SHANE - Rebuilding Together offers home repair and renovation services FREE of charge to low income families across Cass & Clay County. Many families live in substandard conditions and the need continues to grow as more homeowners are forced to choose between vital necessities and critical home repair or maintenance. Our goal is to help homeowners stay safe and healthy in their home by completing 30-50 projects each year.
KAREN - Clair’s Bears Program was created to assist children of all ages to feel comfortable in new surroundings or when faced with a time of struggle. Currently, Clair’s Bears are being distributed to children as they enter the YWCA shelter with their mothers looking for a safe place. There are additional outlets planned for the future, including the Red River Children’s Advocacy Center.

CARRIE - Lend A Hand UP is an affiliate of Dakota Medical Foundation, which promotes benefits and fundraising for people in Cass and Clay County suffering from a medical crisis. Ambassadors attend local benefits and events to represent the program and it's offerings.
CHRIS - West Fargo Exchange Club supports activities that benefit youth, promote pride in our country, honor military and public service providers, plus many more. Some of the local programs the club supports include High School Students of the Month, Meals on Wheels, Civic Excellence Award, firefighter and police Employees of the Year, youth baseball, and the Salvation Army Bell Ringing Campaign.

MATTHEW'S VOICE PROJECT
KIAH – The Girls on the Run program allows young girls in our community the opportunity to learn and grow alongside others their age. Many topics are covered teaching life skills while learning the importance of healthy, physical lifestyles. It’s important to support the young women in our community and be great role models.
JENNY - Matthew’s Voice Project (MVP) is an effort to assist students in our public schools who are experiencing homelessness. Much of MVP’s focus is on unaccompanied youth (no parents or guardians in their lives), providing them with the support and encouragement they need to complete high school.

WHAT SHOULD I BRING TO A MORTGAGE APPOINTMENT? For each applicant, two consecutive pay stubs to reflect 30 days income and tax documents from the past two years. - Audrey & Michaella DO WE NEED TO BE MARRIED TO APPLY FOR A MORTGAGE TOGETHER? No, if you are applying for FHA, USDA, or Conventional. VA's eligibility requirements are veterans and spouses only. - Audrey & Michaella IF I HAVE YOU PULL MY CREDIT, WILL IT HURT MY CREDIT SCORE? The initial mortgage inquiry is estimated to only lower your credit score by 3-5 points, very minimal. When you are shopping for lenders, the credit bureaus have a formal policy to permit "rate shopping." Only the initial credit inquiry will affect your score; the others will not. The credit bureaus will acknowledge the first credit inquiry and will ignore each subsequent check. Borrowers have a 14-45 day time frame to rate shop. - Audrey & Michaella MY CREDIT SCORE ISN’T VERY GOOD. IS IT STILL WORTH APPLYING? Yes, there are programs that can help those with lower credit scores. FHA loans are meant for low-moderate income and commonly utilized by first-time homebuyers. If you would like to work on your credit score before applying, we recommend paying off or paying down credit cards, but not close them. Paying off other debt will also help. - Audrey & Michaella I DON’T HAVE MONEY FOR A DOWN PAYMENT. HOW MUCH SHOULD I SAVE? You can have as low as 2-3% down. That means only $4,500 on a $150,000 house. You may also use gift money from an immediate relative. It is best to talk to a mortgage professional to see what your options are and to get the best estimate of how much you will need to put down. USDA and VA allow for a 0% down. - Audrey & Michaella I WAS JUST APPROVED FOR A MORTGAGE. HOW DO I FIND A REALTOR®? "I would recommend asking friends or relatives if they have had good experiences working with a local REALTOR®. Your mortgage consultant may have a good recommendation, or speak with agents at open houses to see if you find one who you click with. I would consider speaking with or interviewing a couple of REALTORS® to make sure you pair yourself with someone who understands your needs and works in a way that is compatible with your schedule and communication style." - Nathan
WHAT SHOULD I EXPECT THE FIRST TIME I MEET WITH A REALTOR®? "When you first meet, your REALTOR® will take the time to explain the process of buying a home. You should feel confident that you understand what is going on during your transaction. "The REALTOR® helps you find a lender, hire a home inspector, write up and negotiate contracts, get you any additional information needed, and guide you through the process. There are 15-20 people involoved in a typical transaction. A skilled agent can make sure your buying experience is as smooth as possible." - Angie HOW MANY HOMES SHOULD I LOOK AT BEFORE WRITING AN OFFER? "There is no set number of homes to look at, but it is helpful to have an idea of what you like and do not like to before you start looking. The one thing you cannot change is location, so keep that in mind when looking at homes as most other things can be changed." - Angie "There is no set number of homes. I compare it to shopping for shoes. If you find the right fit, even if it’s the first one, buy it." - Stephanie WITH THE MORTGAGE PAYMENT, ARE THERE OTHER COSTS I NEED TO CONSIDER? "Your mortgage payment will more than likely include your taxes and insurance. Your down-payment is something you already know about, but there are some other costs to consider when buying a house. Typically, it is recommended that you have a home inspection performed to make sure the house you are buying is in good condition and to avoid unexpected costly repairs in the future. The home inspection can cost $300-$450 and is paid out of pocket by the buyer. At Park Co. Realtors, our agents may also recommend a home warranty for your benefit." - Nathan WHAT SHOULD I DO IF THERE AREN’T ANY HOMES IN MY PRICE RANGE? "You have a couple options, either wait until something comes along in your price range or work with your lender to see what you could possibly do to increase your purchase price.
