Homeowners spend sizable sums renovating their kitchens. According to highlights from the U.S. Houzz Kitchen Trends Study, the median spend on major kitchen remodels grew by 14% from the previous year, and minor remodels increased by 25%. Spurred on by increased time spent at home during the pandemic. The study found that homeowners had wanted to make these improvements all along and finally had the time and means to do so.
Houzz found 94 percent of renovators either fully or partially replaced cabinets in their improvement plans. Cabinets are a major component of kitchen layouts, establishing the aesthetic of a kitchen and provide necessary storage space to ensure the room does not appear cluttered.
Homeowners have different options when it comes to cabinet renovations, and they may need to decide if they need to replace or reface their cabinets.
The removal of all of the existing cabinets before new cabinets are leveled and installed. According to the home improvement resource The Spruce, homeowners can expect to pay between $13,000 and $30,000 for contractor grade cabinets.
Refacing is less messy and less disruptive than replacement. Cabinets remain the same size and in the same location. The cabinet boxes must be in good shape to facilitate a refacing as this involves installation of new drawer fronts and cabinet doors, as well as veneering of the cabinet boxes. New hardware typically is installed as well. The insides of the cabinets typically remain the same. The Spruce says cabinet refacing can be 30 to 50 percent cheaper than a replacement. Most people call in professionals to change their cabinets. Cabinet replacement can be a do-it-yourself job, but it involves measuring and ensuring everything fits and is leveled appropriately. Homeowners who choose to reface their cabinets themselves may opt to paint or restain. Wood veneer or a new door and drawer panel installation can be complicated and is best left to qualified contractors.

FLOATING VANITY: Mounted directly to the wall, the vanity now leaves space underneath. Better Homes & Gardens says this can lend an airy feel to a bathroom.

Bathrooms are areas to address when renovating a home. Modernize Home Services says 26 % of sellers make bathroom improvements to their homes before listing. Midscale bath remodels will net a return on investment of about 64%, while a luxury bathroom overhaul has an ROI of about 57%.

Add some unique features that can add style and function, not to mention some much-deserved luxury. Here are some luxurious features to consider.

FRAMELESS SHOWER: A frameless (glass) shower door is not only luxurious but also functional for people who want to age in place. With no edge or lip to step over to enter the shower, anyone with mobility challenges can walk into a frameless shower safely.

HEATED FLOORS: Step out of the shower and be met with warmth underfoot. Heated floors are not just for people who live in cold climates, either. Heated floors are aesthetically appealing as homeowners don't have to factor in baseboard heaters or forced-air vents.
STEAM SHOWERS: Turn your regular showers into steamy spa-like enclaves. A steam shower is like a sauna and utilizes a steam generator to produce steam in a single area, advises Badeloft® Luxury Bathrooms.
WATER CLOSET: Separating the toilet in a water closet from the rest of the bathroom space affords even more privacy. In couple's bathrooms, a water closet enables two to use the bathroom at the same time for different functions.
WALK-IN-CLOSET: Relocating the bedroom closet to right off the owner's bathroom affords an immediate opportunity to dress comfortably, thus streamlining a morning routine.

SOAKING TUB: A deep soaking tub separate from the shower is ideal for those who enjoy a good bath.
LUXURY MIRROR: Upgrading the
Bathroom renovations are worthwhile investments. Choosing some unique upgrades can enhance the design and function of these important spaces.

Asphalt driveways do not last forever. An unsightly driveway can adversely affect curb appeal and resale potential. Homeowners have the option of getting the driveway resurfaced, resealed or repaved, and each project is unique.

Resurfacing is simpler and faster than installing a new asphalt driveway. With resurfacing, any cracks are filled in to create an even base. Then a new layer of asphalt is applied over the existing one. That new layer can range in thickness from 1.5” to 3”. A heavy rolling machine will then smooth and flatten the layers together. For minor pitting or cracking, then resurfacing can be a cost-effective strategy, as it may be a $3000 to $6000 job as opposed to a $5000 to $10,000 with repaving.

Resealing a driveway, also call sealcoating, is another repair strategy. Resealing helps the driveway last longer. The driveway needs to be clean and dry, with holes and cracks filled prior to sealcoating. This project can be completed within two or three days if no precipitation is forecast.

Repaving is a project best left to professionals. It typically involves the removal of an existing driveway and the installations of a new one. Contractors also will assess
soil and grading when doing work. The new asphalt driveway can vary in thickness between two and six inches, depending on budget and need. The contractor also can advise if full-depth asphalt application or an aggregate base is practical.
Assessing the condition of driveway can give homeowners a better ideal about which type of repair project best suits their property.

According to The Spruce, no home improvement project is more complicated or expensive than a room addition. The National Association of Realtors says building an addition can cost between $90,000 and $270,000, depending on the size and intended purpose of the room. An addition structurally changes a home, which requires the work of professionals whether homeowners plan to build upwards or outwards. Here's what homeowners can expect of the process.
DESIGN AND PLANNING: Determine the purpose behind the addition and how it will integrate with the existing home. The bedroom design will be different from the garage or family game room addition.
HIRE AN ENGINEER AND CONTRACTOR: When changing the footprint of a home, professional contractors and structural engineers/architects are required to properly design the addition and ensure that it will not compromise the existing structure. Detailed architectural plans will be drawn up considering the layout, size and integration with the existing structure. A new property survey may also be required.
CODES: The project must meet with local zoning regulations, building codes and HOA rules.
TIMING INVOLVED: Additions are a major overhaul of space, and the home may be in upheaval for months. For extensive renovations, homeowners may need to move out temporarily. Electrical, plumbing and HVAC must be considered. Drywall and finishing the interior are some of the last steps to make the room habitable.
DEMOLITION: If taking down walls or modifying existing spaces there is the added expense of renting a dumpster to remove debris. Putting an addition on a home is a complex process that will take time and money. Such a project requires careful planning and consultation with an array of experts.

Although siding on a home can be quite durable, there may be specific reasons why homeowners choose to or need to replace it at some point. No two siding jobs are the same, and each project will be dictated by a host of variables, including which type of siding. These general steps are commonplace during siding replacement projects.
CHOOSE SIDING: Consult with various siding installation companies about which products are available and ask each for an estimate. Budget, climate and other factors will narrow down siding materials. The Home Depot says popular siding types include vinyl, wood, fiber cement, metal, and stone. Siding can have almost any

color or texture as well.
REMOVE AND RELOCATE:
Outdoor items close to the perimeter of the home will have to be moved out of the way so workers can access the siding. The job will require a dumpster to be dropped in front of the home or in the driveway to collect debris, so leave space for it.
SIDING DELIVERY: New siding should be delivered prior to the start day. These materials will take up a lot of room and space should be made available so the installation team can access easily.
INTERIOR DECOR: Siding installation will include hammering, which can disrupt items on interior walls. To prevent damage, all wall hangings should be taken down.
OLD SIDING REMOVAL: According to Smart Exteriors, siding, insulation and trim will be removed on the first day. If older, asbestosbased siding is on a home, contractors may safely remove and discard it or go over that type of siding. Inquiries about this step should be made during the company vetting process.
HOME INSPECTION: Once all old material is gone, the exterior sheathing will be inspected to ensure it is in good shape. Signs of rot or loose boards will be considered and repaired, if necessary.
NEW SIDING INSTALL: First workers will put on house wrap or some sort of insulation/water barrier product. Afterwards, siding boards are layered on in the design chosen. Nails or screws are used to attach the siding, and seams will be caulked to prevent moisture penetration. If gutter and downspout installation will be undertaken during the siding job, those will be fitted and installed as well.
CLEAN UP: Post installation, the property will be thoroughly cleaned up. All tools will be removed, and the property will be swept or blown to clean away debris. Typically, powerful magnets are used to grab stray nails and screws that have fallen into the lawn and elsewhere. The dumpster will be taken away soon after the work is completed.
Siding replacement is a big job but one that can offer immediate curb appeal once completed. It typically is not a do-it-yourself project since it requires specific skills to ensure durability.

Outdoor living spaces are wildly popular. A 2024 poll of more than 1,000 homeowners conducted by Thumbtack found that 29 percent of respondents intended to spend as much as $5,000 improving their outdoor spaces in the coming months.
There's much to gain from upgrading outdoor living spaces. In addition to the improved functionality and additional usage residents get to enjoy when upgrading these spaces, such projects can help to improve resale value. In fact, a survey of real estate agents conducted by HomeLight found that a new patio provided an average return on investment of 109 percent.
There's much to gain in both the short- and long-term when upgrading an outdoor living space. The following are a handful of must-have features to make such spaces an even better addition to a home's existing layout and landscape.
MULTI-FUNCTIONALITY: The home renovation experts at This

Old House note versatility in an outdoor living space can set a stage for relaxation, entertaining and family activities. Outdoor living spaces tend to be most useful when they're multifunctional, providing a space where residents can relax on weekend mornings and evenings throughout the week while also offering the potential to
entertain crowds during backyard barbecue season. Homeowners can keep this in mind and prioritize multifunctionality when designing outdoor living spaces.
Though outdoor living areas were long viewed as areas wholly separate from home interiors, that

traditional outlook has changed in recent years. In a 2024 survey conducted by Fixr, 78 percent of industry experts noted a coherent indoor-outdoor design was the most popular outdoor living space trend that year. This design choice suggests an outdoor living space is an extension of the home as opposed to a wholly separate area.

COMFORTABLE SEATING: The days of stackable plastic lawn chairs are largely a thing of the past. Modern outdoor living spaces offer comfortable, all-weather seating where residents and guests can gather to relax and engage in conversation. Accent tables to place drinks and other items is another nice touch that can add to the comfort-first feel of an outdoor space. Modular furniture merits homeowners' consideration, as such furnishings can be customized and rearranged for each gathering and might prove easier to store for homeowners who will be taking the seating in over the winter.
LIGHTING: Of course, summer gatherings in outdoor living spaces have a tendency to continue past sundown. Proper lighting can ensure spaces are safely navigated when the sun goes down. Sufficient lighting also enhances the visual appeal of the space while facilitating conversation when natural light is no longer enough to illuminate a space.
There's no shortage of ways to create an awe-inspiring outdoor living space. Homeowners can start with some must-have features and then build on the spaces as they see fit.

Few home improvements can change the look of a room faster and more affordably than a painting makeover. Home Light, a real estate technology company, says painting an interior can net a return on investment as high as 107%.
There are various advantages to calling in a professional to handle painting projects. Here is a look at some of the benefits.
Do-it-yourselfers may need to buy new tools before beginning the jobbrushes, rollers, tape, tarps, trays, and much more. This can make for a considerable investment. Professionals already have all the right gear and tools of the trade.

Reduce the project timeline. Painters have the skill set and experience to complete a project in a timely manner. The job will be streamlined from preparation to clean-up.
Professional painters do a job that is nearly flawless, especially after homeowners exercise their due diligence and vet painters carefully. Professionals will pay attention to the small details that less experienced painters wouldn't think about.
Painting is a time-consuming job. It take hours to prep walls, patch holes, remove moldings, and apply painter's tape. If you do not have much time you are better off trusting the project to a professional.
Professional painters understand which products will produce the desired results. Paints are not all created equal, and certain walls, floors and trim may require unique priming and preparation that novices are not familiar with. Professional painters can help ensure durability and save homeowners from having to do the job again in a few months or years.
Painting can be challenging when it involves hard-to-reach spaces and/or climbing and balancing on tall ladders. Homeowners are not at risk of injury when hiring a professional painter. Professional painters should be licensed and insured. If an injury or incident occurs, the homeowner will not be on the hook for the cost. Leave the work to a professional and ensure the job is done correctly, beautifully and completed on time.
