home builders. This year we are celebrating the Home Builders Association (HBA) of Greater Austin’s 62nd annual Parade of Homes™ here in Rough Hollow — a community that has been named the HBA’s Master-Planned Community of the Year for the last two years. While the HBA has selected Rough Hollow to host two previous Parade of Homes™, this year The Peninsula at Rough Hollow promises some of the best views of Lake Travis and the Hill Country anywhere in the community. The views, coupled with home builders who know how to maximize lot positioning and home features designed to take advantage of the neighborhood’s natural surroundings, are sure to impress. The annual Parade of Homes™ is one of the only opportunities you’ll have all year to explore some of the most beautiful custom homes built in Central Texas. Built by some of the area’s top custom home builders, our guests are invited to stroll the halls packed with stunning features and discover the many details in-

terfront access to Lake Travis, one of Texas’ favorite lakes. This year’s Parade features some of the HBA’s most well-known luxury custom home builders including Arbogast Custom Homes, Jenkins Design + Build, Lake Travis Builders, Laurel Haven Homes, and Triton Austin. These exquisite homes include some amazing and unique features such as a two-story master closet and study, butler pantries and catering kitchens, elaborate wine rooms, outdoor shower, hidden passageways, coffee bars and so much more! With your visit to The Peninsula at Rough Hollow for the Parade of Homes™ or as a potential resident, we know you will fall in love with the “Rough Life.” Rough Hollow is a community where every day feels like you’re on vacation. PARTNERS IN HOPE

– 2017 Benefiting Charity –

A Lake Travis Community Ministry By April Garner

I

magine a family, four children ages five to thirteen, forced to make a sudden move to a unlivable trailer - no power, holes in the floor and walls and no functioning appliances. This family needed not only immediate care to improve their living conditions, but also ongoing support. Referred by Lake Travis Crisis Ministry, this family found Partners in Hope (PIH.) The organization was able to provide appliance and furniture donations and a volunteer team to clean the property and fix electrical and safety issues. They also installed skirting on the trailer, for warmth, and even decorated it for the holiday season, supplying food and gifts for Christmas as well. What makes PIH particularly unique, though, is they continue to follow and support this family. Partners in Hope was founded in Lake Travis in 2011. Matt Peacock presided over the

formation of the organization as a 501(c)3 non-profit. His first three years on staff were limited to part-time, but he has been a full time director since January of 2014. PIH is a Lake Travis community ministry that connects people who desire physical, emotional and spiritual support with people who will help - not a crisis response organization but a chronic response one. PIH focuses on long-term involvement, 12 to 24-month commitments and helping people and families connect relationally. Their two-part ministry:

HELPING FAMILIES IN NEED PIH helps families improve their living conditions, intentionally supporting them through goal-setting and follow-through. They encourage them to connect to three to five significant relationships to build an

ongoing support network and to give back to their community.

CONNECTING THOSE WHO SERVE PIH facilitates opportunities to serve for groups and individuals in the Lake Travis community. They match one person’s gifts and talents with another person’s needs and equip volunteers to serve through the lens of ministry. PIH depends on local financial support. They are in need of donors and key, foundational supporters to provide grants. For more information about how you can help, please go to partnersinhopelaketravis. org or contact Matt Peacock at mattbp61@ gmail.com or 512-751-5877. This article first appeared in the March, 2017 edition of Neighbors of Four Points magazine, Best Version Media.

GIVE THE PEOPLE WHAT THEY WANT — BY ANDREW HAAS

N

ew home builders are presented with more choices than ever before. The rise of HGTV®, DIY culture and the information age means consumers are armed with better information and want more out of their home than preceding generations. First time homebuyers, predominantly Millennials, are leading this charge. Because people are waiting longer to purchase a first home, they are expecting more and are less willing to compromise (the median age of first time Millennial home buyers is 30 ). Despite an overwhelming amount of choices, the features that really define a home can be narrowed down to three categories: sustainability, simplicity, and flexibility. These three broader trends are guiding consumer decisions as they create the perfect home in 2017.

SUSTAINABILITY Consumers want responsibly built homes. They understand that by choosing to build a home with sustainable materials, they are helping the environment and making choices that allow their home to remain in pristine condition for longer. In addition to altruistic reasons, green home choices are a wise financial decision. Sustainable homes cost less to maintain in the long run, and as the cost of living increases, especially in Central Texas, informed home builders realize that sustainability is the wise choice for the bottom line. Some sustainable features include high-end insulation, smart HVAC systems and irrigation systems, energy efficient fixtures and appliances,

well-designed natural light features, and reclaimed materials. The actual footprint of the home also plays a key role in sustainability. By choosing a smaller home, additional locations become options and commute times can decrease. Consumers understand the need and financial benefit of green features in their homes and are increasingly demanding them.

SIMPLICITY

ing home ownership. Globe trotting homeowners now have the ability to control their thermostats, lights, window coverings, and security systems from any location. Electric car docking stations, energy management systems, and air replenishment units are also becoming increasingly popular in new builds. Products that just a few years ago where seen as novelty, are now fundamental in the 2017 home. This home by Lake Travis Builders was showcased in the 2016 Parade of Homes™ in Caliterra and features an open floor plan — a trend that isn’t going anywhere any time soon.

ceilings allow homes to maximize space. Following this trend, the use of natural materials continues to be a popular and wise choice. Stone, cement, and wood provide neutral pallets and textured visual interest. Materials that come from local areas and tie a home to it’s location, are becoming even more popular. Architectural choices that make homes unique and provide appeal to the modern homebuyer.

The complexity of modern life has increasingly led to the home being viewed as an escape. A place to recharge at the end of the workweek, and this need for simplicity has informed the layout of homes. Open floor plans have been a trend in new homes for several years, and that trend isn’t going anywhere. People want the feel of a spacious floor plan no matter the square footage. Open rooms and soaring

Smart home technology is also simplify-

Choices that make homeownership simple and convenient led by technology will continue to be popular in 2017 and the foreseeable future.

FLEXIBILITY In the age of the individual, few things are as important as choice. Ironically, almost as equally important is not being tied to that choice. Lives change and consumers need their homes to evolve with them.

ake Travis Builders operates on a simple principle—that building a custom home should be a wonderful experience for all parties. More than the luxury homes we have built in the past, we most value the relationships we have made. We focus on new homes and remodels that range from $500,000 and up. Choosing to build only a dozen homes each year allows the owners, Brent Allison and Michael DeMarco to focus on their Three Core Principles: strict quality control, a positive building experience, and great pricing.

dvances in technology are creating exciting opportunities in residential construction. Never before have builders been able to design more energy efficient and automated homes. While we are still several years away from having a completely automated home, the technology available today can truly make a difference for your bottom-line, the environment, and convenience of living.

TECHNOLOGY IN THE MODERN HOME Builders are increasingly incorporating tech that allow for a more energy efficient home. Net zero homes, or energy neutral homes, are being built across the greater Austin area. To achieve a net zero balance,

homes need to conserve and produce as much power as possible. The city of Austin has set the ambitious goal of becoming a net zero community by 2050 (as measured by greenhouse gas reduction targets) and more and more eco minded builders are including green technology, building mate-

In addition to the infrastructure modernization, cosmetic changes were also made, including painting, wall retexturing, ceiling scraping and carpet replacement. While these renovations and upgrades helped bring the home out of the ‘60s from a functionality and style perspective, Hibbs says they have one big project left to tackle—the kitchen. According to the 1962 Parade of Homes brochure, “the kitchen is a feature story in itself and, among other things, has all modern appliances, plus antique white-and-

For Hibbs and her husband, the Mid Century style and architecture of the home, coupled with its Asian influences and original, unique design elements, made it instantly attractive. “There are so many things we love about the home—the Asian-inspired entry courtyard, terrazzo flooring and original hardware,” Hibbs says. “To me, the most amazing element is the wall of windows cascading across the living and dining rooms.” Referring to it as the “third living area,” Hibbs says the backyard and oversized pool were a big selling point for their family. “Every room along the back of the house opens to the backyard, and when we got the keys to the house, the first thing we did was jump in the pool,” she says. “Aside from updating a few decorative tiles and re-plastering the pool, the pool is completely functionally, making Austin summers much more bearable.” Yet, there’s more to the home than simply being identified for its Mid Century style. “Mid Century Modern in an obvious reference, but I don’t necessarily want it to be a time

capsule,” Hibbs says. “I’m very interested in playing up the unusual Asian undertones in the home and would love for the courtyard to be a Zen garden once we restore the fountain.” While the home hasn’t seen many drastic changes throughout the past few decades, its neighborhood and the surrounding area certainly has. Located off Mesa Drive, the home is in the Northwest Hills suburb, bounded to the south by RM 2222 and to the north by Spicewood Springs Road.

Until the late 1950s, a significant portion of Northwest Hills was owned by Texas Crushed Stone, which ran a limestone quarry. Then, throughout the late ‘60s through the late ‘70s, David and Edward Barrow developed 2,000 acres of land. Today, the neighborhood, in addition to its proximity to the city, is sought after by for its exemplary schools, ample lot sizes and established trees and greenery. However, not all properties in the area have maintained their original character and unique style. In recent years as Austin has seen an influx in residents, homeowners and developers have been purchasing homes in the area more for the plot of land than for the property itself. “It’s heartbreaking for me to see architecturally significant homes in the neighborhood demolished,” Hibbs says. “Our home is just as relevant today as it was 55 years ago. The structure and foundation is solid, and the materials are timeless.” Recently, the Mid Century modern style has made resurgence in design, architecture and fashion, and its admirers and supporters are

Yet, these historic, original homes still exist. “I would love to see a Mid Century homes tour initiated in Northwest Hills to showcase the many Mid Century gems.” As the Hibbs family makes plans to upgrade and renovate their home, staying true to its Mid Century style is of the utmost importance. “I love to integrate old and new modern throughout the home,” Hibbs says. “My hope is that this house fosters in our son an interest in both architecture and preservation.
