on any development proposal at any time, for code assessable applications those comments will be considered by the assessing officer and “no appeal rights apply and you will not receive a copy of the decision notice”.

Long-time Longwood Drive resident Mike Curley said he only found out about the application by luck and was concerned about the impact it could have on the amenity of the local neighbourhood, and traffic volumes at the Longwood Drive / Peregian Springs Drive roundabout.

Mr Curley said he was also concerned about the increased noise of vehicles accessing the

site for at least 12 hours every day.

Meanwhile, there has been support shown on local social media boards for the proposal, particularly from working families happy to see more childcare spots available locally.

A look at Council’s development website, www.developmenti.sunshinecoast.qld.gov. au shows that the application MCU21/0131 moved into the “Decision” phase on May 20, although there is no date set yet for bringing down that decision.

GOLDIE’S JUNIOR SUPER STARS Peregian Breeze Café, “Goldie & the Green Grocer” is putting into practice the ‘takes a Village to raise a child’ philosophy to solve a staffing shortage created by COVID and affecting not just their café but the hospitality industry as a whole.

“Goldies” owners, James Fraser and Georgie Lazarus, who’ve spent their lives in hospitality locally and across the world, had just opened their café when COVID hit and borders shut, cutting the usual “awesome influx” of passionate hospitality workers from interstate and overseas.

The couple are no strangers to hard work and running on high energy, but the staffing shortage was taking a toll on everyone.

“During COVID, hospitality suffered a crisis … our team was working ridiculous hours and we know of many businesses that had job ads up for months but no-one to fill them,” Georgie said, adding the problem was exacerbated by a shortage of rental homes so those looking for a change from another state couldn’t easily come.

Rather than getting ‘disenchanted and exhausted’ James, a trained chef with hospitality in his blood having been ‘born in a Pub’ and worked at some of the Coast’s best restaurants including Sum Yung Guys and Bistro C, and Georgie, a ‘hospo’ veteran with a Degree in Marketing and PR, brainstormed to think of a solution and came up with the “Junior Superstars” training program.

“We had an idea. Why not think long-term, hire some juniors, invest in training them well and hopefully we will have solved our staffing issues by this time next year,” Georgie said “We put out the call for Junior Superstars and we were blown away by the response!

We held an info session and 20 kids showed up! We told them all about the good - make friends, work all over the world, the bad missing birthday parties due to weekend work and the ugly of ‘hospo’ work - cleaning 8

up gross things and the odd occasion of a rude customer and told them to think about whether this sounded good. They all said “Yes”!!” Georgie said.

“We were so inspired by their enthusiasm that we decided to figure out a way to give them all a job.”

“Honestly, the industry needs a shake-upthere is still an ‘old school’ and ‘character building’ tough way of treating staff and the long hours and split-shifts aren’t conducive to a nice life.

“People don’t want to work in an environment like that anymore. We want to make it a great experience, especially for kids just starting out in work,” Georgie said.

Although it’s a small café and paying for the training and work of such a big influx of staff is a huge responsibility, Georgie said she and James are committed to these Juniors and are working hard to design and implement a training program that she says is a unique approach in the hospitality industry where..

“Our intention is to not only train them in typical ‘junior jobs’ like dishes and polishing cutlery but also get them learning barista skills, food prep, customer service and more to foster an environment for developing the next generation of hospitality professionals.”

Georgie said the benefits of hospitality work ranged from being a job you can travel with you, that can put you through Uni and offer life-skills and life-long friends.

James and Georgie, as parents themselves (of a three year old Goldie, after whom the café is named, and Humphrey, 18-monthsold) want to make local kids’ first work experience positive and supportive.

Training has already started with sessions done after hours so all the new team can to mix together (away from the pressure of

customers) and at other times the Junior Superstars shine individually on a real café shift themselves with an experienced ‘shift mentor’ by their side to help.

Georgie says as the youngsters complete their rotations through the different aspects of café work she’ll also help them write and update their resume to include the training they have done - with some already showing particular talent and passion for some areas.

“We’re inspired by the enthusiasm of our Juniors,” Georgie said, adding that it’s rewarding for she and James to “give back” to the community and share their knowledge and love of hospitality.

MP WANTS YOUR TAKE ON DEATH WHETHER PEOPLE WITH GRAVE MEDICAL CONDITIONS CAN END THEIR OWN LIFE WITHOUT IT BEING DEEMED A SUICIDE OR HOMICIDE IS UP FOR DEBATE IN STATE PARLIAMENT IN SEPTEMBER.

The Voluntary Assisted Dying laws were introduced in to Parliament by Premier Annastascia Palaszcuk and are at the committee stage.

The committee, comprising three Labor Party members, 0ne One Nation member and two LNP Party members will decide what form these laws take when they are presented to Parliament for debate by the whole of Parliament in September.

LNP Member for Ninderry Dan Purdie wants to be ready for this debate and take your views directly to Parliament. So he has put out an urgent survey which he is urging residents to complete on this life and death matter.

“I believe this is a matter beyond politics, and I’ve always said I would seek the views of my community before I vote on the legislation (in September). If you haven’t already, I encourage you to read through the proposed legislation.

In the draft laws, a dying person must: 1. Have an eligible condition that is advanced and progressive, and expected to cause death within 12 months.

2. Have a capacity to make a decision around end-of-life choices.

3. Be acting voluntarily and without coercion.

4. Be at least 18 years of age.

5. Satisfy residency requirements including being an Australian citizen or permanent resident.

6. And have been a resident of Queensland for at least a year.

The explanatory memorandum for the criteria says they are intended to provide a balance between enabling individual choice 12

and access to the scheme with appropriate safeguards to protect vulnerable people from coercion and limit access to those who are suffering and dying. What “coercion” of a dying person means is wide and includes but isn’t limited to “intimidation or a threat or promise, including by an improper use of a position of trust or influence.”

The Bill stops just anyone initiating a conversation with the dying person about assisted dying. Only a medical practitioner or nurse practitioner may initiate a discussion about voluntary assisted dying if, at the same time the practitioner informs the person about: • The treatment options available to the person and the likely outcomes of that treatment; and • The palliative care and treatment options available to the person and the likely outcomes of that care and treatment.

If a person decides they want to go down the assisted dying path and they meet those initial six criteria then the draft laws explain the detailed request and assessment process required to be undertaken with the person and authorised medical practitioners before a “voluntary assisted dying substance (which is) a Schedule 4 or Schedule 8 substance, as defined in the Poisons Standard, or a combination of those substances” is approved for use either by self-adminstration, an authorised contact person or by a qualified practitioner.

The draft laws also set up a Voluntary Assisted Dying Review Board to oversee the VAD scheme and says the Board needs to act independently and in the public interest.

PROGRAM BOOSTS YOUNG GUNS AUGUST 12 MARKS THE UNITED NATIONS INTERNATIONAL WORLD YOUTH DAY AND FOR ROTARY INTERNATIONAL AND IT’S LOCAL CHAPTER, ROTARY NOOSA DAYBREAK, WORKING TO HELP DEVELOP YOUTH POTENTIAL IS ONE OF THE REASONS FOR THE CLUB’S EXISTENCE EVERY DAY OF THE YEAR.

Rotary Noosa Daybreak Club (which has a number of Peregian Springs members) meets at Noosa Springs for breakfast each Thursday and works constantly with the community to bring programs to Youth of all ages and backgrounds in an inclusive and supportive environment – helping them to meet new people and develop their own confidence and voice benefitting themselves and others.

With regular inspirational and informative speakers coming to breakfast, Rotary Noosa Daybreak recently hosted Bella Granland, (pictured above with Club president Richard Marsh). Bella is a young community member that Rotary Noosa Daybreak sponsored to go to the week-long Rotary Youth Leadership Award camp (RYLA) at Luther Heights at Coolum, who returned to share her experience.

Bella said she was very shy and grew up with the same group of friends on the Sunshine Coast so meeting new people, public speaking or making her views known to a group did not come naturally. The experience

PBSLSC Advisory Board president Gerard O’Brien said this month that the key for the club to hit its ambitious aim of going out on its own was to have a strong list of volunteers that would enable it to meet the requirements of SLSC for taking responsibility for patrolling its patch of beach.

The other element was to have community support for the club in terms of signing up as members and becoming involved in social and fundraising activities.

With regards to the training for new life

savers, Noosa Heads Surf Life Saving Club will launch its next Bronze Medallion course from August 7 at Peregian Beach. The month long course will end with assessment on September 11 (weather permitting).

In other news at the club, former Coolum Beach Surf Life Saving Club President John Roderick has been announced as the inaugural president of the new PBSLSC once it is inaugurated. Leigh McCready, who has been a member of the leadership team for the past three years, has stepped down from her role to take on a new position with the Liberal Party in Noosa. Mr O’Brien commended Leigh for her service which saw Nippers grow from zero three years ago to 160 children last season.

PROJECT NEWS FROM BUDGET

Council adopted its budget for the 2021/22 financial year and I’m pleased to be able to progress projects which have been on the community wish list for some time.

This includes funding for community consultation for a new Peregian Springs Community Centre and $103,000 to construct a pathway at Park Crescent, Coolum Beach.

Road improvements and sealing of unsealed roads remains a priority and the budget has allocated $300,000 to improve the safety of and upgrade the Coolum Sports intersection at David Low Way, Coolum with a number of unsealed roads getting upgrades throughout Division 9 A missing link of the coastal pathway at Coolum Beach between Lions Park and Norrie Job Park will be built as well as a new amenity block at Jack Morgan Park.

Planning for a new community park at our Blue Heart at Yandina Creek will begin as well 22

Council acquired 94 hectares of land to expand the existing Doonan Creek Environment Reserve, bringing it to an impressive 474 hectares.

This purchase was made possible thanks to Environment Levy funds.

On June 5, I joined in with the community to celebrate this as part of World Environment Day, by helping to plant 1200 native trees, shrubs and ground covers on the reserve.

Doonan Creek Environment Reserve is a special place, and I’m looking forward to this area being publicly accessible in the future – so everyone has the opportunity to enjoy it.

GOLF PRO JOINS LOCAL RANKS PEREGIAN GOLF’S SCORED AN EAGLE

BY ATTRACTING AN AUSTRALIAN PGA PRO TO CALL OUR LOCAL GOLF NEST HOME.

Katelyn Must, 30, is one of 80 female PGA pros in Australia and the only female PGA pro on the Sunshine Coast resident coaching at an 18-hole golf course.

She is recognised as one of the best Golf coaches in Australia and she’s packed more golf into her young life than many do in a lifetime.

Fresh from Royal Fremantle in Perth, Katelyn’s come home to the Sunshine Coast (completed her PGA Traineeship at Horton Park previously) and is keen to have golf grow and thrive in our community.

With strong competition experience, success in coaching beginners to pros and a special interest in women’s and kids’ engagement in the game, we can expect to see some exciting clinics and programs being offered regularly at Peregian Golf for different ages and skills.

Places are now open for introductory lessons and a variety of clinics coming up. Any age from 6 years old to 100 can get involved.

She conceived and grew the successful “mini hats” junior golf development pathway and

programs in Western Australia, and is busily making it happen locally here too.

Katelyn says the benefits of golf are massive from being in nature, calming your mind and for both physical and mental health.

“As we get older it’s often harder to meet people, especially if you’ve just moved to an area, golf is great for that “networking and friendships” Katelyn said.

Her coaching clients, Katelyn said, are often surprised how quickly they learn and improve and get playing on the golf course, so a ‘sense of achievement comes early on’.

“If you get into good habits early, you’ll be out playing on the course in a few weeks,” Katelyn said.

Having played courses all around the world including competing on the Australian professional tour and European tour, Katelyn says we are very spoilt here at Peregian Golf with low public course fees, a driving range and a beautifully maintained course right at your toes. “Come and try it- you’ll love it,” Katelyn said.

Golf Tip - Improve your chipping What is a chip shot in golf?

A chip is a shot that is played from the around the green and carry’s 30% of the way and runs the remaining 70% to the hole – it has more roll that flight time.

Why is it important?

Golf is played in an uncontrolled environment – wind, funny lies, in the sand, long grass, short grass and more. Chances are you are going to miss the green at some point and you want to have the ability to hit the ball close to the hole to keep your score low as possible. Even the best players in the world average 2 bogeys per game of golf.

How to play a chip shot?

The club selection is the most important part - you can use any club in your bag, the most commonly used clubs would be a SW or a 7 iron (depending on how much the ball needs to run).

With your setup you want your feet width to be around a club head apart and your club shaft pointing at the left side of your belly button - this will allow you to make better contact with the ball and reduce the amount of movement you create with your lower body.

You now want to draw an imaginary line from the ball to the inside of your New Peregian Golf feet and the ball to line up Pro Katelyn Must in the centre.

Move your hands to the bottom of the grip for more control on the club.

This shot is about controlling distance, so you want to imagine you have your putter in your hand, rock your shoulders and hold your finish position, with very little movement in the lower body in comparison to hitting a long drive.
