From building inspectors to brokers and conveyancers, when you buy a home you buy a little more than that. If you are about to take the plunge into home ownership, or are looking for your next property. It is important to take into account the additional services you will be engaging to get you into your new home. While most people will budget stamp duty into their property plan, many forget all the little providers you will meet along the way. Conveyancers or solicitors are instrumental in ensuring your legal documents are correct and facilitate the settlement of your new home. Typically, people budget for $1,500 to cover the costs of a conveyancer. While it is another expense, DIY methods of conveyancing are not recommended as mistakes can cost you dearly. Building and pest inspectors may be something you consider investing in before you make a purchase, particularly if your home is older or in a high risk area for pests. Inspectors can often cost around $600-$800, if you complete something like this on every property you are interested in, the cost will surely add up. Consider building and pest inspections for properties you can genuinely see yourself living in. While most brokers are paid a referral commission by the lender, some will also charge their client. To save yourself the additional costs, find out before you get too far with your broker. Many brokers only work with a select group of lenders so it may be in your best interest to speak to more than one in the early stages to ensure you are getting the best deal. While saving for your deposit can feel never ending, it’s important to take into account the extra costs you may face so you aren’t left disappointed come time to purchase.

Your bathroom may make all the difference Increasingly, bathrooms are becoming more than a space to brush your teeth and shower - they have become a space to relax and take time out from day to day routines. Therefore, buyers are looking at bathrooms as a feature of the home that can be a deal breaker when they purchase. Here are the 8 top mistakes people make when presenting a bathroom and how to fix them.. 1. All your self care products are on display

Buyers don’t need to see that you prefer Colgate over Maclean’s or that you use fake tan and head and shoulders. We suggest You keep all your personal products and medicines in the cupboards and out of sight. It is visually more appealing and increases the appearance of benches and niche’s. We would recommend a beautiful soap dispenser or bottle, clean and new loofah in the shower and maybe a decorative candle on the bench or by the bath.

2. The kids toys are on display

Similarly to having your self care on display, bath toys spread across the bath and shower have the same affect in giving the idea of a messy home. The idea is to present a bathroom that no one lives in, so tuck the bath toys away for the time being.

3. You have highlighted the storage problem

If your bathroom is on the smaller side and storage has always been an issue, the last thing you want to do is point this out to prospective buyers. Create the sense of space and light by removing the shower caddy or stick on shelf.

4. You haven’t styled

Take a trip to Kmart and pick up some new and stylish towels that will suit the colour palette of the room. Place them neatly on the rails so the space looks clean and fresh. If your bathroom is a little dated, it may be worth investing some money in regrouting to present the best bathroom possible.

8. The toilet looks like it belongs in a shopping centre or dodgy pub

Once again, if a purchaser doesn’t feel that they could move straight in and start using the toilet you haven’t cleaned it well enough. The toilet should look brand new and clean. The space around the toilet should be the same, a new roll of toilet paper is a must and you should make it appear that it has never been used. Unwanted smells should be covered with a candle and an open window.

Decadent Chocolate Mousse Ingredients 300g high quality dark chocolate (roughly chopped) 3 eggs 300ml Thickened cream 1/4 cup Caster Sugar 1 Tablespoon high quality Cocoa Powder (sifted)

Fresh fruit, grated chocolate and whipped cream to serve

Method 1.

Place the chocolate in a heatproof bowl over a pan of gently simmering water (don’t let the bowl touch the water). Stir until melted. Remove bowl from heat and set aside to cool slightly.

2.

Place eggs and sugar in a large bowl and beat with electric beaters for 5 minutes, or until mixture is pale, thick and doubled in volume. Fold in cocoa powder and cooled chocolate until combined.

3. In a separate bowl, whip cream until thickened (be careful not to over-beat). Use a large metal spoon to carefully fold the cream into the chocolate mixture, trying to keep the mixture as light as possible. Spoon into 6 serving glasses and chill in fridge for at least 1 hour. Remove from fridge 15 minutes before serving, then top with extra whipped cream fruit and grated chocolate to serve.
