Agents Who Go the Distance You live – or want to live – in a specific area. Your agent works in another. Here’s what you should ask to make sure they’re in the know on your neighborhood By Marilyn Kennedy Melia CTW Features You’re hoping to buy in a neighborhood you’ve long loved. Or, you want to sell your home fast, and at a better price than the home a block away that looks like yours but doesn’t have a patio or eat-in kitchen. According to surveys from the National Association of Realtors, buyers and sellers often find an agent based on a recommendation from a friend or relative. But what if that highly touted agent doesn’t work

in the immediate area where you live or hope to live? For sellers, one academic study suggests that chances for a quicker, higher-priced transaction increase if their agent concentrates their listings in a defined area. That’s because geographic specialization gives increased “efficiencies� to the listing agent, explains Bernie Waller, professor of finance and real estate at Longwood University in Farmville, Virginia, and co-author of a study that examined 8,085 home sales from July 1999 until May 2009 in southern Virginia. The study found

that that sale prices average 1.71 percent more when listed by agents active within a certain perimeter. A specialized area can’t be easily defined, acknowledges Waller, with rural locales perhaps stretching over square miles, while urban concentrations may total just several blocks. While the study didn’t look at buyers’ experiences, Waller believes agent specialization could benefit them, too, because the agent has more market knowledge and a better networking pool than agents outside the immediate area.

In our unscientific poll of several agents, we found that some think localized specialization isn’t strictly necessary. Indeed, John Bolos, broker/owner of Century 21 Bolos in Columbia, South Carolina, notes that transferees often depend on one agent to show all the homes in a wide area. “Any good agent should learn the territory,� says Bolos, “whether its 2 miles away or 25.� Here, agents suggest questions buyers and sellers should ask to ensure that distance isn’t a detriment:

Buyers and sellers should ask an out-of-area agent whether he’ll be available within a certain time frame to show a home. An agent should “feel comfortable driving that distance on a regular basis,� Bolos says. Probe, too, about how responsive agents are to calls from other agents, suggests Tony Geraci, broker/owner with Century 21 HomeStar in Highland Heights, Ohio. In a robust year for real estate, many factors played a part By most forms of measurement that we typically apply to residential real estate – sales volume, home price appreciation, days on the market -- we can say that Northern Colorado’s market experienced a healthy year in 2014. But what were the factors that shaped the year that was? Let’s take a closer look: A strong economy. It’s not surprising to hear good reviews for our state, and more specifically for the Northern Colorado region. For instance, Business Insider – a technology and news website – ranked Colorado No. 1 for economic performance last year. Locally, the Milken Institute ranked Greeley No. 10 among all U.S. cities for economic performance, and

the Fort Collins-Loveland area was No. 20. Job growth. A strong economy means jobs are being created, and consequently the resulting income necessary for both new homebuyers and move-up buyers. The U.S. Council of Mayors projects Greeley to have the second-fastest rate of job growth in the country between 2013 and 2020. And Forbes ranks Fort Collins-Loveland No. 5 among the top cities for business and careers. Tight rental market. In the past year vacancy rates for rental housing have plunged to as low as 1.3 percent in Greeley and 1.6 percent in Fort Collins. Such tight availability has pushed rental rates higher, which helps to

drive two sides of the market – investors increasingly looking to add rental properties to their portfolio, and renters who become homebuyers after they realize it’s cheaper to own than to rent. Price appreciation. A combination of low housing inventory and strong demand is driving housing prices up, and Northern Colorado has experienced healthy appreciation over the past few years. At the conclusion of the third quarter (September 30), Greeley ranked 44th in annual home price appreciation, according to the Federal Housing Finance Authority, and Fort Collins ranked No. 59. New home construction. For the reasons we’ve just discussed, demand for

housing is trending up. As a result, home builders – both local and national – have been increasing the pace of new home construction. With a large volume of “permit-ready” lots approved for construction, expect 2015 to be another busy year for builders. Growing retirement-age population. The segment of Northern Colorado residents who are 65-years-old or older is growing rapidly, due to aging Baby Boomers who already live here and the increasing popularity of Larimer and Weld counties for retirees who are moving here. This means demand for senior citizen-friendly housing that will be part of the new home construction wave mentioned above.

Renters: Are You Ready to Buy a Home? While you save up your down payment, take these 5 steps to get you closer to closing. For renters planning to buy a home, preliminary steps like creating a budget and saving for a down payment are obvious. Here are five more advanced steps toward moving out of your rental and into a dream home of your own. Understand the full cost of homeownership As a renter, a single rental fee covers your monthly housing payment. But as a homeowner, four main factors go into your monthly housing payment: principal, interest, taxes and insurance (P.I.T.I.). Understanding these costs will help you determine how much house you can afford. Together, principal and interest comprise your monthly mortgage pay-

ment, with the principal paying down your loan balance each month, and the interest paying your fee for borrowing the money. Use a mortgage calculator to determine how much of your payment goes toward principal versus interest each month. Taxes refer to property taxes, which are assessed by the county you live in. They average 1.2 percent of your homeâ&#x20AC;&#x2122;s value each year. Insurance â&#x20AC;&#x201D; paid to a homeownerâ&#x20AC;&#x2122;s insurance company of your choice â&#x20AC;&#x201D; is required when you have a mortgage. Lenders require that your insurance cover the cost of rebuilding the home if it is ruined

by fire or other disaster. This â&#x20AC;&#x153;replacement costâ&#x20AC;? is determined by your insurer, and must be agreed to by your lender. Insurance will typically cost $700 to $1,200 per year for a single family home. For condo owners, thereâ&#x20AC;&#x2122;s a fifth monthly cost category: homeowners

association (HOA) dues. These fees cover common area amenities, landscaping, ongoing upkeep and reserves for future maintenance like roof replacement or exterior painting. These monthly dues range from $100 for cheaper condos to $1,000 or more for luxury condos.

Single family home buyers can take a useful cue from HOA budgets, which generally require that at least 10 percent of dues go toward reserves. Even if youâ&#x20AC;&#x2122;re not buying a condo, itâ&#x20AC;&#x2122;s a good idea to set up a similar savings plan for future mainteSee RENTERS page16

These deductions significantly lower your cost of homeownership. For example, for a $300,000 home with 20 percent down and a 30-year fixed mortgage at 4 percent, monthly P.I.T.I. is about $1,545. Tax deductions reduce this total housing cost to about $1,215. Study rent-vs.-buy math Often, people judge the cost of renting vs. buying by comparing P.I.T.I. to a rental payment. But to get an apples-to-apples comparison, you actually have to look at after-taxbenefit homeownership costs and rent costs. Using the example above of a $300,000 home that costs $1,215 per month after taxes, you could compare this residence to a home that rents for about $1,200. If the $300,000 home was

more spacious or in a more desirable area, the math would seem to favor buying â&#x20AC;&#x201D; but donâ&#x20AC;&#x2122;t forget this example requires a $60,000 down payment. Identify mortgages that fit your budget and timeline If you donâ&#x20AC;&#x2122;t have 20 percent to put down, you can still get a mortgage with as little as 3 percent down. However, if your down payment is less than 20 percent, youâ&#x20AC;&#x2122;ll have to pay mortgage insurance, which is about .85 percent of your loan amount, and isnâ&#x20AC;&#x2122;t tax deductible. Your monthly P.I.T.I. (which includes mortgage insurance) is about $1,995 on a $300,000 home with 3 percent down and a 30year fixed mortgage at 4 percent. After tax deductions, this total housing cost drops to about $1,614. And youâ&#x20AC;&#x2122;d only need $9,000 for the down payment. You can also lower your rate and P.I.T.I. with a shorter-term loan like a 5-year ARM, but rates on these loans will adjust in 5 years, so you risk having a much higher payment if you plan to stay in the home longer than that.

Start preparing your credit score now Credit scores are critical for getting the best mortgages with the lowest rates. Lenders want reliable on-time payment history as well as credit depth. More credit accounts are better, so renters with only one credit card should consider obtaining more credit. Just note that your credit score can drop 5 to 15 points when you first open a new account, then will come back up when youâ&#x20AC;&#x2122;ve established a good payment history.
