For sale in the heart of Franschhoek


ith its magnificent location amid rolling vineyards and towering mountains, almost every street in the scenic village of Franschhoek can boast of panoramic views, character-filled homes and a relaxed country lifestyle. Yet if one had to choose a contender for the most popular address in the village, then Cabriére Street would certainly be a finalist, if not the outright winner. Pam Golding Properties (PGP) reports that the street, which runs parallel to the main thoroughfare of Huguenot Street and borders a number of wine and fruit farms, is highly sought-after for its magnificent views and picturesque homes. It is also a popular address for upmarket lodges and guesthouses. Most homes are firmly retained by their owners, with the result that properties seldom come onto the market. This high demand and low supply environment ensures that Cabriére Street commands some of the top prices for residential property in Franschhoek. Fewer than five residential homes have changed hands in the street since 2010, with sales in this period including R5,5 million for a two-bedroomed home and R6,233 million for a three-bedroomed home (these figures include sales by all agencies). PGP recently concluded a sale of R9,1 million for a three-bedroomed home with guest cottage, which is awaiting registration. Properties facing the vineyards fetch even more, and over the past five years, a few of these homes have sold for over R10 million. PGP Franschhoek agents Doug Gurr and Shelly Schoeman say Cabriére Street, like many others in the village, traces its name back to the initial French Huguenot settlers. “When the Huguenots fled France to escape religious persecution in the late 1600s, many brought with them the French vine rootstock which would help establish the valley’s famous vineyards. Most named their new farms after the regions they had left behind, and these were echoed in the street names as the

In this case, the street is named for the Cabriére region in the south of France – a name still attached to some of the most prolific and high-quality vineyards in the valley. “Most homes in Cabriére Street lie within easy walking distance of the bustling village centre with its world-class food and wine experiences, boutique shopping and art galleries. ‘SA real estate industry has entered a new era’

South Africa’s beleaguered real estate industry has entered a new era with the signing of a memorandum of understanding by its two biggest self-governing bodies.

That’s the word from Jeanne Van Jaarsveld, general manager of Harcourts SA and vice president of the Institute of Estate Agents of South Africa (IEASA), who regards the partnership between the long-established Institute and newly formed Real Estate Business Owners of South Africa (Rebosa) as a major step towards professionalising the sector. “Collectively, the IEASA and Rebosa represent an overwhelming portion of the real estate industry,” he says. “Together, they intend to carve a new road into the country’s property landscape in the interests of the public as well as business owners and estate agents.” Van Jaarsveld believes that the partnership is another welcome and positive step towards making the sector, more professional, following the transfer of the Estate Agency Affairs Board (EAAB) from the Department of Trade and Industry to the Department of Human Settlements under the watchful eye of Minister Tokyo Sexwale. “The EAAB is the government-appointed industry regulator so it’s critical that its governance is sound. The transfer of the EAAB and the real estate industry to Minister Sexwale’s department was a strategic move by government and one that has proved to be extremely successful.” To this end, he endorses Sexwale’s decision to appoint advocate Taswell Papier to

administer the EAAB, saying that his move had paid off. “Advocate Papier got stuck into getting the EAAB’s house in order, as a result of which the administration of the EAAB has been lifted and it has a new acting CEO at the helm.” The signing of the memorandum of understanding is a further indication of the move towards turning the industry into a professional one, and one that could not have come at a more important time, he believes.

If we don’t take this seriously, decisions will be made for the industry without consultation, which could have far-reaching effects on its functionality in terms of transformation, regulation, education, qualification, EAAB inspections and SARS to name but a few. After


numerous meetings and negotiations in 2012, the IEASA, which currently represents both employees (agents) and employers (principals), and Rebosa (which represents employers) have come to a clear understanding of how to best represent the industry in an equal, representative and inclusive manner,” he says. According to Van Jaarsveld, one of the partnership’s key objectives is the transformation of the industry in a way that will benefit both employees and business owners going forward. “Statistics released by the EAAB at the end of 2012 show that the real estate industry is predominantly white, with a mere 8% (2917) of the 34 191 registered estate agents being black. This is a concern but in same breath a huge opportunity, since the black middle class home owner is the fastest growing segment of the market. Accordingly, the partnership will focus on creating awareness among black people of the viability of real estate as a career, not only financially but also with regard to personal growth and development prospects.” Further to this, he says the affiliation between the two entities will serve as a springboard for industry-related bodies to engage in meaningful discussions about key issues such as legislation and industry governance. “We welcome tighter controls such as the Receiver of Revenue’s new taxation rules on agents’ commission, which while not directly affecting buyers and sellers, does encourage estate agents and principals to ensure their own houses are in order,” Van Jaarsveld says.

Toyota sponsors its first paraplegic team for Absa Cape Epic QUICKPIC Two well-known paracyclists donned Team Toyota colours for SA’s toughest mountain bike cycle race. Team Driepoort Toyota consisting of Reuben van Niekerk and Dane Wilson is competing in the Absa Cape Epic which takes place over eight days in the Western Cape. These enthusiastic cyclists will cover 698 km and climb 15 650 m over the eight days. The race started at Meerendal Wine Estate in Durbanville on Sunday and ends at Lourensford Wine Estate in Somerset West. Toyota South Africa is firmly behind South African sport with various sponsorships in athletics, cycling and rugby. Toyota has been the official vehicle sponsor of the Comrades

Reuben, a motoring journalist by profession as well as a South African Guild of Motoring Journalists jury member, will be competing for the first time. Dane who works as a project manager is competing in the Absa Cape Epic for the second time. Dane also competed in the UCI Paracycling World Track Championship in 2012 and broke the South African C54 000 m record. Before the race, Reuben had the following to say about his race expectations: “I don’t really know what to expect in terms of terrain as I have not raced much in the Cape, but one thing is for sure – it’s going to be tough. The Epic has a reputation for being tough, but I’m ready for the suffering.”

Toyota sponsors first paraplegic Cape Epic team. Team Driepoort Toyota consisting of Re­ uben van Niekerk and Dane Wilson will com­ pete in the Absa Cape Epic which takes place over eight days in the Western Cape.
