“I build every house as if I am building for myself,” says Robert, whose website is Builtbybeer.com. “I have very good taste that caters to a certain clientele.” Robert Beer, owner of R.B. Shore Development of Woodbury, says his claim to fame is his maternal grandfather. Morris Sosnow, the co-founder of Birchwood Park homes, later named the Birchwood Organization, was one of the biggest real estate developers on Long Island and a competitor of William Levitt, builder of Levittown. Starting in 1946, when the veterans returned from World War II, Sosnow built tens of thousands of middle-class affordable homes, among them Birchwood East and Birchwood West communities in Jericho that transformed the area into a bustling, sought-after suburb. Birchwood also constructed colonials, capes, splits and ranches from New Hyde Park to Plainview, East Meadow, Mineola and Westbury as well as the Water’s Edge complex in Bay Terrace. They were pioneers in building large communities of condominiums and townhouses around nine-hole golf courses and built developments in Holtsville, Oak dale, Farmingdale, Medford Commack, Middle Island and Coram. To this day, people tell Robert that they live in homes his grandfather built. Sosnow also constructed the Jericho Atrium offices and helped develop the Crossways at Woodbury. When Robert finished college he went to work for the family business and “learned the business from the ground up,” working in the field on a develop-

ment with more than 850 units and a golf course out East. After five years in the field, Robert became involved with project management, estimating scheduling, accounting, implementing a computer system with cost engineering, putting out purchase orders and “knowing exactly how many two-by-fours are on a job at any one time.” When his grandfather passed away 10 years ago, Robert started spot building higher end custom homes in Roslyn and Southampton with his brotherin-law. The family business was sold to Kimco and he went on his own. Recently Robert built a custom $5 million dollar home in Brookville and a $4 million spread in Muttontown. He is in the midst of putting up a spec home in Country Estates in Roslyn and plans to break ground in another one in October. Many of the custom homes he builds are Hamptons shingle style. “Once you plant yourself in an area, it snowballs because opportunities become available,” he says. Very involved in design and detail, Robert works with Huntington-based architect Michael J. Wallin, www.themansionmaker.com. “His attention to detail and curb appeal is incredible,” Robert says. When Robert worked in the family business, “we built everything what you see is what you get.” Now it’s a different ball game. “Custom building is a lot more hand holding,” he says, working with a sophisticated clientele, that “knows what they want.” He builds three to four

homes a year, ranging from 4,500 to 10,000 square feet, doing everything from land development to handing the house buyer the keys to the finished house. Proficient at scheduling with lead times and overlaps, each home takes Robert eight to 12 months to build. He also has longstanding subcontractors who help him “build a quality product in a timely manner.” Besides building, Robert has used his eye for design and fine living as a restaurateur. He is a partner in the high end, strikingly contemporary Nisen Sushi restaurants in Commack and Woodbury. Last Spring he opened a Red Mango yogurt franchise in Wheatley Plaza, with others coming up in Manhasset, Rego Park and Miami. He is also looking to open a Segafredo espresso bar cafe along Northern Boulevard. Robert says his building business “didn’t skip a beat” during the downturn. “My grandfather taught me well,” he said. I would never be where I am today without having that life lesson of learning the business from the ground up.”
