¿Qué es la gestión de proyectos de construcción y reformas? Fundamentalmente es el proceso de planificación, organización, compras y la gestión de los recursos necesarios para obtener el mejor resultado para el proyecto en cuestión. El centro de este triángulo imaginario es la calidad alcanzada. Fundamentally it is the process of planning, organising, sourcing and managing the required resources in order to obtain the most satisfactory and efficient outcome for the project in hand. Ever since man has been involved in constructing buildings, project management has been an important part of the process, although until the twentieth century this was the responsibility of the architect or engineer in question. The traditional Project Management model consists of five basic components: initiation, planning and design, execution, monitoring and con-
trolling and – finally – completion. Any Project Manager will be faced with a situation known as the Project Management Triangle. Like every other human endeavour, any architectural or engineering project will be carried out under various constraints: traditionally these have been described as ‘scope’, ‘time’ and ‘cost’. This image of a three-sided model is appropriate, since changes to any one side will have unavoidable consequences the other two. Naturally, ‘scope’ refers to what needs to be done to produce the desired result, ‘time’ refers to the the amount of time available and ‘money’ the budget that will be devoted to the project.
The centre of this imaginary triangle is the quality achieved. The challenge that faces any such venture is to ensure that all the participants constantly have the tools necessary to complete the work in budget, on time and to the required standard. El Feng Shui nos brinda energía positiva al hogar relajante llena de buena fortuna y harmonía. Teri nació en Londres, y su padre es español. Teri ganó interés en el Feng Shui en 1996, y empezó sus estudios profesionales de la técnica en el año 2000. Sin embargo, admite que su concienciación comenzó en su niñez, debido a una intuición comprensiva de los flujos de la energía natural.
El Feng Shui es un buen ejemplo de un concepto del que muchos hablan, y que pocos realmente entienden. Sin embargo, esta orientación holística al diseño de interiores se ha vuelto popular y cada día aumenta el número de interioristas que aplican esta filosofía para crear orden y belleza en las casas. For Positive Energy, Feng Shui Your Home Feng Shui is an excellent example of a concept that is discussed by many in the West, but understood by surprisingly few. Despite this potential drawback, this holistic approach to interior design has nonetheless taken hold, with a growing following of interior designers using the philosophy to create order and beauty in the home.

It is thought that feng shui’s current popularity in the West began in the 1980s, when American-Chinese academic, Professor Thomas Lin Yun Rinpoche, introduced a version that was designed to be more easily comprehended and followed by a non-Chinese audience. Known as Western Feng Shui, this method quickly gained a following, which soon spread to Europe.
Teri is able to offer advice on properties at any stage, from the construction process to the renovation of existing buildings. “Town planners could benefit from feng shui as well, especially when they’re planning roads and other major features. Despite the fact that many people seem to think that it’s a vague concept, feng shui is actually based on very specific theory and calculations. However many who choose to study the subject to a high level seem to have an in-built sensitivity that helps them to identify a building or room with good energy.”
Master Teri Garcia is a Feng Shui expert who teaches at The Imperial School of Feng Shui, Marbella. However, she favours the Chue Style, traditionally practised by the Feng Shui Masters from ancient China’s Imperial Palaces and widely regarded as one of the purest forms of the art. She assists Estomar91 to create living spaces that maximise the flow of positive energy, thereby ensuring that residents enjoy a restful existence, full of good fortune and harmony. Born in London to a Spanish father, Teri first became interested in the subject of feng shui in 1996, but started studying it seriously in 2000. She claims that her first awareness of it goes all the way back to her childhood, though, having an intuitive understanding of the f low of energy when she was a girl. Asked by her feng shui Master to set up a school in Spain, she has since been awarded the title of Master herself and her school has been responsible for training 18 Spanish students in the art. “When it comes to kitchens, walls are out and space is in” The kitchen is the key living space in many homes. Not only is it a warm, comforting place for families to come together to cook, eat and share the news of the day, but now it is increasingly used as an entertainment centre for parties and other social gatherings. The growing trend for sleek and contemporary kitchen/diners that incorporate state-of-the-art appliances, elegant dining tables and hi-tech entertainment systems has only served to confirm the kitchen´s role as the social hub at the heart of the family. The days of separate kitchens and dining rooms are almost over, as more and more people opt for ergonomically designed, open-plan kitchen/diner areas. Estomar 91´s kitchens are created to meet the specific needs and aspirations of the
individuals or families that will be be using them. Everyone wants their kitchen to combine a stylish design with a warm, user-friendly ambience, but it is also important to ensure that it is easy to use. La Masia Renovación y Decoración Cada proyecto que emprende Estomar91 presenta retos únicos, pero también recompensas. Una de las renovaciones más interesantes que hemos vivido fue transformar un edificio antiguo a un hogar moderno y luminoso, con algunos toques artísticos. Los nuevos dueños de esta casa de campo del siglo XVIII, situada en el norte de España, pidieron a Estomar91 sus servicios para rejuvenecer la vivienda. La idea original era mantener el espíritu de la historia del edificio y al mismo tiempo hacer las alteraciones necesarias para que entrara tanta luz natural como fuera posible. Uno de los retos más grandes que teníamos realizar fue darle un giro total al diseño de la entrada del salón. Era arqueado o “de bóveda”, algo típico en las masías o casas de campo catalanas; haciendo así una galería luminosa con acceso a los dormitorios situados en la planta de arriba. Para lograr el resultado requerido tuvimos que cambiar la dirección de la escalera. La transformación fue extraordinaria; el espacio de la planta baja,

el gran salón, una vez tan oscuro, se llenó de luz. Estaba claro que este edificio se merecía un cambio de imagen que realmente capturara su esencia. Mariani Al Freschi, una empresa con sede en Brescia, Italia, fue contratada para cubrir parte del espacio de la pared con una serie de maravillosos frescos. Usando la técnica “strappo”, que consiste en la transferencia de los frescos en la pared por medio de una tela, los expertos de Mariani Al Freschi reforzaron la mejor tradición del diseño italiano. Creemos que la evolución de una casa desde el día de su creación hasta el presente se ve profundamente afectada por sus sucesivos propietarios. Sus circunstancias y las visiones han contribuido a su historia, demostrando una vez más que esta casa está hecha con amor y sueños. En este caso, como en todos los proyectos de Estomar 91, fuimos capaces de unir la tradición del diseño italiano con el carácter único de esta hermosa mansión en Cataluña.

Renovation & Decoration While every project that Estomar91 undertakes presents its own unique challenges and rewards, one of the most interesting renovations that we have experienced involved transforming an old, established building into a light, airy modern home – with a few artistic touches! The new owners of this 18th century country house, which is located in Northern Spain, asked Estomar91 to oversee its rejuvenation. The vision was to retain the spirit of this historic building, while making the alterations necessary to admit as much natural light as possible. One of the largest tasks that we had to accomplish involved turning the entrance hall’s traditional arched or bóveda ceiling, which is typical of a Catalunyan masia or country house, into a gallery allowing access to the bedrooms on the floor above. In order to accomplish this the direction of the staircase had to be changed but, once achieved, the transformation was
extraordinary; the large downstairs living space, once so dark, was filled with light. It was clear that this building deserved a makeover that truly captured its essence. Mariani Affreschi, a company based in Brescia, Italy, was brought in to cover some of the wall space with a series of wonderful frescoes. Using the ‘strappo’ technique, which involves transferring the fresco to the wall by means of canvas, the experts from Mariani Affreschi helped to reinforce the finest traditions of Italian design. We believe that the evolution of a house from the day of its creation to the present is profoundly affected by its successive owners, whose circumstances and visions inevitably contributed to its history, proving again that the home is made of love and dreams. In this case, as with all of Estomar 91’s projects, we were able to marry the traditions of Italian design with the unique character of this beautiful Catalunyan mansion.

Para dar un ejemplo; si un componente es una unidad de ancho,
debe tener 1.618 de alta para ajustarse a la percepción humana del atractivo máximo. Esta fórmula se utilizaba más que nada en la arquitectura griega y romana, pero el número áureo sigue a día de hoy dictando el diseño de la residencia más moderna y es una excelente manera de asegurar que los resultados son placenteros para la vista.
What is an
Ogee? English painter and cartoonist William Hogarth dubbed the ogee “the line of beauty” in his 1753 treatise, The Analysis of Beauty. Hogarth looked to Rococo’s curves for inspiration: “Simplicity, without variety, is wholy (sic) insipid, and at best does only not displease, but when variety is join’d to it, then it pleases, because it enhances the pleasure of variety, by giving the eye the power of enjoying it with ease.” Hogarth’s tastes leaned conclusively towards the undulating forms of this Late Baroque movement, a style of design that revelled in natural forms like the whorls of shells and was most famously associated with the Court of King Louis XV of France. Hogarth’s support was somewhat controversial, since the Late Baroque or Rococo style was colloquially known as “the French Style” and – although aspects of it were adopted by furniture maker Thomas Chippendale – generally enjoyed far less popularity in Britain. “There is scarce a room in any house whatever, where one does not see the waving-line employ’d in some way or other. How inelegant would the shapes unornamental the mouldings of cornices, and chimney-pieces, without the variety introduced by the ogee member, which is entirely composed of waving-lines.” The ogee also plays a role in proportion; the Golden Mean is the formula that organises and creates proportion in art and architecture and is linked to the fact that the human eye is best
pleased when objects conform to a ratio of 1 to 1,618; in other words, if a component is one unit wide, it should be 1,618 high in order to conform to the human perception of maximum attractiveness. Widely used in Greek and Roman architecture, the Golden Mean still dictates the design of the most modern residence and is an excellent way of ensuring that the results please the eye.

Emmanuele Fulvi Murray: Estomar91 trabaja con Emmanuele Fulvi Murray en muchos proyectos distintos, y juntos han resultado ser una excelente combinación de filosofías. Desde los primeros días de la colaboración, cuando le contratamos para resolver algunas complicaciones en la construcción de una casa en Marbella, hasta el día de hoy en proyectos que incluyen grandes mansiones e incluso edificios comerciales: nos hemos dado cuenta de que las ideas de Emmanuele y las nuestras son muy compatibles. Desde la creación de nuevos edificios a proyectos de renovación y rediseño de espacios existentes, Estomar91 coincide totalmente con la declaración de Walter Gropius: el buen diseño puede resolver problemas tanto en el nivel macro (un complejo de oficinas grande) y en el nivel micro (la forma óptima de una cuchara, por ejemplo). Los diseños de Estomar91 podrían parecer en contradicción con los principios básicos de la normativa Bau-

haus, pero según nuestra experiencia la teoría sigue siendo la misma. A diferencia de muchos estudiantes, Emmanuele Fulvi Murray siempre supo que quería ser arquitecto. Sigue los pasos de su padre, a quien describe como “una figura ausente y casi mítica en mi vida.” Durante sus años en la escuela secundaria se especializó en Bellas Artes y tuvo la suerte de tener un profesor que compartía su obsesión con la arquitectura en todas sus formas. Después del bachillerato, Emmanuele estudió en Milán, antes de pasar un tiempo breve en Barcelona. Los rigores de un título de arquitecto son tales que, incluso en aquel entonces, él era el graduado más joven de su clase. Llegado este momento, Emmanuele tomó la decisión de poner su carrera en suspenso temporal, y pasó algún tiempo en África como voluntario.
De regreso a España se trasladó a Valencia, donde unió fuerzas con un viejo amigo de la universidad y comenzó su carrera profesional por primera vez en 1997. Con los años Emmanuele ha trabajado muy de cerca con los clientes de Estomar91 para asegurarse de que sus visiones se cumplieran. El grado en el que cada cliente desea reunirse con el equipo de arquitectos varía según el cliente, pero para aquellos que desean desempeñar un papel activo en el diseño de su hogar u oficina, tienen garantizado vivir un proceso realmente inspirador. De origen italiano, aunque residente en España, el entusiasmo de Emmanuele con los diseñadores de su país natal está claro, pero también conoce las virtudes de los talentos españoles: “Creo que Italia debe mucho a los grandes diseñadores y a los grandes personajes de la industria del diseño y de la moda de los años sesenta. A día de hoy seguimos viviendo del éxito de estos grandes personajes del pasado. Basta pensar en la moda y el diseño industrial (Valentino, Gianfranco

Ferre, Armani, la Vespa, Olivetti, Ferrari, Alessi, Kartell y todas las grandes firmas de muebles). “Pero es cierto que este estilo, esta búsqueda de la elegancia que quizás se haya generado a lo largo de la historia desde la Antigua Roma pasando por el románico, al gótico, el renacimiento, el barroco hasta el art noveau (en Italia el “Liberty”) es un patrimonio genético que nos ayuda y nos acompaña. Sin darnos cuenta respiramos todo esto cuando de pequeños andamos por las calles de nuestras ciudades, y este respirar cultura y grandes obras de arte nos da un sentido estético que es un gran punto de partida.” “Desgraciadamente en los últimos años Italia no ha generado tantas figuras internacionales de primer nivel como solía hacer, pero esto es debido al crecimiento de la cultura artística de los otros países, entre otros España. Entre los años 80 y 90 (sobre todo en la década de los 90) España ha sido el referente absoluto de la arquitectura contemporánea europea y mundial (Miralles, Ferrater, Moneo, Bohigas, Mansilla Tuñon etc etc), en esta década también se ha desarrollado una generación muy buena de diseñadores industriales. “Quizás la diferencia entre el diseño italiano y el español es que este ultimo en términos generales está menos atado al pasado, es más libre y más moderno, seguramente a causa del peso de la historia que nos acompaña constantemente a los italianos; evidentemente generalizo, porque es obvio que hay casos de artistas italianos que no están afectados por la historia y de artistas españoles que mantienen un vinculo muy fuerte con el pasado.” Emmanuele es consciente de la in-
fluencia de la experiencia sobre el arquitecto, una profesión en la que - si uno es muy afortunado - el proceso de aprendizaje y perfeccionamiento puede continuar por décadas. “Puede que mi padre tuviera razón cuando decía que: “un arquitecto de 50 años es sólo un joven arquitecto”.

Emmanuele Fulvi Murray: Estomar91 has worked with Emmanuele Fulvi Murray on many projects and it has proved to be an excellent combination of philosophies. From the early days of our collaboration – when we called on his skills to resolve some issues with the construction of a house in Marbella – to more recent projects which have involved huge mansions and even commercial buildings, we have found that Emmanuele’s ideas and ours are very closely matched.

From the creation of new buildings to the renovation and redesign of existing ones, Estomar91 totally concurs with Emmauele’s adoption of Walter Gropius’s statement that good design can resolve design issues on both the macro level (a huge office complex) and the micro (the optimal shape of a spoon, for instance). Estomar91’s designs might seem at odds with the basic tenets of Bauhaus, but the theory obviously remains the same!
Himself an Italian, although based in Spain, Emmauele’s enthusiasm for his native country’s designers is clear, but he is equally keen to promote the virtues of Spanish talent: “I think Italy owes a great deal to the great designers and fashion of the sixties. Even today we are still visually celebrating the creativity of these great characters from the past. Just think of fashion and industrial designers, like Valentino, Gianfranco Ferre, Armani, the Vespa, Olivetti, Ferrari, Alessi, Kartell, and all the big names in furniture.
Unlike many schoolboys, Emmanuele Fulvi Murray always knew that he wanted to be an architect, following in the footsteps of his father who he describes as, “a largely absent and almost mythical figure for me.” During his years in high school he specialised in Art and was fortunate in having a teacher who shared his obsession with architecture in all its forms. After leaving school, Emmanuele studied in Milan, before spending some time in Barcelona. The rigours of an architectural degree are such that, even then, he was the youngest graduate in his class. At this point Emmanuele took the decision to put his career on temporary hold while he spent some time in Africa as a volunteer. Returning to Spain he moved to Valencia, where he joined forces with an old

Over the years Emmanuele has worked closely with Estomar91’s clients to ensure that their vision becomes reality. The extent to which each client wishes to meet with the architectural team varies constantly, but for those who require an active role in the design of their home or office, this can be an inspiring process.
“It is true that this quest for elegance that runs throughout history, from ancient Rome, through the Romanesque, Gothic, Renaissance and Baroque to Art Nouveau is a genetic heritage that inspires and accompanies us. Without realising it we inhale this heritage even when walking along the streets of our towns and cities. We are fortunate that all of this culture and great works of art give us a sense of aesthetics that provides a solid starting point. “Unfortunately, in recent years Italy has not produced quite as many top international figures as it used to, but this is largely due to the growth of other countries’ artistic culture. Between 1980 and 1990 and even more especially during the 1990s, Spain was the reference point of
both European and world architecture (courtesy of Miralles, Ferrater, Moneo, Bohigas, Mansilla Tuñon etc.) and this decade also developed a generation of superb industrial designers. “Perhaps the main difference between Italian and Spanish design is that the latter is generally less tied to the past and increasingly reflects an über-modern sensibility, probably because of the weight of history that constantly accompanies the Italians. Of course, this is a generalisation, because there are cases of Italian artists who are not affected by history and Spanish artists who maintain strong links with the past.” Emmauele is mindful of the influence of experience on the architect, a profession in which – if one is very fortunate – the process of learning and refining can continue for decades. “Maybe my father was right when he said that a 50 year-old architect is still a young architect!”

Ogee Magazine: Últimamente Marbella se ha visto etiquetada de nuevo como un destino turístico de alto prestigio. ¿Cómo crees que eso afectará su futuro? La verdad es que yo soy absolutamente optimista sobre Marbella. Marbella es una ciudad elegante, con clase, con muchas zonas verdes, con una vegetación y una arboleda muy amplia (pinos, eucaliptos, ficus y toda clase de flores), con un olor especial a azahar de los naranjos y a jazmín nocturno, con un aire y una atmósfera limpia y sana, con una luz solar nítida y brillante, con un clima cálido durante todo el año, con numerosos campos de golf, puertos deportivos, pistas de tenis, de pádel y de todos los deportes al aire libre, con hoteles y restaurantes de primera categoría, con mucha actividad cultural (conciertos, conferencias, exposiciones, etc.), con numerosos colegios internacionales en los que estudian niños de todas las nacionalidades, es una ciudad abierta y cosmopolita en la que nadie se siente
extranjero, y además está situada a solo dos horas de cualquier ciudad europea . Todo el que viene a Marbella se enamora de Marbella. Diseño del Hotel Palazzina Grassi: Redescubre Venecia Situado en el corazón de Venecia, “la ciudad de los canales”, el hotel Palazzina Grassi no tiene el interior veneciano tradicional. Sus habitaciones están diseñadas por el gurú del diseño Phillipe Starck, quien les ha conferido un aire súper moderno, elegante y sobretodo original. El hotel es una encarnación de su estilo de diseño reconocido por su elegancia e inteligencia. El Palazzina Grassi posee varias soluciones creativas que son “chic” y elegantes a la vez. El uso de azulejos, espejos y vidrio de Murano (como los armarios transparentes, por ejemplo) son elementos
que aportan luz y dan la impresión de que haya más espacio dentro de las habitaciones. Se tomó la decisión de no incluir un mostrador de recepción porque querían que los empleados recibieran a los huéspedes de forma individual, y así fomentar su filosofía de crear un ambiente personalizado en el hotel. El concepto principal del diseño del Palazzina Grassi es el contraste; los muebles de acero y ónice en las habitaciones destacan contra los canales y las famosas plazas de la cuidad, y el comedor es una mezcla ecléctica de formas del Renacimiento y del minimalismo. El objetivo fue refres-
car la imagen de la ciudad: “Venecia necesitaba algo nuevo para contrarrestar la imagen tradicional de la ciudad, y Starck fue la respuesta” dice Emanuele Garosci, el creador del hotel. Muchos de los diseños de Starck cuentan con la característica más propia del diseñador: el humor. Lámparas decoradas con máscaras de carnaval y un retrato de un fantasma que anima los pasillos de colores brillantes. Located in the heart of The Floating City, the Palazzina Grassi Hotel will nonetheless surprise visitors expecting a traditional Venetian interior. Its modern, mind-blowingly original suites are the creation of design guru Phillipe Starck, an embodiment of the “elegance and intelligence” for which he is known to strive in all his works. Palazzina Grassi features a number of creative solutions which are both chic and intelligent. The use of Murano tiles, mirrors, and glass (transparent wardrobes, for example) adds light and space to the interiors. A deliberate decision was made not to include a reception desk; instead the guests are greeted individually by the staff, reflecting the

The key design concept of Palazzina Grassi is contrast; the cool steel and onyx furniture in the rooms stands out against the famous canals and piazzas outside, while the dining area is an eclectic blend of Renaissance and minimalist forms. All this is meant to refresh the image of the city: “There was a need in Venice for something new, to go against the traditional way of thinking about Venice – Starck was the answer,” says the hotel´s creator, Emanuele Garosci. Many of the designs also bear Starck´s signature feature – humour. The hotel contains lamps with Carnival mask prints, while a portrait of a ghost enlivens one of the brightly coloured hallways. A former 16th century aristocratic residence, the hotel revitalises the spirit of Venice to reveal this beautiful city’s quirky modern aspect.
