WELCOME To the best developers, land often speaks a language only they can hear. This was the case with AIH Development who saw an oversized lot in Venice as an opportunity to create a modern compound with international flair. The home’s dramatic profile is a bold statement. “We knew we could do something innovative here,” says AIH Development, “because the Venice community is so creative.” The developers created a study in contrasts, using light and dark to create moments both inside and outside the home. They drew inspiration from both European design as well as the great tradition of California mid-century modern houses. The soul of mid-century modern design is about creating a lifestyle for modern living and this home speaks to that desire. “Properties of this caliber in Venice don’t come on the market too often.” “Most of the properties that are built are not for sale. space with a pool, lawn, and separate outdoor dining and living spaces as well as a guest/pool house, an expansive loftlike studio with a full kitchen and bath. The open space calls to mind to mind other styles including Japanese and Moroccan designs. There’s a timeless classic quality to the juxtaposition of internal and external rooms including an outdoor dining space, which can be seen from the kitchen and an outdoor living room behind the pool which offers the perfect vantage point to look back toward the house. Landscape architect Dale Newman used clumping bamboo and mature trees to surround the home with lush greenery for added privacy. “Although we could have built a larger home, we opted instead to have more green space. We felt that for the future owner the best experience would be to have a compound that offered a chance to enjoy an outdoor lifestyle in complete privacy. High ceilings and massive glass windows create an almost museum-like sense of expansiveness well-suited to serve as a framework for both art and life. Artisanal touches such as hand-oiled French Oak flooring and handglazed brick tiles in muted shades natural shades in all the bathrooms add warm and sense of craft to the home. Versatile Nero Marquina marble, which

is used in the bathrooms and can be seen in both traditional and modern projects, helps continue the conversation between old and new. The kitchen has a European feel with custom cabinetry and a handmade clay tile backsplash with a curving design that adds a sense of organic playfulness. The 14-foot center island in the kitchen includes a built-in table, which is the ideal place to enjoy breakfast with a view of the saltwater pool through the oversized sliding glass doors. Upstairs the home’s second family room bridges the external and internal with views out to the street and to the backyard. The family room also serves as a divider between the large master suite and the other upstairs bedrooms. A walnut pocket door opens into the large master bedroom, which includes a sitting area. The custom French Oaks closets are lit by an unlacquered brass chandelier, a nod to the revived role brass plays as a new modern classic. For the developers, both the property’s footprint and the lifestyle of the future owners informed their decisions. The Vienna Compound is a California Green home. It has Nest thermostats and a security system and is pre-wired for both a smart home system and an audio-visual system so that the new owners can tailor it to their needs. ready and solar panels can easily be added. “We see the new owners as people who became successful by following their own paths,” explained the developer, “and so we built some flexibility into the design.”
