Century 21 Peregian Beach have listed the old supermarket site, 6 Heron St, along with 10 Kingfisher Drive as being for sale by tender, with submissions closing on August 1, 2022.

The supermarket site has been vacant since 2017. Its owners had plans to redevelop the space and add another level on top, however the development application has lapsed and a new application would be required.

Combined, the Kingfisher Drive and Heron Street properties offer a 542sqm site.

The Kingfisher Drive property is split into three tenancies currently occupied by Peregian Beach Bakery, The Post Office and Soul Sanctuary.

In promoting the property the Century 21 team suggest it offers an opportunity to breath new life into the prominent corner of the square.

WATER BILLS TO RISE

Water bills from Unitywater for the average Noosa household (using 375 litres a day) are set to rise by $7.42 a quarter, including a State Government Bulk Water increase of $2.40, in 2022-2023.

Acting CEO Pauline Thomson said the increase would cover upgrades to essential water and sewerage infrastructure.

“We’ve worked hard to keep the increase as low as possible and at an annual increase of 2 per cent, it’s less than CPI. Our usage charges have remained the same since 2014-15.”

Ms Thomson said Unitywater’s Customer Care Program was always available.

“We know it’s been a tough couple of years and if any of our customers are struggling to pay their bill, we encourage them to contact us as soon as possible so that we can help them – we have payment plans and other support available.”

If you’re struggling to find staff for your business, you’re not alone.

The Australian Bureau of Statistic’s latest business survey results have show that businesses of all sizes are struggling to find employees.

Tom Joseph, head of Industry Statistics at the ABS, said large and medium-sized businesses (66 per cent and 62 per cent) were more likely than small businesses (29 per cent) to have difficulties finding suitable staff.

Mr Joseph said however, nearly half (46 per cent) of small businesses affected were impacted to a great extent.

When considering the month ahead, 44 per cent of businesses expect operating expenses to increase, the highest recorded since the question was first asked in July 2020.

Money and Friends, which runs at Noosa Arts from July 21-August 13, is set in a fictional coastal town called “Crystal Inlet” where a group of friends confront how much their friendships are truly worth.

As one of the main characters states: “If friendship had any reality, money would be the test”.

This highly entertaining and insightful clash between commercialism and ideals makes Money and Friends as relevant today as when

ARTISTIC TOUCH FOR REFILLING FUNCTIONAL PUBLIC ART IS NOW IN PLACE ON THE FORESHORE OF THE NOOSA RIVER WITH THE INSTALLATION OF AN O FOUNTAIN ON GYMPIE TERRACE.

Painted with a striking blue artwork by local Indigenous artist Lyndon Davis, the new water refill station is sure to be a talking point on its own, designed with the shell middens of ancient times in mind.

“Middens were formed from the discarded shells from the seafood eaten by the Kabi Kabi and were common along the banks of the Noosa River and Weyba, Doonella, Cooroibah and Cootharaba Lakes,” Mr Davis said. “This artwork represents these large accumulations of shell material found in this area.”

The refill station is the result of a joint project between Unitywater, Noosa Council and Tourism Noosa to encourage locals and visitors to ditch single-use plastic bottles and fill up reusable water bottles with tap water.

Unitywater Manager Communications and Engagement Jana Dore said the O Fountain was the second in Noosa and joined the 18 other water refill stations in the shire.

“Our Water on Tap program encourages people to stay hydrated and protect our local environment by avoiding single-use plastics and filling up from the tap,” she said.

“In our recent Liveability Survey, residents valued the environment most highly and this O Fountain helps reduce the use of plastics that can end up in our waterways and honours the indigenous people’s historical links to the Noosa River,” he said.

Tourism Noosa Head of Tourism Sustainability and Program Design Juanita Terry-Bloomfield said it was a wonderful addition at the popular Lions Park.

“It will certainly get people talking – the O Fountain in Hastings Street has been wonderfully received since it was installed in 2018,” she said.

NEW BOARD IN PLACE FOR 22/23 IT’S BEEN AN EXCITING COUPLE OF MONTHS WITH OUR LOCAL PEREGIAN BEACHBASED CLUB TAKING FURTHER STEPS TO INDEPENDENCE WITH THANKS TO NOOSA HEADS SURF LIFE SAVING CLUB, SURF LIFE SAVING QUEENSLAND SUNSHINE COAST BRANCH, SURF LIFE SAVING QUEENSLAND AND MANY OTHER VOLUNTEERS AND SUPPORTERS WORKING BEHIND THE SCENES.

The Annual General Meeting of the Peregian Beach Surf Life Saving Club and Peregian Beach Surf Life Saving Supporters Club was held on Saturday, June 6, 2022 for the election of board members.

The new team, pictured above, will be led by Club President, John Roderick and Supporters Club Chair, Marinus Jansen.

“It has only been possible for the Peregian Beach Surf Life Saving Club to be reestablished from the generous support the Noosa Heads Surf Life Saving Club has undertaken over several years including but not limited to the responsibilities of the patrol service agreement for lifesaving at Peregian Beach.

“Sincere thanks to President Ross Fisher and his management committee and all their staff for everyone’s contribution here for the benefit of lifesaving.”

Under the stewardship of the Branch President Gerard O’ Brien, there has been a working group preparing for the transition to Peregian Beach SLSC being ready for season 2022/23.

This has been a lengthy and complex 6

governance process to start a new club, in essence with Office of Fair Trading, incorporation, ATO compliance for new ABN and application for ACNC not for profit status and negotiating a permit to occupy the building with Noosa Council.

“We have now been further encouraged with the progress of the aforementioned items with Noosa Council agreeing to a 10-year lease of the building, giving confidence in the proposed new club and confidence for the volunteers in the future of lifesaving at Peregian Beach.”

“Our goals for the upcoming season are to continue the successful junior program of previous years and increase patrolling membership and awards to have a high standard of patrolling at our beach.

“The importance of strong financial management in the formative year of the new club is at the forefront of our board’s planning”.

We look forward to welcoming you to join us and be part of the journey towards the new 2022-23 season!

BUSINESS FEATURE WITH GORDON MACVICAR OF MORTGAGE CHOICE

INTEREST RATE CHALLENGES 1. What advice would you give to those worried about interest rate rises?

Unfortunately, the fact is interest rates are going up there yet there is uncertainty amongst experts around when rates will actually peak.

As uncomfortable as rising interest rates make us all feel, now is the time to get prepared and work out what rate increases of another 2-3% will mean to your household. Know your numbers and have a plan.

If I can offer any peace-of-mind, for the majority of us who have taken out a home loan in the last 5 years, when we took out that home loan we were assessed by the banks that we could afford to repay that loan with rates 2%-3% above the market rate at the time. We have been assessed that we can handle an extra 2-3% rate increase, although increased costs of living are playing a part in diluting this buffer.

There are still some great variable rates on offer in the market and switching lenders to secure a much lower variable rate can assist greatly with weathering future rate rises. Everyone's situation is different, talk to an expert about strategies that can be tailored to you.

2. What categories of loans are going to be affected in different ways?

a) For those currently in a fixed rate nothing changes until the fixed rate period ends. Once the fixed rate ends borrowers need to be prepared for higher repayments as the loan will revert to the current variable rates. Households who fixed in the last couple of years need to be prepared for the fixed rate to revert to a variable rate 2%-3%+ higher.

If your fixed home loan allows additional repayments it's a good idea to start making extra repayments to try to get used to the higher repayments now. If your loan doesn't allow for extra repayments, try transferring the extra funds into a separate bank account. This allows you to try to get used to paying more now and will also build up a cash buffer in additional repayments.

fixed rate is due to end so there is plenty of time to put the appropriate steps in place. b) Households with a variable rate home loan have the option to ride the variable rate increases with their bank, look at fixing, or switch to a lower variable rate. The difference between the best variable rates and the 2-year fixed rates is as much as 2-3%, with fixed rates now higher. The majority of our clients in the last 3 months have chosen the variable rate option. Our advice to our clients about fixed vs variable is a fixed rate loan should be taken if certainty of repayments is important to you, since you won't have to worry about your home loan repayments changing during the term of the fixed rate loan.

3. What other strategies could people employ?

The strategies we are recommending are: 1. Stress test your household Budget and plan for interest rates at 2-3% higher.

2. If you can, start paying more into your home loan now, try to get used to the increased repayments as if rates were 2-3% higher.

3. Have an expert review your home loan, in the past few weeks we have been able to save clients on average 0.79% by refinancing.

4. Look at fixed rates if certainty of repayments over the next 1-3 years is important to you.

5. Consolidate credit cards and car/personal loans into your home loan. While it's not ideal stretching a car loan or credit card into a home loan term, it might be what is required to free up cash flow to service the home loan.

6. Consider switching to a Basic Home Loan.

Quite often households are paying a $400 annual package fee which might not be essential for their situation.

Most importantly talk to an expert as these tips are general and not to be taken as advice, a full review of your situation is important before recommending the best strategy for you.

WELCOME SUNSHINE FOR JUNE How fabulous has June been - with the sun finally coming out to say hello, and sunsets and sunrises that have been sensational!

QUEENSLAND DAY AWARDS

In amongst this month’s celebrations, we held our 2022 Noosa Queensland Day Awards to recognise some of our incredible volunteers who selflessly work for our community From training service dogs to sewing 30 items of clothing per week for children in need - nurses, coaches, researchers and entrepreneurs are just some examples from 29 not-for-profit organisations who were awarded for their dedication.

Thank you to everyone involved, with our deepest gratitude to those who have gone above and beyond for us, as you are the beating heart of Noosa.

SEEDS OF CHANGE GRANTS

Our successful Seeds of Change grant applicants were notified, and we are so inspired by their projects, which include our first indigenous learning centre, an app to monitor our river, wildlife signage and much more! The Australian Institute of Aboriginal Torres Strait Islander Studies (AIATSIS) Summit, the largest gathering of its kind, was hosted here on Kabi Kabi country.

There were many presentations, including partnerships between First Nations people, governments and the private sector, with the Cooloola Great Walk one example.

The CSIRO have just released a research paper on the dioxin testing of Noosa River, in response to our three years of advocacy, as we have updated regularly on Noosa 360.

The paper indicated that there is a strong correlation between our dioxins which have a unique ‘signature’ and the amount of kaolinitic clay in the sediment’s samples. We have posted the paper to 360.

POLYSTYRENE CLEAN UP CONTINUES

As previously advised, the cleanup of the polystyrene from the floods would take some time and the vacuum deployed by Noosa Council has been busy at work! Next month Council will be hosting a round table to discuss the issue and future measures, alongside Maritime Safety Queensland (MSQ) and the Department of Environment and Science (DES) and we will update to 360 the key outcomes. This polystyrene was included in our submission to government on how we can improve on disaster management, alongside other requests including that disaster classification for LGAs’ to be immediately funded to avoid delays in cleanups.

At time of writing, I am in Parliament for Budget week, and whilst there will be some good news, there will also be items that we will need to continue to build the ‘case’ for to get them over the line! NOOSA COUNCIL NEWS

SCHOOL HOLIDAY FUN TO BE HAD As we tackle school holidays there is plenty happening at Council’s facilities such as Noosa Leisure Centre, Noosa Library Service, Noosa Regional Gallery, Peregian Digital Hub and the NAC to keep the kids entertained.

Some of the activities on offer include 3D printing, Lego workshops, basketball clinics, jewellery design, swim schools, teen gym, plus kids playroom and more.

This month I took part in the Vinnie’s CEO Sleep Out with our Council CEO Scott Waters (pictured right).

The event was held at Noosa Heads this year and we all slept on the beach.

Thanks so much to so many in the community who got behind the event and also to those who donated.

Funds raised support the work Vinnies does in assisting the 1.3 million people who turn to them for help each year.

Although the weather was chilly, the feeling was one of warmth, support and camaraderie.

So many people doing their bit to help our most vulnerable. Thank you.

GRANT FUNDING ANNOUNCED

Speaking of supporting the community, Council has approved more than $350,000 for community groups, events and projects in the first Community Grants round of 2022/2023.

Projects funded include a Noosa Arts and Craft project to replace old kilns and other equipment.

Other grant recipients include the Pomona King of the Mountain and Noosa Trailblazers Mountain Bike Club.

Noosa is home to more than 300 community 14

groups and this funding is one way Council is supporting the many local organisations that help enrich our residents’ way of life.

Council has also approved $216,087 to contribute towards Signature and Festive season events as well as Alliance projects.

As well as this, acknowledging the importance of art and artists’ work in our community, six local artists and art community groups have shared in more than $25,000 worth of funding in the latest Noosa Regional Arts Development Fund (RADF) grant to help them develop their projects.

Key budget initiatives include affordable housing investigations and continued advocacy, improved service levels for hinterland road verge mowing and pathway cleaning, continuations of the Go Noosa free weekend bus trial and continuation of Living Well Noosa program across the Shire, plus development of the new Corporate Plan and Destination Management Plan.

Council greatly appreciates the input from everyone who took the time to have a say during the budget consultation period.

Finally, our new Council CEO Scott Waters has tabled a detailed ‘roadmap for change’, focused on delivering a sustainable, customer-centric, agile organisation to serve the community.

It contains 64 recommendations from a review of 17 specific functions.

The health check is needed to improve efficiencies and get the best possible outcomes for the community.

The CEO has told Council the report has been compiled to respect the legacy of Council whilst identifying constructive improvements to deliver an ‘innovative’ and ‘agile’ Council. A summary of the incoming CEO Report has been released and is available on council’s website.

CONCERT TO RAISE FUNDS FOR CHAPLAINS

By Mark Horsfall Chaplain - Coolum State High EVERY YEAR THE COMMITTEE FOR THE COOLUM STATE HIGH SCHOOL CHAPLAINCY PROGRAM NEEDS TO RAISE $16,000 TO FUND THE EXTRA COST OF THE CHAPLAINCY PROGRAM. COVID HAS MADE RAISING THESE FUNDS EXTREMELY DIFFICULT OVER THE LAST THREE YEARS DUE TO THE INABILITY TO HOLD FUNDRAISING EVENTS.

Now that we are learning to live with Covid, public events are back in the calendar which means after a three year hiatus, my annual fundraising concert, the Seaside Showcase, finally returns!

The Sunshine Coast Concert Band will be performing at St. Peter’s Church Coolum on Sunday, July 31 at 2pm.

Outstanding local vocalists Wendy West and Alex Chambers along with the Band will be performing hits from Frozen 2, The Man from Snowy River and Titanic just to name a few.

The Sunshine Coast Concert Band have been playing concerts for decades and are well known for their quality of music.

It’s sure to be an enjoyable afternoon with excellent entertainment for all ages to enjoy.

Tickets are $15 each or $30 for a family and are available at the door and includes afternoon tea.

If you’re feeling lucky, bring along some extra coins for our raffle. Come along and help raise money that goes to support students at Coolum High through the Chaplaincy Program.
