Currently, available homes throughout the Sonoma County real estate market are in short supply. Simply put, there are more willing buyers than there are sellers in the county. In the final quarter of 2013, Sonoma County experienced a more traditional seasonal slowdown, as the shrinking number of distressed property sales gave way to more stable equity sales. (The latter constitutes homeowners that are able to sell without needing the bank’s permission to accept less than what is owed on their home.) According to Pacific Union’s fourth-quarter 2013 report, Santa Rosa saw a 12 percent drop in home sales volume from the final quarter of 2012, which is primarily due to the lack of inventory compared with the prior year. There was also a significant shortage of homes for sale in all other Sonoma County submarkets, particularly in Healdsburg, where the total sales volume plummeted 31 percent in the same time period. The median sales price -- a value that represents the mid-

The aforementioned trend contributed to a significant rise in median prices throughout all Sonoma County submarkets. Investor activity has declined in concert with these gains. This is likely due to the return of more buyers pursuing their dream of homeownership and sellers recognizing that the market buyer typically pays a more attractive price than an investor. The good news for would-be Sonoma County homebuyers is that we believe that inventory will start to expand as spring arrives. However, we also suspect that mortgage rates will rise throughout 2014, making time of the essence for hopeful home hunters in our region.

point in the range of all prices paid --, continued to rise in the fourth quarter throughout Sonoma County, reflecting the decline in foreclosures and other distressed sales, as well as healthy growth in many price segments within the marketplace. In Santa Rosa, the median price for a single-family home increased from $347,000 in the fourth quarter of 2012 to $415,000 in the fourth quarter of 2013 – a gain of 20 percent. In Healdsburg the median sales price soared by 55 percent quarter over quarter to finish 2013 at $755,000. Rohnert Park, Sebastopol, and Windsor also all saw quarter-over-quarter price increases of more than 20 percent. An important note is that this does not mean each home rose in value by these percentages, just that more homes in higher price ranges sold than those in lesser price ranges thereby shifting the median price dramatically. Last year saw strong growth in sales of single-family homes priced over $1 million. Countywide, 78 homes sold for more than $1 million in the fourth quarter, an 18 percent increase from the last quarter of 2012.

Buyers can think about their offer for days before it is presented and can analyze the property in advance of presentation. They may be able to hone their offer and eliminate some contingencies over this time. This equates to a “cleaner” offer for you and usually for more money than the original list price. Ultimately, your Realtor can best advise you on which scenario will work for your property. As we mentioned, this may not be the best strategy for all properties, but more and more we are seeing multiple offers in the “hot” price points near our median Sonoma County home price of the mid $400,000 range. Even so, I’ve seen multiple offers in the $1,000,000 price point—with all the components of a hot, multiple-offer property: great price, stunning staging, impeccably brought to market, and exposed to the highest audience.
