A beach-inspired basement renovation

Plant plumbagos for summer-long color plumbago bushes Q:My around my new pool are

looking really sad. They have yellowing leaves and some of the leaves have brown edges. Plumbagos are flowering shrubs that usually do well in North Central Florida. They are favored for their sky-blue flowers and dwarf growth habit. Normally plumbagos (Plumbago capensis) are used as a foundation plant or in mass planting where you need summer-long color. Plant in full, hot sun and in well-drained soils for maximum growth and the best flower show. If we have freezing temperatures, the plant can be killed back to the ground, but well-established shrubs will return from the roots and bloom within a few months. Many gardeners plant plumbago in their butterfly gardens because they are a favorite of the beautiful Cassius Blue butterfly. Plumbagos do appreciate regular fertilization with a balanced fertilizer. If they are growing on unimproved or in soil that is made up of “fill dirt” like what might be around your pool area, you will need to be on

andy and Sean’s mammoth basement was a giant waste of space that was born back in the 1970s and never really grew up. The dated finishes, ornate ironwork and brick arches were sorely in need of retirement. A one-way trip to the dump was just what the designer ordered. This spacious suburban home has it all — pool, hot tub, cabana and an absolutely massive basement perfect for entertaining the whole neighborhood. The ingredients were all there; all we had to do was create the perfect recipe to reveal the true potential of Sandy and Sean’s basement. This was one of the biggest projects we had ever tackled, but I knew that in the end it would be spectacular. As with most basement renos, everyone in the household had a request. Sean wanted an entertainment area with a big screen TV and a games table for poker night. Sandy envisioned a bar area that would allow for effortless entertaining, and a home office space where she could get down to business. The kids were looking for a comfortable place to hang out — and above all, this cavernous space had

With three — yes, count ’em, three — patio doors leading out to the pool area, I wanted to connect this basement with the gorgeous backyard just outside those doors. I was inspired by a warm, beachy color palette that included natural tones, accented by touches of soft blue, sand and creamy white. The first step when tackling a room this big is to divide your space into workable, distinct zones. You’ve heard me say it before, but this is a really critical step that will inject warmth and functionality into cold, cavernous spaces. In Sandy and Sean’s basement, I designed five separate zones that flow seamlessly into one

another. First, a modern wet bar — complete with two fridges, lots of cabinetry and shelving — is set off by unique tile that is actually made from digitally printed photos transferred onto the tile surface. This amazing technology produces real-life reproductions, and in this case we selected a shabby chic pattern inspired by shipping crates. Three comfy bar stools in ivory leather with nailhead trim are parked in front of the bar, and just off to the side is a table that stands ready for Sean’s poker buddies. Next, we move into the TV lounge, where a huge 8-by-10-foot leather sectional, again finished in nailhead trim, faces a big-

We built our house in 1985, and all of the bathroom outlets are GFCI by being wired that way via its own breaker in the circuit box. But I have two outlets near my kitchen sink that are not GFCI. Do they need to be based on today’s code? One is 14 inches and the other is 22 inches from the sink. Is there a standard proximity to a water fixture that dictates the need for a GFCI outlet? Modern homes require GFCI (ground fault circuit interrupter) protection either at the electric panel or at

My understanding of the codes is that today’s homes require GFCI’s at all outside outlets, garage and bathrooms and at the countertop outlets in a kitchen, near bar sinks and at least one in an unfinished basement. Homes built around 1972 are required to have GFCI outlets on the exterior and at all outlets near a swimming pool. Over the

If you have an outlet in an area that is wet, has a sink (including a wet bar sink) or you are physically standing on the ground or on concrete, then you probably should have GFCI-protected outlets. Codes in 1985 required GFCI protection for all kitchen countertop outlets that are within 6 feet of the

sink. Opinions varied as to whether the rule meant 6 feet from the edge of the sink or 6 feet from the faucet. I would err on the side of safety and say all outlets that you can reach while touching any part of the sink should be GFCI protected. Be careful installing GFCI outlets in a kitchen. In a home built around 1975, there should be two 20-amp circuits for kitchen, dining room and

pantry outlets, and separate circuits for appliances such as the refrigerator, disposal, dishwasher, etc. If you install a GFCI outlet that is between the electric panel and the refrigerator, the motor startup might trip the GFCI and you could lose all the foods stored in the freezer and refrigerator. Also, be aware that the first GFCI outlet installed on the circuit from the electric panel, called the line, will protect the remaining outlets installed on that circuit, called the load. Do not install a GFCI on every outlet.

Use a GFCI circuit tester to determine which outlets are protected and which ones need to be protected. Remember: Never work on an electrical outlet, switch, light fixture or appliance until the main breaker or fuse has been turned off at the main service panel. The monthly market report for March 2014 shows almost a 14% increase in sales for March 2014 compared to March 2013 with an average sales price of about $97,000, which was a $13,000 drop from last year. I have asked several Realtors® for their thoughts and all of them had basically the same answer as me. The inventory has been reducing steadily and we have a lot of buyers that have been sitting on the sidelines for many reasons. They have now seen that along with banks becoming a little more flexible with their lending and inventory moving faster than in past years have moved many people back into searching for a new home or property. We currently have 7.1 months of inventory, a sharp decrease from last year when we had over 9 months of inventory. Economists say a healthy, balanced market is approximately 5.5 months of inventory.

ou don’t always have to shout to make a statement. Sometimes a whisper is the most powerful way to grab someone’s attention. The same holds true in the decorating world. Need proof? Look no further than the unassuming sisters, white and cream. Whether they are the backdrop of a room or the main stage stars, these tones are anything but timid. And, they can be key to bringing your home decor to the next level. Here are four places you can add a spot of cream or a splash of white to arrest attention in your home:

Whitewashed walls and trim In the years it took for me to save my pennies to renovate my dated kitchen, I imagined this all-important room in lots of different colors. In the end, I chose white. I wanted a color that screamed “clean.”

I think working with these soft colors is as much of a commitment as painting your walls a bold hue. It requires just as much decorating savvy to make a white or cream room warm, cozy and filled with character as one painted in any other color.

Furniture I love to experiment with color and I saw the walls and furnishings of our home as an ideal laboratory. So, instead of painting and repainting my walls, now I fulfill my color lust through a parade of colorful accent pillows, swapped out seasonally or whenever I feel the itch. What allows me to live in pillow heaven? White and cream furniture. White and cream furniture is a welcoming canvass that embraces every other color in the rainbow. In the spring, I love to toss in navy and green pillows, or coral and turquoise, or yellow and gray, or ... you get the picture. I know lots of you shudder at the thought of white or cream furniture, feeling like you are one red wine spill away from disaster if you have this tell-all fabric on your sofa or a chair. But

I’ve had fabulous luck with my white and cream upholstered furnishings, and that’s coming from someone with a very messy husband and three shedding pets who loves to entertain a lot, complete with red wine. If there is no way white upholstery is crossing your threshold, you can dot in white furniture in different ways, like adding a punchy white ceramic garden stool as a side table. How about white painted wood furniture, like an end table or hutch?

Bedding Quiet bedding ensembles that rely on a rich mix of tonal textures are among my favorites. And no colors pull this off more effectively than white and cream. A white-themed bedding ensemble doesn’t have to be shabby chic. It can be crisp and contemporary and clean. Picking white fabrics as the base of a bedding ensemble is a smart idea because you can constantly change the look and feel of your bed just by switching out your accent pillows or the quilts that are layered at the foot of the bed. A cream duvet is lovely all by itself or as a spot-

light for any color you pair it with.

Accents DISHES: By now you’re probably tired of hearing my spiel on white plates and how they are the best investment you can make when buying dishes because they allow you to take your tablescapes a million different directions. But I want to add a pitch for white and cream table accents, like a gorgeous tiered dessert server. Just like white dishes, white platters, servers and bowls look just right on every table, giving you lots of mileage from each piece. PILLOWS: Weave white into your upholstered furnishing through accent pillows. Go for solid white or cream, boosted up with fabrics that feature a nice texture, or pick a pattern where white plays a key role. LAMPS: Larger scale lamps are a great addition to side tables because they add visual weight. And white lamps pull this off with panache, fitting in with just about any style home. Nephrolepis cordifolia spreading rapidly into shaded wooded areas of our yard. I am manually harvesting, but with 2.5 acres, I am only making a dent. The roots have round tubers, so I know it is the invasive type. I would prefer not to spray. Boston fern, or Nephrolepsis cordifolia, is an aggressive invasive plant in many Gainesville landscapes. People used this plant when they were looking for a vigorous groundcover for shady areas, and they certainly got the vigorous part. This sword fern is a threat to

our native species, it is able to form dense stands and it quickly displaces the native vegetation. It is often the same Boston fern that is sold in hanging baskets. As a fern it reproduces by spores and spreads by rhizomes and tubers. The dime-sized tubers are what distinguish this fern as the invasive species. The best way to deal with this problem is to not purposely plant the fern. If you already have it, pulling it by hand or hoeing is a good way to remove it mechanically. I know you do not want to spray, but an

herbicide would provide the most effective control for this weed. Plants can be killed with herbicides containing glyphosate. A foliar application of a 1.5 percent solution provides good control. Three custom-made round arm chairs envelop you as you sit down in front of the fire to read, or share a glass of wine. And just off to the side is Sandy’s home office — a clean and functional space incorporating loads of storage and a view of the pool. An added bonus: One of the office bookcases conveniently hides the ultimate design buster — a 5-inch-wide support post that we uncovered during the demolition. This was a monster project.
