Hurricanes

H

urricanes are massive storm systems that form over warm ocean waters and move toward land. Potential threats from hurricanes include powerful winds, heavy rainfall, storm surges, coastal and inland flooding, rip currents, tornadoes, and landslides. The Atlantic hurricane season runs from June 1st to November 30th. The Pacific hurricane season runs May 15th to November 30th. Hurricanes: • Can happen along any U.S. coast or in any territory in the Atlantic or Pacific oceans. • Can affect areas more than 100 miles inland. • Are most active in September.

If You Are Under a Hurricane Warning, Find Safe Shelter Right Away! • Determine how best to protect yourself from high winds and flooding. »» Evacuate if told to do so. »» Take refuge in a designated storm shelter, or an interior room for high winds. • Listen for emergency information and alerts. • Only use generators outdoors and away from windows. • Turn around, don’t drown! Do not walk, swim, or drive through flood waters.

Prepare NOW • Know your area’s risk of hurricanes. • Sign up for your community’s warning system. The Emergency Alert System (EAS) and National Oceanic and 2

Atmospheric Administration (NOAA) Weather Radio also provide emergency alerts. If you are at risk for flash flooding, watch for warning signs such as heavy rain. Practice going to a safe shelter for high winds, such as a FEMA safe room or ICC 500 storm shelter. The next best protection is a small, interior, windowless room in a sturdy building on the lowest level that is not subject to flooding. Based on your location and community plans, make your own plans for evacuation or sheltering in place. Become familiar with your evacuation zone, the evacuation route, and shelter locations. Gather needed supplies for at least three days. Keep in mind each person’s specific needs, including medication. Don’t forget the needs of pets. Keep important documents in a safe place or create password-protected digital copies. Protect your property. Declutter drains and gutters. Install check valves in plumbing to prevent backups. Consider hurricane shutters. Review insurance policies.

When a Hurricane is 36 Hours From Arriving • Turn on your TV or radio in order to get the latest weather updates and emergency instructions. • Restock your emergency preparedness kit. Include food and water sufficient for at least three days, medications, a flashlight, batteries, cash, and first aid supplies. • Plan how to communicate with family members if you lose


power. For example, you can call, text, email or use social media. Remember that during disasters, sending text messages is usually reliable and faster than making phone calls because phone lines are often overloaded. • Review your evacuation zone, evacuation route and shelter locations. Plan with your family. You may have to leave quickly so plan ahead. • Keep your car in good working condition and keep the gas tank full; stock your vehicle with emergency supplies and a change of clothes. • If you have NFIP flood insurance, your policy may cover up to $1000 in loss avoidance measures, like sandbags and water pumps, to protect your insured property. You should keep copies of all receipts and a record of the time spent performing the work. They should be submitted to your insurance adjuster when you file a claim to be reimbursed. When a Hurricane is 18-36 Hours From Arriving • Bookmark your city or county website for quick access to storm updates and emergency instructions. • Bring loose, lightweight objects inside that could become projectiles in high winds (e.g., patio furniture, garbage cans); anchor objects that would be unsafe to bring inside (e.g., propane tanks); and trim or remove trees close enough to fall on the building. • Cover all of your home’s windows. Permanent storm shutters offer the best protection for windows. A second option is to board up windows with 5/8” exterior grade or marine plywood, cut to fit and ready to install.

When a Hurricane is 6-18 Hours From Arriving • Turn on your TV/radio or check your city/county website every 30 minutes in order to get the latest weather updates and emergency instructions. • Charge your cell phone now so you will have a full battery in case you lose power.

When a Hurricane is 6 Hours From Arriving • If you’re not in an area that is recommended for evacuation, plan to stay at home or where you are and let friends and family know where you are. • Close storm shutters and stay away from windows. Flying glass from broken windows could injure you. • Turn your refrigerator or freezer to the coldest setting and open only when necessary. If you lose power, food will last longer. Keep a thermometer in the refrigerator to be able to check the food temperature when the power is restored.

• Turn on your TV/radio or check your city/county website every 30 minutes in order to get the latest weather updates and emergency instructions.

Survive DURING • If told to evacuate, do so immediately. Do not drive around barricades. • If sheltering during high winds, go to a FEMA safe room, ICC 500 storm shelter, or a small, interior, windowless room or hallway on the lowest floor that is not subject to flooding. • If trapped in a building by flooding, go to the highest level of the building. Do not climb into a closed attic. You may become trapped by rising flood water. • Listen for current emergency information and instructions. • Use a generator or other gasoline-powered machinery outdoors ONLY and away from windows. • Do not walk, swim, or drive through flood waters. Turn around, don’t drown! Just six inches of fast-moving water can knock you down, and one foot of moving water can sweep your vehicle away. • Stay off of bridges over fast-moving water.

Be Safe AFTER • Listen to authorities for information and special instructions. • Be careful during clean-up. Wear protective clothing and work with someone else. • Do not touch electrical equipment if it is wet or if you are standing in water. If it is safe to do so, turn off electricity at the main breaker or fuse box to prevent electric shock. • Avoid wading in flood water, which can contain dangerous debris. Underground or downed power lines can also electrically charge the water. • Save phone calls for emergencies. Phone systems are often down or busy after a disaster. Use text messages or social media to communicate with family and friends. • Document any property damage with photographs. Contact your insurance company for assistance. Dog Waste Reminder

W

e all love our four-legged family members and Bellalago is a dog friendly community. We have multiple doggie bag stands throughout our property to make it convenient to pick up after our dogs and dispose of waste. In accordance with the Bellalago and Isles of Bellalago Community Rules and Regulations, please be sure to pick up after your dog.

Why Does This Rule Exist? • Because picking up after your dog is an Osceola County Law • For the health and well-being of people and pets (dog feces contain harmful bacteria). • To respect your neighbors.

If You Witness Someone Not Picking Up After Their Dog, You May… • Ask the offender if they forgot a bag and point out the nearest doggie bag stand. • Report them directly to Osceola County Animal Services at 407-348-2222. • Take photos and send them to the Community Manager, Yesenia Velez, along with the address of offender. If You Are Not Picking Up After Your Dog, You Are … • In violation of Osceola County Law and in danger of being fined. • Disrespecting your neighbors. • Not being a responsible pet-owner. Remember all the common areas belongs to all neighbors. When you do not pick up after your dog, you are leaving the mess in your own yard and your neighbor’s yard.

4 Tips to Stay Hydrated This Summer! BY GISELLE RODRIGUEZ, FITNESS & WELLNESS DIRECTOR

S

ummer is here and the Florida heat is not forgiving. We have surely felt the warmth of what’s to come here in Central Florida. This warmer weather calls for outdoor activities and events. Therefore, if you plan to do any outdoor activities such as gardening, swimming, playground time or exercise, here are a few tips to help you stay hydrated this summer! 1. Drink! Drink! Drink! Drinking water is going to be the key component on staying hydrated this summer. Always pack a few bottles of water on any of your day trips. A quick tip is to freeze your water bottle and place it in a lunch bag. Freezing the bottled water will help keeping the water cool and it will slowly melt while on your adventures this summer! Make it a routine and set time frames throughout your day for your water intake. 2. Snack on fruits such as watermelon, berries, oranges and apples. Pop these fruits in the fridge for a nice refreshing and cooling snack. The fruit will also help with rehydrating during your outdoor trips and activities. 6

3. Try to stay away from snacks with salt. Salty snacks will make you thirsty. Prepack healthy snack options to avoid the urge to grab that bag of Lays or Cheetos. 4. Listen to your body and look for signs. Some signs you may notice is dry mouth, dizziness, headache and muscle cramps. Don’t overlook these signs and hydrate quickly or contact your health care provider. I hope everyone has a wonderful summer! Facilities Management in an HOA BY JOSE CHAPARRO, FACILITIES DIRECTOR

P

rimary goals of a facilities management program are to meet the needs of the residents as they relate to Association responsibilities, preserving and enhancing property and ensuring the Association complies with governing documents and legal responsibilities that relate to the residents and property. In addition, many factors go into the decay and/or lifespan of items including use (wear and tear), age, climate, and many other factors that contribute to the lifespan of community property. The same goes with personally owned property (resident home maintenance). Residents should have a maintenance plan in place regarding items like A/C unit, roof, plumbing, etc., to ensure proper function and extension of lifespan to property/ items. A well-maintained and serviced A/C unit, for example, will likely give you more years of use rather than an A/C unit that has been neglected and/or never serviced. Good preparation goes a long way and helps negate hardships. By having a list of vendors and being ready for the unexpected, you can get things back in working order in a timely manner. In addition, by being proactive and knowing your assets and its lifespan, you will be in a better position with the planning and/or saving for such repairs and/or replacement (limiting hardships). To help us (the Association) keep track of work being done on the property, we use a work order system. This system helps keep track of the work orders including the amount of 8

work orders over a period of time, statuses, and also used to prioritize. Below is a chart of work orders opened and closed between January 1, 2019 and June 8, 2019.

ummer time is a time to kick back, relax, and enjoy the sun. Many times around this season we get flooded with leases from prospective tenants wanting to move before the new school year. With that being said, please remember that any and all tenants must first be approved by the HOA prior to moving into a home in Bellalago. • 1 can (12 ounces) frozen lemonade concentrate (thawed) • Lemon slices (optional) Directions: 1. On the stovetop, bring water to a boil. 2. Remove from the heat; add tea bags. 3. Cover and steep for 5 minutes. 4. Discard tea bags. 5. Stir in sugar and lemonade concentrate. 6. Cover and refrigerate until chilled. 7. Serve over ice. If desired, garnish with lemon slices. Enjoy!

Lemonade Iced Tea Ingredients: • 3 quarts of water • 9 tea bags • ¾ to 1 1/4 cups of sugar 12

ello Bellalago residents! My name is Oscar Gonzalez. I grew up in New England, but have lived in Florida since 2002 and have been a part of the Bellalago community since 2005. Most of my years here were spent as the supervisor of security. Two years ago I decided to join the Evergreen Lifestyles Management team and I’ve been working at the front desk assisting residents and guests. About 6 months ago I joined the Compliance Team. I look forward to taking on a bigger role on the Compliance Team with Jose.

Mailboxes To give you guys a head start, we wanted to notify everyone that we will be taking a closer look at the condition of the mailboxes throughout the community over the next few weeks. If you have a mailbox that needs to be replaced, you will likely receive a friendly reminder from our Compliance Team. If you are in need of purchasing a new mailbox, please reach out to us to ensure you purchase the correct style mailbox. If you have any questions, always feel free to reach out to a member of the Compliance Team.

Landscaping We have officially entered summer - the rainy season! This means the possibility for daily downpours is high. With that, 14

the grass grows twice as fast. This will require the trimming and cutting of your grass to be done bit more frequently. Please try to be proactive and stay on top of the overall maintenance of your landscaping including spraying for bugs. Don’t forget about those pesky weeds. Weeds tend to grow faster than grass and can be a nuisance.

Thursdays • 7pm • Isles of Bellalago This is a Summer Zumba class held in the pool that is low impact and creates natural resistance helping with toning all while dancing yourself into shape! If inclement weather occurs Zumba class will be held indoors.
