Suggestions for annuals that will hold up in the heat are some good Q:What annuals to use for color

during the summer? My petunias and pansies are long gone, and my annual beds and containers need help. Finding annuals that can hold up to our summer heat and humidity can be a challenge until you get a few good plants in your corner. One of my favorites is the profusion zinnias. They come in a variety of colors and are great bloomers, only a foot tall and disease-resistant. Another great annual for the summer is torenia, or wishbone flowers. They are about 9 to 12 inches tall and available in purple tones. They do well in full sun or in a partial shade. Kalanchoe is a tough summer annual that is usually seen with red, yellow or orange flowers. The leaves are succulent and they are drought-tolerant once established.

They’ve just about had it with home improvements, so we agreed to tackle one of the biggest projects on their list — the kitchen. It’s not surprising that Cynthia was longing for a stylish and modern new kitchen. She knows it’s the heart of the home, but this massive space hadn’t been touched in 40 years. Walking in was like stepping into a time machine and jetting straight back to 1972. With its choppy layout, outdated finishes and small appliances, this kitchen just didn’t cut it. Cynthia envisioned a beautiful, modern space where she and Jon could

come together with their two kids, friends and other family members — in other words, a kitchen that would be not only functional, but also this home’s entertainment central. To add to the scope of this challenging project, we also had to relocate the laundry room, which was just off the kitchen. It was going downstairs, and in its place I planned to add a home office space. At the last minute, Cynthia also asked us to design a mud room — somewhere to store hats, coats and bags after people come in the back door from the garage. Luckily, this was a cavernous space that had endless potential. With a fantastic view of the pool and backyard courtyard, we just had to bring the inside up to par with the outside. There was only one way to get this job done: bring down the walls to open up the space and do a complete gut, right down to the studs.

As mentioned several times in my letters real estate is great for those who make it great has proven to be a reality so far this year. The monthly market report for March 2014 shows almost a 14% increase in sales for March 2014 compared to March 2013 with an average sales price of about $97,000, which was a $13,000 drop from last year. I have asked several Realtors® for their thoughts and all of them had basically the same answer as me. The inventory has been reducing steadily and we have a lot of buyers that have been sitting on the sidelines for many reasons. They have now seen that along with banks becoming a little more flexible with their lending and inventory moving faster than in past years have moved many people back into searching for a new home or property. We currently have 7.1 months of inventory, a sharp decrease from last year when we had over 9 months of inventory. Economists say a healthy, balanced market is approximately 5.5 months of inventory. I hope to have an update on the commercial sales tax once the Florida legislative session closes and a budget is signed by the Governor. I, along with several other members from our association, will be travelling to Washington, DC to attend the National Association of Realtors Mid-year meeting held from May 12th through May 16th. I have attended these meetings several times over the last several years and hands down it is the most informative meetings I attend every year. We will have an opportunity to meet with legislators and staff and discuss the topics that are important to both real estate owners and the real estate profession. Over the island, we hung three retrofitted light fixtures that were rescued from the old kitchen. A custom upgrade gave these pendants a whole new lease on life, and their soft light shines down on the island’s quartz countertop.

As the wood used for the floor joists swells, the very slight movement can cause the drywall or plaster to crack. The crack usually appears at a window or at a door that is close to an exterior wall. The crack normally will not grow beyond the openings where the stress is relieved. I often find the cracks above the doors

When the door does not latch because the door is at an angle with the door’s frame, you can rework the strike plate by making its opening larger. The strike plate is the piece of metal on the door’s frame that accepts the bolt when the door is closed. The bolt is what is attached to the door’s knobs. Use a crayon or lipstick to mark the end of the door’s bolt. Close and then open the door, and the colored bolt will leave a mark on the strike plate indicating whether the bolt is hitting high or low on the strike plate. Remove the strike plate

and use a rattail file to enlarge the opening at the top or at the bottom of the plate. Do not enlarge the sides of the plate or file too close to the holes for the screws. Another type of door-latching problem occurs when the door or the door’s frame is swollen. You’ll notice this when you have to push hard on the door for it to latch. For this problem you can purchase an adjustable strike plate that can be adjusted from side to side, or again use the rattail file to enlarge the opening.
