DIY vs Professionals: Is it really better to Do It Yourself? When it comes to making home improvements, it’s easy to cut costs with ‘do it yourself’ projects that could save both time and money? But is it really worth it?

DO: Consider the costs. While it will more often than not be cheaper to do it yourself, it’s worth considering the equipment you’ll need to buy – something which most professionals will already own.

When it comes to ‘doing it yourself’, it’s important to consider the does and don’ts.

DO: Seek advice. Just because you’ve chosen to do it yourself doesn’t mean you can’t ask for help. A lot of your friends and family may have already carried out similar projects

DO: Shop around. If you are using a professional, there’s no need to stick with the first quote you receive. Comparing quotes from multiple suppliers could save you a lot of money in the long run.

DON’T: Rush in. When you first move into a property there’s a tendency to take on too much, too fast. Whether you’re doing the work yourself or paying someone else, there’s no need to do everything at once – you can save yourself a lot of stress by spacing out tasks. It will even be more enjoyable that way!

6 |

The Must Haves: Building Regulations Do contact your local council to ensure you have sign off for your projects before you get started. There’s nothing worse than making changes, only to find that they don’t comply with regulations. Gas Works It’s very important that you don’t try to carry out any necessary gas works yourself. This can be extremely dangerous and is always best left to the professionals. Electrical Certification Again, it’s important that any major electrical work is carried out by a licenced professional, and do make sure that you receive a certificate which confirms that the work is up to code. Most electricians can self-certify and these documents are vital when it comes to selling your property.

The Conveyancing Process 1

Why make enquiries?

There are various ways in which to fund your purchase and it is important to arrange your funding early. For first time buyers, the Help to Buy ISA can prove particularly useful; it allows you to save a maximum of ÂŁ200 a month towards your first home and the government will boost your savings by 25%.

It is important to make enquiries before exchange of contracts to be sure that there are no underlying issues with the title to the property, and that the seller holds the necessary certificates. It is vital to ensure that you buy the property having been fully informed.

Arranging a survey

A survey provides information on the internal and external condition and structure of the property. It is important to have a survey done prior to exchanging contracts as it could indicate whether any works need to be carried out at the property or any fundamental issues that arise with the structure of the property.

We always recommend carrying out searches on the property so that enquiries can be made into the surroundings of the property. In the Durham area, we typically commission a water and drainage search, environmental search, coal mining search and local authority search. These help us in investigating the property more fully and they examine different issues to the survey.

The Conveyancing Process: First Steps

The Conveyancing Process: Pre-contract Enquiries

How long does a typical transaction take? This can vary dramatically depending on different factors. We will always do all we can to ensure that any of your timescales are met, but we find that a typical transaction takes between 6-8 weeks.

What is exchange?

What is completion?

Exchange of contracts is when the purchase becomes legally binding. Up until this point, either party can withdraw from the transaction. This makes it particularly important that all enquiries are raised and satisfied prior to exchange of contracts.

Completion is when monies change hands and the keys are released to the buyer. Most importantly for you; you can now move into your new home!

The Conveyancing Process: Making it Legally Binding

The Conveyancing Process: Completion

Do I pay Stamp Duty Land Tax? All transactions over ÂŁ125,000 are subject to SDLT. For all purchases over ÂŁ40,000 a SDLT form must be completed even though no tax is payable. There are additional SDLT fees payable if you are buying a second home.

Could a garage conversion add value to your home? In the past, garages were always seen as a strong advantage when it came to selling your home. Prospective buyers would more often than not pay above the odds for property with an attached garage, but is that still the case?

While the majority of households now own more vehicles than say 10 years ago, the emphasis placed on the importance of a garage has dwindled somewhat; after all, if you’re going to leave one car out on the drive, might as well leave two… The result of this nonchalant approach towards vehicle safety has seen the introduction of more and more garage conversions, particularly over the past decade, and in many cases these alterations will even see you add value to your home. One of the most common uses for garage conversions is to extend an existing room, such as a kitchen or dining area. Where open-plan living is becoming more common, converting a garage allows for additional space – creating a perfect area for entertaining larger groups of guests.

In many cases like this, a half-conversion is used – allowing for more interior space, without fully removing the useful storage capabilities that come with having a garage. Another frequent use, particularly for houses with fewer rooms upstairs, is to create an entirely new room. Be it a bedroom or an office, this is a perfect option for growing families and could prevent the need to move when more children come along. So, if you’re considering converting your garage, why not give your local Robinsons team a call today!

You still have time to sell by auction before summer’s over It’s very straightforward; simply enter your property at auction with no estate agency fees to pay, and you could have sold whilst the Great British summer is still… reasonably warm.

The modern method offers fixed yet realistic timescales to sell and move, with 28 days to secure the sale and a further 28 to complete. The extended timeframes enable the typical residential buyer to arrange a mortgage as their method of payment. This allows 100% of the buyer market to show interest in your property, unlike the traditional method of auction. The additional time also gives the buyer the opportunity to carry out all due diligence and make an informed decision – reducing the chances of them dropping out at a later date and causing potential delays.

22 |

Developed by Robinsons auction partners IAM Sold, the Modern Method of Auction offers an array of perks that has made selling at auction the best choice for hundreds of happy vendors. “My husband and I would like to thank all those concerned in the sale of our property, for the pleasant, helpful and professional way things were handled. Thank you.” M. Parklin, vendor

What happens next? If you choose to enter your property at auction, we will carry out a free property valuation. We will discuss and ensure we agree on a starting bid (the price your property will be marketed at to generate interest) and a reserve price (the price that your property will not sell for less than.) This ensures you receive the price you desire, if not more. Should you wish to discuss this service in more detail, please don’t hesitate to call the Robinsons auction team on 0191 239 0802.

Should you replace your boiler? As the winter draws closer, it’s time to consider whether or not you could benefit from a new boiler.

hile your current heating system might be working well at the moment, it’s always worth thinking about a service ahead of the cold snap when your supplier will undoubtedly be busier and you may have to wait a great deal longer for a call out. If you’re still relying on a conventional boiler (often referred to as a hot water tank), it may be worth upgrading to a combi boiler or system boiler; both of which save space in your home and allow for access to hot water as and when you need it.

Similarly to a conventional boiler, a system boiler uses a hot water storage cylinder, but removes the need for an additional cold water tank. You’ll need to heat the water prior to use but a good level of hot water can usually be maintained by ensuring that the tank is heated around three times a day; once in the morning, once early afternoon and once early evening. A combi (or combination) boiler is the system which is installed in most modern homes and is often the preferred choice as it provides both hot water and heat for your radiators on demand.

Of course this system does still have its cons, the main one being that it is only capable of performing one task at a time – for example, you couldn’t wash the dishes while someone else showers. Whatever your choice, the most important thing is to ensure that your system is serviced regularly, in order to avoid any nasty surprises once winter hits!

- Is it time to invest IN A SECOND HOME?

Are you looking to make your next investment but not sure where best to place your hard-earned cash? There has never been a better time to invest in property.

lthough there are downsides to buying a second home, the extra stamp duty you will pay for example, these are far outweighed by the positives. While interest rates on bank and building society savings accounts remain low, and recent events such as Brexit have caused a strong sense of uncertainty around stocks and shares, house prices have been steadily rising.

For those who can afford to take on a second mortgage (or even buy a property outright), there’s a certain comfort in being able to actually see your investment in front of you, rather than this simply appearing as numbers on a page. One of the most important things to consider is whether to let or sell your property. Unlike the majority of investments, buying a second home could actually result in you making money right away as many investors will often choose to let the property at a much higher rate than their mortgage repayments.

Others will choose to keep their second home unoccupied, and will use this time to make improvements which will allow them to sell the property at a higher value in a matter of months or years’ time. Another important decision is where to buy as some locations will be more desirable than others. For example, if you’re looking to let to students, a city centre location is a must, but if you’re hoping to sell, you might want a property on the outskirts. For expert advice on buying your second home, call the Fine & Country team today.

Durham High School for Girls offers a modern, relevant, exciting and challenging learning environment, preparing girls for the rapidly changing world they will face as adults. Durham High School for Girls offers a modern, relevant, exciting and challenging learning environment, preparing girls for the rapidly changing world they will face as adults. As a girls’ school, we don’t just offer equal opportunities, we offer every opportunity! It’s not surprising that so many girls and parents choose single sex schools as it’s well known they dominate the top of examination league tables. As Headmistress, I am very aware that girls and boys mature at different rates and learn in different ways. At DHSfG, our girls benefit from being in an environment that recognises the differences and provides an education geared specifically to their needs. When the staff select subject content, for example in English Literature or History, they do so with girls in mind and know what will appeal to their interests and help them fully engage with the curriculum. In a single sex school girls have the space in which their intellectual and physical confidence can blossom, both in the classroom and on the sports field. One of the great benefits of an all-girls school is that there is no gender stereotyping: our girls are leaders and excel as much in the physics lab as they do in the French classroom.

At DHSfG, we really do understand girls! We understand their friendship dynamics and preoccupations and this understanding means we can give them the right kind of support and create a safe environment in which they feel comfortable taking risks and asking questions. As a result, our girls become more resilient and sure of themselves. The girls of today will be tomorrow’s leaders, which is why we believe that there should be no limits on their ambitions, either professionally or personally. Women are expected to balance many roles during their lives and their path to future success will require leadership, confidence, independence, integrity and an instinct to achieve. At DHSfG academic expectations are high, but careful support and guidance ensure that each girl makes confident choices that reflect her own individual abilities, interests and future plans. We believe that success in anything is best achieved through enjoyment and, as a girls’ school, we will open your daughter’s eyes to possibilities and help her to take the practical and imaginative steps necessary to achieve her ambitions. Whatever she wants to be - aeronautical engineer, musician, doctor, retail manager, RAF pilot, fashion designer - it’s our aim to support and guide her. With a range of visiting speakers, expeditions and exchange visits, partnerships with potential employers, colleges and universities and joint activities with boys and girls in other schools, a girls’ school we will prepare your daughter for the many challenges of life in the real world.

- Household Bills ARE YOU PAYING TOO MUCH?

When it comes to bills, no one is really sure if they are paying the right amount. While we’re often exposed to advice from experts, it can still be difficult to figure out what you should be paying – especially as there are so many contributing factors. > Council Tax

Guideline prices for Durham are as below:

While your council tax will vary depending on your local council, you’ll always pay depending on the value of your home and can make these payments over 10 or 12 months – whichever suits you best.

> Gas & Electric Gas and electricity users tend to be divided into three main groups; low, medium and high. Low users are defined as one to two people, living in a one to two bedroom home. They tend to spend the majority of their days out of the house, and so only regularly consume gas and electric on an evening. Costs to run a home like this are around £63 per month.

Medium users are usually small families of three to four people living in a three bedroom home. They use more gas and electric as someone tends to be home at all times. Costs to run a home like this are around £90 per month. High users tend to be households of more than four people living in four or more bedrooms. They use energy consuming appliances such as washing machines on a daily basis and again, tend to be home at all times. Costs to run a home like this are around £126 per month.

> Water While some homes will still operate on a fixed rate, the majority of properties in the UK are now measured on water meters; meaning that you will only pay for the water you use. While water consumption is calculated quarterly, you can again choose to make payments on a monthly basis and can expect to pay in the realms of: £30 per month for a single /double occupancy £54 per month for a small family of up to four people £65 per month for a family of five or more
