Eddie & Rose's Finca. Full description. About our Finca. It's located 2 Hours South of Barcelona and 20 Mins Inland from the Mediterranean Sea with it's Beautiful Beaches. The Finca totals 7,080 Square Meters, and is set in a Lovely Peaceful Location, Secluded, Private, Secure and with Mountain Views. Certainly Not Remote, and only 3 km North of the Traditional Town of Ulldecona. Only 5 Mins away is a Very Popular Restaurant with Bar and Pool, and in less than 10 mins you can be sat outside a choice of Bars in Ulldecona Town Square with the very friendly Locals Soaking up the Spanish Atmosphere. You can even Cycle into the Town without using any main roads. Our Finca is accessed Directly off a Quite Tarmac Road. There are No Boundary Ownership or Access Issues, as we own all of the land. The Land is easy to manage with about 50 mature Olive Trees on it, that with little effort can produce an Annual Income of at least 600 Euros and are probably worth around 20k if sold. At the end of our driveway is a Secure, Completely Fenced in area of about 1,500 square meters. The fencing is 2 meters high, and has 5 meter wide Double steel Gates to the front. The outside is lined with conifer trees adding further privacy. Within this area is a newly built Almacen that just requires minor work to complete. There's also plenty of Space to Accommodate a potential Business Venture. For example, we've been Successfully Growing Plants and selling them on the Car Boots here and regularly bringing in an Income of up to 150 Euros each time we go. There are many other Opportunities for the Right People, For Example, Camping, a Rental Potential, Caravan Storage, Motor Home Stopovers, a base for all sorts of outdoor activities including Bird Watching, Cycling, Kayaking, Hiking, Horse riding, Fishing trips on the world famous River Ebro, Boat Slipway access in Amposta is Just 20 Mins away. lovely, fully working Cast Iron Wood Burning Fire. The fully functional and finished Bathroom with Hot and Cold Water, a Large Walk in Shower, Sink and Toilet that together with the Entrance adds another 10 Square Meters to the Build. There is a 4 ring Cooker with an Oven and Grill that run off Bottled Propane Gas and an Electric Fridge Freezer that runs off the Solar, there are 2 single fold up Beds that together make a King Size Bed, and various bits of furniture. Also included is a Flat Screen 21 inch Spanish LED HD TV that picks up Spanish TV via a normal aerial and can broadcast in English, together with a Sky Box that picks up the UK Channels, all set up and working on a computer desk. A 1.2 Meter Satellite Dish is set up outside and can supply a signal to another box in the Caravan if required. There are also Ample 240 volt Electric Sockets fitted inside. Attached outside is a small Boiler Shed that houses a new Water Boiler that also runs on Bottled Propane Gas, also with room for spare gas bottles and some gardening tools. It Should Be Remembered That This Is Sold As An Ongoing Project That Still Has Work To Be Done, “Basic DIY Stuff” Nothing Daunting. Also that it's an Almacen that we're selling, completely Legal and with Full Permissions, Inspected and Passed be the Local Authorities. It's not sold as a cheap ready made House and clearly the Price Reflects This. The Building Can Be Used and Left Exactly Like It Is, It's not an issue. Just move in, unpack your cases and Enjoy it as it is, nothing needs to be done straight away and can be tackled in your own time, and as funds allow. Only the Bathroom has had floor tiles laid, the rest of the tiles to complete the floor throughout are boxed and just need laying, also the place would benefit from some new Kitchen units. There's plenty of little things to be done and it's a Great Opportunity to put your own stamp on the place and Increase it's Value Straight Away. The local people “English and Spanish” are always happy to help and advise should you need it. I would be happy to put a new owner in touch with a Reliable English Person who can Very Cheaply carry out any work that you may not feel confident in doing yourself. Whilst not a necessity, as part of the overall Project It was our intention to eventually obtain an Occupancy License “Cedula” . If this is something that you want to peruse then It's relatively straight forward and easy enough to obtain, and is a legal requirement if you wanted to officially change the usage of the Almacen. Whilst I'm no expert, it's there mainly to regulate conditions relating to Health and Safety, it would also be needed to obtain mains services should they become available. it may also make the property mortgage-able, obviously it increases it's value straight away, but more importantly it gives peace of mind. However to keep it's new status and just like every other property, it would need to be renewed every 15 years, and once issued annual charges will be incurred, probably between 60-90 Euros. To obtain the Cedula, the building has to meet a set minimum standard needed for a building to be deemed Habitable, it's very basic and we have completed most of what would be required, but there are still little things to be done, all very basic and very easy to Incorporate within the finishing of the Almacen, and for your average DIY-er

shouldn’t take longer than a couple of weeks or so to complete. Once completed further permissions to extend the main Building can then be sought. I will be happy to introduce a serious buyer to my Legal Representative who can advise and clarify any legal issues, and provide further information in relation to obtaining a Cedula for the new owners if needed. During the Long Summers if your not out “Working” Enjoying the Lovely Beaches or getting involved in the “Endless” Fiestas, then most of the time life is spent outside BBQing with Friends, using the Pool, Drinking far too much, ect. This year we did plan to Build an Outdoor Kitchen, a Large Fly Free Zoned Porch/Dining Area, Large Marbled Patio Areas“ Locally bought crazy paved cut Marble is only about 100 Euros a Ton”, Landscaping, Pathways, Planting, Car Port, Generator House / Workshop ect. The Main Priority was to construct a Large Rain Water Storage Deposit “Balsa” of which the footprint area has already been part dug out and with possibly an Adjoining Swimming Pool. All Cheap and very easy to do, and all of which No Permissions would be Needed. Everything is “Off Grid” Relying Completely on Solar Power and Collecting our own Rain Water. The benefits are that it's Cheap “If not Free”, Easy, and where possible Environmentally Friendly. Clearly it's not always Sunny here and sometimes it doesn't rain for months at a time “Oh dear!!” so there is a backup Generator to help out when extra power is needed, generally over the course of a year that could be up to 200 Euros of petrol depending on your requirements and the weather. Of course the existing system could be upgraded and improved if needed and that could eliminate the use of the Generator altogether, all very straight forward and relatively cheaply. Also the rain water is saved and stored for general use, extra water if needed can be collected from Ulldecona at 1 Euro per 1,000 Litres “Approx a Normal Weeks Supply” or alternatively it can be delivered by the local farmer at about 60 Euros for 17,000 litres. Bottled Propane Gas is used to provide the Hot Water and used for the Cooker, it is Easily obtained and costs about 15 Euros to Exchange a Bottle. As you can see Very Cheap, and as there are No Bills, except for the Land Tax of about 4 Euros a year, "Yes 4 Euros"!! it's very easy to budget. Please Note :- No Mains Electricity or Water is realistically accessible for the foreseeable future. Included in the sale is also a sited Bailey Pageant Champaign 4 berth Caravan, it's very nice but to be fair it's not really suitable for touring as it's getting on and has a weakened floor and not everything works like it used too, But it's easy enough to sort. It is Presentable, it's Dry and Comfy and makes Great Additional Accommodation, it has a huge Double Bed and 2 separate Bunks. Ideal for Sleeping in and making a Brew!. Also included there is a 6 Meter Metal Porta Cabin in good condition, it has a Window and it's Secure and is Perfect for Storage, but it can be used for what ever you want. At the moment it's home to the plumbed in Top Loading Washing Machine,

the Control System to the Solar and general bits and bobs. 4 x 135 Watt Solar Panels are on the Top of the Container “but could do with being moved to the roof of the Almacen at a later date” also there's a separate small panel for charging leisure batteries. To the side of the container in a Storage Box are the Solar Batteries “All 1,080 Amp Hours of them” also a 45 Amp Solar Battery Charger, a 2,000 Watt Sine Wave Inverter and Everything that makes it work. At the back is a backup 4.2 kW Petrol Pull Start Generator in Good Condition. I have fitted a 6 Meter Caravan Awning to the front of the Porta Cabin, Great for Additional Storage, working in or can be opened up for lounging in when using the Pool. Also a 3.5 Meter hard sided Above Ground Pool with Steps, Sand Filter and Pump, general Maintenance and Cleaning Tools, vac, net ect. The Pool holds about 10,000 litres of water that is currently being used and fed to the Almacen via Low Voltage Automatic Pumping Systems. The Location is Perfect for Transportation Routes and Practical Amenities, The Traditional Town of Ulldecona it's self has a new Medical Center with 24 hour Emergency Access, a Post Office with readily available Post Box's that cost about 65 Euros a year, a number of Schools, Banks, a Municipal Pool, The Town Hall has an English speaking receptionist who can't do enough to help, there's various Small Shops, Friday Market, Chemist, Tobacconist, Bars, Cafes, Restaurants, Hotels, Cheap Builders Merchants, Garages ect, ect. It even has it's own Castle!!!. Further afield is Amposta and Tortosa, Both have Hospitals that we have found to be second to none and are about a 20 Minute drive away, and also have all the Usual Facilities found in Larger Towns. Junction 42 of the AP7 E15 Motorway link is just 10 Minutes away, going South Valencia is just 2 hours away “Benidorm 2 1/2”, and 2 Hours North is Barcelona. Reus Airport is only 45 Minutes North where Cheap Flights can be obtained, Car Hire ect. Ulldecona also has its own Railway Station, where a 2 Hour Direct “and on time” trip to Barcelona on an Air Conditioned Train cost about 20 Euros return!! it stops at all the resorts, Salou ect and even the Porta Ventura Theme / Water Park “for the kids, of course!!!”. Other General Items Included in the Sale. Various bits of furniture, Spanish electrical appliances, linen, crockery, utensils ect. Various tools, Power tools, building materials, old storage boxes, spare bits and pieces, ect. “no rubbish” Gas bottles, 8 in total. 4 x 1,000 litre portable water containers. 2 x large sacks of plastic Plant Pots, Irrigation Pipes, Hose Pipe, Fittings and bits and bobs. Old but serviceable Gas BBQ. Additional plastic Pool that collects and stores up to 7,000 litres of Rain Water collected from the Almacen roof. Please Note.

The Property will be Sold on a Strictly First Come Basis. Only the First Paid 10% Deposit will Secure the Sale, “Seen or Unseen” And Only Then will the Property be Taken Off the Market. We cannot be expected to hold the property. Reluctantly after 10 years of living in Spain we are having to sell due to Personal Circumstances that mean we have to return to the UK Permanently. As is normal here in Spain a 10% non returnable deposit would be needed to take the property off the market and then a “due by” date agreed to complete the sale, normally a month, but a degree of flexibility obviously would be agreed in order to get things in place following a viewing, as we appreciate that it all takes time. We have in the past found to our cost that it can be difficult getting through red tape here in Spain and therefore it is imperative that you employ the services of someone who is capable of overseeing all the legalities to ensure a trouble free transaction. We know of someone who can deal with everything from opening a Bank account, obtaining your NIE number to completing the sale. He would also be happy to deal with the legal change of usage for the Almacen, and to obtain the Occupancy license “Cedula”, Building permissions, ect for the new owners, if Required. He is English and speaks fluent Spanish, 100% reliable, comes highly recommended and will ensure the cheapest possible fees. I would be happy to introduce a serious buyer to him, if required. I should also confirm that our Escritura has been checked and verified at the Notario office in preparation for a sale, and that in conjunction with a viewing will be open to full inspection.
