Do you feel like you’ve seen our cover family in the community - at school functions, the ballpark, the grocery store…? I’m sure you have, because they are one of the busiest and big-hearted families in Cobb.

Meet the Wilkens’ Family They have lived in Smyrna for seven years, but this is not the first times they’ve called Georgia home. Randy and Mirtha first met in Atlanta nearly 16 years ago. Although they moved early in their marriage, their positive experiences in the ATL practically guaranteed they’d eventually find their way back to the Peach State. Randy is the son of legendary Basketball Hall of Famer Coach and Player, Lenny Wilkens and Marilyn Wilkens. Without a doubt, he has carried on his parents’ legacy and inherited their generous spirit in giving back to the community in which they live. Community service is where Randy and Mirtha feel at home and its present in everything they do. Randy is the Southeast Regional Direction for the Boys and Girls Clubs of America in Atlanta. In his free time, you can find him volunteering on the soccer field and basketball courts coaching all three of his kiddos, Isabelle, Leo, and Allisandra. Mirtha is an “army brat” and former broadcast journalist who recently joined the Girl Scouts of Greater Atlanta’s fundraising team. She also makes time to sing in the choir at St. Thomas the Apostle Catholic Church. Isabelle, 12, Leo, 10, and Allisandra, 6 are all about having fun, being on the go, and hanging out with family and good friends. The two oldest kids attend Master Park’s Tai Kwon Do class once a week and their youngest participates in Mrs. Rita’s gymnastics class at the Smyrna Community Center. This family’s list of favorite things to do include potlucks with friends, long hikes on the many local trails in our area, weekly visits to the library and shooting hoops or kicking goals. Mirtha and Randy know how giving back is essential for our future generations who in turn watch, learn and follow a path that is filled with compassion and kindness. They lead by example and invest their time and hearts into community. My Mamaw always said, “Charity starts at home”. And you know what? She was right! There are individuals and families that live in our neighborhoods and attend our schools that can benefit from small acts of goodness and a charitable heart. Something as simple as sending a sweet

PAGE 8

thank you card to a teacher, taking a slice of lasagna from the family dinner to the senior citizen who lives three houses down from you or even paying it forward for a stranger’s cup of coffee. You never know what another person is going through, but one act of kindness could change someone’s life in a dramatic way.

“From what we get we can make a living; what we give, however, makes a life!” Winston Churchill

It really does take a village and it’s people like you and the Wilkens’ family that help bring HOPE and Promise to so many lives.

REMEMBER, KINDNESS IS A GIFT EVERYONE CAN AFFORD! Get up, dress up, show up and NEVER give up.

WHAT IS THE AMERICAN LEGION? by Wade S. Lnenicka, Commander Post 160

People often ask about the American Legion. What is it?  What does it do?  Who can join?  Where is it? Such questions are a great starting point for a conversation to educate citizens about the American Legion.  I always welcome the opportunity to talk about who we are and what we do. The American Legion is the largest wartime Veterans service organization with almost 2 million members.  Founded 100 years ago in the immediate aftermath of World War I, it has a long and proud history. In 1921, the American Legion led the national effort to create the US Veterans Bureau.  Today it is known as the Veterans Administration.

Once a person is a member of any of these 3 Legion Family organizations, their membership privileges extend to any Post in any location. Post 160 operates a Social Quarters with a full commercial kitchen, trained Chef, and a Lounge. Community members are encouraged to drop by, look at our facility, and meet our members.  Normal operating hours begin at 4 PM on Wednesday through Saturday. Space in the Ballroom, Conference Room or other areas is rented to local groups and individuals for meetings or social functions. Every year the Post rents space for birthday and anniversary parties, family and class reunions, weddings and wedding receptions, quinceaneras, company training and many other events.  The Post is the “best deal” in town! Post 160 partners with the City of Smyrna to conduct appropriate military ceremonies to honor Memorial Day and Veterans Day. We also provide assistance with the Veterans Memorial on the Village Green. Working with the Atlanta Community Food Bank, Post 160 operates a Food Pantry.  Each month many families in need are provided important food assistance.  A person does not have to be a Veteran to access this help.  Homeless Veterans and Veterans in need are also assisted in every way possible.

An early task was to create a US Flag Code to educate and standardize flag etiquette and protocols. The first draft was put together in 1923 and Congress adopted it in 1942.

Cobb County is home to over 60,000 Veterans. If you are a Veteran, or have a Veteran in your family, you should consider membership in the American Legion Family.  More information can be found on the National website: www.legion.org

Support for Veterans is a core principal for the organization. When the Vietnam Veterans Memorial was proposed the American Legion raised over $1 Million towards its cost, becoming the largest single donor.

Membership in the American Legion is a great way to become involved in the local community. Veterans help Veterans every day and share the camaraderie of their service while doing so. Our service to the nation does not end when we leave active duty.

Today there are over 12,000 American Legion Posts in every State and the District of Columbia. Posts also exist in France, Mexico, Puerto Rico and the Philippine Islands.

Post 160 is located next to Brinkley Park and McEntyre’s Bakery in downtown Smyrna, at 160 Legion Drive off of Concord Road. Everyone is welcome to come in and check out the facility.  Meet the members and get to know us.  More importantly, consider joining and helping Post 160 help our community.

Post 160 in Smyrna was founded in 1942 and has served the local community for over 75 years. Located at the Smyrna Post is not only the American Legion (AL) but also the American Legion Auxiliary (ALA) and the Sons of the American Legion (SAL).

Our Town would like to take this opportunity to thank all US Veterans and active military personnel for their service in defending our freedoms and our nation.

Our Giving Garden The Signs of Spring by Amanda Harris Everyone recognizes the traditional signs of Spring. The daffodils peek their pretty little heads out of the still frozen ground and the beautiful blooms of our long dormant dogwoods appear as if by magic. But for this southern gardener, the first signs of spring are muddy boots, bags of soil piled into my trunk, grow lights in my basement, and seed packets scattered around the house like drink coasters. While some look forward to the hot summer months filled with sun warmed tomatoes and sweet watermelons, I look forward to welcoming the happy appearance of small red radish globes cresting the soil surface and delicate green leaves of my perennial herb friends after a cold wet winter. Why? Well that’s easy. 1. I love radishes! As an impatient gardener I applaud their 3-week average maturity. They have, in my opinion, a very cheerful foliage and require very little attention. We recommend the cherry belles and French Breakfast types. Fun Tip: Sow your radish and carrot seeds alongside each other in alternating rows. The radishes become an instant marker of your rows and will be harvested around the time your carrot tops appear thus achieving two crops in the same bed. 2. Herbs: My dependable, culinary, aromatic, and medicinal friends. Parsley, Oregano, and Mint are the first to show

up in spring and are a reassuring sight that warm weather and longer days are not far behind. Herbs come back stronger every year and only improve with maturity. The same is true for Our Giving Garden, as we welcome our 3rd Spring season this year and invite you to stroll through on a breezy Spring afternoon. You will easily spot Rosemary, Sage, Oregano, Mint, Catnip, Thyme, Lavender, St. John’s Wart, and Parsley. Herbs do beautifully in well drained pots but last longer and return for more seasons in the ground. Fun Tip: Treat your herbs to a nice fish emulsion fertilizer. They will thank you, however, be sure to apply it when no one is dining on your patio. 3. In Spring, I win! Against insects that is. The evenings are refreshingly cool, so most insect pests are still in the egg stages of their life cycles. Seize the Day! Plant as early as the last frost will allow. A safe bet in our region is the first week in April. The sooner you plant, the sooner you can harvest. Hungry caterpillars and adult beetles will arrive soon. The carefree joy of Spring will end and the determined strategic battle against pests begins. Fun Tip: Neem oil is a wonderful preventative for most foliar insects as is diatomaceous earth. Take care to only treat in the evenings and avoid the blossoms to protect our honey bee friends.

THE SCIENCE OF BEAUTY PEPTIDES: HOW ARE THEY CHANGING THE SKIN CARE INDUSTRY By Madison Haubeck - the skin genie at Refinery21 studio

WHAT ARE PEPTIDES? At some point or another you’ve heard of the word ‘peptide’ but what exactly is it? The body contains something called amino acids. Amino acids are the driving force that produces the exact protein your body needs. When amino acids link together they form peptides. When peptides are linked together they form protein. So…peptides are the building blocks for protein.

HOW WERE THEY DISCOVERED? It wasn’t until the 1980’s that the first peptide, a copper peptide, was used in skin care. In the early 2000’s the Palmitoyl Pentapeptide, a peptide used as an alternative for retinol, was also developed. These two discoveries are what paved the way for the research and development of peptides used in skin care today.

HOW DO PEPTIDES WORK IN SKIN CARE? Peptides are vastly used in the skin care industry today due to their ability to structurally change the skin. From serums to moisturizers, they can be found on the ingredient list of many different products. So how do they work? Peptides are tiny messengers that communicate with our skin cells for certain tasks to be performed whether it’s to stop melanin production, build more collagen and elasticity, disrupt communication between bacteria, or assist in wound healing. One of the number one ways to reduce signs of aging is to encourage collagen production. Did you know that collagen makes up about 80% of the dermis layer in your skin? That’s a lot of responsibility! When a person hits the age of 40, not only does collagen production come to a complete halt, but it also starts to break down in a process known as fragmentation. So that’s the bad news; but the good news is that peptides can help put a stop to this break down of collagen and work to create more PAGE 28

collagen. Incorporating peptides into your anti-aging regimen will give you the boost you need for a youthful appearance and a strong defense against the aging process.

WHAT ARE SOME OF THE POPULAR PEPTIDES FOUND IN PRODUCTS? There are 4 different types of peptides, each with their own function. Signal peptides communicate with cells on how and when to function. The Matrixyl 3000 peptide, one of the most popular peptides found in an ingredient list, signals the body to create more collagen and elastin. Carrier peptides deliver important ingredients like copper, which helps aid in wound healing and promotes collagen production. Neurotransmitter peptides block the release of chemicals that are responsible for muscle contraction. For example, hexapeptide-8 is a well-known neurotransmitter peptide that assists in relaxing the muscles to help reduce the appearance of expression lines and wrinkles. The last peptide type is an enzyme-modulating peptide which works to cut off melanin production in order to reduce sun spots. While it took decades for scientists to discover all the great benefits of these miraculous molecules, new advancements continue to be discovered every day and peptides are making a true difference within the skin, safely at cellular level. There’s a new karaoke party spot in West Cobb, and it might just come to a driveway or place of business near you. If karaoke is your jam, it can even come straight to you. PopRox Karaoke introduced its brand-new PopRox Mobile Karaoke bus at the St. Patrick’s Day Shamrock Shuffle 5K run March 17 on the Marietta Square. The bus, a unique, oneof-a-kind party bus made especially for karaoke sing-alongs, has since been seen at other events around town, including the 2019 Walk MS Marietta fundraiser held in Downtown Marietta on April 13, and the Walk MS Atlanta fundraiser at Piedmont Park on April 20. Equipped with special lighting, comfortable seating, microphones, monitors, and a rockin’ sound system, PopRox Mobile Karaoke promises loads of fun for birthday parties, tailgates, bachelorette parties, corporate team building, or just about any excuse one can think of to get together, sing and have fun. “I love the way karaoke brings people together,” says Cindy Weldin, founder of PopRox Karaoke. “It is a great way to connect in a fun environment, creating memories that will always make you smile.” Weldin formulated the idea while working on a corporate project in London two years ago. “Seeing the popularity of private karaoke spots over there, I knew it was something that could take off here. I just had to find a way to bring the idea back with me.” The privacy aspect of this is a key to its success. Many people would be willing to get in front of their friends and family and sing their favorite song either on- or off-key, but they’re not so open to getting on a stage in front of dozens of strangers. The PopRox bus offers that intimate experience for people who are shy about getting in front of a wider audience, as well those who aren’t shy about taking the stage. This new Marietta business is also unique in that it combines the party bus experience with a full, customized, built-in karaoke setup featuring more than 31,000 songs. If your party is bigger than the bus can accommodate, “don’t worry,” Weldin says. PopRox can also bring the party inside with its “pop-up” service to turn any space into an immersive private karaoke experience. Karaoke was started in Japan in the 1970s with a sing-along machine that plays the musical selections of your favorite songs with lyrics shown on a monitor for the singer to follow. According to a 2013 article in The Atlantic, Japanese musician Daisuke Inoue invented the karaoke machine in 1971 a couple of years after a businessman asked him to make tapes of popular songs the businessman could use for sing-alongs at a business function. Those sing-alongs continue nearly 50 years later, and PopRox Karaoke is counting on delivering lots of karaoke fun to residents of Metro Atlanta now and long into the future.

The Power of by Patrick Wilson

STOP! We see and obey this word countless times in our daily commutes. It’s used in our daily conversations, ranging from playful gentleness to even panic. However, in its ample usage this word may becoming desensitized regarding its powerful purpose. Imagine the unfortunate chaos and damage if only a few people made the detrimental decision to ignore STOP on our roads. When we travel it’s with the purpose and desire to come to a rightful place or conclusion. This is similar to our daily communications. Communication at our jobs is intended to meet a particular goal, profit and success. Communication in marriage is to affirm and confirm a measure of respect and love, and communication between parent and child should impart needed respect. However, without obvious and sensitive awareness to the message(s) of STOP we can miss or damage our relationships. There’s nothing more important than family and intimate relationships. Relationship is always the standard for a quality life. Although the power of STOP functions in all aspects of our lives, it has no bigger purpose then in relationships. Therefore, when looking at STOP we must focus on TOP…TOP meaning priority. STOP is always conveying a message. Often times, especially regarding relationships, it signifies our thoughts towards others. When we are arguing with a spouse or in a power struggle with our kids, there’s one common denominator- self before relationships. In other words, we get out of order. Habitually, we should STOP and make relationships the priority. Although everyone’s different, overlooking STOP message(s) can cause us to be a quick-burster or a slow-melter. Women are typically more communicative and express more readily. When a woman is confused by a man’s struggle to communicate to her feelings, hurts and needs, it can cause pain and a quick-bursting of thoughts and words. Unfortunately, this approach may not STOP, and they miss the opportunity to kindly and openly walk the relationship into more understanding. This quick-bursting can also distance the man and melt his confidence and even his desire for future intimacy. Men typically fall into the category of slow-melters. When men struggle with communication and have difficulty making relation-

Metro Atlanta ‘s Favorite Hiking Trails to Share With Your Pup May is such a wonderful month. The flowers and trees are in full bloom and the dreadful Atlanta heat has not quite yet set in. Memorial Day officially kicks off summer and we also celebrate Mother’s Day with moms everywhere. This month, we celebrate moms by looking at some of the best spots in metro Atlanta to spend time with your pup and your family. 1. Arabia Mountain - Set within the granite mountains of Lithonia and once home to numerous native American tribes, Arabia Mountain includes various hiking trails leading through the mountain and preserve, as well as the pedestrian-friendly PATH that encompasses more than 30 miles of walking/hiking/cycling space. It also offers a stunning view of Georgia’s amazing skyline. NOTE - Dogs must be leashed at all times. 2. Chattahoochee River Trail Cochran Shoals - Located just off of 285 and new Northside Drive, this 3-mile hiking loop begins along the Chattahoochee River and winds back through the wetlands. An extremely wide and well-maintained trail, parts of this trail are under shade and other parts or not.

3. Iron Hill Loop at Red Top Mountain - Located roughly an hour from Atlanta, the Iron Hill hike is 3.8 miles and grabs nearly continuous views of Lake Allatoona’s glassy, calm inlets. The hike crosses multiple wooden boardwalks and all while following the Allatoona shoreline allowing your pup and kids alike to splash around. Pack a snack and relax shoreside while you watch the fish jumping! (Continued on page 40)

Global Entry by Heather Meliski While my international travel for work has left me spending too much time in customs and immigration lines around the world, I recently watched a friend with Global Entry wave at me as she breezed through customs in under five minutes. I was left waiting for a highly frustrating hour. At that moment I decided I absolutely had to get Global Entry. I recently applied and was approved in less than two weeks and found the process incredibly simple and efficient. Global Entry is a pre-clearance program that allows you to essentially bypass the customs and immigration lines when re-entering the United States.  There is no waiting and no paperwork. Through this program you also receive expedited entry at select airports around the world. The process was surprisingly simple. Creating a Trusted Traveler Programs (TTP) account and completing the application process takes under 30 minutes. At the time of application, you will need to provide your passport information, driver’s license information, as well as some background details. You are also required to pay a $100 non-refundable fee. This starts the process of the U.S. Customs and Border Patrol performing a rigorous background check to ensure that you qualify for the program. It typically takes less than two weeks to find out if you have received your conditional approval. Once you receive this, you can schedule an in-person interview at a Global Entry Enrollment Center to finalize your approval. The interviews book up well in advance but there are cancellations and if you check frequently you can often grab an interview more quickly. I was able to get an interview for the day after I received my conditional approval. For the in-person interview you will need to bring your passport and either a driver’s license or ID card and you will be fingerprinted and asked a few questions. As the website said it would, my interview started on time, lasted 10-15 minutes, and the whole process took under 30 minutes. For re-entry at airports, you simply scan your passport and your fingerprints. If you are re-entering via vehicle at the Mexican or

Canadian border or if you are re-entering the United States from a cruise, you use a special Global Entry card that you receive within 2-6 weeks once you are approved. TSA Pre-Check is included with Global Entry which is another great perk that allows you to bypass the security lines at most major airports if you are flying both domestically and internationally. And Global Entry is valid for five years so the cost averages out to only $20 per year - a great deal if you travel often or you are traveling with children. Every person in your travel party must have their own Global Entry to take advantage of the program, including minor children. And everyone that applies for Global Entry, including minor children, must complete an in-person interview to be approved. I will be using Global Entry for the first time during my upcoming travels this month to Mexico and can’t wait to avoid the long lines when I return home! 4. Kennesaw Mountain Cheatham Hill / Kolb Farm Loop - 5.8 miles of dog-friendly trails through beautiful meadows, forests, and Civil War battlefields near Kennesaw Mountain. One great feature for pups is that the trails consist mainly of compacted dirt and sand and are easy on the paws. Also, there’s a mid-hike fountain with a built-in dog bowl! 5. Morningside Nature Preserve - Located inside Atlanta’s Morningside neighborhood, Morningside Nature Preserve offers over two miles of scenic trails located in a quiet intown forest. One cool feature of this hike: there’s a sandy beach on South Peachtree Creek that’s earned the nickname “dog beach.”

6. Silver Comet Trail - Just down the street from K-9, this paved path has no cars and just a few hills. The Silver Comet Trail follows an old rail line for 61 miles from just outside of Atlanta to the Georgia-Alabama state line and continues as the Chief Ladiga Trail. One of the longest paved pathways in the U.S., the trail cuts a scenic route through preserved forests, rural countryside and historic downtowns. If you participate in one of our Heelin’ Hounds (leash walking) classes, you’ll probably join us there! 7. Sope Creek Trails - Located just off Johnsons Ferry Road, with over 3 miles of hiking trails winding through a natural Georgia forest, this is one of our favorites. Even in the heat of summer, the well shaded hiking trails allow for a pleasant walk with your family and your pup. Additionally, the trail winds down to a tributary of the Chattahoochee River, with large pools and rocks for splashing and sun bathing. 8. Sweetwater Creek - Located about 20 minutes from downtown, Sweetwater Creek has several trails to hike winding through rock terrain or simple paths to the creek below. There are plenty of areas for the kids and the pup to splash around once you reach the creek bed. Additionally, after a nice hike with the pup, you can picnic, rent fishing gear and fish or even go out in a paddleboat while a family member relaxes shoreside with the pup. One of our favorites as it is well shaded year-round and not too busy during the week. 9. Vickery Creek Trail - Just over 5 miles of trails wind through pine and hardwood forest. Make sure to pack a lunch and enjoy the covered bridge, two Civil War-era mills, now in ruins, and a towering, cascading spillway waterfall. The sandy swimming beach at the bottom of the spillway makes for a great swim! We hope you take the time to enjoy these with your family and your pup. Make sure to take plenty of water and to enjoy all these areas have to offer. You deserve it! Happy Mother’s Day to you and your family. We look forward to helping you and your pup build a lifetime of memories together. Selecting the Right Price to Sell Your Home If you’re thinking of selling your home, one of the first steps you’ll take is setting an asking price, a maneuver that requires the ability to find the perfect balance between attracting solid offers and ultimately receiving top dollar. If you’re working with a Realtor or other industry professional, you’ll probably hear talk of fair market value, which typically means the highest value an educated buyer will pay. Fair market value is usually not the asking price. Many agents will begin by conducting a competitive market analysis of your house and give you an estimate of the fair market value of your home. The analysis takes into consideration comparable home sales, typically over the last year, taking into consideration similarities and differences between the other homes and yours. It will also consider the housing market in your area. If you’re in a hot seller’s market, like several communities throughout metro Atlanta, you’ll have the advantage. Over the last several months, the market has been gaining steam and the seller is in the driver’s seat. In certain areas, the average number of days on the market went from 30 days to 7 days or less. This is great news for sellers, but you’ll still want to be careful and avoid pricing your home too high, which almost always means your house will stay on the market longer. As you work with your agent and set your price, you’ll want to ask yourself (and your agent): • What are the facts relative to my house for this market? Be careful when you consider pricing to focus on the factual data available versus emotional connections. • What are the market conditions for your specific neighborhood and community? Not all communities are created equal in this market. And, not all

PAGE 41

neighborhoods within a community are created equal. It can be a complex equation to get your price just right. • How does my house stack up against the competition? This one is very tricky. It’s often helpful to take a step back and view your house as if you were an incoming buyer. Your real estate professional can also help you evaluate this. Your agent, as well as friends, relatives, and neighbors, can assist you by pointing out your house’s advantages and disadvantages from a more objective viewpoint. • Am I being realistic? It’s important to separate your emotional attachment and at the same time consider your motivation for selling your house. Here are other things to consider as you evaluate putting your house on the market: Select upgrades and home improvements warrant being included in your asking price consideration. Kitchen renovations, bathroom renovations and a few others should be factored in. This includes certain lifestyle additions that you and your family have enjoyed while living in the home. In addition, the more personal the improvement—a swimming pool, a sunroom, purple floors—the less likely it will (Continued on page 46)

Love of

Georgia Peaches

Perfectly ripe peaches are truly one of the joys of summer. This month in anticipation of the arrival of this year’s crop, we celebrate Georgia peaches with a few simple recipes and activities for the entire family. Fresh, delicious Georgia peaches are only available a short 16 weeks out of the year (from mid-May to August). We hope you take the opportunity this season to enjoy one of life’s sweetest pleasures! Bon Appetite! For the Kids!

How to plant a peach pit (also works with nectarine & apricots). Save a peach pit and you can grow your own fruit tree. 1. Clean the pit and store it in the refrigerator in a plastic bag until September or October. 2. Place the pit about five inches beneath the soil surface. 3. In the spring, your tree will start to grow and be visible by July. 4. Keep the tree watered and fertilized (use fruit tree spikes from your garden center) and you’ll have fruit in 2-3 years! Seven Reason to Love Peaches Peaches are virtually fat free. A medium size peach contains less than one gram of fat. Peaches are naturally sodium free. Peaches have no cholesterol. Peaches are a low calories snack. A medium size peach contains only 40 calories. Peaches contain vitamin A which helps us see in dim light. Peaches are considered a good source of fiber. Freezing Peaches The experts tell us that the easiest way to store peaches is by freezing them. Canning is also a great option but requires a bit more work. Prep Time 5 minutes. Cook Time 5 minutes. Servings 4 INGREDIENTS 1/2 cup lemon juice preferably from freshly squeezed lemons 2 cup water 4 peaches that are slightly soft to touch but not too mushy. Mushy peaches do not freeze well INSTRUCTIONS 1. Rinse the peaches off under cool water, gently scrub off the dirt. 2. Bring a pot of water to a boil and gently place your peaches in the hot bath for about 40 seconds, then remove them with a slotted spoon into a bowl with ice water. The peach skins will easily be peeled off when in the ice bath. Leaving the skin on is also an option, and this step can be skipped. 3. Cut the peaches. Slice the peaches in half, quarter them, or cut them in slices. 4. Toss the cut peaches in a lemon/water bath with a 1:4 ration of lemon juice to water. This will prevent the peaches from developing that yucky brown appearance. 5. Place your freshly bathed peaches on a cookie sheet. Be sure they each have their own spot on the sheet to prevent peaches from sticking together. Place the cookie sheet in the freezer for approximately 1 hour. 6. Once frozen on the cookie sheet, use a spatula to separate the peaches from the sheet. Place the peaches in your freezer-friendly container of choice and enjoy all year long!

Preheat grill for medium heat. In a small bowl, combine brown sugar and cinnamon. Set aside.

2 lbs fresh peaches ¼ cup brown sugar ¼ tsp ground cinnamon 2 tbsp spiced rum 1 tsp vanilla extract 1 tsp lemon juice 2 tbsp flour 1 standard pie crust 1 tbsp heavy cream 2 tbsp turbinado sugar

Grilled Fish Tacos with Fresh Peach Salsa 4 servings SALSA

1 ½ cups diced fresh peaches 1 firm, but ripe avocado, diced 1/4 cup thinly sliced red onion 2 tablespoons chopped fresh cilantro ½ small jalapeño, minced juice of 1 lime, about 3 tablespoons

INSTRUCTIONS

Preheat the oven to 400 degrees F. Cut the peaches into quarters. Then cut the quarter into quarters for a total of 16 slices per peach. Dump the peaches, along with any of the liquid in the bowl, onto the center of the rolled out pie crust, leaving a 2 inch rim on all sides of the peaches. Distribute the peaches evenly to form a relatively flat layer. Fold the sides of the pie crust up and over the peaches, then brush with heavy cream. Sprinkle turbinado sugar over the heavy cream brushed pie crust. Bake the crostata for 40 minutes until the edges are golden brown and the peaches are bubbling. Serve with a big scoop of ice cream- Enjoy! Courtesy of fifteenspatulas.com

Another common issue may be that your home’s value has decreased since you purchased it. Many sellers expect to recoup as much of their original investment as possible with housing sales trending upwards. This can also be a slippery slope. Make sure you have objective, comparable and recent data – sold comps, pending sales and other data - to prove what the true market value is. Research shows that listing your house for as little as 1%-3% above market value can actually reduce the buyer’s perceived bargaining power causing your house to stay on the market longer.

Evaluate and be honest about your priorities. Are you more concerned with selling quickly or getting the most money possible? Unfortunately, this is a case where it is one or the other, rarely is it both. You’ll also want to contemplate your price and determine objectively whether you would pay that amount if you were a buyer.
