And in the end, it’s not the years in your life that count. It’s the life in your years. ~ Abraham Lincoln

“One Eighty and its Leisure Care brand are very happy to have played a role in the design of this exciting new project with OZ Architecture. The design represents a creative and highly successful reuse of a building that would be impossible to recreate in downtown Boulder. We are honored to be associated with what we think will be a very successful retirement community project.” - Hoyt Scott, Development Director - One Eighty Leisure Care

PROGRAMMING

ARC H ITEC TURE

Master planning is the first design phase for large-scale architectural projects. The project may include a single building on a larger site, or a complex site with multiple buildings, pedestrian areas, parking or parking structures, landscape amenities and more. The Master Planning process often offers the first clear understanding of your site’s true potential. Issues addressed include:

Building and zoning permits are extremely valuable documents. OZ Architecture puts great emphasis on leading and managing the often complex entitlements processes associated with obtaining permits. This is an important service because permit approval is a critical first step in the development process.

All projects rely on a program plan to provide both the vision as well as the metrics required for a successful outcome. OZ has significant experience developing new program plans or verifying and enriching existing program plans. Our ability to listen to and collaborate with the stakeholders as well as our knowledge of the latest senior housing industry trends allows us to create a document that meets the project’s goals.

Designing a building is more than coming to the table with what is popular today. It’s a team-based process of identifying the goals, understanding the issues, and developing a design that responds to the needs, environment, and project site. It’s not just about a building. It’s about creating an environment, the experience and a community that is treasured by its residents and visitors.

Utilities and other infrastructure systems such as water, sewer, and gas

With our vast portfolio of projects, OZ has worked with and is well regarded by the many municipalities and governmental entities that are responsible for granting building and zoning permits. OZ has a high rate of success in obtaining the necessary entitlements for our clients.

A clear, concise program document is key to identifying your current and future needs. It can also help identify appropriate phasing and stages of a project.

Program planning can involve:

Our approach grows out of our understanding of your unique project. One design tool is a charrette process. The term “charrette” means a “discovery” or “evaluation.” The charrette process does exactly that - it is a method of discovering all aspects and possibilities related to your project, and once discovered, using them to inform our design. Charrettes often lead to more successful projects overall - in terms of the final outcome, project costs and project timelines.

BECAUSE NO ONE WANTS TO LIVE IN AN “OLD FOLKS” HOME Creating a quality environment within a budget is only the beginning. Creating an environment that addresses the physical, mental and emotional well-being of the residents is how OZ Architecture goes beyond design. Smart design addresses all the physical needs of the residents. The space should be able to adapt and support the resident’s changing needs. Providing a safe and secure environment is expected, but also addressing the mental and emotional well-being is vital. Creating a stimulating environment that fosters independence, encourages connection, and preserves dignity is how we exceed expectations.

INTERIOR DESIGN

The ability to visualize your project in the early stages of design and throughout the design process is an important part of selling your project to city planning departments, future owners or lessees and your financial backers.

OZ understands how to create a comfortable and durable environment that appeals to residents, visitors, and staff. Our designers draw upon not only senior housing experience but also extensive resort and multi-family portfolios to add special touches to the interiors.

OZ utilizes the latest technologies including Building Information Management (BIM) and 3D modeling and rendering, as well as hand renderings to create fast, yet refined, visualizations of our designs. Our capabilities range from quick down-and-dirty drawings created on the fly to elegant marketing quality imagery. The goal is always to make it as easy as possible for our clients to visualize what a design or space looks and feels like throughout the design process. We provide appropriate graphics for you to make informed decisions about the direction your project is going each step of the way.

At the end of the day, it’s about creating interior spaces that leave a clear, positive and lasting impression. We know that this process will translate into an enjoyable experience for the resident and their guests. From enhanced lighting to appealing styles, OZ will coordinate all aspects of your functional and visual design with the end goal in sight.
