Why all the distrust? 8

Last week the Ipsos Global Trustworthiness Index was released, and while Real Estate Agents did not appear on the list, previous studies had indicated that Estate Agents sat just above Advertising Executives (at the lower end of the trustworthy index). So why all the distrust? Is it profession wide? Can you trust your agent? As you read this you are thinking just as we are, the person pleading their honesty and integrity is the one with none – But we believe as you do, that actions speak louder than words. For the most part, the distrust comes from broken promises and lack of communication, it’s something our clients mention often about previous experiences within the industry, “they never called us with feedback”, “they told us one thing, the market told us another and we sat on the market for months” A Real Estate agent that can be trusted won’t just give you the statistics that suit them, they will tell you where to find them yourself. They won’t just give you positive news, but the negatives too. You should be able to trust the price they give is within a range the market will pay, not just the biggest price to get your business. If you get “that feeling”, follow that feeling – but remember not all agents are the same. So think about your agent – have they given you an inflated sale price for your home? Have they spent more time talking about their perceived successes rather than about your home? Have they promised an offer that never came? Tried to lock you into a deal you aren’t comfortable with? Maybe it’s time to trust your gut and go for a second opinion.

Bathroom Styling

20

Selling your home? Your bathroom may make all the difference Increasingly, bathrooms are becoming more than a space to brush your teeth and shower - they have become a space to relax and take time out from day to day routines. Therefore, buyers are looking at bathrooms as a feature of the home that can be a deal breaker when they purchase. Here are the 8 top mistakes people make when presenting a bathroom and how to fix them.. 1. All your self care products are on display

Buyers don’t need to see that you prefer Colgate over Maclean’s or that you use fake tan and head and shoulders. We suggest You keep all your personal products and medicines in the cupboards and out of sight. It is visually more appealing and increases the appearance of benches and niche’s. We would recommend a beautiful soap dispenser or bottle, clean and new loofah in the shower and maybe a decorative candle on the bench or by the bath.

2. The kids toys are on display

Similarly to having your self care on display, bath toys spread across the bath and shower have the same affect in giving the idea of a messy home. The idea is to present a bathroom that no one lives in, so tuck the bath toys away for the time being.

3. You have highlighted the storage problem

If your bathroom is on the smaller side and storage has always been an issue, the last thing you want to do is point this out to prospective buyers. Create the sense of space and light by removing the shower caddy or stick on shelf.

4. You haven’t styled

Take a trip to Kmart and pick up some new and stylish towels that will suit the colour palette of the room. Place them neatly on the rails so the space looks clean and fresh. A subtle smelling candle adds to the fresh feel, as does the addition of a small succulent or fern. You want to make the space feel inviting and relaxing to purchasers so they can envision themselves enjoying a shower or bath.

5. There is fluff and hair everywhere

The last thing a purchaser wants to see is a clump of your hair in the shower drain or a pile of fluff in the corners of the room. Nor do they want to see a bath filled with dust. Give everything a really good sweep and mop

6. You can’t see through the glass and or the mirror

No one wants to buy a bathroom they can’t see themselves in. A dirty shower screen and dull mirror instantly give the impression of a dirty space that buyers will not feel comfortable in. Give the shower a really good clean then go over the glass and mirrors with a mixture of vinegar and water with some paper towels until streak free.

7. You haven’t attacked the grout

Serious buyers will get up close and personal with your bathroom, that includes inspecting the tiles and grout. Get in with some elbow grease and remove dirt, mould and mildew to ensure you are presenting a clean space a buyer would feel comfortable to move straight into. If your bathroom is a little dated, it may be worth investing some money in regrouting to present the best bathroom possible.

8. The toilet looks like it belongs in a shopping centre or dodgy pub

Once again, if a purchaser doesn’t feel that they could move straight in and start using the toilet you haven’t cleaned it well enough. The toilet should look brand new and clean. The space around the toilet should be the same, a new roll of toilet paper is a must and you should make it appear that it has never been used. Unwanted smells should be covered with a candle and an open window.

Busy in the Kitchen

All too easy and full of flavour, Melissa’s curry paste will build the base to an incredible Indian curry

Korma curry paste Ingredients - 2 cloves garlic - 5cm piece of ginger (peeled) - 2 fresh red chillies - 1/2 bunch of coriander leaves - 2 tablespoons olive oil - 1 tablespoon tomato paste - 2 tablespoons almond meal - 3 tablespoons desiccated coconut - 1 teaspoon garam masala - 1 teaspoon coriander seeds - 2 teaspoons cumin seeds - 1/2 teaspoon cayenne pepper Method 1. Heat a small frying pan on a medium/high heat, add all dry spices to the pan and lightly toast them for a few minutes to release the aroma 2. Add spices and all other ingredients to food processor and blend until the mix has come together and a smooth thick paste is formed Notes This paste will store in an air tight container in the fridge for 5 days or can be frozen.

A quick and easy curry can be made from this paste by sautĂŠing finely chopped onion and coriander stem in olive oil with a teaspoon (2 two depending on taste) of chilli flakes, then browning 500g chopped chicken thigh and adding the paste. Reduce the heat to simmer and add half a tin of light coconut cream and a whole tin chopped tomatoes. Cook until chicken is tender. Serve topped with coriander and with steamed rice and naan bread.
