Guidelines for an Enjoyable Stay • Office Hours: Tuesday - Thursday 9:00 am - 5:00 pm. Friday - Monday 9:00 am 6:00 pm. • Check-In/Out Time: Check-in time is 12:00 pm, and checkout time is 11:00 am. If you plan to stay longer than 11:00 am, please contact the resort office. • Reservation Procedures: All sites are first come, first serve depending on the width and length of your rig. Guests with longer stays can take precedence. Site selection for short-term stays is not guaranteed. • Late Fee Notice: Late fees are charged when lot rental payments and utility payments are not paid by the due date. Lot rent is due by the 1st, late after the 5th, a $50 late fee will be charged on all late payments. If the account is not current by the 15th of the month, another $50 late fee will be added to the account. A $25 late fee will be charged on all utility payments not paid by the due date. • Florida Statutes: Tenants must be in compliance with Chapter 513 and Chapter 83, Florida Statutes, in accordance with the duration of their tenancy. • Changing Sites: Please do not change sites without notifying the resort office — before you move! • Visitors: Anyone having visitors staying over 15 consecutive days may be required to pay $5.00 per day per visitor. Please contact the resort office in writing if you have a special circumstance. Visitors coming in for the day to use the facilities/amenities must be registered with the office and pay a $5.00 per guest fee. After 30 days the guest must submit an application for residency. All visitors must be accompanied by a registered guest. • Wi-Fi is available and supplied by Jabba Communications for a fee. • Storage Area: For Royal Coachman Resort guests only. A current Storage Agreement must be kept on file. Payments must be made in advance. Currently there is no charge for car dollies and kayaks. All vehicles must have current tags and registration. Boats, car dollies and trailers must be kept in storage. Any item being stored without a current agreement will be towed at owner’s expense. Page 6

• Mail Procedures: Royal Coachman is a designated mail facility. We will do our best to deliver your mail in a timely manner. Please be sure your lot number is on your mail. Mail will only be forwarded to you for up to 3 months after departure. To obtain a mailbox, there is a refundable fee of $15.00, that must be paid by credit card. Please remember to have mail addressed to you as follows: Your Name 1070 Laurel Road East (Your Site #) Nokomis, FL 34275 • Smoking/Campfires: Smoking is NOT permitted in any public building including resort restrooms. Smoking is also not permitted in the fenced pool/shuffleboard area. Campfires are permitted in an above ground covered pit. Campfires must be supervised and attended to until extinguished. • Garbage: All garbage must be placed in the compactor. Do not place tanks, appliances, wood, mattresses or other household items in the compactor or the dumpster area! It is your responsibility to remove them from the property. Boxes need to be broken down and placed in the paper recycle bin, glass and plastic in the proper recycle bin. Horticulture that is raked and placed by the side of the road will be picked up by our staff. Please keep pine straw separate from yard waste and trimmings. • Sewer/Water Connections: Florida State Law requires “donuts” to connect sewer line. We are also required, by law, to have backflow preventers on each water connection. There will be a $10.00 charge if this is removed or tampered with in any way. • Site Use: Each site is permitted for parking your automobile, if space allows. Check with the office regarding additional parking arrangements. Vacant sites cannot be used for parking. Only one RV per site is allowed. No open trailers, boats, utility storage units (other than approved “garage” or “Rubbermaid®” type storage units), fences, lattice, freezers, refrigerators, non-patio type furniture or abundant “clutter” are allowed on a site. No camping tents are allowed.


Guidelines (continued) • Fire Ants: Yes, they bite! Be cautious while walking in the grass. Let the resort know if your site needs to be treated. • Laundry: Washers and dryers are available in the laundry room. The laundry accepts Visa, Mastercard® and Discover. Umbrella clotheslines are permitted for beach towels and bathing suits only. • Pool/Spa: Open dawn to dusk per our operating permit. Pool furniture is first come, first serve. Proper conduct and swim attire are expected. No glass containers are allowed. • Motorized Vehicles: All drivers must possess a valid driver’s license. Night vehicles must display lights. SPEED LIMIT IS 10 mph for all vehicles, scooters, golf carts and bikes. • Pets: No aggressive breeds allowed. ALL PETS MUST BE KEPT ON A LEASH! Pets should not be left outside unattended or tied up. No fences or playpens allowed. Cats may not run loose. Pets are not permitted in the public buildings, including bathrooms, shower house or pool area. Pets should not be an annoyance (barking continually). Please be courteous to your neighbors by only walking your pet in the area of the resort you are staying and always clean up after your pet! Paws Park hours are 8:00 am - 10:00 pm daily. • Walking at Night: Please wear light-colored clothes and carry a flashlight so others can see you. Walk against the traffic — not with it. • Quiet Hours/Courtesy: 10:00 pm - 8:00 am. No generators after 10:00 pm. • Buying/Selling: Management MUST approve all prospective residents prior to the sale of any unit. Background checks must be performed by management prior to the sale. There will be no deviation whatsoever from this policy. • Site Maintenance: Annual guests are responsible for the care and upkeep of the landscaping all year. Please make arrangements to have this taken care of in your absence. In order for the staff to mow your site, the area must be accessible by the lawn mower. If it is not, it becomes the annual guests responsibility. Management reserves the right to have overgrown or unsightly sites cleaned up at owner’s expense. • Lot Enhancement: All landscaping by guest is subject to written approval by management. Improvements to the home or home-site exterior must be approved by management before any work commences. Please refer to Rate Sheet For Rates, Deposit and Cancellation Policy. We reserve the right to refuse service and will not be responsible for damage to rigs, accidents or injury to guests or for loss of money, jewelry or valuables of any kind.
