TORINO RESIDENTIAL DEVELOPMENT
As this was formerly an industrial area and excavations could be complicated, the parking areas have been located above ground within the building blocks and with rooftop gardens above. The brief for this redevelopment project has been outlined considering a series of data and analysis related to this specific part of the city in terms of needs, services, transportations, planning forecasts, market trends, city development plans and requirements. The proximity to an existing urban university campus, suggests including a percentage of student housing, a student hotel and a new public square with retail spaces on the ground floor.
REDEVELOPMENT OF A PROMINENT INDUSTRIAL SITE INTO A VIBRANT NEW PART OF THE CITY BY PROVIDING MUCH NEEDED FACILITIES AND HOUSING FOR THE COMMUNITY.
The brief for this redevelopment project has been outlined considering a series of data and analysis related to this specific part of the city in terms of needs, services, transportations, planning forecasts, market trends, city development plans and requirements. The proximity to an existing urban university campus, suggests including a percentage of student housing, a student hotel and a new public square with retail spaces on the ground floor. High end residential building blocks, the gas holders re-use, a new public pocket park and a series of semi-public functions, such as a media library and a sport training centre, complete the project programme.

MEDINE NEW CITY MASTERPLAN
AN URBAN DEVELOPMENT BASED ON ROADS AND GREEN NETWORK, WORKING TO CREATE A NEW TOWN BETWEEN THE MOUNTAINS AND THE SEA. The masterplan, based on a system of movement channels, structures the area of intervention connecting and giving full potential to the key features on site. A very simple road network builds a vast grid connecting the A3 highway with the local coastal roads running along the shores. A green network allows for widespread pedestrian accessibility and form ecological corridors across the new development. The Masterplan acknowledges the hierarchical importance of closed and open spaces, public and private, and their interdependency; the challenge is to devise places for establishing social relationships while providing privacy for the residents. Needs, desires, strengths and weaknesses will be dealt with and will eventually modify the initial thoughts, increasing the interventionâ€™s complexity.
REDEVELOPMENT OF A FORMER INDUSTRIAL AREA TO BECOME A NEW WATERFRONT DESTINATION, LINKING THE LAKE TO THE HISTORICAL TOWN CENTRE. The masterplan sought contemporary interpretations of historical landscapes and architectures comparing them not only with the issues of current everyday life but also with those of the local Administration. Five leading architectural ďŹ rms, coordinated by One Works, developed the articulated land parcels design foreseen in the plan. The strength of the masterplan lies in the re-organization of most
accommodation services within one of the unique historical industrial structures on the sites western lakefront. The new scheme respects the site and building scale and intends to provide a volumetric distribution conforming to Lavenoâ€™s urban fabric. The minute morphology given to the new settlement underlines the importance of maximizing pedestrian permeability.

LAVENO RESORT AND RESIDENTIAL MASTERPLAN
MASTERPLAN PORTA A MARE, LIVORNO
A NEW COMPREHENSIVE VISION FOR THIS MIXED-USE DEVELOPMENT, FOCUSING ON HOSPITALITY, RESIDENTIAL AND CIVIC/CULTURAL FUNCTIONS.

The aim of the proposal is to provide a concrete representation of expectations, wishes and perspectives of the local community and stakeholders by providing a vibrant new development which includes a series of amenities, services, experiences and environmental qualities that can be appreciated by a wider catchment area. The public realm, structured around two evocative marinas, is defined by generous green areas and qualitative public spaces, as well as key features such as water features, harbor bath activities, open air concert areas, sport and sailing facilities, dedicated cycling paths, jogging circuits, a maritime education center and stateof-the-art retail experiences.
A NEW, VARIED URBAN LANDSCAPE, MADE THROUGH A CONTINUOUS SEQUENCE OF OPEN SPACES OF DIFFERENT QUALITIES, INTERSPERSED WITH A NUMBER OF MIXED USED. The City of Helsinki is the endpoint of a vast network across transportation lines uniting settlements of an extensive urban region. In this expanded framework, a high accessibility node, such as Pasila Station, is an ideal opportunity to create a sustainable urban environment to meet future needs. The detailed masterplan has been designed to have public space at the heart of the scheme with a new public square connecting Pasilankatu to the
existing station; a series loft-like spaces for artists, cafes and shops; as well as a new Shopping Centre extending through to the forthcoming metro line. The introduction of a number of polygonal towers provide much needed office space and residential units on the upper ones to provide a mixed-use development model based on pedestrian movement. The base of the towers stretches out to embrace the public space and a series of terraced gardens step down gradually connecting the different levels.

CITYLIFE RETAIL & PLAZA

Retail functions, strongly characterized in part by the fashion mall at the base of the Hadid tower, and the outdoor commercial activity distributed around the plaza and along the pathway towards Piazza VI Febbraio, permit the public square to open itself up to the city and the surrounding park. The public plaza’s configuration highlights three important aspects. Firstly, the plaza links the park’s southern and northern parts. Secondly, it establishes an East-West relationship, which correlates Piazza VI Febbraio with the fashion mall and park to the west. Finally, the central Tre Torre Plaza is an urban fulcrum and integral part to the pathway system described.
DESIGN OF A NEW RETAIL PLAZA STRONGLY CHARACTERISED BY THE ACCOMPANYING TOWERS AND PART OF A WIDER ICONIC URBAN REDEVELOPMENT PROJECT IN MILAN. The commission included two different exercises: address the strategic retail planning approach for 40.000 sqm of GLA, and the new plaza design with high street shopping facing the public spaces. The double story plaza reveals itself at the two principle levels of the public domain, one being the towers’ ground floors and the other in correspondence to the hypogea level, acting as a junction between the park and the pedestrian axis Domodossola. The revision of the plaza’s layout stems from variations in its functional program, or rather of its spatial distribution, and the desire to create a single public place made up of two

A NEW UNIQUE RETAIL OFFER AND PUBLIC SPACES, AS PART OF A LARGE MIXED-USE DEVELOPMENT ON THE SLIEMA PENINSULA.

One Works has been asked to redesign the public realm and retail spaces of three lower split-levels. The new design will provide approx. 5,000 square meters of semi-public spaces and the design of all the retail façades, as well as the renovation of ‘Villa Drago’ - an early 20th century listed historical building included in this project development. The wider Masterplan, designed by a local Maltese architectural firm, includes a 36 high end residential tower, a boutique hotel and two office buildings.
REDESIGN OF THE EXISTING STATION LAYOUT TO IMPROVE THE OVERALL VISITOR EXPERIENCE AND INCREASE COMMERCIAL OPPORTUNITIES, WHILST IMPROVING VISIBILITY OF THE MONUMENTAL ARCHITECTURE OF THE CENTRAL STATION. One Works is providing architectural and consultancy support to Grandi Stazioni for the reconfiguration of various station layouts. Milano Centrale Station, built in 1931 and one of the main rail stations in Italy and Europe accommodating 320,000 passengers a day, we are currently working closely with the client to carry out the following; ensure
execution of works throughout the terminal do not effect daily operations; improvement of passenger routes to improve operations and overall visitor experience; identifying and creating potential increases in the value of capital assets; and expansion of existing destinations to facilitate an increase in commercial opportunities and passenger numbers.

OGISTICS INDUSTRIAL & LOGISTICS The logistics market is witnessing an extraordinary period of change. Globalization and access to new markets and major population groups, requires the efficient distribution of products and goods through investment in transport and logistics systems. With a strong background in delivering large transportation schemes around the world, our experts are able to address the complexities associated with such developments to provide a strategic point of view in the planning of logistics centers, intermodality of goods and passengers,
as well as the development of supporting operational structures designed and create efficiencies. Over time, our experience has led us to deliver logistics facilities within, or in close connection with, major transport infrastructure such as ports and airports. Our multidisciplinary teams have the engineering expertise and skills to inform the entire building cycle and building design to maximise performance in relation to storage density and the movement of goods by road or rail.
CAMERATA INDUSTRIAL REDEVELOPMENT AN INDUSTRIAL MASTERPLAN AND DEVELOPMENT STRATEGY FOR TRANSPORT INFRASTRUCTURE AND LOGISTICS FACILITIES.

The masterplan required the verification of industrial brownfield conversions and formulation of real estate development strategies. In the case of Camerata Picena, a logistics use conversion is contemplated, due to its geographical context and particular position to existing and programmed infrastructures. The masterplan has been designed with specific implementations concerning environmental, technical
and economic sustainability strategies, required to sustain high re-mediation costs and environmental mitigation. As well as including infrastructure, plant engineering, architecture and landscape development to delineate technical planning procedures for processing and validation, the development includes a 32,000 sqm logistics facility fitted with outdoor areas for goods storage, handling, car and lorry parking.
A DETAILED ANALYSIS AND PLANNING TO INCREASE OPERATIONAL EFFICIENCY FOR THE REGION AND ACROSS THE PORT SYSTEM WITHIN THE ‘ALTO ADRIATICO’ STRATEGIC REGIONAL PLATFORM. The Monfalcone Port Masterplan, developed by One Works and part of a National Program, considers the city as the region’s economic engine and central relay point. The masterplan was designed to achieve two objectives. The first was to analyse the actual impact on the region due to the future development of the Monfalcone-Trieste-Porto
Nogaro port system within the “Alto Adriatico”. The second was to verify the construction feasibility of a port system that can compete with the principle ports of Northern Europe, confirming investment interests in the Monfalcone port expressed by APM Terminals (Maersk) and Unicredit Logistics in February 2010.
