Architectural services during preconstruction provided in 2 phases

Programming

We define the type, size, location and end-user requirements for the project. We conceive the Owner’s mission with multiple options.

Based on Owner approval of the preferred conceptual design, we parepare the schematic drawings. The schematic design will include alternate options to help establish project scope.

Your building components are coming together, we know what all your pieces and parts are, your drawing is refined. We get you to 75-85% complete.

PRE-CONSTRUCTION

Conceptual Design

We provide input on benefits and limitations of the conceptual design

We estimate the multiple options that The Architect suggests. The team collaboratively decides the viable solution for the project.

Schematic Design

Design Development

You now have a 75%-100% complete, “permitable” set of drawings.

At this point we have a 10,000’ view of the project - we know what the build is, we know the site, the size and intended use. We apply costs to the Architect’s vision.

We estimate again and provide value engineering ideas to keep the project on track.

Construction Documents

We use the 75%-100% complete set of drawings to determine your Guaranteed Maximum Price (GMP).

Our 75%-100% drawings will be used to competitively bid the construction. We also provide addenda and clarifications during the

Moundsville Municipal Public Safety Building, Moundsville, West Virginia

The Moundsville Municipal Building is a combination of reinforced concrete, steel columns and beams framing with exterior masonry walls on spread footings. The Municipal Building is a three-story structure with a one-story fire station with mezzanine attached. A portion of the existing Municipal building will be demolished to make room for the building with the remaining portion of the building demolished after construction of the new building is finished. The building will be occupied by the Fire & Police Departments as well as the Mayor & Council.

Construction Cost: $10.3 Million

City of Cleveland New Police Headquarters, Cleveland, Ohio

&estimate is assisting the City with project management and cost estimating throughout the design phase for the new police headquarters complex, which is the first project in the development of the new “Opportunity Corridor”. This program provides for a new headquarters complex, including approximately 400,000 square feet of programmed office, training, lab & public spaces, storage and a firing range. Included within the program is fleet parking for 800 vehicles and a full training center for the Officer/Cadet Academy. Additionally, we are providing Owner’s Representative Services providing project management, schedule and budget development and oversight, through all phases.

Construction Cost: $120 Million

City of Wheeling Fire Department Headquarters, Wheeling, West Virginia

The new 25,000 square foot City of Wheeling Fire Department Headuqarters building will house seven (7) apparatus bays with support spaces, a mezzanine for storage and training, a hose drying/training tower, living quarters, administrative space for the HQ staff and a training room. It will be built out of custom precast panels, steel bar joists, an EPDM roof and all interior trades will be involved. Our team estimated and competitively bid the project against several other contractors. Our scope includes scheduling and supervising the construction from start to finish as well as subcontracting all trades including concrete foundations and floor slabs, wood framing, roofing and siding, MEP trades and all interior finish trades. Originally overbudget, our team worked with the Architect to value engineer $1 Million out of the project in five (5) days, which allowed the City to move forward with the project.

Construction Cost: $9 Million

West Virginia State Fire Training Academy, Morgantown, West Virginia

&estimate provided conceptual cost estimating services for this new 25,752 square foot facility, which contains two wings - an office and classroom wing for faculty and staff and a bay area for indoor training and exercises. Pre-construction services included, cost estimating services for Concept, SD, DD and CD Phases, scheduling, value engineering and constructability reviews.

Construction Cost: $5.4 Million
