year and others are not. Also, a few of the flowers that I thought were deep red have faded to an orangey-red. Is there anything I can do to get better flowers? Amaryllis are a subtropical bulb that thrives in Florida. They are tough and reliable bulbs that require almost no maintenance if they are planted correctly. Every spring the bulbs will throw up two to three leaves, and produce large trumpet flowers in bold colors like red, pink, white and orange. Use them in the landscape with sunny to partial shade conditions. When planted in groups of five to seven of the same color, you can make a striking display. Amaryllis bulbs will perform best in well-drained soils that have been enriched with organic matter such as 3 to 4 inches of peat or compost. Plant the bulbs 12 to 15 inches apart, with the neck of the bulb protruding above the ground. The bulbs can be left in the ground for years, but if they are

ichele has been enduring a never-ending renovation nightmare for the past year. After buying a stately 116-year-old home, she set about painstakingly restoring every inch to its original condition. Queen Anne-style homes like Michele’s are known for their opulent elegance and are characterized by towers, asymmetrical facades, wraparound porches and intersecting gables. It was important to Michele that the renovation remained as true to the historical condition of the home as possible, both inside and out. But after a year of back-breaking

Restoration stays true to Queen Anne-style home’s character work, Michele finally ran out of steam, calling us in to complete her master bedroom — which was the last piece of this relentless restoration. It was time for this weary homeowner to enjoy a bedroom retreat that would deliver some much deserved rest and relaxation. The focal point of this room was a beautiful old coal fireplace insert, but it had no mantle or surround. Luckily, we were able to track one down at an antique shop. After applying some dark walnut stain, you would have thought that the fireplace and the surround had been

together since the house was built in 1897! Above the fireplace, we created a recessed niche for the wall-mounted TV. Cabinetry flanks the fireplace, creating much-needed storage with both shelves and drawers. On the other side of the room, Michele’s queen-sized bed is anchored by a custom oversized fabric headboard, carved in a Baroque style and beautifully finished with nailhead trim. We installed a wall sconce on each side of the bed, and brought in two very different side tables. One is a stylish piece finished in antique mirror with storage drawers. On the other side, a round table with simple crisscrossed legs provides a nice balance and the perfect place to lay down a book or display a vase of fresh flowers. Above the bed hangs a chandelier in an oxidized bronze finish with antique crystals — a vintage-inspired lighting option that is

Foreclosed owners could buy home again in 12 months WASHINGTON – April 11, 2014 – Typically, homeowners who lost their homes to a short sale or foreclosure must wait about 36 months before purchasing a primary residence again with a Federal Housing Administration (FHA) loan. But the FHA's Back to Work Program is allowing buyers to purchase a primary home much sooner – possibly as soon as 12 months following a short sale, foreclosure or deed in lieu of foreclosure. The program runs through Sept. 30, 2016. To qualify for the program, potential buyers must document the financial problem that prompted their short sale or foreclosure, such as showing a 20 percent loss in income for at least six consecutive months prior to losing the home. Buyers will also have to show that they have taken steps to re-establish their income and credit – having a credit score of at least 640 or having undergone a HUD-approved counseling agency program on homeownership or residential mortgage loans. The program does not consider divorce, previous loan modifications or adjustable-rate loan recasting as reasons to qualify. With conventional loans, boomerang buyers are typically eligible to buy again seven years after a short sale or foreclosure, or possibly three years with sufficient documentation of the circumstances and a lender exemption. FHA VA, and USDA all offer opportunities for boomerang buyers to repurchase 36 months following a short sale or foreclosure. Rita, who is a wiz at creating to-die-for bedding at my store, Nell Hill’s Briarcliff in Kansas City, Mo., has these three suggestions for getting your bed ready for spring and summer snoozing:

Reinvigorate with new additions

Start with a clean slate Sometimes it’s difficult to imagine your bed in new ways when it’s all made up as usual. So strip that baby: Pull off your bedding right down to the mattress pad. With your bed bare, take a look around the bedroom. What colors do you want to add to your room? Are there colors in your artwork, window coverings or furniture you want to play up more? Are there patterns you might add to accent those in your room? If you need help seeing your room with new eyes, bring photos to our store for some one-on-one dreaming. If you live far away, email them to us. We love to help people see their spaces through new eyes and imagine what could be.

Evaluate your existing bedding Once you have a vision for where you want to go with your bedding — and your bedroom — take a good hard look at each piece of your existing bedding ensemble. Anything looking threadbare and dated, faded and lackluster? What needs to be tossed into the wash or sent to the dry cleaner? Are there pieces, like pillows or throws or

Can you move a few accent pillows to your upholstered furniture to give them a brand new look? Now decide which pieces need to be stored away for summer. Fold up your winter-weight blankets, like wool throws, and remove the forms from accent pillows that feature winter textiles and colors. How can you use the pieces you have left to make your bed feel fresh and summery? One trick we use at Nell Hill’s is to

swap the position of our duvets and quilts with the changing of the season. When the weather is warmer, we take the lightweight mate lassie coverlet from the bottom of the bed and use it as a bedspread. The heavy duvets are then folded up and placed at the foot of the bed. Presto — the blankets are ready for the new season yet the bed stays as richly layered as it looked all winter. Another trick we love is to make our custom bedding two sided — one side featuring rich, yummy winter fabrics and the other light and bright

Now remake your bed with the pillows and blankets you want to keep there in spring and summer. What holes do you see? Are there ways you can fill in the gaps to infuse your bedding, and your entire room, with new energy? A new quilt, a few new accent pillows or a duvet cover can transform the look of the entire room. To create unique bedding ensembles, you must fearlessly mix a wide variety of colors and textures. What colors did you determine you wanted to add to your room? Now is your chance. Add in a quilt or a pillow or two that threads in a new, fresh tone. If your room is monochromatic, you can achieve the same effect by interjecting a pillow or duvet that features that color in a new pattern or texture. When we design beds at the store, we always toss together a broad range of patterns, including stripes, florals, geometrics and solids. If you have a floral duvet, pick a color in the print you want to accentuate, then add a set of geometric pillows that feature that color. Work in a stripe, from a classic, but subtle ticking, to a sassy chevron zigzag. If your bed is formal and traditional, consider adding a pillow that packs a surprise, like an animal print or an Ikat. If your bed is contemporary, filled with bright, saturated colors, toss in a menswear pattern like a plaid or check, or a floral. Sweet dreams! Can you explain why this needs to be done? Attic ventilation is important to the life of the roof shingles as well as preventing moisture buildup in the attic space. Proper ventilation is crucial and must be properly balanced so that air flows through the attic during all kinds of weather. Gable venting allows the air from outside the home to flow from one end of the attic to the other as winds blow over the roof. This process removes moisture and heat from the attic. If a ridge vent is added, the normal airflow is idled because the winds blowing through the ridge vent disturb the normal airflow from one gable vent to the other. If you add overhang or soffit vents and seal the gable vents, thermal air movements, which rely on the fact that hot air rises, in addition to air pressure differences and natural diffusion ventilation, all work together to promote airflow through the entire attic. As air enters the soffit vents it flows up

each rafter space to the ridge vent removing heat and excess moisture. If the gable vents still are open, the cross ventilation interferes with these natural processes. A warning from manufacturers of ridge venting systems states: “The ridge vent must always be installed in combination with some form of soffit/eave intake vents.” During my home inspections I often notice that roofers will automatically add a ridge vent when they are reroofing a home. I don’t know the motivation for doing this, but it is not necessary in most cases and is detrimental when there is no overhang of the roof where soffit venting could be added.
