LAKE LUCIANA VINEYARD DEVELOPMENT OPPORTUNITIES An exciting opportunity is now available to develop significant Napa Valley AVA vineyards in beautiful Pope Valley with the full advantage of dedicated Juliana Mutual Water Company (“JMWC”) shares with valuable dedicated water. Preliminary soils reports indicate approximately 50% of the plantable ground is best suited for Cabernet Sauvignon with the balance of the plantable best suited for Sauvignon Blanc or a varietal suited for heavier soils. NOTE: there is potential to add an adjacent 40 acres of gentling rolling plantable ground through potential Lot Line Adjustment (“LLA”) which is expected to be outstanding Cabernet Sauvignon potential. VINEYARD DEVELOPMENT POTENTIAL: ▪ Soil samples are not currently planned.
