Hello and welcome to my quarterly update on the Rangeville Property Market Welcome to the Winter 2011 edition of the Rangeville Market Report – keeping you upto-date with property prices in our suburb. Things are definitely interesting in the real estate market at the moment. The amount of time on market is increasing, prices are softening and the recent Queensland Budget will see increases in Stamp Duty for all purchases from 1 August 2011. The increase will be approximately $6,300 for an average home in Rangeville valued at $340,000.

The interest rate rise in October last year, definitely slowed the market and another rate rise in the near future is on the cards, which will slow things again. We are finding that valuations for properties that have gone to contract are playing a significant factor in whether or not a sale occurs, so getting the right advice on pricing your property is critical to obtaining a sale in this market.
